Welcome to a RIVERHOUSE ON THE YELLOWSTONE!
This beautiful home is situated on 15 secluded acres on the Yellowstone River in the heart of the renowned and breathtaking rural Paradise Valley.
Whether you are planning a family reunion, small intimate gathering, romantic getaway or just a peaceful escape from the hustle and bustle of life, this fully equipped vacation home and property has everything necessary for an incredible Montana vacation.

BEDROOMS:
The Riverhouse features 4 separate bedrooms all with new mattresses and top of the line bedding - 2 on the main floor and 2 upstairs.
BDRM #1 (main floor) - queen bed with side tables and reading lamps; screened sliding glass doors that lead onto a rock patio with full view of the river.
BDRM #2 (main floor) - queen bed with side tables and reading lamps; screened sliding glass doors that lead onto a rock patio with full view of the river.
BDRM #3 (upstairs) - 1 queen and 2 singles; screened sliding glass doors leading onto a quaint mountain view balcony.
BDRM #4 (upstairs) - 2 full and 1 single; screened sliding glass doors opening onto spacious river view balcony.
KITCHEN:
Our spacious kitchen is equipped with stainless steel side-by-side refrigerator, stainless steel dishwasher, stovetop range, oven, microwave, toaster, and coffee maker - all topped off with sparkling granite countertops.
OTHER ROOMS AND AMENITIES:
* Cozy living area equipped with flat screen TV, DVD player, and full-service Dish satellite TV;
* Beautifully furnished dining area with gas fireplace;
* Downstairs bathroom with walk-in stone tile shower;
* Upstairs powder room and separate walk-in shower;
* Relaxing upstairs sitting area with additional pull-out bedding.
OUTDOORS:
Private and secluded, our exterior grounds boast lovely gardens, large lawns with plenty of room for games and children, picnic table, patio with dining area and barbecue... all just a stone’s throw from the bordering Yellowstone River...just step out the door and throw a line in! Of special interest to our many visiting fishermen and hunters is the “Hideout”, a separate building specifically for tying flies, storing gear, or housing hunting dogs in the onsite kennels (available upon request).
While here visit nearby Yellowstone National Park, soak in Chico Hot Springs, see Livingston’s many art galleries, savor fine dining at a local restaurant, fish one of the area’s many rivers or take a guided rafting trip, hike a wooded mountain trail or grab a horse and guide for an authentic trail ride...the opportunities are endless!
Special Notes: We offer generous accommodations for 10-12 people. We understand should you want to expand on those numbers. However; our policy does not allow campers, Winnebago or camping on the property. We recommend Loch Leven Fishing Access and the Pine Creek KOA Campground. If you have special requests please contact the property manager or the owner.
Regarding Special Events: Please contact the property manager or the owner. We are a rural property an occasional power outage and internet interruptions may occur.
Pet Policy: Pet Policy: Unfortunately, we have experienced a lot of abuse including damage regarding pets and have been considering not allowing pets. We have not done so because we have pets and our pets follow this policy. We have had to modify our policy. Regarding our pet policy, we allow 2 dogs 70lbs and smaller. There is a pet fee of $175.00 per pet per week. We require that pets stay off of the furniture and off of the beds. Please clean up after your pet daily. Be aware there are 2 dogs on the property, Boomer and Rudy, 2 very friendly Black Labradors.
We realize how important pets are to a family. We would like to keep a pet policy so please follow these pet rules.

The listing indicates that this property is on a secluded 15 acres on the Yellowstone River. It’s on the Yellowstone and the exterior of the property is beautiful with gorgeous landscaping.
However, it doesn’t say anywhere that the owners live in a house literally next door that shares the riverfront. So if you really want seclusion you’re not going to get it.
Also, the weather was spectacular and we wanted to keep the doors and windows open. The screens had holes and gaps which let in a “hatch” of river flies - essentially a swarm - I’m talking hundreds of these flies all over the place. We had to spray the entire house, sleep in another bedroom, and close all the windows and doors. Since the owners were next door they were kind enough to come over the next morning and clean up most of the dead bugs, but this definitely put a damper on our trip. There was also a comment made that we should have expected as much staying on the river. We expected a house without holes and gaps in the window and door screens.
We escaped the Phoenix heat for the gorgeous weather of Montana and weren’t able to fully enjoy it while we were at the house.
We would go back to Montana again, we’d stay on the river again, but we’d make sure the place we were staying in is truly secluded and in great shape.

