At this property your paying for location. The house is large with a well appointed kitchen. Keep in mind no air-conditioning. They provide plenty of towels and beach chairs and equiptment. The host Florece was very responsive when issues arised.

The house is older and it shows however it is clean and extremely spacious. There is no AC but once the sun sets the ocean breeze keeps the house cool. The beach is amazing and great for boogie boarding and the pool is great for those that just want to relax. They don’t list these things but they do have boogie boards, floats, hair dryer, additional ice maker, beach chairs so it is well stocked with the small things. We had a wonderful trip!

The residence was absolutely incredible. The manager exhibited utmost professionalism and maintained constant communication with us, ensuring our comfort and convenience from the moment we departed our home to the minute we arrived here. She made herself readily available and accommodated our request for a late check-out due to some unforeseen circumstances. We deeply appreciate her understanding and hospitality, and it's safe to say that we will definitely return in the future.

Florence was very helpful when we had questions, and was accommodating with our schedule. The house was right on the beach. We used the pool area every day for grilling, eating, and swimming. A great property in a great location!

Great location and our 3rd stay there since 1996. The home's inside and pool have been nicely modernized, only the outside needed re-painting. The site manager and owner were friendly and very responsive by phone, text or (good ole fashion) in person regarding questions or functionality of appliances. Our family members are still smiling over our reunion at this place.

This home was a mess. Not at all what they had advertised and is very poorly maintained. Stove did not function well, multiple leaks, dry rot, and mold. Two shower doors and several bathroom doors upstairs do not lock so expect someone to walk in on you. Property manager was quick to blame the deficiencies on us leaving windows open, not knowing how to operate a stove, or use a shower curtain when it came to leaks. The Downstairs bathroom sprung a leak, resulting in water all over the living room floor, bathroom, and hallway. My 5 year old niece took a nasty spill, and proceeded to cry for about 20 min. The property manager was quick to blame an open window despite the dry rot and evidence of repairs from prior leaks. You’ll notice the deception early on. When viewing pictures of this home, the floor plan is blurry and you will find out upon booking that upstairs, one room goes into another room, than other room. Wasted 3 days of my vacation dealing with these problems. I believe this home is not safe to live in if a proper inspection of its safety were conducted.

WOW!!! This home captured my attention as it met all of my requirements…loads of beds/rooms /bathrooms..pool…close to beach. This home has full view from both levels of the lapping waves right out front…no sound machine needed. Wake with the sun, walk the beach, take a dip or boogie board, shower in the awesome outdoor shower before and after cooling off in the sparkling, quiet pool. The host and all involved with this home are spectacular in responsiveness, friendliness and accommodation. WOW…. Stunning. Perfect in every way. There’s nothing you will need but groceries. My 6 adult children, son in law and grandson and I spent the past 8 days and are so grateful that everything was so perfect. You truly do not need to go anywhere but the grocery. You won’t want to leave. Such generous hosts. Everything you need for baby/tot, pool fun, ocean fun, making meals, bbq-big, cleaning up… everything is there. You’ll want for nothing but more time.

My group had the best time staying here for a week! The property is spacious, loaded with things you’d need for cooking and epic beach days, and is steps away from the beach. We felt safe and the area is stunning. The hosts are absolutely wonderful! Great communication and so caring. We felt the aloha spirit. Thank you!!

Communication with the property manager was outstanding... follow up from them was equally outstanding. Every little issue or question was quickly attended to.
The property/house has an interesting history (Elvis stayed here/owned this during his Hawaii filming years) and the unique design of this house makes sense if you know that history.
For various technical reasons, the house cannot support air conditioning, and being right on the beach, many of the windows must remain shut, so air circulation is an issue without fans. There is only 1 ceiling fan in the main room downstairs. The other rooms all have portable room fans. As the beach faces East, the bedrooms facing the beach can get very warm very quickly in the morning. We use multiple fans per room to circulate air and suck in cooler air from outside.
The kitchen is well stocked with all kinds of appliances. There is a nice enclosed outdoor bar/kitchen with a large grill and sink and serving area, which makes cooking and dining outside very easy.
We have stayed here multiple times for family reunions. (I grew up in this area and know it well.) The house is huge and supports a lot of people, but is impractical (expense-wise) for just a couple of people (unless you are like Elvis!)
We'll stay here again. The owners are wonderfully responsive and take great pains to make sure if there is any problem it's taken care of immediately.

Accommodated our group of 12 people. The kitchen was nice and appliances were sufficient. Outdoor grill area was very nice. We cooked several meals on the grill. Pool was nice. Area around the pool could use some weeding and care. Outside the house needs painting badly. Definitely needs to have air conditioning. Bedrooms we’re very warm at night sleeping. There was a nice breeze when the windows are open during the day, but at night you have to close everything up b/c of the location (public beach).
House is located next to a public beach access walkway. Our bedroom, on the main floor, the window screen was broken into and our personal items were stolen while we were out on the lanai visiting one evening. Being on a public beach, we had young adults hanging out at night in front of our house playing loud music and smoking pot.
The house just needs some TLC.

