Enjoy Honeoye Lake in this recently remodeled year-round home with nearly 1600 sf of living space. This three bedroom, 1 1/2 bath home has many oversized windows which offer postcard views of the surrounding Bristol Hills. The level yard and large deck open to over 50 ft of lakefront. Take advantage of the private dock for sunbathing or fishing. There is a grassy area for yard games, a fire pit for night-time marshmallow roasting, a front and back deck for outdoor entertaining and much more. This property truly has it all.
Sit and enjoy all the water front activities from the large deck. The expansive seasonal dock allows for plenty of space to load and unload passengers from boats, kayaks, canoes or jet skis. The shallow water and ability to walk in from the shore makes this a great property for families.
The bright, open floor plan includes two living areas. The upstairs area has a living room, three bedrooms, a powder room and a loft area. Downstairs you will find a renovated kitchen with Corian countertops, new stainless steel appliances, and new flooring throughout. There is also a remodeled full bathroom and living area with a sleeper sofa on the lower level. Sliding glass doors lead to the large deck with gas grill and covered seating.
A short drive by car or boat will bring you to the Sandy Bottom Park, where you can enjoy various amenities, including a large pavilion, picnic area, a sandy beach (with life guard), beach volleyball and large grassy play areas for the children.
Honeoye Lake is one of the prime fishing locations in the Finger Lakes Region due to it's pond-like ecosystem. The shore of the lake has a high density of recreation homes, many with docks for boats and other recreation vehicles. In warmer weather, fishing is considered exceptional. Walleye, bass, perch and bluegill are some of the recreational and tournament fish that can be found. The water is clear and clean; ideal for boating, tubing, water skiing, wake boarding, and other water sports. The Ring of Fire tradition is annually celebrated Labor Day weekend by area residents. Flares are lit around the lakeshore to signify summer's end and to recognize the wealth of the Finger Lakes harvest.
In the winter, the water freezes quickly and maintains its solid surface throughout the season. It is a prime location for ice fishing, skating, and ice boating.
The Honeoye Lake area is filled with artists, musicians, farmers, skilled laborers, quaint store fronts, retirees and families who contribute to this diverse community spirit of creativity, history, and a home town feel. Like the Native Americans who lived and worked the land here over two hundred years ago, the people of the community who live and work here today feel blessed with the natural beauty surrounding them.
RULES
1. CHECK-IN. Check-in time is after 3:00 P.M. EST. Check-out time is 10:00 A.M. EST. No early check-ins.
2. SMOKING. This is a non-smoking cottage.
3. PETS. Pets are not permitted. Cutaia Development LLC is not responsible for damages to/from a pet on the property.
4. OCCUPANCY. Occupancy is restricted to no more than 10 persons.
5. DISRUPTIVE BEHAVIOR. Absolutely NO house parties allowed! We maintain a family atmosphere for the quiet enjoyment of neighbors and other guests. We rent only to families, couples and responsible adults. Guests who misrepresent themselves and/or Guests who are disruptive will be required to vacate the property immediately without refund.
6. DAMAGE/RESERVATION DEPOSIT. A damage/reservation deposit of $500 is required for weekly stays ($250 for weekends). This must be received with the advance payment outlined in # 7 below. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met:
a. No damage is done to cottage or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are cleaned and placed back in appropriate cabinets.
d. All doors and windows are locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are provided, so remember to bring and remove your own.
7. PAYMENT. An advance payment equal to 50% of the rental rate is required to reserve dates. The advance payment will be applied toward the rent. The advance payment is not a damage deposit. The balance of rent is due 30 days before the arrival date. If booking less than 60 days in advance, payment must be sent in full.
9. MINIMUM STAY. This Property requires a two-night minimum stay. The minimum stay increases during holidays (three-night minimum) and peak season (seven-night minimum July 1-Labor Day).
10. CLEANING FEE. The cottage is cleaned and inspected prior to check-in and after departure. There is a $125, non-refundable fee for this service. Guests are still responsible for reasonable cleanliness. There is to be no food left behind, the floor should be broom-clean and trash must be properly disposed of. Owner is authorized to reasonably charge Guest for any damage or excessive cleaning incurred, and for time and materials required to correct inventory problems. (See #6.)
11. NO DAILY MAID SERVICE. Daily maid service is not included in the rental rate.
12. FALSIFIED RESERVATIONS. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and Guest will not be permitted to check in, or removed from the property without refund.
13. WRITTEN EXCEPTION. Any exceptions to the above-mentioned policies must be approved in writing in advance of check-in.
14. PARKING. Parking is limited to four vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally-parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
15. STORM/LAKE POLICY. No refunds will be given for storms or acts of nature that prevent the use of the lake.
16. DAMAGE/INJURY/LOSS. Guest is solely responsible for any property damage, accident, or injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property arising out of or in any way related to Guest’s use of the property or items of personal property provided by Owner. Guest shall inspect and become familiar with proper use and application of such items prior to using them. Guest herby agrees to defend and indemnify and hold Owner harmless from any and all claims, including those of a third party arising out of or in any wary related to Guest’s use of the property or items of personal property provided therein. Guest assumes the risk of injury (including death) or other losses related to the lake, boating, or other recreational activities and will defend and indemnify and hold Owner harmless with respect thereto. Guest agrees that liability includes missing or damaged home contents. Owner is not responsible for articles lost, stolen, or left behind.
17. RIGHT TO ENTER. Owner and/or his agents and employees may enter the Property for necessary repairs, maintenance, or other purposes.
18. PHONES. The cottage has no telephone. Cell phone reception works well.
19. Cable / Wifi. Time Warner cable and wifi is provided.

