We live in Florida, this is our Dublin home. We visit it every year. It is a superb, impossible to beat, quiet location for walking to every major attraction in central Dublin. The flat building is located on the river Liffey a half block from the O'Connell Bridge. We overlook the well maintained inner courtyard of the flat building and the Dublin rooftops. Because it overlooks the inner courtyard the flat does not pickup street noise and, coupled with its location within the building (it is a penthouse), this maybe the quietest flat in Central Dublin.
In 2011 we completely renovated the flat, which was built in 1994. It is, effectively, new as of 2012. It has 2 good size bedrooms. The master bedroom has an extremely comfortable USA king size bed with ample wardrobe and drawer space. The master bathroom has a spacious pumped shower. The second bedroom has two large very comfortable single beds and ample wardrobe space. The beds can be joined, with a 'topper', to form a second USA king size bed. There is a 35 Euro charge for this. The second bathroom has a bathtub/electric shower combination. The large living room has a 42” LED flat screen TV, a large comfortable sofa and an additional chair. There is a work desk for laptop use. The dining area, with its leather chairs, easily accommodates 5 people. The kitchen is small but fully equipped to serve 6 people. It has induction, very fast heating, burners, a self clean oven and a powerful extraction fan. There is a large frost free refrigerator and a Bosch dishwasher. The kitchen also contains a Miele washer and a Meile dryer.
There is free, fast cable internet service (connection via both cable and wi fi to your laptop). Cable TV delivers about 80 channels, many of which are international.
The 'fifth' person is accommodated via an air mattress in the living room. There is a 65 Euro charge per visit for the 5th person
The flat is located on the top, fourth, floor (fifth by North American definition) of the building. There is a lift, access to which is by key only. There is an intercom service from the flat to the front door allowing for remote door opening.
The Luas (tram) service is a one block walk and within the same distance there are numerous restaurants offering a variety of cuisines. Within a 10 minute walk are Trinity College (home of the book of Kells), Grafton Street (shopping), Temple Bar (pubs) and the GPO (scene of the 1916 uprising). A 15 minute walk will get you to the Garden of Remembrance, St Stephens Green, Dublin Castle, St Patrick's Cathedral and Christchurch Cathedral. The river Liffey with its boat cruises is at your front door.
Within the flat building (on the ground floor) are numerous shops, including a hair salon, a supermarket and several eating places. Within a block there are large Tesco and Marks and Spencers supermarkets and the Jervis centre shopping mall.
If you plan on renting a car to see the countryside (you do NOT want one in Dublin), please ask us for our recommendations. We do have parking in our building at 12 Euro per day.

Great value property in a top location for getting around Dublin on foot.

The unit was very clean and just as advertised in the description. Great location, could walk to most everything or use a Taxi or Hop On Hop Off bus. Dealing with the owner, David, was a big positive. He is responsive prior to and during our stay when needed. Getting the keys was quick and easy. We stayed for a week and found using the showers, washer/dryer and kitchen equipment was simple- but you gotta read the booklet in the unit. It’s all self explanatory!a great week in a super location!

This was a wonderfully comfortable unit with everything you needed. It was a great location and other than the sea gulls that were extraordinarily loud if the windows were open it was quiet and safe. A great attribute was the washer/dryer. Owner was great but extremely detailed in his encyclopedic instructions. I would certainly recommend this place!

The flat is in the heart of things, but still quiet. The book in flat was the most complete information we'd ever seen. Great for accessibility for my brother-in-law who can't do stairs. I loved meditating in the courtyard. We enjoyed the Celtic Nights show at the Arlington Hotel, just steps away. We appreciated the North American comforts, like face cloths and a sheet between us and the thick duvet. We enjoyed drinks from the Sweetest Thing several times, especially the Guinness hot chocolate and the Bailey's hot chocolate.

The flat was perfect for our needs. It was clean, quiet and well appointed. We could walk to most of our city destinations. Otherwise public transportation was readily available. I would book it again.

This is definitely a perfect location and a quiet building. The property was super clean and the towels were fluffy and comfortable. If you don’t mind some dated furniture and a bed that is just okay then this is the place for you. The rooms get a little hot at night but there are ceiling fans. The ones in the bedrooms are a little noisy if you open a window, you get to listen to seagulls Overall, we very much enjoyed our stay

A really nice comfortable apartment. Close to restaurants, shopping, and active area of Dublin. Easy to walk to many site seeing places, for example- Temple Bar area, Trinity College, Dublin Castle and museums. Highly recommend, owner is very friendly and helpful.

Centrally located within the city centre (walkable to everything), clean and spacious accommodations. Two bedrooms, two 4-pc. bathrooms and laundry facilities worked well for two couples. Surprisingly quiet. Will book again when travelling to Dublin.

This apartment is right in the center of everything. Do read the information folder as recommended it gives lots of great information. The kitchen is small and narrow but it does work. Beds were comfortable.

After a 10 day guided tour our family spent 5 days in Dublin - the apartment was in the best location- we walked to museums, restaurants and the theater. Roomy accommodations, quiet, great kitchen and amenities. I would stay here again and I have told my friends!

We stayed at David's top floor apartment for a week in late April of this year. The place was very clean, contained everything needed, and was very, very quiet. Who could imagine after in nearby streets congested with people, cars and buses that NO NOISE permeated the apartment!
The apartment is very well located for easy access to just about everything in central Dublin. And the washer and dryer came in handy when wet weather necessitated drying out our clothing.
The apartment appears very secure, for those worrked about safety issues. The lift (operated by a key) moves you from the ground floor (just inside the door to the street) to the top floor effortlessly;.
Dublin was a bit on the cold side during our stay, though we decided against adjusting the radiators (said to be temperamental). There were plenty of blanket along with a fairly warm shower to get our blood circulating.
All in all, it was a positive experience. If we ever decide to return to Dublin we will certainly look into renting once again from David. Thank you!