Our families had the best time here! The property is so peaceful…the river is beautiful. We were able to find hikes close by and we even tubed down the Yellowstone River! It was a wonderful vacation and I’d definitely stay here again!

We absolutely loved our time here! My husband and 3 adult children came for a family wedding just 1 mi up the rd. Beautiful scenery all around and the location was perfect. We did the north and west entrances of Yellowstone, spent time at the Chico hot springs,floated the Madison River, enjoyed the near by Old Saloon and Outpost. We had family over the day after the wedding and played games on the beautiful lawn. Anita was a traveling but Fred and the dogs were excellent hosts. I gave 4 stars on cleanliness only because it’s a rustic cabin and you are out in the country. The beds were comfortable and we had plenty of room. We had everything we needed for a fun, comfortable and relaxing vacation. Only recommendation is, there was no tin foil/saran wrap and only a few sandwich bags that may have been left. You may want to grab some before headed out. We hope to go back someday! Thank you Anita and Fred!

We traveled to Livingston in order to visit Yellowstone National Park, the Grand Teton, and surrounding Livingston.
The Paoli’s provide a beautiful and comfortable home with everything that you need to make the stay pleasant and comfortable. The kitchen has every tool for home cooked meals. We were on the go all day and really enjoyed coming back to the River house for dinner and relaxing.

Our group of friends had the pleasure of staying in the river house for a long weekend. The property was easy to find, and the hosts were very welcoming. The house was wonderful with plenty of room to relax, and lots of extras included to make your stay comfortable. It was the perfect spot to explore Paradise Valley and nearby Yellowstone.

From the first moment on the property until we left, our experience was wonderful. Comfortable, clean, peaceful, on the river home. Owners are right next door and we were fortunate enough to meet Fred, along with Cash and Rudy (beautiful friendly Black Labs).
The house has more than ample warm bedding (for the cool nights), a wealth of kitchen/cooking/baking utensils and dishes. Lots of outdoor lawn furniture for relaxing outside, after peaceful walks along the river.
Overall, our stay was quite enjoyable for all of us and we look forward to hopefully staying here again soon!

Came with some friends for a long fishing weekend. The house is set in a beautiful setting, right on the Yellowstone. One of my friends had a nice sized cutthroat within 30 minutes of our arrival. The amenities were perfect and kitchen setup well since we cooked our own breakfast and dinner before and after we headed out fishing. Our hosts were great. One of the best things about this location is Ruby and Cash, two older black labs that greeted us every morning!

This place was heaven and hate to give a 5 star review, as it will be so booked!! Fred and Anita were awesome and we will def return. We are huge cooks so I would think it could use some more kitchen supplies and such but overall we made due. Thank you both so much and can't wait to see you again, Fred!! Hope all is well up there!

From our first look at the beautiful gardens and trees, our welcome by Rudy and Cash the resident black labs, and meeting Fred and Anita our hosts it was a wonderful place to be. The river is serene and the house well-stocked and comfortable. Our hosts provided everything we needed. Definitely recommend it!

Picnic tables overlook the Yellowstone river, an ancient willow shelters from the sun and the Absaroka mountains rise from the valley floor few miles away out the back door. Our hosts live next door and were kind, friendly and interesting. All you could ask for in hospitality. Our family reunion included children and a dog. Our group of 11 is probably. maximum for comfort. This is an old homestead updated to provide modern comforts. We were happy for the combination. Everything works. We did have a very hot spell and even without air conditioning the downstairs rooms were fine. All of us agreed we would happily return.

We drove to Yellowstone almost everyday but it was a bit far for someone planning a full Yellowstone experience. One day we did just Chico and it was a perfect location for that and for exploring Livingston.

Words nor photos are adequate to describe your river house as they do not do it justice. The property, location and house are absolutely perfect!
We did not spend as much time at the house as I would have liked because there were so many things we wanted to do and were able to do having such a great location.
The layout of the house was great and one can hear the river while lying in bed.
The restaurant and hot springs recommendations by Fred were spot on.
Not sure when we will get the chance to return to Montana but when we do we would like to stay at your home again.