Beautiful lakeside retreat! We thoroughly enjoyed this home's private dock--most of our week was spent fishing and boating right from there.
Whether you seek, fun, relaxation, or adventure-- just step out the back door!
The home was very clean and comfortable, easily accomodating our group of eight.
The kitchen and living areas are open with ample seating.
The second floor has another comfortable space for relaxing together, with large windows overseeing the beautiful view of the lake.
We did so much fishing! We also rented a pontoon from the marina nearby-- another awesome experience! Loved it so much we did it twice. Next time we will rent a boat for the full week.
We enjoyed the firepit most every night.
We were also there the week of July 4th, and you could see fireworks in every direction, all around the lake, all weekend!
From booking to checking out--- the process was seamless, and our host Kevin so gracious. He was available and so helpful and kind anytime I had a question.
We hope to return! We fell in love with Honeoye and this awesome place.

This lake front cottage did not disappoint. Kevin, the host was very responsive to all our needs, going above and beyond to make sure we were happy. When we arrived, we found the grill was rusted and unusable. Kevin responded immediately and had a replacement within hours. The fire pit and s'mores were the perfect way to end the day. The kids enjoyed hours of fishing off the dock. The house had a great collection of life jackets which came in handy when we rented a boat or went paddle boarding. The surrounding towns have some great restaurants too.

The rental property was perfect for our 2-day, 5-person New Year's eve getaway: clean, newly (and nicely) renovated, spacious, right on the water, very quiet (given the dates), plenty of cookware, plates, etc, away from the village yet just a few minutes from a supermarket, a pizzeria, and 2 very good eateries: Valley Inn and Birdhouse Brewery. Plus, Kevin was a most responvive host. I recommend this rental highly.

Property is well-maintained, comfortable and cozy. We were instantly greeted with a nice smell, which isn't typical for a lake cabin. There is excellent access to the water and the kitchen was well equipped. Downstairs has great flow for having a lot of company - big table, couch nearby and easy to access bathroom. Thre house was well insulated and very very warm. We were there in November and did a polar plunge and were instantly warmed up by the shower and the nice warm rooms. Views pf lake are outstanding. Host was easy to contact snd very gracious with our check out. Thanks Kevin!

Our weather was cloudy but we still were able to enjoy the outside space. The kitchen is well stocked with cooking items and utensils. Beds were very comfortable. Lots of space for a family.

