About this cottage rental
Waterlot is a truly one-of-kind, boathouse cottage located on a private dock in New Harbor, Maine. Built in 2013, the entire compound spans over 3,500 square feet and can comfortably accommodate up to eight people within its two houses. The compound features three bedrooms, three bathooms, two living rooms, a gourmet kitchen and its own pub - all of which have views of the harbor. We specifically designed Waterlot for people who want to experience Maine, but in a comfortable setting that caters to their contemporary lifestyle. To that end, we offer every possible modern convenience and amenity in an architectural setting that is both classic and contemporary, and Maine made.
Arrival: You know you have arrived at something special when you turn onto Monument Lane, a private dirt road that has been used for over a century by the local fishermen to access the harbor. Waterlot stands proudly at the midpoint of the road, commanding a 180 degree view of the harbor below. The architecture is a blend of classic and contemporary, featuring a slanted metal roof and siding that is a blend of shingles and clapboard. Upon arriving, you are greeted with a lobster trap rocking chair and a bright orange door with a lobster boat cut out -- a little reminder of where you are it.
Maine House: You enter the Boat House (which serves as the main house) on what is technically the second floor. This floor is essentially completely open, except for the bathroom, and includes a fully equipped gourmet kitchen, dining area that seats eight, living room and an outdoor deck. The color palette is neutral with pops of black and brown. The ceilings are expansive at over 14 feet and the walls are literally transparent with windows and sliding doors. The area is adorned with various clever decorative elements including a gossip chair in the entry, a jelly fish like chandelier over the dining table, and a 'Maine Eye Chart' in the bathroom.
Main House (Sleeping): From the second floor, you access the first (bottom) floor via a custom designed spiral staircase that utilizes sailing canvas as the railing. The first floor houses a full bathroom, laundry area and the two sleeping quarters. The master bedroom has a queen sized bed, built in closets and a ground level view of the harbor. The second bedroom is essentially a sophisticated bunk room - featuring a double over double chesterfield style bunk bed perfect for kids and adults alike. This room also includes an authentic postal desk as well as a view toward the end of the harbor. There is a large bathroom with a private water closet, glass tiled shower and plenty of storage. From the first floor, you can access the dock either through a door at the base of the spiral staircase or a sliding door in the master bedroom.
Guest Cottage: Once on the dock, the Pilot House (which serves as the guest house) is immediately in front of you. The Pilot House is a little more traditional in nature, with its decorative theme 'nouveau nautical.' The Pilot House features a second living room, which is perfect for watching movies and Red Sox games, it's own pub, a bedroom with a queen sized bed, and a full bathroom with tub/shower and separate water closet. Like the Boathouse, the Pilot House is adorned with various clever decorative elements including a retro red bar refrigerator, two 360 degree swivel chairs and a custom made mermaid shower curtain. This is the fun get away part of Waterlot, as noted on a sign hanging on the wall that reads; 'Work like a Captain; Play like a Pirate.'
The View: As spectacular as it is inside, what makes Waterlot truly special is what you will find awaiting outdoors. Waterlot's location affords our guests 180 degree views of New Harbor - one of Maine's most picturesque working harbors. From every vantage point, you can hear the bell bouy ringing, the waves lapping and the seagulls laughing. You can watch the sun rise and set, the boats come and go, the tide ebb and flow. You can kayak off the dock, exploring the craggy shores and serene inlets that define our coast - often seeing a harbor seal on your journey. Befriend one of our lobstermen neighbors with banter and a beer and he will give you the freshest lobster you have every tasted.

The Pemaquid peninsula offers a vast variety of scenic wonders and active pursuits including the famed Pemaquid Lighthouse, which is featured on our Maine state quarter. We are also located proximate to several popular day trip destinations including Damariscotta, Boothbay, Camden and Rockland. Monhegan Island is visible from Waterlot and an absolute must, with a daily ferry that leaves from a dock within walking distance.

