Stone-built farmhouse that has recently been restored with great care and is situated in the hills approximately three kiliometers from Cortona.
The property is situated in a well reserved country place but not remote, very near to all necessity. The Villa is divided into two floors and there are five bedrooms, large living-room with fireplace, three bathrooms, large dining-area and two kitchens.
All rooms are equipped with air conditioning
The outside private garden of 5000 m2 is all recinted with olive trees, vineyards and spacious lawns.
The panoramic pool, inside the property and fenced, is located near the house with a exclusive and fantastic view on historic town of Cortona.

Great property with beautiful views on Cortona. The owners were very kind and very responsive. The swimming pool is very large and our kids spent an enourmous amount of time there. The kitchen is well equipped, bedrooms are spacious and well decorated with aircon much appreciated in summer. We had some issues with water pressure in one of the houses, but the owners were about to change the boiler and fix the issue. Highly recommended for two/three families.

Firstly, the property was absolutely perfect. It was big, all air conditioned (when it’s so hot outside it needs to be) and really felt like a home from home. All the bedrooms are big and the shutters make it super dark at nighttime for sensitive sleepers. It had everything that we needed and more, with lots of different areas to sit and relax. The pool was beautiful, larger than I was expecting and a great infinity effect as you look over at Cortona.
The location was great. Close enough to Cortona and shops etc to feel connected, but not too close so that you still felt lovely peace and quiet of being in the countryside. Lots of walks to go on from the house and lots of other towns to visit in the area. We loved it.
And finally Stefania and Luigi were fantastic hosts. No fuss or bother at all, and they were always available to help. They couldn’t have done more for us and their friendliness was great!

We are a family of 5 that rented this house for 9 days. Everything from arrival to check out worked very well. This house has a secluded swimming pool area, functional kitchen and a dining area inside and outside. Air condition is also installed in every room, which is almost a must have during the summer months. However as in most homes not everything will be 100% new or perfect, but since the total experience was good this did not affect the stay in any negative way. The owner is quick to respond and takes action if needed. We enjoyed every day in this fantastic place. We would for sure return if we get the chance.

My family of four (11 and 14 year old girls) had the best four nights at this villa. The house itself was so charming and well stocked, the grounds beautiful and well maintained, and the pool and welcome retreat each day after exploring the surrounding towns. We didn’t even touch the extra apartment with two additional bedrooms! Highly recommend!

We stayed at this villa for a month. We had our family of 9 people here for 10 days. The layout with 2 separate apartments was perfect for our group. We had great weather during our stay and so we used the pool (unheated) frequently. The kitchen has all the utensils you will need for cooking, and some spices too. The owners were very responsive to any issues that came up. This is a rustic typical Tuscan villa. It could use additional comfortable seating inside, and it would be great if there was a smart TV in case you want a night in to watch a movie. Fabulous location! Wonderful view of Cortona. You definitely need a car if you are staying here. So much to do and see in the area.

Where to even begin? We loved everything about our stay. Stefania was wonderful, and responsive to our many questions before we even arrived. Upon arrival, it felt like a dream. The Villa is beautiful, private, and expansive. The property is huge, with lots of olive trees, fig trees, and places for the kids to play and explore. And not to mention the stunning pool, which overlooks the most incredible views of Cortona. We were pleased to find a ping pong table, and just absolutely loved the pool (especially in the August heat!).
The Villa is only a few minutes from Cortona by car, and a few minutes drive to Coop for groceries. The Villa itself has everything you’d need for a comfortable stay and quickly felt like home. The kitchen is well-equipped, the beds are comfortable, the showers have great water pressure, and there are plenty of towels. And Stefania set us up with wonderful chefs to come and cook for us a few days–and they even did a cooking class for the kids.
The apartment was a huge plus for us as well, giving our parents a place to stay and plenty of privacy with their own bedroom and kitchen.
Grateful to have found such a wonderful Villa. It truly felt surreal. The perfect combination of rustic Tuscany countryside with the modern amenities to have a comfortable, relaxing stay where you can disconnect and unwind. Would recommend to anyone. Thank you, Stefania!

The propoety was perfect for a large group particulary with two families as there were two houses. The swimming pool is large and great for relaxing. The view on Cortona is stunning.

