Great location for our family and friends getaway! Loved the location on the lake and being able to dock our boat at the boat dock. Plenty of space for our group.

Window broken light in basement broken dishwasher the arm kept falling off, board on gangplank is broken, chairs on the deck were broken some of them, stove draw broken, glass under the small bed in basement. TV in basement not hooked up. The place was spacious and plenty of seating. It accommodated us nicely. Master bedroom was nice.

Plenty of room to spread out. Beautiful views. Well equipped. Family stayed together due to a medical emergency with a family member in the hospital nearby. The property is about 15-20 minutes from grocery and restaurants but worth it for the excellent lake location. We enjoyed seeing many deer and wild life from the sun room facing the lake. All around, a very nice property. Our host, Robin, was very responsive and welcoming.

This property was on a beautiful part of Lake Lanier. The house was plenty spacious for our two families (4 adults, 2 teens), and we loved the dock area, although the path was steep and could have been better lit (only one working bulb).
The dock was great for the boat we rented, but could use some overall TLC. One step on the stairs was about to crack, and I did tell the homeowner about it since it was a safety concern. The dock could have also used some cushions for the outdoor furniture (sofa) and a shade umbrella would have been great (it had an umbrella stand). The swing was nice.
We weren’t thrilled about the 5pm check in rule- 3pm would have been so much better so we could have enjoyed the lake on day one. Also the house’s septic system service was scheduled during our visit which made for a very stinky environment when we were getting our exercise outside. The septic service truck also blocked us from leaving the driveway for over an hour. We were told about the septic servicing the evening before, but were led to believe it would be a quick process.
Other than those couple of things we had a great time at this lakefront property!

My husband and I and our 4 adult children and their partners stayed in this gorgeous house with double decker boat dock. The owner was delightful and the house a dream with plenty of room for all! We had other family join us for the day for a small family reunion and had a blast on the lake, lazing on tubes and rafts and a boat ride. We would definitely book this place again!

The inside of the property was ok. The beds were comfortable. Appropriately furnished. However , we had to deal with roaches. Dead and alive. I picked up about 6 dead roaches when I arrived And later I killed live ones. The owner did send pest control , but why did this happen to begin with? The front door had vines growing in front of it and my daughter had scissors and cut it back. Again , why? The bushes in front were over grown. It could be so much cuter. The path to the dock was difficult to maneuver. The rocks and tree roots were slippery. There were light bulbs burned out in the lamps and canned lights in the living room I replaced the bulbs in the lamps , but didn’t find any for the canned lighting. The dock lights did not work. The owner did try to explain how to turn them on. We followed instructions , but they never worked. The path was also dimly lit. We used our cell phones. The furniture on the top deck was lacking it was rattan with no cushions. And the glass table top almost fell to the bottom deck. The issues are minor but need to be addressed. My thoughts.
I just find for the price I paid this property did not measure up.

Just wish we could have gotten the exact address earlier. We were there for a wedding at Legacy Point and it was a 45 mile drive to the event. Buford and Cumming are not close. However the house was great and our grand dog loved every minute. We did love the house and would highly recommend it.

Great location on the lake and very nice deep water dock with a huge lot and a ton water front after you walk down the hill from the house.
Inside the house was clean and as expected. Spacious common areas and big dinner table to accommodate 11. Outdoor porch was lovely and relaxing. Tons of wildlife on property.
The property owner was very easy to talk to, very responsive and accommodating.
The driveway will accommodate 4 - 5 cars but would not recommend bringing a trailer/boat, driveway is too steep and curved to maneuver a trailer easily. The owner accommodated us with alternative parking for our trailer.
Great experience for a large family gathering that wants to enjoy the lake life in a comfortable home with a very nice dock.

Came to celebrate a 50th bday with family and had a great time. We have a boat at Port Royale, and it was a 20 min boat ride and dock was in great shape to house my boat for a few days. Great views, good property, fair price for accommodations, and would gladly stay again.

Our party of 12 came here to enjoy and relax after a wedding that night. There is a home being constructed right next to the house, so it took us off guard for a second. Once inside the home it was very clean, nice look and view down to the lake, and very spacious. We really enjoyed our stay and maybe booking again next time we have family come down to visit!

My family and I had a wonderful time relaxing and visiting at this wonderful house. I would love to go back sometime for another visit. I would recommend the property to anyone who needs to accommodate a family of 10 or so who want to unwind for a few days.

This was a very spacious great family home. There were plenty of bathrooms and places to move around in the house. The views of the lake were wonderful and my adult children loved fishing and swimming off the dock.
That being said, there was very loud construction and music next door from morning until night. We wound have appreciated knowing in advance that this was going on 20 feet from the deck. Most of the dock cushions as well as the umbrella were missing which made sitting uncomfortable. We did love the rocker swing on the lower deck. The windows and baseboards in the house were very dirty with some dead bugs on the floors near the windows . Sheets and towels clean as well as the bathrooms. I would have loved the house but the construction was so loud you couldn't sit on the deck during the day.

