Gorgeous property. Luxury level kitchen with spices, coffee grinder. Luxury bath & decor. Giant TV screen in living room and in each of the bedrooms. GREAT for large family gathering.
private pool and hot tub. grill area. lots of towels and chaise lounges.
Best toilet paper ever!! = charmin soft.
Access to Waikoloa and beach. easy walk to whatever kings/queen shops.
only negative was the daily cockroach (large but slow enough to kill)
and queen bedrooms AC are interdependent = if 1 has door open then the other does NOT have AC. parents felt their room cold, so they left the door open to keep room warm and that left our room without AC.

Lovely home in a beautiful location. However, for what we paid a night including taxes and fees, we felt that the home was missing some basic items. First off, one of the bathrooms had only ONE bath towel in it. Our guests did not want to point out shortcomings, so didn’t mention it to us until day 5 or 6. Two adults had shared one bath towel up until then! There were only 2 bed pillows with pillow cases in the master bedroom and no extras to be found. No extra sheets, pillowcases or towels at all. The kitchen was lacking in basics such as aluminum foil, plastic baggies, etc. Several of the bedrooms had carpet that was stained and the walls in the halls were dirty and in need of a repainting. Again, for the amount that we paid per week, we feel more attention should be paid to the details and to making sure that guests have everything they could possibly want or need in a vacation home.

Great family location and amenities. Kids (and adults) were in the pool everyday.
Brought together our kids and their families in a luxury home setting. Tons of space, gobs of sliding windows to let in the ocean air and sounds.

We could not have loved this property more, it was the perfect location and size for our party of 10 (6 adults, 4 kids). It had everything we needed and more and was even more gorgeous in person. Hope yo be able to stay here again on our next trip to Kona!

Great pool, great open areas liked the option of air conditioning. The bathrooms have great bones but did not drain properly and needed better cleaning in toilet areas. Had some issues with ants and roaches towards end of the 10 days. All in all we enjoyed the quiet and the sunny courtyard

Really enjoyed our stay here. While not “beachfront”, still had ocean views and great sunset views. Beach access was about 7 houses down, 5 minute walk through the beach club. Beach had some nice snorkeling areas. Semi-private area for beach club with a few chairs (no umbrellas). Sport shack down the beach with kayaks, sup’s, etc. Beach club separate pool and jacuzzi, workout hale, sand bottom kids pool. Great area for running, biking, and hiking. Recommend King’s Trail by the King/Queens shopping center, short hike to some cool petroglyphs. House itself with great setup. 2 masters with nice bathrooms, one definitely nicer/bigger than the other. Other rooms were fair. Great kitchen and common space areas, lots of areas to lounge, including nice covered couch area by the pool. A few decent restaurants nearby. Our favs were Fosters and Lava Lava. Underground Pizza in Waimea worth the short drive, or hit on way back from Hilo/Volcanos, lots more scenery and waterfalls along the northeast coast, highly worth the short detour. Minor complaint was they could’ve prepared the house a little better for arrival (AC not on in rooms, some dead bugs, spotty glass) but they were quick to come back and tidy up. Overall great trip

First off- I am very picky when it comes to where I stay when I travel. I feel like it makes or breaks the trip - even if you tell yourself "we won't be in the room or at the house that much because we will be out doing things..." Having a nice, clean place to wake up and relax in the evenings is PRICELESS! This place was AWESOME! We are a family of 6 and traveled with friends that are a family of 4. The house fit everyone so perfectly. The separate two bedrooms that are detached from the main house are lovely and still very functional for older kids or other couples. The Vacation Rental representatives were very accomodating before and during our stay. They helped me find companies to assist us with all of the activities on the Island. My husband and older sons played golf at the Beach location. He said the course is tough and absolutely STUNNING! My sons said they felt like they were playing golf on the Wii haha because it was so beautiful. The Kings and Queens shops were very nice to stroll and shop. The small market in the Queen's Marketplace was BUSY! The customer service is really bad but at least it is a close place to grab essentials. Keep your receipts when you spend money there, they tally up all the money you have spent and they allow you to pick some gifts from the shop. The kids thought it was fun. The sunset from the home is sooo pretty! The pool is not heated so know that, it's fine when it's hot outside but in the evenings it too chilly... The hot tub is only heated at night, this was a bummer we wish we could of heated it up during the day too. The outside master shower was really cool! The kids wanted to shower in there just to experience it haha. LAVA LAVA Beach Club nearby is very cool! Such a great vibe for food and drinks. Don't get discouraged by the wait times. Just go at odd times and go early to get your name on the first come first serve list. The best way to get to the beach from the house is to go out the front door and walk south and go through the Community Club/Pool area (gate code needed) walk through there to get to the beach. If you want to go for an evening walk go out the front door and head east, walk out the exit gate and head north about 500 yards and look for the beach access path. It's very pretty on this walk. Tide pools are cool. The lava near the house is "protected" it is a preserved area - we got yelled at - oops. Don't walk through here! This house and location are worth every penny. BOOK IT!!!

Perfect Location
The house was extremely nice. But the best part was the location for our family. We were 5 adults and 2 kids (8 & 11). Very easy access to A-Bay and the Kolea Beach Club with their amenities. Access to the Hilton Waikoloa pools, lagoon for snorkeling and SUP, and Luau within walking distance was great with the kids. Nice to do those things them come back for a quiet swim in the pool at the house.
Sunsets were spectacular while enjoying dinner or refreshments on the lanai.

Reviewer Comments:
An extended family group of 8 adults spent a week at this wonderful house, the second time we have stayed at Kolea 13. It is a simply amazing house for a large group, private, quiet, many secluded spots and other gathering spots, and a short walking distance from beach, shopping, the great Hilton pools, golf, etc. The kitchen is amazing and very well stocked. If you love to cook as much as we do, you will enjoy it and there is a Costco not far from the airport to stock up. The only downside is the single, small dishwasher, which made cleaning up a daily challenge. Most of the walls open up to the outside, so you can enjoy the great Hawaiian air all day long. The pool and hot tub were used many times a day. The only problem with this house is the construction of a new house on the lot next door. Luckily while we were there they were only building a rock wall with very little noise, but presumably that will soon change. The management group is great, very helpful and professional. We strongly recommend the Merriman's restaurant in nearby Waimea. One of the best meals we have had in the Hawaiian islands, definitely worth the drive.