We had a delightful seven nights day at the end of July 2023. There were two families which worked out perfectly with the two sleeping arrangements. There is the main villa and the Annex (one double and a twin room). The whole villa is prepared to a very high standard. This includes copious amounts of towels and accessories that you will need during your stay. There kitchen was extremely well stocked and had enough cutlery and plates for everyone and more!
The COOP was a 5 min drive away and Cortona a 10 min drive. Unfortunately nothing was walkable.
The hosts were extremely contactable and left a wonderful surprise for us one breakfast-yummy pastries.
The pool was huge and so immaculately clean, the kids and adults, a like, spend the majority of the time in there.
We went to Rome for a day trip and Luigi gave us detailed instructions for the train trip and where to go.
Would definitely recommend!

We spent two weeks at Villa stefania with 4 adults and 6 kids ages 11 and under, and it was magical. The villa is located just below the town of Cortona, about a 10 minute drive but very accessible to grocery shopping and we went into Cortona about once a day. The pool was lovely with an amazing view of Cortona up on the hillside. The bedrooms were all beautifully furnished and the house has the lovely tuscan character you would hope for. The house is separated into two separate apartments. Our children stayed in the lower apartment and the adults stayed in the upper with the two smallest children. Both apartments have living spaces, laundry, and kitchens. The property is fully fenced and gated and felt very safe. The house was fully equipped with everything you would need and had a variety of dishes, pots and pans, and even spices to use. Stefania and Luigi were both very responsive before we arrived, when we checked in, and also when we had questions or any small issues at the house they responded immediately. Stefania also arranged for a cook to come the evening of our arrival and for two babysitters to watched the children while we went to dinner in Cortona. They were lovely and the kids really enjoyed them. The home was very comfortable. Two of the adults were working remotely and the internet worked fine for them. Would like to thank Stefania and Luigi for such a wonderful time. They are lovely people!

Beauty and Charm in the Tuscan Countryside
Our family of six adults had a wonderful time in this beautiful, spacious Tuscan farmhouse filled with character and charm. We spent our days visiting local hill towns (including Cortona, Montepulciano and Assisi) and then enjoyed relaxing at the pool in the afternoon. The property includes olive groves, a small vineyard and a large pool with spectacular views of Cortona. We cooked dinner together several nights in the well appointed kitchen using delicious local ingredients. We felt the serenity of being in the Tuscan countryside (including hearing the church bells and animals), yet it was an easy 10 minute drive to Cortona and the local grocery store.
Stefania and Luigi were very responsive to all our requests and were excellent hosts.

Wonderful
Our stay was beyond belief even though the pool was unheated and we didnt manage to get alot of use out of it. The views were spectacular, there is a ton of room for group dinners inside and out, and separate but attached quarters for another family or friends.

Lovely Villa
We had a wonderful and relaxing week in this villa. The gardens are fantastic with lovely views of Cortona and the pool is absolutely amazing!! It is huge and was clearly the highlight for our family, especially when it was lit up at night. The villa has two parts: 3 bedrooms in the large part and two in the smaller part, which has a separate entrance. Both parts have their own kitchen and bathrooms. It would perhaps make sense to put the larger dishwasher into the larger part of the house and modernise the kitchens a bit but it did not really bother us. The villa is 1300 years old and has the lovely traditional charm we were looking for.
Stefania and Luigi, we would like to thank you for being such wonderful, extremely responsive and helpful hosts! The pastries and especially your olive oil were a wonderful treat!

Tuscany oasis
Perched on a hilltop in Cortona is this charmingly beautiful and rustic villa where my sisters, partner, brother-In-law and good friend spent a delightful and rejuvenating sojourn in Tuscany. Our hosts, Stefania and Luigi, were extraordinarily gracious and welcoming , greeting us with home made olive oil, a delicious fruit pie and tempting Italian pastries. The villa showcases the craftsmanship of stone and woodworking throughout and the strategically placed windows highlighted the spectacular landscapes from every window in the villa. Our daily wake up call were the rhythmic church bells, roosters and braying of the donkey and symphony Of songs from all the birds. We were able to prepare a few meals in the well equipped kitchen, and the grounds were spacious and lush with olive trees abd flowers and several seating areas where we could enjoy the morning sun and evening dusk in a different Setting. All functioned well - equipment, pool, showers, airco etc. So a great venue with an unbeatable view of Cortona!