The perfect place to stay in Maine for comfort, views and the quintessential Maine vibe. The house is just as shown in the photos and everything is so comfortable and accessible that we felt right at home. I can't say enough about how great this place is and I'm an Interior Designer so I'm very particular about where I choose to stay. Waterlot puts you literally in the middle of a working harbor. A truly authentic Maine experience. A unique set up of two different living spaces tastefully decorated full of nuances offering privacy and plenty of places to hang out. Each night we prepared our cocktails in the pub, then headed out to the spacious deck to drink in the surprisingly quiet harbor. You can hear the channel bell buoy donging softly in the background. Billy next door was a great character to meet, and sold us the freshest lobster we have ever had in Maine. We took full advantage of the gourmet kitchen, creating some fabulous meals. We all love hiking, so we conveniently ferried out to Monhegan. A must do for hikers, an incredibly gorgeous hike around the island. We ventured out everyday, but always looked forward to coming back and hanging out and watching the boats from numerous vantage points. We all were so happy to be there. Waterlot captivates the essence of Maine, is immaculate, and esthetically cool.

This wonderful property is a uniquely situated, new and elegant property that is hard to describe. We loved it; as an artist it was ideal, set on its own wharf among the working lobstering community of New Harbor with views to ocean. The interior, appliances, kitchen cabinets, fixtures and counters are all new. The bathrooms are new. It was like staying in a top rated hotel but in our own contemporary cottage. We have been lifelong and frequent visitors to Maine, we've done knotty pine and 'rustic'; this was NOT that. Which was a nice change up. The two building offered privacy and a huge space for 3 generations of our family to settle in. We were close (walking distance) to Shaws Seafood, and a short drive to other restaurants, groceries, and day trips to Pemaquid Point, beautiful white sand beach was less than two miles away, an easy ride, and Damariscotta was our go-to for shops. The Coastal Maine Botanical Gardens are an easy distance for a half day visit.

We knew we booked a unique location to spend a few days with friends and Waterlot did not disappoint. It is two beautiful homes built right on the water on its own wharf. I must admit I was a little nervous being on a working arbor it could be a bit noisy and smelly but it was neither. In fact it was surprisingly peaceful and quite even with your neighbors being commercial lobster wharfs and the harbor full of picture perfect lobster boats. Waterlot’s wharf is quite large with ample space to lounge outside to take in the views. Unfortunately for us it rained for most of our visit bit we did get a few hours to enjoy coffee or lunch on the deck.
There is ample space for the four of us in the main building and the Pilot House. Having separate living space worked very well for our group as some had to do a little work while there. Both spaces were well equipped and beautifully decorated. The beds were also very comfortable.
There is a lobster shack within walking distance, however, you will need to drive to stores and other restaurants around New Harbor. Just check their hours as many are not open every day.
All and all this is an exceptional accommodation. Jenny was responsive to my questions. I would definitely stay again so I can hopefully experience the beauty of this location in the sunshine!

Great location we able to visit several poplar attractions from this central area. We had 8 adults and had plenty of space. Great having lobster fishermen on both sides as neighbors. They offered to sale fresh lobster right off the boat.

We would suggest 2 things: put a coffee maker in the Pilot house and put some cheap door stoppers in the main house. Little things. But loved our stay!

Location amazing. Property even more amazing. The houses are beautiful and new. Perfect amount of decorations and just so well appointed when it comes to kitchen utensils and small appliances. Sitting on the beautiful dock watching the working lobstermen/women was exciting and fun- just such a cool spot. The owner made the most of every space in the house. Having washer/dryer was such a plus and one unexpected pleasant surprise was the awesome bathroom/shower and great water pressure! This place was awesome from A to Z. Thank you!

What could be better!
Absolutely loved our stay. The cottage is gorgeous and super fun. I really enjoyed cooking in the well equipped kitchen and relaxing on the wharf. The best was having coffee and cocktails while watching the lobsterman go about their business. We have more to explore in the New Harbor area and would like to return.

