This was our fourth time to stay at Happy Place over the past several years, love the house and location, just a little disappointed to find the pool not in useable condition, furnishings showing wear, no hair dryers in bathrooms, multiple lightbulbs burned out. Time for a little TLC

Beautiful home with all of the amenities for a fabulous vacation. The location is steps from the beach, restaurants, candy and ice cream shops. The kitchen is well stocked with pots, pans, silverware, etc. We enjoy the pool on the property as well as the pool in the Watercolor community. We have a large family with kids ranging in age from 14 to one year old. The owners are lovely! We have stayed at the Happy Place previously and will be back!

This is the perfect house if you can't stay right on the beach. It has to be the closest property to the Watercolor beach access. Very easy walk - we did it with 3 toddlers. And you can get chairs the "day of" right on the beach. You don't have to make reservations although it is recommended. The house was clean and comfortable. In great shape too. Lots of sleeping area. We were all very comfortable. The front porch is a nice place to hang out and people/car watch. They have filtered water and say they have water bottles as a gift for everyone, but they have "supply chain issues" and do not have water bottles. SO BRING YOUR OWN because they don't have any at all at the house. Also - the owner was very slow to respond once the property was reserved. I got a little nervous the last couple of days before we left because they weren't responding to give us the property address. I finally sent a desperate and stern message to both husband and wife - and then heard back right away. They were responsive while we were at the house. AND - they heated the pool for our toddlers which was FANTASTIC! Would definitely recommend again!

This three-story home was perfect for us to get together with our kids and grandchildren for the week. We had the option of walking across the street to the beach or going to multiple pools at the Beach Club or using our own private pool. The carriage house provided a quiet spot for those who preferred quiet. You could also walk to Seaside in 5 minutes. It was the perfect vacation home!

We LOVED our stay at Happy Place! The house is close to everything: beach clubs, groceries, restaurants and shopping. You can walk and bike safely everywhere. The entire property is well thought out with lovely rooms, porches and pool area. Tastefully decorated, fully equipped (kitchen is packed with everything you can dream of needing!) and lots of space to spread out makes it a perfect family spot. While we filled almost every bed, we never felt like we were stepping on each other. The owner and property mgr were very accommodating, gracious and helpful with questions and issues.
With that said: checkin in time is firm- there is no flexibility. This is clearly stated in the property description and the reasons are valid, so don’t ask for something different in any pre-rental period communications. (In our case, the property manager/owner response was ambiguous which lead to confusion.) For good reasons, there just isn’t an “early”opportunity. And there is NO access to the Watercolor amenities before checkin (ie- no wristbands available.) Fortunately, there is a very close public beach access, but bring all you own beach “stuff”. Bottom line: Plan your travel accordingly!
Overall- a top property and we would return!

Older home, great location, light bulbs out, flat tires on bikes, needed a more thorough cleaning, worn out furniture, a lot of unnecessary accessories etc, broken granite table top, master bathroom toilet is loose on floor, dryer broken, fire alarms in carriage house going off.
They did respond to us but too many things to correct in a weeks vacation, and not something you want to deal with when you show up on vacation especially when you are paying a premium price per night.

Easy to work with the homeowner. House was perfect size for 17 of us; we also had five more people across the street at watercolor inn. Great location across the street from beach. Easy to walk, golf cart, or ride bikes to restaurants, food trucks & shopping. Carriage house was perfect for extra privacy. One Master on main level (2nd floor) was perfect for our elderly parents. All beds very comfortable! We loved the kitchen open floor plan with multiple sitting areas - enjoyed quality time together playing games, talking, eating, etc. I would book it again!

Great property with arguably the best location in Watercolor. Numerous bed options make it great for a variety of traveling parties. Kitchen is well stocked and makes cooking for a large group easy. Multiple deck options allow for plenty of room to spread out and be outside. Overall a great property.
Owner has local management representation and they were very quick to respond with any minor issues that popped up.
Pro-tip: make sure to download both the Sonos SL2 and SL1 app to access all the speakers in the house.

Our family of sixteen ( 8 adults & 8 children) had a fabulous time at The Happy Place. The house is prestine, well equipped, and very spacious for a large group. The location could not be better. You can see the beach from areas of the house and walk there in 2 minutes. The pool was great. We all enjoyed it. The home owner is amazing and very responsive. You will not be disappointed if you vacation at The Happy Place. We’ll be back.

Excellent First Class Home with Second Class Wifi
The home is spectacular, very well appointed with high ceilings, moldings and beautiful wood floors, defying its rental status. The location could not be better, adjacent to the Watercolor Inn entrance. In this regard the home was as represented and all of us were pleased with that aspect.
The home lacks small amenities like scissors, pencils and pens, tape and the toilet paper ran out halfway throughout our visit. While an inconvenience, certainly none of this is worthy of a ding.
The reason for the loss of a star is the wifi system. Our son was conducting business via Zoom calls. The speed and reliability prohibited him from doing so in the "carriage room", the room over the garage and removed from the noise of house guests (mainly children). The reason he came on this vacation was because of this room so he could have privacy during his stay. The room he eventually selected with suitable speeds was the downstairs' bedroom, adjacent to the mudroom and modem. This necessitated displacing our daughter and husband. And the house needed to have the kids leave the home at various times during the week because of their background noise. And when present they needed to be off their mobile devices.
In today's era it is unacceptable to have anything short of fast dependable wifi speeds. This is especially true when the guests are paying $24K rental for the week. The owner needs to invest in a commercial grade dependable system. Absent attention to this matter, we would be unable to return to the home.

