** Winter Rentals Available ** This spacious, contemporary, Sippewissett home with central air conditioning and all new appliances is surrounded by woods. Located in Sippewissett, a village of Falmouth near golf courses, Shining Sea bike path, 7 minutes drive to Falmouth Center and Woods Hole and the Martha's Vineyard Ferry and a short walk 5 minute walk to Wood Neck Beach. With amazing water views and a lush natural setting, Wood Neck Beach is a destination for thousands of Falmouth residents each summer. Relax and watch the waves roll along the shores of Buzzards Bay, or get wet and muddy in neighboring Little Sippewissett Marsh, which offers a world of discovery for curious outdoor explorers. Wood neck is great for kids--there is a beautiful Marsh on one side of the beach for exploring, bird watching, horse shoe crab discovery, rock finding and on the other side a beautiful ocean (this is the rocky side of the beach) with a rip tide that takes one from the marsh to the ocean (kids love this!). Amazing rock finding on the beach side as well. The combination of sand and salt marsh at Wood Neck Beach is a rich habitat that teems with wildlife. From the beach, walk along the sand to the mouth of the tidal creek that connects the marsh to the Bay. Grassy, fenced-off dunes separate these two habitats, protecting the marsh from erosion.
Gradually, the types of plants and animals change as you explore farther inland. Look for egrets and herons wading by the water’s edge, and blue crabs swimming along the bottom. Try kayaking through here, which is a great way to travel through the marsh without damaging the fragile, spongy banks. One of Falmouth's favorite beaches for spectacular sunsets, designated for ''residents/tenants only.'' During the 4th of July you can see the fireworks across the water. Short walk to Beebe Woods, a conservation area with freshwater ponds, as well as walking/biking trails. Close to shopping and easy access to the ferry to Martha's Vineyard/Nantucket.
There are three bedrooms on the second floor with a full size bathroom. Bedroom-1 has a queen size bed, Bedroom-2 has a full bed, Bedroom-3 has 2 sets of bunk beds and a twin bed. There is also a washer and dryer in basement. This rental has central A/C, and WiFi. Off the living room is an open play room ideal for children. The outdoor BBQ gas grill and a private hot/cold outdoor shower are perfect for your summer relaxation and entertainment.
We are very conscientious about cleanliness and pay attention to details in this beautiful home so that our guests can enjoy it allergy free and feel relaxed.
We have two SMART TVs, so bring your streaming accounts (HULU, NETFLIX etc.), HBO GO is free and you can listen to PANDORA.

We had a wonderful month at this very well located, spacious and attractive home. The kitchen was well stocked for cooking, the master bedroom is spacious with a very comfortable bed, the bath has a great shower, and the living room is spacious and comfortable. The area is beautiful with a rocky beach in walking distance. Woods Hole and downtown Falmouth are nearby, both are so New England charming. Gary, the owner, was so gracious and easily reached for questions. We look forward to returning to this lovely property.

The house had all we needed for our family of 5 including the beach gear as well! Location was great as well.
So happy we spent a month here.
The only thing that could do with an upgrade are the mattresses but all in all, this place was wonderful!

The home is located in the most desirable spot in Falmouth. Tucked away in the heavy Cape woods close to Old Silver beach, Woods Hole and downtown Falmouth. The design and appointments in the home allowed my family to spread out an be comfortable. I would stay in this home again and again. The owner sent us a text message to welcome us, checked in on us 1 time during the week and said goodbye at the end. Thank you Gary for your hospitality wonderful home. Best wishes to you!

The property was very clean, and communication was easy. We loved the location as it was not far from anything, and the Beach was the perfect setup for our family.

no curtains or shades in 2 bedrooms . upstairs bathroom had water pouring thru AC vents into bathroom when it rain making it unusable & dangerous. Owner admitted he had known about if. Fire alarms went off several times in the middle of the night. Turned out to be the extremely old dryer in the basement which also stopped working & could not be replaced in time before we left. Downstairs showed drain overflowed when it rained outside. so the shower was unusable at times..