Everything was perfect! Location was great! The cottage was perfect for us! We spent a lot of time on the deck, had bonfires and star gazed! Loved that the bedrooms are separate from the living spaces. Made for fun late nights playing cards and lots of laughter and know you’re not bothering anyone asleep. The kitchen was fabulous for all the cooking when extended family visited! Tons of room! Kevin was a great host and communication was top notch. Highly recommend!

Relaxing week at the house! The area is nice with having a lot to do.
Overall, the house is great. It's nice that it's a split level. The deck and fire pit areas are nice. Life jackets ( a variety of sizes)and kayaks were great to use. Some children toys were also available. The owner was easy to communicate with.

This is one of the few 5-star houses on VRBO within a friendly budget range. The house is right on the lake. We enjoyed beautiful sunrise and mostly stayed outdoors. The house was well stocked with all the cooking basics (might require resupply), pots/pans, and enough plates and silverware for a family of eight. The outside was the best part as the surroundings were quiet and peaceful and the fireplace was a great gathering spot during evenings. There were three kayaks and a paddleboard with enough variety of life jackets from kids to adults. We enjoyed kayaking on all days of our stay. The beds were comfortable and there was enough storage place in the bedrooms. The shower is a bit small but can adjust to.
Kevin is an amazing host. His communication was excellent which made our stay even smoother. He was just a text away. Before we reached, I had asked if there were any fishing rods at the place since kids wanted to do some fishing. When we reached the house, Kevin had fishing roads with all accessories for us. That just tells you about his thoughtfulness.
As a suggestion to Kevin, it would be great if you can provide extra paper towels as they help in keeping the place clean and also extra hand towels and toilet paper.
Overall, our stay was super duper and I highly recommend Kevin's place. We visit finger lakes every summer and will continue to go to Kevin's place if it's available.

We had three great evenings and two days at the cottage. The lake is beautiful, and we enjoyed walks at Sandy Bottom Park and Harriet Hollister. These allowed us a great view of Honeoye Lake from its North end and from the South. The cottage is comfortable and well equipped. We would have loved a step stool in the kitchen since we are all shorties!

My boyfriend and I stayed at this property for a weekend fall getaway. It started with the host, Kevin, who couldn’t have been better to work with. Communication was incredible and so prompt. The cottage is the perfect picture of a lake house vibe If you’re looking for simple but also have everything you need right there. The lake is right off the deck and I loved how the bedrooms were upstairs along with a small area with couches , a tv, and table. The kitchen is great downstairs along with a sitting area and direct walkout access to the deck overlooking the water. The open concept worked great!
We recommend the grimes glen hike to the waterfall and also the local breweries. We thought birdhouse brewing had a great vibe! One night we got pizza to go from papa joes and it was really good! I wish some of the places were open a little later but we made it all work and actually preferred spending more time at the house instead at night.
One of my favorite things is hearing the water right from the master bedroom. The window faces the lake and we kept the windows open the whole time. We were lucky with great October weather.
Our last night we made a fire and they had plenty of firewood and outdoor chairs.
I highly recommend this property and I’m already looking to book again for a summer trip! Kevin was thee best host and so incredibly accommodating, even with a couple of our requests. He went above and beyond to make sure we were happy guests and we were!

Kevin has an incredible place. A bunch of my 40+ childhood friends rented Kevin’s place few a days to relax and catch up. This place has EVERYTHING! Seriously. It’s so incredibly clean and cozy. The lake views are incredible. The sunsets, sunrises and even the moon at night. I saw a blood moon for the first time in my life. Absolutely gorgeous! I had a million questions and Kevin was so quick to respond and so helpful.
Kevin has everything. Softsoap, laundry detergent, dryer sheets, hand towels, swimming towels, fast wi-fi, cable, pots, pans, utensils, boardgames, fans, toys, kayaks, firewood, a fold up playpen, you name it!
We all enjoyed our stay and you will too. Can’t recommend his place enough! Thank you for such an incredible place to catch up and laugh with old friends. Simply the best!