Our family enjoyed our stay in Paradise Valley. The views from the porch and deck were stunning both during the day and the night. The night stars were breathtaking. The home was warm and inviting. Fred was kind and friendly. The home was centrally located for all the actives we had planned. Thank you for such a enjoyable and memorable stay.

This property is heaven on earth! We had been planning our stay for a year with our adult children and their partners, who were traveling from across the US. The property is magnificent and the views nothing less than spectacular. The beds were so comfortable and with eight adults, we had plenty of room to play games and just enjoy catching up with one another. We cooked in every night, due to COVID 19, but we loved it. The kitchen had everything we needed. Fred and Anita were gracious, friendly hosts; available if we had a question, while allowing us our space to thoroughly enjoy their 15 acres. We brought our two dogs with us, and they loved exploring the property, and getting to know the two resident labs, Rudy and Chance. We hope that we will have the opportunity to return again soon for a repeat vacation.

The property is quite lovely. The power was out our first two nights (not the owners fault) and we had no candles or flashlights in the home. Contacted property manager who had owner bring over three decorative candles. The property is on a well and without power the water doesn’t work, we were unable to flush toilets, wash dishes or have drinking water. The power went out the 2nd day as well and when we contacted the property manager to get more candles, a flashlight and water and were told that it’s rural Montana these things happen, they were not responsible. We are not asking them to be responsible for the power going out, but being responsible for having emergency supplies available. The basic response was yep, we feel like we have done all we need to, it’s rural Montana. We rented this house because we needed a space where a wheelchair bound member of our family was able to stay, due to the power and water outage she and her care taker had to find other accommodations at significant expense - we asked for a partial refund, or a reduction as we now didn’t have as many people staying at the house and got told we were welcome to leave but no discounts would be taken - we had a wedding we were in, we were not able to pack up and leave! The owners wife was fantastic at trying to get us all we needed on the third day and we didn’t lose power again but the property manager and her responses to us and our concerns left a sour taste on our trip. Room layout was not as expected - 4 rooms - two with double beds, one with a double bed and two twin beds and one with two double beds and one twin bed - be comfortable with who you are sharing the house with!

This being our 4th visit to the riverhouse and every time is just as delightful as the first. The housekeeping deserves a big thumbs up, the place was immaculate! The flower garden was beautifully kept and blooming in all its glory. The wildlife is so fun to watch. The best part of course is that beautiful Yellowstone River and those awesome mountains. Fishing was good and easy access to the river. Livingston is only a few miles up the road with nice restaurants,art studios and shops. Chico Spring, which is only a few miles also is a must to visit. God willing we will visit next year!

We found the River House to be the perfect place for a summer vacation base. Everything was comfortable, clean, well-thought out in making things easy for guests, and equipped with everything we needed to feel at home - plenty of towels, cookware, outdoor seating to enjoy the Yellowstone River and Big Sky country, and even local wildlife-watching. The owners and caretakers answered all of our pre-arrival questions swiftly. This place makes you want to stay "at home" (although Yellowstone National Park is an easy drive). There is lots to watch on the river during the summer!

Our family of 16 had a wonderful time staying at your house. Everything we needed was at the house. House was in great shape, neat and clean. Beautiful view of the mountains and river. Enjoyed sitting by the river everyday having a cup of coffee or cocktail. Our children bought inner tubes and went floating on the river right by the house. Great place for a vacation. I just completed my stay at the River House and I would recommend this vacation rental to any and all avid Fly Fishermen. The house itself was magnificent with fabulous views and very cooperative fish. The largest fish caught in front of the house was a beautiful Brown Trout of 21 inches. We were there for a week for the International Federation of Flyfishers Annual Fly Fishing Fair and Exposition. Ten of us occupied the house and there was room for all. Great Discussions every evening overlooking the river and excellent company. Great insect hatches!!! I can't say enough about the house and the amenities. I will be back again in 2016 if the owner will have me.

I arrived at the Yellowstone River House and really felt at home. The house was well stocked with all we needed for a week of relaxing and visiting with old friends. The fishing on the Yellowstone was as easy as walking out the door and casting your rod. The hatches of bugs were great (exactly what every fly fisher wants to see). Thanks for a wonderful home away from home. I will be back.