Family holiday with my three children, brother and partner and my elderly mother.
On arrival we initially had problems finding the villa but Luigi kindly came to meet us and we followed him back to the villa. Our hosts Luigi and Stefania spoke very good English and gave a very comprehensive guide of the villa and all the amenities.
The villa has a well equipped kitchen, large spacious bedrooms and three large bathrooms equipped with hair driers and a large supply of towels. Air conditioning made it very comfortable to sleep at night. Outside there are three separate seating areas, one of which has a barbecue with plenty of loungers around the pool.
The villa was well located near to the beautiful hilltop town of Cortona where there are a vast array of shops and restaurants. Camucia is just 10 minutes away where there is a co op and a railway station and en route to Camucia we found a superb fish restaurant. You can take the train to Florence for the day and Siena is only an hour away by car and for my elderly mother We found that Pienza was much flatter than the usual hilltop villages.
Our stay was in July and the pool was a perfect way to cool down, enjoyed by all. For those that didn't want to swim there was plenty of shaded seating areas around the villa.
I couldn't fault Stefania and Luigi, they were perfect hosts. On two mornings Stefania left fresh pastries for us to eat along with a bottle of olive oil made from the olive trees within the grounds and Luigi also kindly printed out our boarding passes for the return home.
Thankyou Stefania and Luigi for making this such a memorable stay and I would certainly come back.

It is a very nice villa and the location is great. Very peaceful.
It is a great place. We we a small group of 9 friends and family members. Lots of room. The views were great. We did a bit of walking around the area. I would recommend this villa to anyone who wants to relax and enjoy the Tuscan countryside. The town of Cortona is very nice. It has many nice shops and good restaurants. This location was our hub for day teipa to San Gimignano, Florence, Siena, etc. You won't be disappointed.

Incredible Villa with a great location
The villa was gorgeous, clean, organized and well furnished. The pool was incredible with amazing views and the kids loved spending the afternoons by the pool. The hosts were very nice and available for questions. The location was central enough where we were able to make day trips to Siena, Arrezo, Florence, and many trips to Cortona. We went in the middle of August and the villa was cool enough inside we only had to occasionally use the air conditioning. I really don't have anything negative to say. It was just a fabulous 2 week vacation for the family.

Perfect Villa to Explore Tuscany
Villa Stefania was the perfect place to explore Tuscany with our daughters, their spouses, and our four grandchildren (pre-school to teenage). There were ten of us in all and plenty of room for everyone to have his or her space as well as explore the property. The furnishings in the house were lovely, the bedrooms very large, the baths very modern, and the kitchen was well equipped. The grounds were beautiful and well maintained, and the views of Cortona and Tuscany were breathtaking, especially from the pool area. The pool and surrounding area made one feel as if you were in a movie, complete with terraces, lovely pool, chaises, and table and chairs with umbrella for a lovely poolside lunch. Often, photos are misleading , especially if taken with a wide angle lens. In the case of Villa Stefania, the Villa and property outshines the photos.
Villa Stefania was the perfect respite after a day of sightseeing. We love Cortona and enjoyed introducing our family to it. They loved it, even our 13 year old grandson! All, or part, of our family took easy day trips to Siena, Montepulciano, Pienza, Perugia, and Assisi. Each one was special and worth the drive. Our short drive to Perugia and Assisi was just an hour and half each way which left time for sightseeing.
We've saved the best for last. Stefania assisted us in navigating the small roads to get there, greeted us upon our arrival, and was gracious and helpful. She assisted us in finding a personal chef who prepared a delicious Tuscan dinner for us. He entertained all of our questions, let us watch him do his craft, and even let our granddaughter help serve.
We would give Villa Stefania a 5 Star rating. It was the perfect setting to build family memories that will last a lifetime and beyond.

Villa Stefania and Tuscany were Bella!
Villa Stefania is a beautiful farm house located in the hills of Tuscany. The house was perfect for our group of 8 adults. It's conveniently located to Cortona, where there are many excellent restaurants and shopping. The Coop grocery store is close with good selections of food and wine. We visited the Coop almost everyday and ate many of our evening meals at the villa. The pool at the villa is very nice where we spent the hot afternoons keeping cool. Luigi and Stefania were very gracious hosts, bringing pastries to the villa a couple of mornings. We throughly enjoyed our time at Villa Stefania and would definitely recommend a stay there.

