About this house rental
'Quitan' is available only for Saturday to Saturday rentals, in weekly increments, for a maximum of six guests to be named on the rental contract . Parties and events of any type or size including additional persons are not permitted. Pets are not allowed.
“Quitan” is a waterfront private home located on a four-acre family compound of three homes with direct frontage and a private dock on Ninigret Pond. Built in 1874, this house was the original Nye farmhouse for the property that now encompasses the Tockwotten Cove and Pond Shore summer communities. The house has remained in the same family for the past hundred years and is offered selectively for short-term summer rental. The other two dwellings on the compound are not available for rent.
The first floor of the house consists of a large living room, formal dining room, kitchen with waterfront deck, sunroom with a fireplace, screened porch and half-bath with washer and dryer. On the second floor are three bedrooms and two full baths. The master bedroom has the bath en-suite as well as a large, private sundeck. All rooms have unobstructed views of Ninigret Pond, the barrier beach and the Atlantic Ocean with Block Island beyond.
Because the house has been maintained by one family as its summer residence for many years, its charm, amenities and decoration are much more than a step above the typical summer rental. The home is furnished in an eclectic and comfortable style with a combination of antiques, wicker, art and artifacts that will delight and interest you. While all modern amenities are provided, this special house maintains the feel of simple, gracious living that characterized the summer colonies of an earlier time. The grounds of Quitan include extensive perennial gardens, roses and flowering shrubs surrounding the house and the broad, well-maintained lawns.
The compound's private dock provides easy access to Ninigret Pond, East Beach and the Breachway where water-based activities such as clamming, fishing, swimming and water skiing abound. A pass for unlimited beach access and free parking is also provided with the rental. The convenient location of the house and of Charlestown provides easy access to the area’s many fine restaurants, Newport attractions, Block Island, Mystic Seaport and the Foxwood and Mohegan Sun casinos.
At Quitan, we allow a maximum of six overnight guests including children. All overnight members of the rental party must be named in the rental agreement. Parties and pets are not allowed on the premises and smoking is allowed only outdoors.
You will be greeted by the owner on your day of arrival. We will give you the keys and beach pass and after orientating you to the property and answering any questions you might have, we will leave you to enjoy your private family vacation. We are readily available throughout your stay to provide whatever assistance you may require. We have a greater vested interest than a 9 to 5 management company handling many properties and are committed to providing you with a superior vacation experience.
The house has been professionally cleaned prior to your arrival and should be left in as-found condition with the exception of vacuuming, dusting and thorough cleaning of kitchen and bath.
All trash should be put out by you for Saturday morning pick-up, the dishwasher should be run and emptied, all items should be returned to their original location and all of your personal effects removed.
A cleaning fee of $125 is added to each rental and is due with your final payment. A Rhode Island Sales and Use Tax of 7% and Short-term Dwelling Rental Tax of 1% (total of 8% tax) on the basic rental amount, cleaning fee and Vrbo booking fee is collected in accordance with state law. We will notify Homeaway/VRBO to release credit card hold for damages within two days of your departure provided there are no damages whose cost to repair cannot be ascertained. It is our objective that there be no damages for us to repair or need to assess charges against our guests.
Per local custom, guests provide their own bed linens and towels. The primary bedroom has a queen-sized bed, private sundeck and en suite bath. The second bedroom has a pair of twin beds and the third bedroom has a double bed. The second and third bedrooms share an upstairs hall bath. Blankets, pillows and all household items necessary for a comfortable stay are provided.

We just spent the most lovely week at Quitan for our family vacation! The house is clean and cozy, with so many great little spots to hang out and read a good book. Our week flew by as we enjoyed relaxing on the property, hanging out at the beach, riding our bikes around town and cruising our boat on the salt ponds. Our hosts were very gracious and attentive, and it felt like we were staying at the home of family or good friends. We had the most wonderful time during our stay and look forward to returning again soon!

My family has now enjoyed a week at Quitan for 3 consecutive years, and the house's charm and breathtaking views never get old. This year I want to give a big thank you to Barry, our host, who is seemingly available 24/7 to handle questions. Barry was a huge help when, on our last full day, we needed to get a flat tire repaired on one of our cars. Within minutes, Barry told us of a nearby tire shop, and we had the car up and running again within 3-4 hours. True Yankee hospitality!

