The house is situated in Nesso, a lakefront Italian village, dating back to Roman times, a step back in time. Close to lake attractions and Milan, Bellagio, Como, Venice, Lugano with easy trips to famous Italian cities. Villa Rosina, owned by the Famiglia Pertusini for centuries, is a perfect lakeside retreat that puts you front and center on the lake looking west over the wonders of the region. The house is located off the main road via a waterfall crossed lane, down a garden staircase providing the perfect waterfront vacation in this secluded, historic retreat.
Enjoy the lakeside garden, boat dock, where you swim, and only a short walk to town to restaurants, bars, and the ferry. Stunning views. Little bit hard to get in and out with suitcases. Hard to get transportation. Other than that beautiful place

This place was truly a gem, we came to celebrate my mother's birthday and it was the perfect stay. We had dinners outside on the terrace with the most beautiful views of the lake and some of the days when we stayed in the town, we spent swimming at the dock, tanning in the lounge chairs, and there's a trail that starts nearby the church and leads all the way to the waterfall and bridge in the center of Nesso, where you can also swim!
Lino was very helpful to explain the check in process when we arrived to the house in the dark, but if you need to get in contact with him, call him directly rather than text, he responded immediately by phone call. The parking was very easy (just be sure not to have a big van!) We had an SUV and it was fine to drive up and down the narrow driveways. Also note that there are many steps from the parking lot down to the house, and it's not that bad if you don't have any physical restraints, but definitely would be difficult for older or disabled people.
The only con to this stay was the wifi, I would not recommend for people who need to work remotely - while it was fast enough for a few people to work and zoom call, it was a public network and it went out every hour or so for about 30 mins, which was very inconvenient for those of us working remotely.

Prior to our stay was very stressful as the owner is on two platforms and double booked us. He did help find another place to stay but sorting out the changed payment was also stressful - thought we had been given some compensation only to find out it had been used in the calculations and we also lost the discount for a weekly booking.
The property and the village were beautiful, if you walk about the pedestrian paths we found 3 small places to buy food, well stocked so needn't have worried about buying in Como, which would have made a difference as travelling by bus. Buses and boats very crowded at this time of year.

Breathtaking views, nice quiet location, close to everything ( Ferry, convenience store, water - swimming). Host knowledgeable and very responsive .

Beautiful house and location.
All was very nice, but we were not informed about the 90 steps we had to climb to get in and out of the house. It is not a problem if you are young and fit, but when you are old it is not easy to bring the luggage in and out.

Schöne Lage, schöne Wohnung, aber nur 3 Schlafzimmer
Wir waren in der EG Wohnung im vorderen Haus, das näher am See liegt. Die Wohnung ist gut ausgestattet und hat alles was man braucht. Der direkte Seezugang ist super und auch das Grundstück sehr schön. In ein paar Minutennist man zu Fuß bei einem Restaurant, beim Bäcker und einem kleinen Laden. Das Einzige was wir nicht gut fanden war das fehlende 4. Schlafzimmer. Laut Beschreibing des Objektes sind es vier Schlafzimmer, zwei davon mit Doppelbett und zwei mit je zwei Einzelbetten. Es gibt jedoch nur ein Schlafzimmer mit Doppelbett. Das vermeintliche vierte Schlafzimmer ist das ausziehbare Sofa, das im offenen Wohnbereich steht.

Großzügige Wohnung mit einmalig schönem, eigenem Seezugang
Die Wohnung ist geräumig und gut ausgestattet, mit tollem Blick auf den See und das gegenüberliegende Ufer. Auf der Terrasse, ebenfalls mit Blick auf den sie, kann man Essen, Sonnen oder den Abend ausklingen lassen. Einmalig ist aber der eigene Seezugang über einen Steg mit einem vorgelagerten kleinen Liegebereich!!!

Nice place
We had a wonderful stay. The location and Nesso are very pleasant with its view on the lake and its direct access for swimming. Lino is available to help when needed.
A small drawback: the back of the apartment, which is more underground due to the natural configuration of the place, lacks a permanent ventilation system to eliminate humidity in the rooms.

Fabulous location
This apartment is in a fabulous location with access to the lake. The apartment is well equipped and very clean. We stayed in the garden apartment which has a terrace overlooking the lake. You do lack a little privacy as the first floor apartment overlooks you. We moved the table but the addition of a large sun umbrella over the table would solve the problem. Nesso is lovely with a great restaurant, bar, pharmacist and a tiny shop. Stock up on the way unless you have to drive all the way back to Como. We had a fabulous holiday and will definitely return to Lake Como.

A Taste of Lake Como from Nesso
Nesso is a small village, but perfectly located between Como and Bellagio. So you have full access to the touristy experience, but from a small, quaint town that has a near-by grocers, several superb restaurants, and the charm of church bells echoing across the lake. Swimming access from your backyard. A patio to eat dinner outside. All around superb!

Vacate on Lake Como
Lino's place was what we were looking for, it was above the lake with amazing views and we could swim in the lake from the property. We dove off the dock and swam in the lake a lot. Being on the dock down on the lake was a very special feeling. We even rented boats a couple of days and picked people up from the dock. Renting a boat at least one day allows you to really experience and see Lake Como from the water. Nesso is the perfect location on Lake Como and is a cool old word village with cobblestone, church bells, waterfalls and a Roman bridge. We ate at Ristorante pizzeria locanda Tre Rose for lunch and a few dinners. Everything the serve is wonderful.
Lino and the local staff are easy to work with. Relax and enjoy the lakeside lifestyle of Lake Como here.

We absolutely loved our stay at this Nesso property. The lake views, swims, quiet evenings sitting on the large patio overlooking the lake made this secluded and beautiful home the perfect place to unwind, take in the local flare and beauty of Nesso. The home is perfectly located for easy commute via bus or boat to any Lake Como town, and the people of Nesso are friendly, welcoming, and fun. We loved our stay, and hope to come back in the future.