Happy Place was a fantastic stay for our group of 5 couples. Can't beat the location right across from the beach, plenty of space for 10 adults to spread out. We rented a golf cart - but didn't need it at all! Book now!

Absolutely we were in heaven at this property! I really struggled with where to stay in watercolor… never being there, I now realize the areas are so close to each other. Very compact area. But this house omg…. It was perfection. We loved being so close to the beach and beach club. Easily Could run back to house for things. Every room beautiful and nice bathrooms. Just a pretty special home we loved so much. The laundry room features a laundry room/massive mud room with complimentary water bottles and a water filler which was purified. This is a class move—perhaps it should be better advertised so people waiting to check in at 5 PM (my biggest complaint, minus one star) don’t go to the store and buy a ton of nasty plastic water bottles. Luckily we just don’t do that so we were all good. It was tough to arrive and have no place to store suitcases and hang til 5pm, with no access to
Our wristbands for the beach club. Getting those wrist bands upon arrival from the management company ( lnever communicated with them, only the attentive owner kimmie) would really help. Publix is an awesome grocery store and wine selection nice at liquor store. We really loved watercolor!!! Ps bring more than one sweatshirt. It’s nice in march (check forecast) but even with 70 degrees, mornings and evening are chilly. Pools are warm
So that’s a huge help. Beach was gorgeous…sand is white silk and water clean and clear like Caribbean!!! Dolphins in the morning. I’d come back in a heartbeat and stay in this home against. 11 people, 4 teen girls, / sets of parents. 2 freshman, and two middle schoolers. All so happy with plenty of privacy!!

Great property in the heart of Watercolor and an easy walk to Seaside. Kitchen is fully equipped, even had a high-chair we used. Guest house, pool, outdoor fireplace and multiple outdoor sitting areas for your enjoyment. Kids bunk room and sunroom were a hit. Sunroom can be closed off with sliding doors not visible in photos. Will definitely stay again!!

The house and location did not disappoint!
This was our second time renting Happy Place and we will rent again! The location is second to none and the property has all of the amenities that one could ask for and feels like home now! If you are looking for a property in the perfect location that feels more like a "home" than a "rental Property", this is the place for you! If slept our family of 15 the first time and was equally pleasant for a smaller group of 8 over Labor Day and a group of 4 ladies the following week. Plent of space to do whatever! Loved it!

Wonderful Location!
This property is centrally located to the beach, restaurants and pools. The kitchen is well equipped and the indoor furniture is warm and inviting. Our family of 15 was comfortable and all had plenty of room. The pool was lovely and there were lots of outdoor gathering spaces. The only knocks I would have are that the cushions on the main floor porch furniture and the wood on the front porch and walkway to the guest house need attention. We made our grandchildren wear shoes after one of my sons got a nasty splinter in his foot. That said, we have already booked it again and would recommend it to anyone! Wonderful, spacious home!

Great house! Amazing location!
Amazing house in one of the best locations in Watercolor. Stayed here with 5 friends and the house was perfect. Large enough to accommodate a separate bedroom and bathroom for each us, plenty of common space to gather and cook, eat and relax. The kitchen is stocked with everything you could need to cook gourmet meals. The location is right across the street from the beach club, which is awesome from a convenience factor (we ran back and forth to grab more sunscreen, hats, beach club passes, etc so many times!). That being said, be forewarned that the traffic on 30A and volume of walkers coming to and from the beach club can also be a little loud. Some of the check-in instructions were inaccurate and/or missing key information but the host was very responsive with answers to our questions. The mattresses were very comfortable - we would have appreciated nicer bed linens (especially pillows and comforters). All in all, this is a wonderful house with great hosts in a fantastic location. Highly recommend!

We had a great experience at the Happy Place. The location can’t be beat. We ran into a few snags while we were there but the owner and property manager were quick to respond and to send the appropriate people out to help quickly. Property was clean, welcoming, and the kitchen was well equipped which was great as we were there over Thanksgiving.

We took grandparents ,Aunt , cousins and 4 young teens. They loved the bicycles. We enjoyed having a grill because we were trying to avoid large crowds. The house feels homey. Like you had borrowed it from friends. I appreciated some pantry items being there. Plenty of kitchen utensils. Very close to the beach. The bedrooms are spread apart so everyone has the privacy they need. We didn’t pay to have the pool heated but the weather had been warm enough to swim. We also appreciated use of their beach chairs. We booked very last minute so beach chair service was not available. Suggestion for guests. Bring a lanyard like you would wear to school. Watercolor requires key cards to get to the pool and beach. We lost 2. One immediately fell out of my pocket into the ocean♀️. I found the other one in the pocket of my daughters shorts once we got back home. This house is wonderful. Owners are very responsive. We would definitely rent again

This house was perfect for our large family! The house was clean and well equipped with everything we needed. It’s in the perfect location with easy walking access to the beach, seaside, and watercolor amenities. We had a few minor issues that the property manager said were known, however she was easy to reach and responded promptly. I would highly recommend the “Happy Place”! We hope to be back. House location could not be better! Literally within walking distance to beach, gym, watercolor resort and Seaside. Rooms were good sized and the house had everything needed. Only reason for 4 star is that the guest house, upstairs and downstairs bedrooms felt much warmer than the main floor in the main house and the thermostats are locked. The owners and property manager responded quickly to all text messages and emails. We had 15 in our party and everyone was very comfortable! It’s a lovely home! We would stay here again!
