Very responsive owner/property manager. Good location for a beach view. Beach access was as advertised, however, the beach was covered in seaweed. Nice walking paths and pool. Kitchen had everything we needed and had new appliances. Other parts of the property showed some wear.

We came for a trip home for my fiance. He hadn’t been home in almost 18 years. It was a quick but nice trip to visit the island for my first time. The room was clean and in a great location. The view can’t be beat!! I could sit on that balcony for hours everyday!

Condo was exactly as described. Comfortable bed and plenty of linens. The view is perfect, we enjoyed having breakfast & coffee at the high table on the balcony. Great way to start the morning. Beach was great, it was great practically deserted. We swam but used caution. A beach patrol drives by periodically. We purchased a one day resort pass to the Wyndham. Nice pools. There are restaurants to walk to, it was a little tricky to find Harbour Rd since it was washed out. An area map might be helpful. The owner has provided and extensive book with things to do.

Great property. The host responded immediately when I sent messages. Note that I never needed him, but let him know when we got in and when we left. Getting to and in the property was easy. We immediately took pictures and sent them to family and friends to increase their jealously level. We used this condo as base to drive all around PR and visit a few cities, beaches and the national forest and would do it again if we make it back to PR. My opinion, a rental car is needed unless you plan to only float between the condo and the beach (25 feet away).
The place had plenty for cooking; I'm no chef but we made most of our meals here and I was never lacking a utensil I needed. Tons of plates, bowls and cutlery so we only ran the dishwasher once in a week and again right before we left. All appliances were used and worked as expected.
There are beach chairs in the closet outside the front door, which worked great and held my tasty beverage nicely. The beach did have some kind of seaweed on it when we were there; but it caused us ZERO issues. No smell, totally fine to step on, not gross or slimy; a total non-issue but I've seen complaints about it elsewhere, which are unfounded. The beach offers some sandy bits and some grassy spots. It was almost entirely empty every time I looked out the window or was on the balcony, save some infrequent folks strolling along the beach.

We really loved staying here for 2 weeks. It was comfortable and homey. The view of vieques and rocks are stunning. We enjoyed the pool several days and a couple days on the beach. The guestbook had great information on the Palmas Del Mar community as well as numerous tips on traveling the island. We enjoyed several spots our host recommended including the "pork highway, Luquillo and especially the warm welcome and wonderful food at the restaurant just out the gate el Ikokol. We had a nice time at Captains Shack and Brasas within the gates. There is a path close to the condo that takes you to restaurants, shops etc. We also loved the wood fired pizza at the Wyndham. We would recommend a car over a golf cart so you can leave the grounds. There is a Texaco close and Walmart is a quick trip away.
The only thing to note is that there are stairs involved in this condo. It's on the 2nd floor and then you go down stairs into the condo. My Mom sometimes joins us and they would have been difficult for her. No problem for us.

We had a great 6 night stay. This condo is truly steps from the beach! The condo is comfortabe and has everything you need. The best part was sitting on the open air balcony drinking coffee and watching the sunrise over the ocean! We would certainly stay here again.

Couple 49-55 stayed Christmas Holiday week. This was my 2nd time visiting Greg’s unit, my 1st was a solo trip, this trip I had a partner. The unit is perfectly set-up for two, we had everything we needed to cook, beach outings and amenities. This spot is amazing, wake up to waves, beach & coffee on the balcony, just soaking it in, few folks for morning walks, once in awhile someone fishing (yes there are some fish out there), and sun rising up over the horizon (bright but perfect).
Evenings on the balcony just as great, both start and end to the day is absolute joy from this spot.
1.Beach access could not be better, just walk down two flights of stairs from your 2nd floor unit and maybe 15 steps to the beach
2.Beach waves were great this trip, not too rough and a few times very calm and just float around on back or some floatation device, can walk 60 yds into ocean
3.Beach seaweed was non-existent in my 2nd trip, not on beach or in water, which made this trip even better, I am splitting hairs now because first visit was pretty special as well
4.Unit location is on the southern end of the beach and in last building along this stretch of sand, which I believe the best location, out of the way from the other buildings and access to Plaza can be reached easily with a short walk down the beach and up a couple side streets, walking to shops and dining, how can you complain Palmas del Mar, double gated community, very safe, Beach Village where this unit is located is IMO best

The property was just as advertised with an amazing view and perfectly clean condo. We had everything we needed, including beach towels/chairs, ice chest and all kitchen supplies that we could have possibly wanted. We did three tours out of Fajardo and it took us about 40 minutes to get there so the location was perfect for us. It was about one hour from San Juan which is what we wanted…close but not in the thick of the crowd. We are grateful for a wonderful stay.