Beautiful and charming
Our thought for a unique vacation was to rent a villa in Tuscany to use as a base camp for daily excursions. When I went to the VRBO website I saw a post for Villa Stefania and the description perfectly matched our needs, and I must admit the picture of the pool was a decider. Well, when we arrived at Villa Stefania, we were more than pleasantly surprised. When Stefania took us on a tour of the inside and outside of the villa, we knew then that our 17-day stay on this property would be perfect in every way and it was. The location is ideal for many day trips by car and the Terontola-Cortona train station is convenient for overnight and day train trips to places like Rome and Florence. Stefania provided us with fresh pastries on 2 occasions and on another a delicious homemade cake. After each day of sightseeing, it was a pleasure to cool off in the pool and enjoy a glass of Chianti. The Villa is surrounded by olive trees, rosemary, lavender and, of course, a small vineyard. The evenings were quiet and we enjoyed listening to the bells of a nearby church while scanning the magnificent views of the hillsides. Stefania gave us some recommendations for ristorantes in Cortona and Camucia and we were not disappointed in any of them. If you are looking for a comfortable, charming, rustic home away from home, look no further - Villa Stefania is for you.

Excellent Choice!
All around 5 stars. Fantastic location,easy to get around by car. We rented both homes for 4 people. Both villas were perfect.The owners were nice enough to leave the pool open for us even though it is normally closed by Oct 1. This way we were able to enjoy the ambiance of sitting by the pool at night looking at the lights on top of the hill in Cortona. Stefania also cooked us a wonderful dinner on request which was incredible.I definitely think having the owners nearby & available for questions was very helpful.Stefania was very gracious & went above & beyond for one of the ladies in our party to get something shipped home. We all felt that the villa had everything needed to enjoy our week in Tuscany.You will not go wrong choosing Villa Stefania. Grazie Luigi & Stefania for a memorable stay in Italy!

Perfect Tuscan villa!
From the moment we arrived at Villa Stefania, we adored this property. This villa is a refuge from the hustle and bustle of the world. The view of Cortona from the pool and several windows is breathtaking....from sunrise to sunset. The pool is gorgeous and such an oasis of tranquility at the end of a day of travel. Stefania and Luigi were wonderful hosts. They greeted us on arrival and as we departed. Stefania brought delicious pastries one morning for our group of 10. We had two families of 5 and had plenty of space, never felt crowded. It was so nice to have a washing machine and fully stocked kitchen. Cortona is a beautiful town with many good restaurants, shops, and history...only a 10 minute drive. This location was also ideal for many day trips by car. We were able to visit Siena, Assisi, Montepulciano, and Florence (by train). This villa was everything we hoped for and more. Villa Stefania is a beautiful, picturesque and charming vacation home! Heavenly time in Cortona, Italy at Villa Stefania
Lounging poolside from the lovely and charming Villa Stefania, we would gaze at the mountainside town of Cortona - with local wine in hand - lost in absolute beauty. My wife and I thoroughly enjoyed a magical trip with our adult children (and grandchild) for a week at Stefania and Luigi's multi-centuries-old Tuscan farmhouse. They have the villa in impeccably clean condition with thoughtful creative touches throughout the place. It is large with the 5 bedrooms and 3 baths. Roam around the olive trees in back, inspect the vines, view all the herbs and gardens that surround the place. And by all means plan some time at the pool to absorb the stunning beauty of the estate and surrounding mountain views. You will also find Cortona to be a very charming town nearby. You have to visit its many landmarks including Fra Angelico frescoes and Signorelli paintings.
Stefania and Luigi are also very gracious hosts and we were treated to sumptuous tiramisu one evening to the delight of us all. Stefania even drove one of our remaining kids to the local train station as the rest of us had to leave much earlier for a Rome flight departure.
If you are looking for a comfortable yet otherworldly experience that will touch your soul, I highly recommend this villa!

My husband, I and two other couples just spent an amazing 5 days at Villa Stefania. Luigi and Stefania were great hosts. They made sure that we felt very welcome and had everything we needed for our stay. Stefania surprised us two mornings of our stay with delicious breakfast pastries. One evening we returned from dinner to find homemade tiramisu for our dessert. We were very spoiled!!
The villa is clean and modernized, but still gave you the feeling of old world charm. The kitchen was equipped with everything we needed for our stay. The washer was an added extra, so nice because we were traveling for an additional 8 days in Italy. The grounds are beautifully manicured with flowers, and have fig trees, olive trees, a grape vineyard and huge rosemary bushes. So gorgeous. The pool was beautiful, although the chilly weather prevented us from using it. We spent many peaceful mornings sitting outside at the Deruta table in the courtyard, drinking coffee and listening to the Bells of Cortona. We hope to return someday soon.

