Well, I travel a lot. This was my worst experience with a vacation home to date. We arrived, the place reeked like cleaner, not in a good way. Everything is worn out and seems like no one really stays there, except kids. The main issue, we didn’t sleep the ENTIRE trip. The property is split into two units, no biggie. Except that they had, literally 13 girls staying up top, the girls told me. Then those girls invited boys over until about 4:30am. Next day they check out, we were like…. Wonderful, that was just a fluke. That day, the new renters check in, 8 boys, all 18-21. They completely took over our little patio area, which we tried to have coffee in the morning. We had to clean and move bones every morning to get in and out of our unit. Worse yet, constant party. Up until 3-4am every night. We did contact the rental company, no response. It was our first ever trip we were ready to leave. If you’re looking for a family vacation, this is NOT it.

The moment we walked in the door we were overwhelmed by the smell of cleaning chemicals. The smell took several days to dissipate. Dishes in the kitchen had been put away dirty. No cutting board...simple things that make your visit easier were missing. The overall feeling of the unit was "janky". The nightstand in the primary bedroom nightstand was about to come off it legs which made the C-Pap machine unstable. They did come to repair/secure it. The shower head in primary bedroom pointed towards the wall and was unable to be adjusted. The dining room table had a big sag in the middle and looked like it was from a garage sale. Cupboards were worn and in need of paint. The 6 adults and 6 kids playing romper room upstairs made it very UNrelaxing. The carport could fit a Ford Fiesta at best...micro compact. You're paying for the location, not the unit.

Perfect location and homey place to lay your head! Only thing I would say is list that it is a real coffee pot and not a keurig. Also list how many beach chairs are there for your use so people don’t pack extra. Otherwise thank you for the memories!!!

The location was everything, we biked everywhere. The people above us had like 6 kids so it was loud all day. The property does need some upgrades for sure. But it was a last minute getaway due to the Maui fires. Again, loved the location. 4 stars due to the noise from the kids above, we had to leave sometimes because it felt like they were going to come through the ceiling.

We loved the location of this property and the space for our needs! The property was very clean when we arrived and check in process was easy. The kitchen had most everything we needed minus oven mitts and counter spray to clean counters. There were plenty of linens and beach chairs. The ceiling fans made a huge difference in feeling cool but the property got a little warm during the daytime. Bathroom fixtures could use updates but all worked well. Windows all opened fine but took some muscle. Shared laundry machines were good. Only downfall was that we had a carport rather than a garage but any parking is better than none in Newport Beach! Would stay here again!

The hardest mattress I've ever slept on. Needs updates. Blinds broke. Door in bathroom leaks cold air around it. No broom and dust pan to clean up any crumbs we made or sand. Some of the lights didn't work. Kitchen cookware needs update. One little tiny sponge to wash dishes and counter with. Wud I stay here again? No. Kids above us played let's arrange the furniture all night long.

We had a great relaxing time! The location is amazing. It had all of the amenities that we needed. There were quite a bit of flies. No matter if we kept the doors closed. I would definitely stay there again though!

Location was perfect
Walking distance to everything. My only concern was, the windows were hard to open. The sink in the master bedroom made a loud noise when turning it off. You only have a1 car garage. So you’re always on a look out for parking if others chose to drive in their own vehicle. These items, are an easy fix, but overall I would stay there again.

Great Place To Stay, Only minor issues
Mostly it was a great stay. The property managers were professional, and attentive to issues. I was having trouble sending emails, so I did a speed test. The download speed was impressive at over 200mb/s, but the upload speed was less than 0.5mb/s, which made it impossible to send out emails. This was a work trip, so emails were essential. We picked up a mobile hotspot, and that fixed the problem for us. I would definitely stay here again.

Great location!
This property is in an ideal location to walk or bike around all the primary things to do in Newport Beach. It is within easy walking distance to Newport Pier and to the main strip mall that has everything you need (grocery store, coffee shop, bank, restaurants, Starbucks) and less than a block to the beach. I didn't move my car for the entire stay. The parking spot is pretty small, so I wouldn't plan to park a large vehicle in it without a lot of maneuvering. Street parking was scarce on weekends, but able to find with a couple of laps around the blocks. The neighbors are close and I can see if there is a loud group upstairs it might be a disturbance. You do hear movement and noise. However, if you want a quiet stay, this isn't the area of Newport for you. This area is close to everything, so there is a lot of foot traffic, music, partying going on around the house. We prefer that to a quiet neighborhood that is further out, but others may not. We arranged bike rentals through Beachview Realty and the drop off and pick up were awesome. The availability of bikes on weekends can be limited with the other vendors, so it was well worth the effort to book them through Beachview. The check in process was friendly and seamless. The only feedback I have is that the kitchen is quite limited with dishes and tools. We only stayed a weekend so didn't cook, but I think a week with a family might be hard in this property if you are planning to cook a lot. I would describe the property as pretty basic and clean, not fancy, but in an awesome location if you like to be walking distance to all the fun Newport has to offer.

