About this house rental
This spacious 3 Bedroom, 2 1/2 bath, 2100+ Sq. foot hillside home has three levels and panoramic ocean and beach views from most rooms. Designed in 1978 by Gualala, CA architect Richard Perkins, in the "Sea Ranch" style, the home is designed and equipped for simple, relaxed comfort and to maximize the view while integrating with the natural setting. The house is well maintained but we have intentionally kept it true to its original design. Situated just above a beautiful rock formation and large open space area, the house is a great spot to watch the local wildlife. The house and furnishings are clean, serene, natural, relaxed, and comfortable.
This hillside home is a tri-level house with the main (Center) level at ground floor from the front entrance. It's easiest to understand the home by understanding the levels:
Main Level (Ground Floor)
The main level includes an open plan living/dining and adjacent kitchen. This level also includes a master bedroom with king bed, divided bath, and sunroom. The sunroom is our favorite spot in the house to curl up and read a book or watch the surfers or constantly changing sky. If you are a couple staying alone, you would probably never leave the main level. If there is anyone in your party who has difficulty with stairs, this level will work great for them (there are just 2 steps into the house from the driveway). There are stunning ocean and beach views from the living/dining area, kitchen, master bedroom, and sunroom.
Upstairs Loft:
Overlooking the living area is a loft with a queen-size bed and a half bath (toilet and sink). This loft is open to the room below (with a half-height solid wall providing visual privacy). The loft is a cozy place with lovely views of Tomales Bay and Dunes out the south window and views to Bodega Head out the north window.
Lower Level:
One floor below the main level is another private bedroom with a queen bed and ocean views. The lower level also has a family room with two new sleeper sofas that open to full size beds. For extra comfort, there are two fold up memory foam mattress toppers that you can put on top of the open sleeper sofas. The family room also has ocean views, a wood burning stove, and includes a table with four chairs for playing games or doing puzzles. This room is great for kids and teens. And, because it's close to the ground, it's a great spot for watching deer and looking for bunnies who sometimes appear at the edge of the shrubs. This level includes a full bath (with walk-in shower) and a covered deck with three adirondack chairs. The deck is accessible from the private bedroom and the family room.
Beach Access:
The house is situated about halfway up the Oceana Marin hillside overlooking Dillon Beach. The beach is walking distance down the hill from the house (about a 10 min walk downhill, but it's a more rigorous walk back up...it's a good workout). If you have little kids, older people, anyone not comfortable with negotiating a steep beach access, or a lot of stuff, using the Dillon Beach Resort parking lot right on the beach (for a small fee) is a good choice. You can save your walking for the beach. (Make sure you go all the way to the south end which rewards you with a gorgeous view down Tomales bay and out to sea). Or even better, at the end of the beach, walk in-land through the camping area and climb one of the most beautiful dunes in Northern California.

Another great stay!
We spent Christmas 2018 here, and my whole family was eager to return for this past Christmas (2019). I think it was even better than our first visit. There was a herd of deer that came by on several occasions, adding to the charm of the property. My daughter said that the futons were made more comfortable than on our first visit. There was a plentiful supply of towels and toilet paper. For us, it's a perfect place for our family to be together comfortably for Christmas.

Beach Getaway
Loved this relaxed spot at Dillon Beach. The view was incredible, especially from the enclosed patio where you can watch the beach and the stars. Sue was extremely diligent and easy to deal with. We would come back!

Best views for chilling out on the coast
Well appointed home with multiple levels to accommodate multiple families with room for parents and kids to hang out. Best views from the top of the hill and super close to the beach

Awesome location.
The experience overall was awesome. The property is great and really enjoyed our stay. The board game selection was a nice surprise.
Some things to note for anyone considering this property.
1) The driveway is steep and you may bottom out your car, or have trouble with wheel slippage while exiting. My car is probably lower than average but still stock. If you pull in as close to the bushes as possible you shouldn't bottom out. But I had trouble backing out because the tires kept slipping.
2) Bring the majority of the food with you. The general store doesn't have a ton of options and they close at 5pm. The next closest store is 5 miles away and closes at 6 pm. The next closest store is 20 miles away and closes at 8pm. Lessons learned.
The view was awesome and you can't beat the short distance to the beach. $10 all day parking. We would definitely do it again.

Relaxing getaway
The Dillon Beach area is interesting with the private beach concept and the mix of homes. We enjoyed being up on the hill and walking on the bluff.

Great view but you have to drive to the beach
The home was comfortable. The kitchen was great and well stocked. Views of the entire beach were great. Deer and birds of prey were cool to see up close.
There is no trail to the beach. It’s basically a deer trail and the community security guard stopped us and said don’t use the trails because it’s private property, there are ticks, snakes and field lice. You have to drive because there are no sidewalk in the subdivision and there’s basically no shoulder to the road either.
The property is not ideal for anyone with mobility issues because the loft and ground floor have steep stairs. For dogs, there’s no place to take them to walk or pee other than the overgrown and steep hillside of property.
The home looked clean but I found a used tissue in the bed the first night. We moved the couch to find a puzzle piece and there was a bunch of old popcorn under the couch. I understand it’s difficult to keep windows clean on a beach property, but the film on the windows obscured the view. They are old aluminum windows that were very difficult to open and close.
All in all, the home was spacious and fairly comfortable. Cons: You have to pay to park when you drive to the beach— $10 per day. There was only 1.5 rolls of paper towels and a single dish towel. The home could have been cleaner. You have to pick up and drop off the key at the manager’s house in the village. The grass was overgrown so you couldn’t really enjoy walking out front because the ground is uneven and you couldn’t see where you were stepping.
Other reviews mention the steep driveway which we had no problem with. The price makes this a decent value, but a discriminating vacationer would probably pay more to be closer to the beach in a home that’s been cleaned and landscaped with more care.