My family and I had a great experience at the lake house. House easily held my family of four. Plenty of room for everyone. We had a great time taking the kayaks and paddle boards out on the lake. The kids really enjoyed fishing off the dock. We unfortunately had several days of green blue algae at the house, no fault of anybody, it was a bad year for it this year and pretty much all of the finger lakes had it to some degree. with that said, there is a lot to do in the general area, take a hike at Letchworth State Park, a day trip to see Niagara Falls, if you have kids the Strong museum is an excellent choice.
The space was clean and exactly as advertised. Communication with Kevin was top notch. Couldn't ask for a better host or home.

This lake house was awesome! The owners were friendly and helpful and the house and view were excellent. We’ve never rented a house that had better accommodations for us and our kids. Two kayaks and a paddle board, along with life jackets of all sizes had us fully stocked for a great time on the lake. Fishing was great off the dock for the kids. Bluegill and perch all day long. I can’t recommend this house enough, all I can say is that we’ll be back the next chance we get!

A Gem of a Cottage
I had my eye on this cottage for some time and when I saw that it was available for Memorial Day Weekend this year, I booked it and never looked back. The rental was everything I had hoped for and more. Plenty of room upstairs and downstairs for my son and I as well as entertaining a friend and some family members.
The kitchen set up was amazing and quite honestly, was equipped better than my own kitchen at home!
The deck overlooking the lake was a treasure unto itself to enjoy. Book this place when you see it available for your dates, because you won't be disappointed!

Kevin was an absolutely wonderful host. We were getting snow and he reached out with great directions and allowed us to park in an extra spot for the snow plow guy to come. The house was absolutely awesome with ample space to gather. The deck and stairs were awesome to get on to the ice. The house was filled with amenities, including comfortable beds! We booked this place somewhat at the last minute. Think we booked on Sunday for a Tuesday check in. Kevin was quick to reply to questions. Gracious and helpful host with an A+ property on Honeoye Lake. We enjoyed taking advantage of the canoe for a paddle around the lake! We thoroughly enjoyed our stay here and would come back again. Note to travelers navigating with iPhone: Siri will tell you the property is on the left side of the road when it is in fact on the right.

Perfect lake front property for family vacation
Very highly recommend this property! It has everything you will need to enjoy time on the lake. The house was in beautiful condition… very clean and spacious! The kitchen is fully stocked with all the tools you need for meals.
My family (wife and I, 4 kids plus a friend) stayed in late June. Plenty of room. The kids had an amazing time swimming in the lake right off the dock and using the kayaks and paddle board. We enjoyed campfires in the evenings and there were several good hiking spots nearby.
The owner, Kevin, is excellent to communicate with and gave great recommendations.

Highly recommend this property to anyone looking for a perfect getaway - family, just the 2 of you, or a group - it is PERFECT.
And Honeyoye Lake is just beautiful, peaceful and located close to other Finger lakes and country areas.

Spring lake stay
The property was a little strange with the kitchen being on the bottom level, but it was explained in the online listing. The location was seriously amazing and the view from the house was stunning. The kayaks were perfect to throw in the water. A short drive to a perfect winery Hazlett. It is a very quiet neighborhood and the neighbor was a little on the nosey/unfriendly side. The beds in the smaller 2 rooms were uncomfortable. Other than that amazing! We would stay here again. Also we had no kindling for the fire. Very clean.

Great getaway for a group of friends
Two friends and I booked this property for a girls crafting weekend. The downstairs table, with lots of natural light, suited our needs perfectly. The house was accurately described in the listing and very, very clean. The recommendations for local restaurants were taken and we had fabulous food from several local places (if you eat at Mill Creek, get the braised beef Sammy! They are closed Sat-mon, as we were disappointed to find out). If I could make two recommendations, more bowls and wash clothes would have been helpful, as we ran out of both with only three people. Thanks for a great stay!

Delightful stay
The property was perfect and as described, we (me, my wife and two sons aged 4 and 8) had a wonderful time fishing, hiking and roasting marshmallows on the fire. Thanks!