The perfect Tuscan villa
We looked at many villas before choosing Villa Stefania as the place to celebrate our 40th anniversary with all of our family. We could not have chosen a more perfect spot. The villa is very private, yet close to shopping and services in Camucia. Cortona is only a few more minutes away. The grounds are beautifully lush with lavender, rosemary and olive trees and immaculately cared for. The house itself is in excellent shape; very clean and beautifully restored. It is tastefully and comfortably decorated. As all of the others have mentioned, Stefania and Luigi were incredibly warm and helpful hosts. From helping us to arrange our rental car, arranging and serving a delicious first night dinner and providing all kinds of information, they were the best! Such lovely people and clearly so committed to making our vacation great. I would love to return and would recommend Villa Stefania highly.

It Was Perfect!
Three generations of our family visited in early July, and Villa Stefania was perfect! The grounds were peaceful and scenic, and the proximity to Cortona and other hill towns gave us a whole new world to explore and enjoy. The villa is well appointed and spotlessly clean, and the owners -- Stefania and Luigi -- couldn't have been more accommodating. They were available whenever we needed them, and they went out of their way to make it a memorable experience, especially for the kids. We couldn't have asked for a better vacation!

The perfect place to celebrate our 50th anniversary
In the Spring of 2014 my husband and I decided that we wanted to celebrate our 50th anniversary in Italy. We decided that Villa Stefania would be a perfect choice for us.
As we drove up the lane to the villa we saw beautiful flowers and a groomed landscape.
The villa was very clean and since there were five in our party the three bedrooms upstairs with two bathrooms were perfectly situated. The lower living area had two bedrooms and a bathroom, we felt that we were in a fun suite. It also had a Living area with a TV and a well appointed modern kitchen.
It was just a short drive to Cortona and many small other towns to explore and the view from the villa both during the day and night was spectacular.
Stefania and Luigi would stop in frequently to make sure that we were having a wonderful time, they are such wonderful people. We would recommend the Villa to anyone that wants a wonderful holiday.

Charming in every way
Six of us spent the second week of a two week excursion to Italy at lovely Villa Stefania, it was the perfect way to end our fabulous time in Italy. The Villa is spacious, and the grounds and views are spectacular. The location is perfect, just minutes from Cortona, and is well located for day trips to many other hilltop towns. The love and pride Stefania and her family have for the Villa is apparent everywhere you look. They are the most wonderful hosts. If you are considering a stay in this area, may I urge you to consider Villa Stefania, you will be so pleased you did. It was the most enjoyable experience, and one we will all remember fondly for quite a long while.

So nice to return
I had been to Villa Stefania two years ago. I could not wait to bring my family to stay in this place I had loved being in before. Everything was so nice and it was great to be back with the owner's and family members. My family enjoyed not only the peacefulness of the setting, the comfort of the house was enjoyed by all. We cooked out on the grill and enjoyed being by the pool. The location of the villa is ideal for many day trips to Siena, Florence and many small towns. The setting is ideal for relaxation and enjoying the chiming of the church bells and the view of Cortona. I do hope to return again.

We spent a glorious week at VIlla Stefania. It is a
beautiful home in a beautiful spot set on a slight
hill surrounded by olive trees with a view of the
wonderful town of Cortona across the valley. The
home is very well equipped with everything you
might need for Italian living. It is just a couple of
minutes from a nice supermarket, the Rome-
Florence train line and other services and about 15
minutes from Cortona.
It in near the Tuscan - Umbrian border and is in a
great location for exploring. It is within about an
hour and a half of Florence and Rome by car or
train. Lake Trasimento is less than half an hour
drive and in an hour or less you can get to most of
the wonderful Italian hill towns that you want to
visit -- Cortona, Montepulciano, Orvieto, Perugia,
Assisi, Duruda, Todi, Montalcino, Siena, Aerzzo,
San Gimignano, and the Chianti hills (Greve, Radda,
Castellina, etc).
Luigi and Stefania are very gracious hosts living
within about 15 minutes in case they are needed
and made outstanding restaurant suggestions. It
was a wonderful week with our friends and family
and we cannot wait to return.