Beautiful, postcard picture perfect unit and location. Owner is very responsive. We noticed an issue with not getting reliable hot water, and a plumber was out the very next day - no easy feat given the location! We would stay here again.

Oh the views
The property was so unique with just amazing views. Loved the lobstermen being so close. For those who love to cook and entertain, the kitchen was fully stocked with anything and everything you could need! The owner was very accommodating and easy to communicate with along with the property manager. Would definitely consider staying again.

We loved our stay at Waterlot. This is a very special place - unique, charming, peaceful, soul soothing. Tucked away in a beautiful snug harbor that is home to many working lobster boats, this was simply an exceptional & unique location. We just loved watching the boats come & go. Be sure to get some fresh lobster from Billy, the neighboring lobster man!
The house was perfect - clean, comfortable, tasteful, with attention to detail throughout. Beds were comfy, gourmet kitchen fully equipped, wifi excellent. Appreciated the kayaks. Lots of terrific hiking in the area. We had one small issue and the caretaker responded immediately. I really cannot say enough good things. My family had a wonderful vacation in this beautiful home - thank you to our hosts! We hope to return.

Relaxing Long Weekend Away
Wonderful unique property. We stayed here for a long Memorial Day Weekend - the weather was lousy, but this house was the perfect place to relax and watch the world go by. The location is perfect and we enjoyed a walk into the town for a coffee and ice cream. You are right on the water so there is always a beautiful view and plenty to see. The home was clean and stocked with everything you could want. A great stay - we definitely plan on returning.

Simply Spectacular!
Staying at Waterlot was amazing! Everything was spotlessly clean, the location is wonderful, and both Jenny (owner) and Heather (property manager) were great to work with, friendly and helpful. Very comfortable beds, luxurious sheets and towels, spiffy kitchen, beautiful decor throughout both houses ..... and oh, sitting on the deck in the morning / afternoon / evening was such a treat! We can't wait to return!

Of the 15 trips we have made to Maine this was the best. The two houses were first class as was the furnishings. The location provided an opportunity to observe the lobster industry right off the deck. Purchased lobster from Billy the neighbor who was a delight to get to know. Gorgeous house in gorgeous location
The Waterlot is even better than it appears in photographs and is spotlessly clean. There is extensive deck space, firm beds, high quality linens, terrific water pressure, and a fully equipped kitchen including a knives (a rarity) -- although the Nespresso machine was on the fritz but the back-up Braun worked fine. We loved watching the lobstermen come and go and paddling around New Harbor on the two kayaks that come with the property. The only drawback was that my 5'6" sister-in-law felt very claustrophobic in the full sized bunk bed, having to sleep on the diagonal. We'd recommend those for small children only. The house was left open for check-in with two sets of keys waiting for us on the counter. It was sunny and warm the week of our visit so we appreciated the box fans for cooling off at night. The queen bedroom in the main house also has a ceiling fan. There are dimmers on every light switch so you can adjust overhead lights, another great feature. We didn't use the TVs but noticed there is one in each house (not just in the club house), nor did we access the full cabinet of board games but noted their presence. On the other hand, we got great use out of the washer/dryer and my nephew was happy to find an iron and ironing board as well.

Perfect is the perfect word to describe this vacation rental. The location is unique and if you are fascinated about how your lobsters are caught, this is the place for you. But the two separate units give privacy to families. Decor and architecture combine to this a lovely spot on the coast of Maine!

Beautiful home and unbelievable harbor views!
Waterlot truly exceeded our expectations! This home is so beautiful and the views from the upper deck and dock over New Harbor are breathtaking. The boathouse is so tastefully decorated with high quality furnishings and fixtures. The kitchen is extremely well stocked and the beds are very comfortable. It was so peaceful going to sleep every night with the windows open, listening to the buoys dinging out in the harbor and waking up to such beautiful views.
The location is ideal for visiting Pemaquid Lighthouse, Pemaquid Beach and exploring the tidal pools at the Rachel Carson Salt Pond. We loved our stay in New Harbor and will hopefully return very soon!