Black Mold
My family stayed here while on vacation. The location was great and the property management company was easy to work with during reservation and check-in, but that’s where the good stops. The house is in desperate need of updating, the beds are rock hard and the house is filled with black mold. The master shower tile is covered with mold, the grout around all the sinks is covered in mold and the closet under the stairs where the beach chairs are located had black mold in it. We could smell it as soon as we first walked into the house. We took pictures and would attach if it would allow. My husband and son got sick from the mold after the first night and my other son and I started coughing by the second night. We ended up leaving one day early because we didn’t want to sleep there anymore. We spent as much time as we could at the beach and away from the home and felt fine when we were out but started feeling bad and coughing as soon as we would return. Unless they do a total remodel and cleaning of this rental, I would recommend staying somewhere else.

Home was nice, location was excellent but the noise from the upstairs rental was terrible. We could hear everything and they were extremely loud until late in the evening. Sounded like they were going to come right thru the ceiling.

Check-in was easy and convenient, even after we arrived late. The place was clean and well organized, with plenty of room for a family of 6 on beds and bedding for a couple more. Check-out was painless.
It's really close to the ocean, and you can see the surf from the front patio!
There's a little noise from upstairs, though our neighbors were always respectful. The kitchen was reasonably stocked, but cooking for a group sometimes was interesting. The carport was too small for a minivan to fit easily, but was able to make it work when on-street parking wasn't an option.

The house was very clean and the rooms were large enough for two teen girls in each & large master.
This was our first time renting a beach house in Newport beach. Our first impression when we arrived was good and the neighborhood was very cute. The home was clean and what you would expect for a beach house, cozy. The decor had a beach feel and was spacious enough for us and guests to entertain. The bottom unit had a small enclosed yard easily accessed by a large slider. The BBQ and large patio set was a nice feature included in the rental. There was a closet with beach chairs and some toys we did not know about which was nice. The cookware was however in bad shape so plan on bringing some pots and pans if you're planning a lot of stay home meals. The location in proximity to Newport pier and Balboa was great. Beach access was within 100 ft or so and hearing waves breaking at night was a delight! Plenty to see and do nearby and so many restaurants to choose from. A popular way of getting around was Bike rentals and many to choose from. At times the top unit with its large size and guests can get loud down below but nothing out of the ordinary for spring break. Parking is supplied for one small car and there is usually spots available within a few blocks for extra cars or guests. Pay attention to street sweeping days so you are not ticketed. The house electrical was a little out dated and the breakers shut off which I feel need to be updated if you're not handy at those types of things. All in all we had a marvelous time and feel strongly that a beach home rental is a must try verses hotel and motel stays! We will definitely do it again and may even try and get a house on the boardwalk next time. The property management group did a decent job in handling our concerns when brought to their attention. This particular home is perfect for 6 guests with room to spread out. The street located behind the house is always active with community members throughout the day and night and is marked for bike and walking lanes which is wonderful. Loud at times but that's the beach life for you! 8 out of 10 is my rating... enjoy!

Family friendly beach house
We had a great time here. The rooms were good size with a large master suite. The rooftop patio was beautiful and provided beach views. The futon room gets very hot and stuffy and there are no window curtains or blinds, so be prepared to wake with the sun. We had planned on having our kids sleep up there but once we felt how hot the room was and how bright it was, we had to shuffle things around. Other than that, the house was a convenient to walk to the beach, had restaurants and shopping within walking distance, and was large enough to fit our family comfortably. We would stay here again.

Great location not so great house
First impression, very stuffy inside then found out windows very difficult to open. Outdated kitchen utinsels so bring your own. Floors very dirty throughout house...feet and socks were quick evidence of that. Broken remote in master.
Loved location and layout of house just expected more. BBQ completely rusted on inside owners tried to hide with aluminum foil. Beachview Realty great to work with will probably use again.

Very close to the beach!!
Very close to the beach! Very safe location! Large bedrooms! Kitchen well stocked! Very happy with our experience! Couple things to consider: Last two days some young children would run up and down the hall above in the upper condo! We drove a large high top van that would not fit in the parking spot, parking was not fun! Over all very satisfied!!