This is an absolutely wonderful property! Set on 4 secluded acres, this is a historic home nestled on a stretch of Ninigret pond with a dock! The house is surrounded by gardens and lovely established trees and shrubs as well as lovingly planted flowers and herbs overflowing from big pots all around the house. This is a beautifully cared for home that has been in the same family since its beginnings and is wonderfully decorated with memorabilia and period furniture and antiques. The windows, decks and porches on all sides have incredible views both day and night with the stars and moon rising over the salt pond! We had a perfect 2 week stay here. We had family and friends come for a few days each and with the array of lovely rooms to gather or spread out we were able to enjoy and relax and were completely comfortable. The house is well supplied with a small but charming kitchen that is well outfitted with great dishes, cutlery, large and small salad bowls, bakeware, excellent cookware, cutting boards, 36” electric range, dishwasher and side by side fridge. It had everything we needed! There were great cross breezes throughout the house and it cooled off beautifully at night so we actually needed the lovely white coverlets that were on the very comfortable beds. Last but not least, the owners provide a beach pass which allows you to park at either one of two great ocean beaches nearby. We loved our stay at Quitan & hope to return!

This year was our second stay at Quitan, and we enjoyed it just as much as our initial visit! We really appreciated the incredible sense of calm provided by the outside views: the small boats in the adjacent cove, the barrier beach in the distance, the open sky, the lovely neighboring homes, and all the lush greenery and flowers surrounding the house and property. We had a couple “non-beach days” but were more than happy to spend our time soaking in the views from the porch and decks!

We were able to escape the real world for 2 weeks and stay in this gorgeous, historic property surrounded by breathtaking views in every direction!
The property is quiet and private, but, conveniently located about 10 minutes from the Charlestown Beaches and nearby restaurants. The beach pass/parking, which is included in your rental, was priceless, especially on weekends.
Although, the property does not have AC there are fans available in each bedroom. During our stay, the evenings were cool and a lovely breeze passed through the house. We needed blankets, most nights.

Perfect summer week for us. Having a dock for our boat was a huge priority. Easy access to the salt pond and Breachway to the ocean. We spent multiple days nearly alone on East Beach, parking the boat on the pond side and walking across. The sandbar beach was easily reached by kayak or boat—an excellent way to enjoy low tide.
We loved the house— it’s history, location, patio and porches. Bring bug spray, the mosquitos were vicious when I forgot to apply. Not at all surprising given the waterfront location and surrounding wetlands and brush. The window screens and screen porch were very effective in allowing maximum outdoor enjoyment. We loved being so close to coffee, breakfast, restaurants in Charlestown, tucked away nicely from the highway bustle.
The fishing was good especially outside the Breachway. I could have caught and kept sea bass for dinner every night if desired.
The owners were very communicative and easy to work with throughout. I would highly recommend a stay at ‘Quitan.’

This is our second year at the house, and we love the views from the porch and decks. It's very quiet and private.
We did have very humid weather which made all the clothes and bedding damp.
One of my friends fell and broke her arm the second day...in front of Stop & Shop, and had to leave for surgery. That was a bummer!
Our only concern, being women, is that the back door gets a lock on it.

This was such a quaint, beautiful, and unique cottage! We loved looking at all of the antique items throughout the house. The owners were very informative and helpful, and the house was equipped with everything we needed. The view was spectacular and peaceful from the many outdoor seating areas. My children loved looking for shooting stars each night on the upper deck off the master bedroom! The screened in porch was perfect for enjoying our morning coffee. The location was great-right in the middle of all the many different beautiful beaches. My family and I had such a relaxing and enjoyable stay and hope to return next summer!

Our party of six (4 adults, 2 children) enjoyed an incredible week staying at Quitan. The home is amazing in multiple ways. First, the location is just gorgeous. The pond is so beautiful, and the direct access via the dock made it so easy for us to get out on the water using on our kayaks and paddleboards. We also spent time each morning and throughout the day on the rooftop deck, taking in the scenic views and appreciating all the shore birds and other natural beauty.
Which brings me to another fun feature of this home - there are so many rooms! We were two families sharing the rental and we always had plenty of room to be together or hang out separately. The various porches and other living spaces are lovely, and the whole house is full of character! There are so many historical decorations and artifacts, it really adds a depth and dimension to one's stay.
The laundry machines are in excellent working order, as are the rest of the appliances throughout the house. The kitchen is well stocked. Communication with the hosts is excellent - they are clear, kind, and very responsive. The provided beach chairs and beach toys are also a thoughtful provision to make it easy to enjoy the nearby beaches.
We were truly able to relax and enjoy our vacation, and would love to stay again!