First and foremost, the host is very welcoming and delightful who provided guidance on sites for outdoor family members, and responded quickly to all inquiries.
My family included 6 adults 2 children under 21/2. The house provided so many amenities, to name a few - kayaks, games, Foos ball , air hockey, pool table, not to mention beach which 5 minutes away, 3 minutes if you bring your bikes.
The house was so beautiful and so spotless with an enormous kitchen 2 1/2 baths, beautiful deck, 3 great size bedrooms, outdoor shower, Smart TV which you can stream your account.
It exceeded our expectations and we are looking to make a return visit sometime soon.

The house was in the perfect spot for us to visit our favorite beach-WoodNeck. The kitchen/eating area was great for all of us. Sitting out front under the trees was very relaxing while the kids ran around.

We enjoyed our stay. The furniture was comfortable, and the kitchen was spacious enough for four adults to be fixing meals at once. We appreciated the communications with Gary and loved how clean the place was.

Everything was great. Its walking distance to woodneck beach, so its great for families with young kids. The house was also clean and everything worked.

We have a soft spot for Woodneck Beach from our childhood in Falmouth so this house was the perfect spot for us. Easy to walk to the beach to float in the river or watch the sunset. The house is simply furnished and has everything you need, including a great outdoor shower. It's also pretty close to the bike path (a few mins ride to get there on the regular road which is a little narrow and winding) so we were able to easily ride our bikes to Woods Hole. Owner was very kind and checked in by text a couple times to see that we had everything we needed.

Great week at a great location. We enjoyed our stay very much! One note: the split level stairs inside off of the family room make it a little tough with toddlers, but we made it work with some short- term baby proofing. Would definitely recommend!

We had a great, no-hassle week at this quiet split level ranch set back in the woods. There was plenty of room to park our cars and kayak trailer. We took full advantage of the spacious eat-in kitchen, walk out slider to the deck, and outdoor shower. It was a very hot week and we really appreciated the air conditioning. Gary was in touch when we arrived and provided good information about the house. So why not five stars? Of the three bedrooms, only one had a place to unpack clothes - a stack of sliding baskets. Shelves or drawers would have been very welcome. The dining table chairs would benefit from cushions. It was uncomfortable to linger over meals. The sports lovers were quite disappointed that the cable TV was so basic that we couldn't catch any of the Red Sox games during the week. The lighting was uneven and couldn't be adjusted - dim in the living room and glaringly bright in the dining area. These are small quibbles, though. If you are a group of two families with kids I expect this house would suit you fine. Spend the money on the Falmouth beach pass and enjoy the beaches!

Loved the out door shower! I guess it's a novelty so that's where we showered every day after the beach. It's nice to have the kitchen off-set from the bedrooms. We were able to play board games and cards at the kitchen table without interfering with the sleeping kids.
Plenty of bathrooms too. We were all able to set up our toothbrushes and personal items for each family. There are at least 3-4 beaches all within a 10 minute drive from the house, so very convenient. And some you can just pay for the day at the gate. The from yard was good for playing ball, badminton, or frisbee. Back yard deck is quiet for reading and relaxing. The deck also has a super gas grill, an upgrade from my own house. There is a play room with air hockey and ping pong table etc...but the weather was so nice we spent most of our time outside. Also a nice touch was the washer and dryer in the cellar for when you run out of clean clothes. If your considering this property, just do it. We went sight unseen and took a chance and we loved it. Don't miss out on a wonderful vacation.

I highly recommend this vacation rental! The location is Primo, close to the bike path and the beach, and very easy to get to from Boston. The house was very well appointed, I cooked a number of meals in the kitchen and had everything I needed tool wise. The beds were very comfortable, and there was ample space in the living room and the play area for kids. We had a very rainy day there and enjoyed just hanging out at home because the house was so inviting.

We thoroughly enjoyed our stay at this pristine Falmouth home. The serene decor was beautiful and calming. The large eat-in kitchen was well-equipped, and perfect for our meals together, while we enjoyed the woody view in the backyard. We loved hiking "The Knob" which was only a few minutes drive away. We cannot wait to return again soon!