Awesome - we highly recommend Waterlot
We loved every minute of our New Harbor, ME summer vacation and Waterlot really made it special. It is beautifully and tastefully decorated, spacious, and very well equipped down to the lobster plates, lobster bibs, games and kayaks. It's really an exceptional place and I doubt you would find anything in the Northeast that could offer quite the same experience. Can't think of anything the house was missing and it was super clean. It's right on the water and nestled amongst lobster docks. We bought fresh lobster from the neighbor for two of our dinners, walked the short distance to Shaw's Restaurant another night, and enjoyed great dinners at other nearby restaurants. There are fun galleries, sightseeing, hiking, water activities, and boutique shopping within a short distance from the house, or you can drive a little further to experience Booth Bay or Camden. It's a perfect place for two couples or two families because there are two separate living areas if you desire a little privacy. We typically all hung out in the main living area, but it was fun to have a another living area for the kids to hang out, away from the adults. Waterlot will not disappoint.

A Perfect Place to Stay!
There is a distinct difference between "lovely" and "luxury"! With Jen and Laurent's hotel background and interior design savvy, you will find that this property is "Luxury" at it's best! My daughter and I stayed for a long weekend in July and couldn't have been more happy! I grew up on the ocean north of Boston and always enjoyed hearing the lobsterman stories but never really understood what a tough life they lead until then! It was so fun to watch up close as the dock is a few yards away.

A Real Coastal Maine Experience
We have been back twice now and this is a really terrific vacation spot. The location next to a working lobster dock defines an authentic experience, and the Owner's here completely "get" what luxury accommodations are all about. Literally nothing is overlooked and the appliances and finishes are all new and high-quality. Most important to us, upon arrival on both of our stays here, the house was spotlessly clean. The location in New Harbor is perfect for our family as there is so much to do and see within a short drive or even a walk. Be sure to check out the ice cream store in town and of course Shaw's is literally a five minute walk for fresh lobster and seafood. I think we ate there 3-4 nights and never got tired of it. We have been disappointed before with houses that look great on-line but are dirty or worn in reality. That is not the case with this unit as the owners clearly take great pride in maintaining it at a very high level. For us, this is the perfect Maine vacation spot and we could not recommend it more highly.

Quintessential Maine
My family had the pleasure of being one of the first guests at Waterlot and the experience was beyond compare. To be not just near the water and lobster docks - but in a home that sits on top of a dock puts you right in the portrait of your New England dreams. Hearing the boats motor out quietly in the morning and watching the lobster men return with their catch from the second-floor balcony is amazing . . . and that's to say nothing of the home itself! Waterlot is perfectly appointed with all the newest appliances and cookware, the light shines beautifully through the many windows on the view to the harbor, and the decor is stunning, stylish and new. This is not a vacation home - it's a true, modern Maine experience. It doesn't get any better than Waterlot!

This is truly a special place. The real flavor of New England. From the wire lobster trap rocker that greats you on the front porch to the gourmet kitchen inside, you are prepared for a treat! Wake to the gentle murmur of the lobster boats, enjoy your coffee watching them depart the working harbor and experience the excitement of watching them unload their catch while sipping your wine on your harbor side dock. The accommodations are spacious, well appointed from coastal casual to understated elegance and can accommodate 2 couples with maximum privacy. Hopefully we can visit again next summer. Absolutely Amazing!
This is our 3rd time renting Waterlot and it was perfect as always. It is the nicest rental in New Harbor as the owners have spared no costs - from the gourmet kitchen to the 500 count sheets to the lovely decor. The setting is just spectacular and offers a one of a kind experience for its guests. We love kayaking off the dock and being able to get our lobsters from the dock next door. We cannot wait to come back next summer.