Upon arriving at this cottage one gets the sense of family history and pride. The artifacts that surround the interior of the house are interesting and very personal to the owners. Although the home has some necessary updates it also has several issues. For example, lack of air conditioning, and wallpaper and shower doors that need to be replaced. The views from the decks were beautiful and the quiet atmosphere was welcome.

What a special place!
We had the most wonderful week at Quitan in Charlestown. It is such a lovely home in the most beautiful setting! It reminded me of my grandmother's summer home and brought back such memories! The house was immaculate, and full of history, great books, music, and lots of entertainment for rainy days. The location on the pond was perfect for lots of kayaking and paddleboarding, and it is a quick drive to beautiful beaches as well. The screened-in porch was a favorite spot for watching sunrises, sunsets, and lots of birds! Barry was so responsive and a wonderful host. We will definitely return!

The Perfect Authentic Charlestown RI Cottage
Quitan was perfect and amazing as always … They have made so many nice updates this year that are so appreciated!
Our family - Grandmother- daughter and her 11 and 13 year old kids-ALL Love this cottage.
We love- well just everything - the comfortable living room- so un-beachhouse and delightful… from choice of fabrics - all the rugs- the art..& I super appreciate that they have some nice pots and pans and lovely dishes. So often at rentals they are mismatched or not nice quality.
It makes me smile remembering all the paintings of cats, and I challenged the kids to find all the rabbits in the house- they LOVE rabbits… the little one on the lamp in the hall and the little candy mold up high in kitchen were the two they couldn’t find. Well hidden amongst collections of antiques and framed memories that the family has so kindly left for all to see and enjoy.
I was impressed to have my grandkids sharing details of the history on the walls with us.. How cool that they were interested and read and studied photos … How totally cool and wonderful that the family leaves it all and shares it with us. Oh & there is also the perfect location, the pond right out the door- the beautiful gardens and amazing birds everywhere … there's just so much to treasure in this wonderful cottage.

Amazing view and great location, needs update
Great location with provided beach pass to Charlestown and Blue Shutters Beach (better one!) which are a short drive from the rental. The view are spectacular. Owners responsive. House is old (as per description) but everything was functional and overall clean. I assume there is probably a lot of sentimental value in furnishings etc but it really needs an update. It just simply not very comfortable (including mattresses), cushions of sofas and chairs are pretty worn out. Upstairs deck furniture has no cushions or pillows at all. Would definitely prefer more lightning, especially in the dining room and house in general could use some work. There is no AC and most of the week it was fine with the fans but last few days of our stay t was high eighties, not much breeze and it got pretty hot. Don't forget to have a bug spray if you want to sit outside. House is near the salt pond and some days mosquitoes are fierce. Overall, we enjoyed our stay we relaxed at the beach and started the day with a cup of coffee and a beautiful view.

Lovely location
Very nice location on Ninigret Pond. 10-20 minute drives to nearby ocean beaches. House is nicely laid out. Several places to sit, read and relax - backyard by the pond, screened porch, living room, "Florida room", upper deck. House is old, well kept up but still needs some attention. We would have liked more lighting, and more kitchen staples and supplies (more than one dish towel). All in all, we really enjoyed our stay.

A trip into old New England
Property was as advertised with a unique historic feel. Great views. Hit a few humid days to start but adjusted to no AC (not unusual for area). Would rent again if visiting the area again. Very quiet and private, nice dock for launching kayaks. Kids enjoyed catching critters around the dock. Good fishing in and outside the pond, we did a charter (dock pick up!) with Capt. Aron Cascone who specializes in the local area and he not only put us on a lot of fish, but showed us how to read, fish, and appreciate the pond and its critters. Nice beaches and breachways nearby for exploring. Don’t forget to bring sheets and towels!

The owners were very welcoming to us, with all the info we could have asked for. The house & grounds were clean and beautiful; love the old charm, photos, history! We loved sitting on the screened in porch having our morning coffee and watching the boats, butterflies, bees, birds and cranes!
Unfortunately, we won't be returning as the staircase is not easy for a handicap person - me! But I would absolutely recommend Quitan to anyone!

Great Waterfront Property
We had a great week and will look to rent again. The location is beautiful with lovely grounds, very private and safe. The house was very spacious, well stocked and has a private dock that made it easy to travel from the back yard to pond, ocean or sand bar for happy hour. Very convenient. The house and yard has a New England charm you just can't find with many other homes in this area. It was a pleasure and we hated to leave. We explored Green Hill Pond, Foster Cove, Ninigret Pond and hiked thru Ninigret Park as well during our stay. It's close to other attractions and many great restaurants (Newport, Block Island, Naraggansett). The owners were very friendly, responsive and fully accommodating.