This property needs major upgrades on the exterior. The house is in major disrepair and the back property is difficult to maneuver. The walk to the dock is steep, slippery, and dangerous (a lot of loose rocks). The inside is nice and spacious. Plenty of room for all our guests.
The advertisement stated that there was a gas grill (gas provided) and a charcoal grill (charcoal not provided). We used the gas grill and ran out of gas half-way through grilling. The owner told me there was a spare gas tank in the garage closet. That closet was locked, and we did not have a key for it, so we had to pull the meat off the grill and fry it.
Here’s the fun part. We had booked a 5-night stay and only stayed for 3 nights. The water to the house was cut off after the 3rd night and we did not have running water for showers, cleaning dishes/clothes, or toilet use. Though, this was something that was out of the owner's control, the way it was handled was extremely unimpressive. The owner offered a refund if we checked out immediately for the last 2 nights of our stay. While this might seem fair, she only refunded the advertised nightly rate of $400 for each night ($800 total refund). The total cost of the rental, including taxes and fees, was $2,790. So, we still paid the fees and taxes for the 2 nights we did not stay at the property. The refund should have been the total cost of the trip, divided by 5, then multiplied by 2 which should be $1,188. THAT should be my refund. I received $388 less than I should have been reimbursed. There was no consideration that we had to immediately pack up and find a place to stay at 6:00 in the evening. Lucky for us, I live 20 minutes from this property, but I have a small house. I had to fit my entire family on couches and air mattresses for the night and they all headed back to St. Louis a day earlier than scheduled.
Communication with the owner was not great. I had not received my refund and text her on 8/31 to inquire about it. She said she would check on it for me. I did not receive a response until I text her again on 9/6 and she still did not have an answer.
The owner of this property has no empathy for the fact that our family vacation was ruined. I tried to be as understanding as possible and was very cordial with her during the whole debacle. I understand that this property owner also rents out a house in Florida. I would NOT recommend staying in any property managed by this owner.

Property was spacious, back patio and sun room facing the lake was wonderful. Air conditioning worked well. Kitchen was fully stocked with dishes, pots, pans and silverware. I liked that all light switches were labeled. Beds were comfortable.
Property was dated, a little shabby and not very clean. Each guest was given one towel each for seven days, so not enough towels; wash clothes were pitiful. Beach towels were thin and worn. Bath mats were worn.
Not enough seating on lower deck of dock, not enough shade on upper deck.
Master bathroom tub did not drain well; had to pull hair out of drain in order not to stand in dirty water while showering. Ice maker in refrigerator worked sporadically.
Suggest a new cleaning crew.

While the lake is beautiful and the rental has potential, we had several issues. On our first night we found a roach in the kitchen cupboard. We found dirty dishes and silverware put away in the cupboards and drawers. The next day we found another very large roach in the laundry basket in our room. The laundry basket had something yellow caked in the bottom of it. At this point we contacted Robin who was responsive and sent an exterminator out the next day. We spent much of our time cleaning and throwing away dead roaches.
After contacting the owner about roaches, I reached out again because we found a dirty sock in a flat sheet that had been crumpled at the end of our bed under the comforter the bed was made when we got to the home, so we spent our 3rd night in the rental stripping beds and washing linens.
While she offered to come and wash the bedding, I declined as I had already started cleaning. I requested a refund on our cleaning fee and she said she'd be at the home the next morning but never addressed my request. She asked to see the dirty sock, looked at it and said it wasn't the end of the world and took it with her.
Some other things to note, there were bugs in the coffee maker, all the flood lights to light the path to the dock were burned out. The owner did provide light bulbs and my husband replaced them.
The lights on the dock did not work. The top dock railing is not secure. All the outside furniture is in need of a good cleaning or needs replaced.
There were several other cleaning issues. Overall I was very disappointed in the home, it was dirty and is in need of a deep clean. I found the owner responsive but unconcerned. I've never spent so much time cleaning a vacation rental.

Life's better at the lake!
We absolutely loved it. The house was perfect for our large family. The house was stocked with everything. The dock was great we all enjoyed swimming definitely got our exercise on. No ice in freezer so grab a bag of ice. Only complaint was their wasn't tvs in the guest rooms and my mom enjoys falling asleep with it on but now we know. The house was a little warm I enjoy a crisp 70 at home, so may wanna bring a fan to sleep no ceiling fans in bedrooms. We will be back next Summer for a whole week!

Family time treasure
This property was wonderful for us as we were in Georgia to celebrate our sons wedding. Our rental was the gathering Place of family flying in from every area of the country. The house is spacious and laid out well for gather in groups. What made our visit was renting a boat for the week. Marty from Bait and Tackle was REALLY good and we highly recommend them. The lake was wonderful and so big that we never revisited any cove. We are not fisherman but we heard this is the best fishing the lake has ever had. We would definitely stay here again!