Splendid location, responsive host, great vacation!
Description is accurate; house layout is pretty neat with an entire downstairs area that is great for kids/family/games. We lucked out in terms of timing and spent a late July weekend in Dillon Beach during a Bay Area heat wave. Dillon Beach was 60-75 degrees while we were there, and the views were amazing on a sunny day. Sun room provides all the benefits of view/beach without the wind chill. Furniture and furnishings are a bit dated but fully functional. Thanks to Sue for giving us the chance to make great memories in a secluded and special location!

Nice weekend with family
Room for everyone. Great playroom for kids. Fun time with little ones exploring the tide pools. High up on the bluff so there was a great ocean view . Everything you need is there- just bring your food and personal items and enjoy.
The walk up from the beach is a killer! We figured out how to get everyone in one vehicle and got a day pass at the beach so we could go in and out.

Family getaway
This house was just right for our family of 8. The view was amazing and the bedrooms were comfortable. The sun room was great, too. The driveway was tricky and a little scary. Overall, a wonderful place to stay. I will book it again. Thanks!!!!!

spacious, homey, well-stocked
A group of friends and I rented this great house to celebrate my 32nd birthday. It was spacious and comfortable. We cooked some great meals in the kitchen, which is incredibly well-stocked. We also appreciated the games and puzzles, fireplace, etc. The house is clean but lived-in, which made it feel cozy and welcoming.
Also: the views are incredible! We especially loved the sunroom on the main floor.

Perfect house for our Christmas away from home
My family and I decided to spend this past Christmas (2018) at the coast. I came across this house on VRBO, and it seemed like a perfect choice. We spent 4 nights here, and doing so took the stress out of Christmas.
There was space for all of us (5 adults) and we could take our dogs. There is a lovely view of the waves rolling in to the beach below, and if there is no wind, you can hear the surf.
The house was clean, inviting, and very easy to settle in to. Having two floors allowed us to watch television on the main floor and use the lower floor for doing puzzles, reading, napping. There is a full bathroom on each floor and a half bath in the loft. The kitchen is well-equipped and large enough for more than one person to cook.
There are two bedrooms, one on the main floor and one on the lower floor. There is also a loft that sleeps two adults comfortably. All the beds are very comfortable (except for the futons on the lower floor, which my daughter said was like sleeping on a cement slab). Having a bedroom and attached bath on the main floor allowed us to include a person who is not able to negotiate stairs.
The enclosed sunroom on the main floor is perfect for reading, knitting, or just looking at the sea. On the lower floor, there is an open balcony, and in warm weather it would also be a nice place to relax.
Although on-street parking is not allowed, we were able to park our 4 cars in the driveway.
Each of us loved being at Dillon Beach in this house, and the only "complaint" was that we weren't staying longer. We all agreed that we would like to return.

The house was perfect, the view awesome and size perfect for our family.
Our stay at Dillon Beach this weekend, in this home, was so enjoyable. The house is spacious, allowing plenty of privacy for our multi-generational family, yet very cozy when we were sharing a meal or playing a game together. The decor was perfect for the style of house, with wood and tile floors and carpeted bedrooms and family room. The house was very clean and cozy, and had everything we needed! We will definitely return to this home, and I highly recommend it!

Great week at Dillon Beach
This our second year at this property. Just as beautiful as it was last year. Enjoyed the view, the deer and foxes every morning. It's a wonderful place to getaway and relax.

This house is BEAUTIFUL. It’s unique, has quirks, and I LOVED IT (even though I did fall down the stairs twice. My advice: go slowly). Great stay!

Comfortable, Spacious, Beach Home with All the Amenities and VIEWS, VIEWS, VIEWS
We're a family of five adults who stayed at this welcoming, comfortable home over the Labor Day weekend. We appreciated the comfort and privacy of the three bedrooms. We cooked every breakfast and dinner in, and the kitchen was large enough so that at least three of us were able to work together for food preparation and cooking. The living areas and dining areas are comfortable with plenty of room for seating. The "sun room" was a surprising "bonus"...a lovely area to relax with coffee or wine. Our favorite part of our stay was watching the spectacular sunsets through the large picture windows each evening as we sat at the dining table finishing our dinner. The entire house provided us with a comfortable place to enjoy a relaxing, memorable holiday weekend.

A Family Moment
The house was comfortable for our needs, plenty of room to relax and reconnect. The "Hot Room" as my wife called it was awesome! A great way to warm up after a few hours skim boarding on the beach. would have been nice to have access to the laundry especially since we were only provided 2 small towels for kitchen use. A dust pan would be nice as well. Great trip! Awesome views!!