You cannot get a better location! Walking distance from most places, whether you wa t to go shopping or sightseeing, this is the place. Just off O'Connell bridge area. Lovely food places all around.
Also the apartment was very quiet. No city noise at all.

We had a great stay. The flat was right in the center of it all and walking distance to everything we wanted to see, including the hop on bus, which was just down the street. The flat itself was very clean and had everything we needed. we would stay again and would recommend.

I would rent this apartment again and recommend it to anyone looking for a rental in Dublin. The location could not be better. It is within walking distance to most of the attractions and lots of great restaurants, shops and pubs. It is also just steps away from the pick up and drop off spots for the Wild Rover tours. One of the hop on-hop off bus tour stops is also right next to the apartment. We took two Wild Rover tours (Belfast and Cliffs of Moher) and they were both terrific. I highly recommend them as a way to see more of the island. We used the green hop on- hop off bus and that was a great way to get around to the tourist attractions that are a little farther out. Dublin has great public transportation and is a very walkable city, so we didn’t need to use taxis or Uber. Make sure to eat at the Sweetest Thing - they have terrific desserts, coffees and hot chocolate.
The apartment was also very comfortable. The beds were comfortable and having a printer there was a bonus. I also appreciated that it had two bathrooms and plenty of hot water. Compared to other European apartments we have stayed in, it was very roomy. The owner is very adamant that you not change the settings on the heating units, so we didn’t and I don’t believe the heaters kicked on the whole time we were there. We just wore sweaters, long johns and cozy socks. It wasn’t intolerably cold. I appreciated that the bathrooms had little bathroom heathers. Overall, a great place to stay!

We stayed at David's Flat on Batchelor Walk. Easy access to the streets of Dublin, cross the bridge you are right in the Temple Bar area. The flat was lovely and very comfortable to stay in. David provides easy instructions for accessing the flat and there is a 3-ring binder there with a lot of information inside. If you need a taxi, Uber, or bus you can catch one outside the door practically. You will enjoy your stay at this flat, clean, quiet, and a great place to rest and relax after a full day of exploring Ireland.

A wonderful property near Temple Bar area. Yet it was extremely quiet. Property was lovely and very clean. Pretty view of courtyard.
Price was reasonable and worth every penny. Close to multiple restaurants, pubs and attractions.
Even had the softer toilet paper than Hyatt!
Owner sends many instructions but they cover everything so be sure to read them! Also, all info in black binder in apartment.

This apartment is a gem of a find. It's right where you want to be for all the sights and night life. I took my elderly parents there and they loved it as it was short walk to everywhere they wanted to go and all the bars and restaurants, so we didn't really eat at the flat. The flat itself had all that you need for any length of stay and the owners are super friendly and helpful, making your visit as simple as possible. Will definitely return here for future stays in Dublin.

Convenient to many Dublin attractions. Condo is spacious. Seperate washer and dryer work very well and actually make it feel like one has clean clothes. Apartment unbelievably quiet for location, but faces an innner courtyard and no street noise is heard. A great location and awesome deal!

The flat was in the heart of Dublin city center. Out the door and to the left was Murphy's pub! Excellent food and drinks, highly recommend! The Sweetest Little Thing chocolate shop was also super close and very friendly/informative. Abbey Court Hostel is where we secured our luggage the day we were leaving, highly recommend also.
The property manager, Maria, was very accommodating, letting us drop off our luggage and collect the keys. The property owner, David, was very prompt in responding to general questions and information.
Being a coastal city, there are a lot of seagulls and they can be noisy but we didnt find them intrusive with sleeping, which we did with the windows open.
Overall the space was very clean with large King size beds and spacious showers.

Apartment was centrally located. Comfortable. A couple of areas of improvement. Lock situation was awkward. Upper key lock was touchy and if used with the code lock could be frustrating. Code lock alone was fine. A few trash bags would help avoid any mess. Sea Gull noise is quite nerve wracking at night. Maybe a bit more sound proofing would help. Communication with Maria was simple.

We stayed in the flat for our recent trip to Dublin (mid June). The property pretty well lived up to our expectations. For us, it was walking distance to most everything we wanted to do in Dublin so that was really nice. The kitchen was small but it had all you needed for cooking. The bedrooms were serviceable. The property owner communicated more than any property owner we've ever worked with so we had a good idea what we were getting.
A couple of things to consider. There will be nothing in the kitchen. No salt, or sugar, or cofee. Nothing. So prepare for that. There is no abundance of linens. You will get a small towel for showering and a hand towel (we did not get face cloths as indicated). There will be no tissues, or shampoo...just hand soap at the bathroom sinks. And, if they say exit time is 9:30 AM, its really more like 9:20 AM, which is when the cleaning crew knocked at the door when we were preparing to leave. Finally, if you will be there in the summer, and it is warm, consider that the flat gets very warm and the property's ceiling fans did not all work. The windows needed to be open for any circulation of air and the seagulls outside are loud 24 hours a day. I suggest bringing some sort of ambient noise maker or something to drown out the sound so that you can sleep. If you can live with these things, then we suggest this place for its fantastic location.

We rented this appartment for 4 nights and had a fantastic stay.
Very central and in walking distance to all of Dubli center. Busses right out in the street and restaurants and bars just round the corner. A small balcony to the backyard/garden, no trafficnoise at all. A very quiet place to stay.
The beds was very good and there was 2 bathrooms in the appartment.
A very clean and nice appartment with all we needed.
We had a good conversation with the host and he answered quickly to our questions.
If we'll be back to Dublin again we'll rent this appartment again.. We really recomend it ++++