Spacious home, great view!
Beautiful lake view with deck and private dock. The home matches the online description and photos. It's an older home, but spacious and comfortable. Lots of seatings that can comfortable accommodate a large family (there were 9 adults in our family). Beds were comfortable and the kitchen was well equipped. The place was clean, but the furnitures and the house are older so the their level of cleanliness may be a concern for folks that are ultra sensitive (like one of my cousins).
The neighborhood is wonderful! Our family took daily walks and everyone loved it. The view is fantastic and the neighboring homes are gorgeous. The driveway from the street leading to the house is very narrow and there is a dip so if you get there at night, turn in very slowly.
The owner was very responsive and has easy checkin instructions. Checkout requirements are a bit more than what we're used to, but it was not too bad.
Overall, we enjoyed staying at this house very much.

We have a long weekend reunion with family and friends at this house. The location was great! The view of lake lanier was awesome! We had a great time there. I will suggest the owner add a bunk bed which is good for family with more kids!

Plenty of room! Beautiful views!
Very quiet! Close to shopping. Great safe neighborhood. Very well equipped kitchen. Plenty of seating for family and extended family. Kitchen was big enough and we could eat together and enjoy each other without being too cramped. Sitting on the dock in the morning is a great way to get the day started. Older home but nicely updated! Would stay here again!

Cozy Lake House
This was the perfect home for our family vacation. The house is spacious yet cozy. Everything was nice and clean. The view of the lake is gorgeous. The home matches the online description and photos. The owner was very responsive and has easy to follow check-in/check-out instructions. I would recommend that you think of the nearby Publix as your last stop before settling in. The roads leading to the house are a very narrow and winding. If in the area again, we would definitely try to stay in this home again.

OUT OF TOWN WEDDING STAY
THE PROPERTY WAS EXACTLY AS ADVERTISED. PLENTY OF ROOM WITH AMPLE SPACE FOR BOARD GAMES, AND CONVERSATION AREAS. THE WALK TO THE DOCK IS QUITE A TRIP ( VERY STEEP AND ROCKY) BUT WORTH THE EFFORT IF YOU MAKE IT. NICE DECK ABOVE THE BOAT DOCK WHICH WE ENJOYED COFFEE ON EACH MORNING. YOU WILL SEE DEER EVERY MORNING. CONVENIENT TO SHOPPING AND EATING PLACES. BOTTOM LINE IS IT WAS PERFECT FOR OUR FAMILY TRIP

Wonderful family stay.
Our family had a absolute amazing time at this house. Sunsets on the dock with the family were very precious. Grilling out on the deck listening to the boats was a blast.

This is an old house with many underlying issues and we could not communicate with owner who informed us on first day she was going on vacation so we had no point of contact for problems the rest of our stay. For example on arrival all trash bins were full so we had to keep our trash in garage which was smelly and unsafe even though the checking out instructions VRBO say to put trash bins by street on saturday but we had to other people’s trash out on Wednesday The electrical system is old and seems unsafe no lamps working in 2 queen bedrooms, lights flickering on and off, very old washer and dryer that do not work properly etc.An external door could not be locked and we spoke to owner who said they knew it was broken and acknowledged all external doors and locks needed replacing. The external door from kitchen had weak perspex instead of glass another security risk that owner knew about.We had 3 kids with us and its extremely unsafe. The handrail down the outside steps from the deck and all around the deck area are very flimsy thin wires that are very loose and are very dangerous for anyone to use. The pathway down to boat dock is not maintained it has no proper steps down and is just loose stones and gravel it is very slippery and very difficult for us to use and nothing was noted in property description.The house has big issues with cockroaches and flies in every room.The house inside and out was covered in spiders webs which we had to clear to make it safe. This house was not clean or well maintained.The pictures posted of the boat dock was very misleading it shows very smart outside furniture but a lot of furniture was broken, old and missing cushions.The standard of this house and the many issues that made us feel unsafe and impacted our enjoyment. We have stayed in other VRBO homes and this house is not what we expect from VRBO properties.We believe we should receive a refund to reflect the poor quality of the house and the fact we got now owner or rental manger support.

This house is really nice and the dock is one of the best we have seen on the lake.
We loved this house and the dock was one of our favorite places to hang out. The water was extremely deep and we had a boat, kayaks, lily pads and paddle boards. The water was extremely. Lean and safe there and a great place to swim. The walk down is a little tricky but we didn’t find it dangerous like some of the other comments. The house is spacious and was very clean. The only issues we had was the garage cans were already over flowing on a Saturday when we checked in and trash pick up wasnt until Wednesday so we had nowhere to put our garbage unfortunately. Also the ice maker did not work the entire time and the dryer wasnt really producing hot air so we ended up just washing towels then hanging them where we could to dry. Everything else was good. Thanks!!!