The property was very nicely decorated and clean. There was no coffee but there were filters and a few condiments in the refrigerator. Since we didn't intend to cook much this wasn't an issue and we picked up coffee at the little market nearby. The welcome book is very well done and informative. I didn't need to contact our host at all while there which is a plus. Our only issues were the bathtub was slippery and the water pressure could have been better but I'm guessing that is an issue all over the island. I did let the host know and he said he would add a bath mat. Overall a very nice stay with a really lovely view and easy access to the beach.

Property was just as described. Great location, right on the beach. Bed was firm, but comfortable. Contacted Greg twice, response was quick. He was kind enough to let us leave our bags in the condo for a couple hours after checkout, until our shuttle came. Resort area was very nice, lots of paths to walk, and several restaurants.
I recommend renting a car to wander the rest of the island - lots of things to see, restaurants visit. Puerto Rico is an interesting island, amazing topography.

The condominium was as advertised: clean, comfortable and beautifully appointed.
We enjoyed cooking meals in the beautiful kitchen overlooking the views of the beach and Vieques island in the distance.
The most memorable were waking up early and watching the sunrise from the balcony, while enjoying the first cup of morning coffee; and driving our golf cart around the beautiful grounds of Palmas Del Mar and driving to the nearby restaurants.
We are already planning a return trip!

This was our second visit to 102 Beach Village and it was just as wonderful as the first time. Great condo, with nice furnishings, comfy bed and best of all was the stunning view. We loved sitting on the balcony, listening to the waves and the serenading Coqui, drinking in the full moon, and its brilliant light shimmering on the ocean.

Beach area seaweed needs to be cleaned up at least by walkway to enter water
Golf course was under water for the week so we had to travel elsewhere to play not a problem for us!
Washer and dryer in unit were great and all kitchen amenities well thought out

There is not enough room to write all the AMAZING things about our stay...this villa is PERFECT. We sat on the balcony every night and watched the moon come up and listened to the ocean. It was clean and stocked, even had a extra fan in the closet and a few beers in the fridge when we arrived...lol...the beach chairs have coolers built into the back....it was just a perfect stay....the rush and hustle of San Juan isn't for us ...we wanted layed back and relaxing and I can't express enough how in luv I was with this place....the golf.cart drives at night were so fun and the binder book of information was the best !!! We are already planning our trip for next year

Beautiful Location
Nice condo, was well stocked, nice to have washer and dryer as well. The entire Palmas Del Mar community was wonderful. The condo has the most beautiful view directly on the ocean. The only drawback was that the beach is rough for swimming and has seaweed. There are great beaches within driving distance if swimming is what you are looking for. Overall the condo was great and the owner communicated very well.

Family visit and first stay in PR
I enjoyed our stay at the condo and it was very clean. There was a problem with the patio door sticking and very little light in the kitchen. However, Greg was responsive when notified about the situation. There were no procedures on leaving the place other than the time frame so I relied on procedures from stays with other places in VRBO.
Positives: The view was amazing and the place was comfortable and clean. It was quiet and a great place to hang out and relax.
Negatives: The air conditioner in the bedroom was not functioning well. Due to COVID restrictions, the gym and clubhouse were not available to use unless members were there with you. It was stated that you could use it when looking at the online information but as a private establishment it had restricted the use of people who were not members or accompanied by members. It was disappointing but understandable.
I would stay here again but hope the fitness center is available at that time.

We stayed for almost a month and the condo was great! It is right on the beach! It has a well stocked kitchen. Very comfortable bed! Greg, the owner was very easy to deal with. He has a great binder in the condo with tips of places to eat and visit in the area, very helpful! We really enjoyed our stay!

My fiancé and I stayed here for a quick escape from the cold and it was fantastic. The apartment couldn’t be better, it is fully furnished with updated appliances and has a stellar porch that’s practically on the beach. Greg was great and provided a really thoughtful and comprehensive guide outlining restaurants, activities and cultural experiences nearby. Everything was as described and the process from start to finish was smooth and easy. We had a fantastic time and will definitely be going back!

We really enjoyed ourselves here. The property was very modern and clean, and was even better than the pictures. We loved sitting on the little patio listening to the waves.