Fabulous waterfront vacation!
Our stay at Quitain was wonderful! From the very beginning of the rental process everything went extremely smooth! The property owners are the best; very communicative and accommodating. Upon arrival we were greeted by one of the property owners and given a tour of the home and property with some historical background which was fascinating! Throughout the house there was beautiful art and antiques, you could tell this family has had many memories and greatly cares for this home. We loved the location; close to Charlestown and Green Hill beaches and the waterfront access was perfect for kayaking and exploring the salt pond. The house was spacious and comfortable, you could find a quiet nook for some alone time or spread out for some family time throughout the inside or outside. There was also an ample amount of closet space! We share this because it was extremely nice to be able to completely unpack (tuck the suitcases out of site) and feel at home, rather than living out of a suitcase! The beds were comfy, comforters and pillows perfectly clean and all the appliances were new and worked great!!!
I can not speak highly enough of our stay and could go on and on. 5 STARS all the way!!!

Idyllic Summer Getaway
Tucked away down a long driveway on a private road, the house is very quiet and private. The property is on a small cove of Ninigret Pond with lovely water views and is surrounded by beautiful old trees, verdant lawns and well tended gardens. While the house is a historic classic cape, it has been extremely well maintained and has all the modern amenities one needs. The private dock is ideal for having a small skiff / boat to zip across the pond to the beach which is never crowded unlike the nearby town beaches more easily accessible by car. The dock is also a great launch for paddle boarding and kayaking which are very popular activities on Ninigret. Only minutes from the house are all the essentials (supermarket, liquor store, drugstore, gas station) and not much further are larger towns with ample choices for restaurants and shopping. Last but not least, the homeowners are lovely people who are extremely attentive and will help you with anything you need during your stay. Our stay at the house was one of the best we’ve had renting and we will definitely return.

Classic New England Summer Getaway
For a classic family summer getaway "Quitan" sublimely fit the bill. Situated on a peaceful inlet on Ninigret Salt Pond with water views from four outdoor/indoor spaces and every one of the three bedrooms, Quitan gracefully hosted our family vacation. We were a total of 6 adults, two of whom are in their 80s. While age has slowed down the elders in our family, they nevertheless were able to enjoy the classic New England water views from the porch off the kitchen for breakfast, the screened porch at the back of the house throughout the day, the 3-season room off the living room with glorious breezes for cocktail hour and sing-alongs (we had a guitar player in our family circle) and the outdoor 2nd floor deck for the daily sunsets which never failed to move us. Quitan’s boat dock is just off the rear of the house and ideal for kayak, canoe, paddleboard or boat launches to take full advantage of the salt pond. There is a breachway on the other side of Ningret Salt Pond which leads to the open Atlantic as well.
While we opted to cook our own meals, taking advantage of the very well-outfitted kitchen with new appliances, indoor/outdoor dining spaces at Quitan, local seafood from the Charlestown Super Mini and farm fresh fruits, vegetables and home-made pies from Peaches farm stand, there are certainly great dining and entertainment options nearby including the Matunuck Oyster Bar, The Haversham House Tavern and the Theater by the Sea to name a few. Beaches in the area are abundant. Charlestown Beach and East beach are the nearest, but Narragansett with its crashing surf is not far away.
We spent a day exploring nearby Newport with its bustling harbor, stately mansions, and restored 18-19th century downtown, but found ourselves longing to get back to Quitan's quiet porches to watch the migrating geese and many other varieties of waterfowl, hummingbirds, and hares on the lawn.
Quitan is a rare and special place, a family home that has been well loved by the same family for more than a century. She welcomed us in and took very good care of our family and we in turn reciprocated as her caretakers for the week. As we sat around the farm table in the dining room by candlelight enjoying our last night together in this special place, we found our thoughts wandering already to a return to her next summer.

perfect Charlestown RI rental
Quitan is the Cleanest most comfortable place I've ever rented. The owners were helpful and responsive throughout the booking process and rental. Love the screened porch - watched Birds and boats and water and sky.. Birds were special...kids could walk on the dock and see blue crabs and pilot fish.This is not your Ikea filled rental- it's all real and super nice. An old house with beautiful furnishings, interesting pictures on the walls, comfortable seating & Easy to work in kitchen. Beaches -Great food and lots to do for all nearby. Damage deposit was returned immediately...We'll be back for sure. Seriously 5 Star!!
