About this apartment rental
On the north side of Ocean Reef Villas with amazing views of the beach. There are only 48 units which makes this a quieter more relaxing environment for family trips or a long weekend getaway.
Our Condo is right in the heart of New Smyrna Beach. A beautiful artsy, small beach community with a small town feel to fit the small town it is.
Flagler Avenue, about a mile north, is full of boutique shops and small local restaurants and bars with most featuring live music.
Canal street on the mainland (about 3 miles), we are on an island, features more boutique shops, restaurants, a local brewing company and some antique shops.
For antiquing and rare finds we sport many thrift stores, all within 5 miles of your condo. Try Jeff's Antiques on US1 (mainland) almost directly under the SR44 bridge as it crosses US1. The Antique Mall in the New Smyrna Beach shopping center on US1 slightly south of SR44 features booths from many collectors. The shopping center also has a thrift store and a great little restaurant, McKenna's Place.
For a taste of old Florida, exit your condo and drive straight down A1A (south) to JB's Fish Camp for some great seafood on the river.
Dolphin View, The Garlic, Norwords, Off the Hook, New Smyrna Steakhouse, and more will have your palate watering.
Insider..we love waking up jumping in the pool then walking south 2 buildings to Sea Vista Tiki Bar for hash brown and egg/sausage scramble and $3 Bloody Marys........try them spicy!
New Smyrna beach was founded in 1767. For history buffs we have Old Fort park and Sugar-mill Ruins.
From the Visit Florida website, 'Some historians believe the artsy, seaside city of New Smyrna Beach is the original St. Augustine, the Spanish-colonized town in Northeast Florida known as the nation‘s oldest city. While claims that New Smyrna predates St. Augustine delight or frustrate history buffs, depending on whom you talk to, there's no way to prove it true or false more than 500 years after the Spanish first stepped foot in Florida.
What intrigues historians is the 40-by-80-foot coquina ruins, reminiscent of St. Augustine’s Castillo de San Marcos, that overlook the Intracoastal Waterway near New Smyrna’s downtown. At first glance, the ruins appear to be those of a Spanish fort, but credit for the structure is generally given to a Scottish physician named Andrew Turnbull.
Dr. Turnbull colonized the area for England in 1768. He came to Florida by ship, bringing with him nearly 1,500 Greeks, Corsicans, Italians and Minorcans in hopes of establishing a new colony to grow indigo, sugar cane, hemp and other crops.'

Go East on 44 (changes it’s name to 3rd)
Keep going straight East to Atlantic Ave. (You will see the Best Western ahead). Follow the road and as you veer to the right, move into left lane. Prepare to turn left into O.R.V. parking lot. The Best Western is 2 buildings before the complex.
From the South: Take1-95 North to N.S.B. Exit
State Rd. 44. Exit at New Smyrna Beach - same as above. From Orlando International Airport, take 436 North to the Bee Line X-way East to 1-95 North to - same as above.

We had everything we needed and the only negative part was that both elevators were out of order for most of our first day. The manager apologized for the inconvenience and gave us a bottle of wine.

The condo had everything that we needed and then some. We cooked our own meals and enjoyed the variety of restaurants in the area when we ate out. Just a short walk on the beach to Flagler with plenty of shops and restaurants. Outstanding beach view. Highly recommended!

David's condo is in a perfect location and has beautiful views of the ocean. We loved being able to easily go from pool to beach all day. David has all the beach essentials too, i.e. umbrella & chairs, which was awesome!
We had a little issue with the automated lock on the door but David responded to my call promptly and was ready with solutions.

The photos don’t do it justice. My hubby and I travel often and this view is spectacular! The owner is great and even texted us to let us know we could checkin at 12:30pm. We will definitely be traveling this way again, and when we do, this will be our go to place to stay.

We had such a wonderful time in New Smyrna Beach. David's condo was perfect. Spectacular balcony with expansive ocean view! We heard the beautiful surf constantly. We saw many graceful pelicans, and leaping dolphins! Walked the beach every morning with the sunrise. We're bird watchers/nature lovers so we thoroughly enjoyed Merritt Island, The Orlando Wetlands Park, Smyrna Dunes Park, and The Canaveral National Seashore. Saw gators, armadillos, gopher tortoises, even a wild boar! Had awesome burgers at Breakers restaurant. And seafood at the festive Garlic Restaurant. Flagler Street, too, was festive and fun. And we must mention how much we appreciated Linda, the association manager! She was so helpful and attentive. We had a great week! Thank you.

The condo was as described, and the pictures are accurate. Instructions provided for the keyless entry was very much appreciated. The view from the balcony and living room is beautiful. We greatly appreciated the comfortable bar height Adirondack furniture on the balcony. The complex is very clean and quiet. The pool is so close to the ocean that we never sat on the beach but on the pool deck. Speaking of the beach, if you like to walk on the beach it was very level and an easy walk. A couple of nights we enjoyed the short walk to Boston Fish House. We enjoyed our stay so much that we have already booked a return trip in October 2024. Thank you, David, for sharing your condo with us.

We really enjoyed our stay at Ocean Reef Villas. I have to say it’s probably one of the best views on the beach. The complex is small, very quiet and close to everything. The first night we decided we didn’t want to leave the beach so we walked down two doors to the Sea Vista Tiki Bar. Would recommend the burgers. Delicious. Ocean Reef is within walking distance to Flagler for shopping, dining and nightlife.
Was impressed with the cleanliness of the condo. Smelled fresh and clean and nice decor. Although it is only 1 bedroom and bath, it was perfect for two. Plenty of linens and fully furnished kitchen. Anything you need is there. We had a problem with the lock. We couldn’t get it locked when going out but finally figured out that you can’t push the door in too far or it won’t latch. Once we figured that out it wasn’t a problem - just have to be careful that it locks properly. The king size bed was a little too firm for us but that’s a personal thing. Nice seating on the balcony and spent much time there. The pool is awesome. So close to the beach it’s like your on it. Dave the owner was very responsive to questions and gave us alternatives to use the club house for early arrival. Hope to return again soon.

Not the biggest condo we’ve ever had BUT it was a great place! And really, who goes to the beach to stay inside!! David was so helpful. A wonderful selection of places to eat and even came to the condo to show us how to operate the television! It was a quiet place, awesome pool and scenery was the best. I hope we can get back again soon! Would highly recommend this condo!

Quiet we'll maintained building and amenities. Keyless entry is very nice. The unit itself had a very comfortable bed and linens. Kitchen is in need of a total reorganization. Frig seemed minimally cleaned. Ice maker full of old ice. Coffee maker under the kitchen sink with the chemicals and lacking in some necessary items for meal prep. Hopefully the unit will get a little TLC and get it back to walkin ready.

Fantastic views! We were only there for a few days but had a wonderful time. We have been to this area before and love the Boston fish house so the location was wonderful. Also centrally located, could easily walk the beach into town . Wish we could of stayed longer. Can’t wait to come back. Condo was clean and appeared nicely stocked with amenities. Since it was such a short visit we ate out all our meals. Thanks for your hospitality we hope to visit again soon.

A great getaway
Location was great! We really enjoyed walking to the beach and to shopping and even enjoyed the pool. More feeling of a home than a hotel. Everyone we ran in to was friendly and helpful!

Perfect for 2
Condo was perfect for 2. Small older building but condo was clean, well supplied, and cute beach decor. Felt like you could almost reach out and touch the ocean from the balcony. Weather wasn’t the best so didn’t get to try the pool or hot tub, but checked it out. It’s very nice.
Had a couple of questions while we were there and David was super quick to answer my text. Even offered to come by and help if he was needed. Would definitely recommend.