We had 6 adults and 2 children stay in the home - 3 family units, and the layout was perfect for us! It was great that everyone had enough space to provide for privacy while at the same time, the kitchen and family room space allowed for all of us to gather in the evenings and play games.
Absolutely everything you need is provided at the house - pool and beach toys, kitchenware, plenty of bath and beach towels, etc. Florence was super helpful and was so quick to respond to anything we needed (which wasn't much). She was so friendly and made us feel very welcomed.
There is no a/c in the home, but I felt that we didn't need it, at least in the main living area and in the primary bedroom - there was an amazing ocean breeze! It would have been nice if the windows in the other main bedrooms would have opened up to allow that air to come through, but the house had plenty of fans so that no one was hot.
Speaking of hot, we were all able to take nice hot showers at the same time without running out of hot water. The water pressure in the showers was great, which is a big deal for me.
My husband and I treated our grown kids and grandkids to this trip, and the only words they described it was "perfect". This home truly served our needs and we loved every minute of being there!

We stayed in early June 2023. There were 9 of us age 16+. House is large, individual beds for all. A few bedrooms require walking through another to access them.
Location is a 10+ The pool and seating area on the patio were used daily. Plenty of beach chairs, boogie boards and sand toys. Only a few steps to the beautiful Kailua beach. It is literally your backyard.
Only thing that caused me to give 4 instead of 5 stars overall was the house's need for refreshing. It was very clean and everything worked well, but there was chipping paint, rusted shower curtain bars etc. It is just tired and in need of a facelift, but still functions well. The location, size and pool allowed for us to overlook some of it and we do plan to visit again next year. Expensive for what it is, but a one of a kind location with Hawaii's strict short term rental rules.

We stayed at this Kailua beachfront house for 5nts from 5/29. It accommodated all 9 of us comfortably. Loved the kitchen with a stunning view. Enjoyed early morning walks on the beach that're just steps from the house. We had a great time there. Would come back again.

The stay was fantastic. The beachhouse is perfect location and so many rooms to stsy in. Everybody had plenty of space and the kitchen was huge w an ocean view! We had very old people and children under 5. Steps to beach and lots of parking. Florence was so great and even supplied larger beach chairs for the elderly folks. Also plenty of beach toys chairs etc. bbq and pool area was a nice covered area to gather as well. Mahalo to the folks taking care of us and we will be back soon!

Our family, which included three teens, one adult child, and four adults stayed here the week after Christmas. You simply couldn't ask for a better location. You can literally roll out of bed and be at the beach or in the pool. The house is well equipped for all of your needs with lots of sleeping room for everyone. The center room, upstairs, is a pass through room so, as a family, you may want that upper part for one whole family. There was plenty of privacy for all though. Super close to the town of Kailua, easy to shop at local grocery stores and away from the hustle bustle of Honolulu.
We loved every minute of our stay and the host answered all of our questions and even rushed to supply two items that we needed for the house that were not there. This is not a super fancy house in terms of decor etc, which makes it all the more comfortable. You know that sand will come in from the beach but it's easy to sweep the tiles and keep the house neat and tidy. Location, location, location!

Beautiful location could not have been better place to have been on beautiful beach. Outdoor kitchen magnificent , ate outside every evening. People checked on us often, Ivy and Florence made sure we had whatever we needed.
Cons: there was only one ceiling fan in entire house. Wish there had been in each room. Some windows
did not open so was very warm in those bedrooms. The main bedroom had to be walked through to get to other bedrooms, okay since we were all family but still not optimum and all three bedrooms shared one bathroom.
All in all many memories were made and am happy we did this.

My family totally enjoyed our experience. Beach House was right on Kailua Beach with swimmable waters. Husband and I enjoyed our morning walks and watching the sunrise every morning, just steps away from the house . House had everything it listed and more. Absolutely stunning location, was perfect for us as a family as we had two infants and having the pool there with reception for a monitor to still reach inside the house for nap time.

Truly is a ‘beach’ house with beautiful ocean breezes coming into the house.
We were able to eat every meal outdoors on the covered patio. There are plenty of dishes for a large family. There were nine of us staying. Two refrigerators, two washers and two dryers were very convenient. First time I rented a house and I was very happy with this experience. I would really recommend this property.

Great location!
As other reviewers mentioned, there are a lot of outdated aspects of the house, but this is a great price for the location and size. The owner was communicative leading up to our stay, offered tips on local attractions, and there was a lovely welcome basket.
They had plenty of beach chairs, towels, scuba equipment, beach and pool toys, puzzles, board games, etc.!
I would disregard previous review about lack of A/C and pool heater - we visited in May/June and needed neither.
If you are hitting the grocery store before checking in, there are no basic food staples. (No salt, pepper, oil, etc.) Might be a COVID-related precaution, but just don't arrive assuming things like that will be in kitchen. Less than 10 min drive to Whole Foods and Target.
The listing is for 8 bedrooms, but to get to 3 of the bedrooms, you need to walk through other sleeping quarters (they were either former living areas, or walls were added to larger rooms). This is fine for families, but if you are a group of couples or other people valuing privacy, there are 5 bedrooms that would properly accommodate you.
There is an attached garage with laundry, BUT the property's caretaker uses the washer/dryer for other rental properties. We were given a heads up the first time, but then they walked in to use laundry machines with no notice. As other renters mentioned, the caretaker's repeated visits and based on a nearby renter's comments, it does feel a bit like you are being watched. Not that anyone was doing anything inappropriate, but it was slightly less relaxing, feeling the lack of privacy.
Overall, you can't beat the location and the price - just manage your expectations as far as bedroom layout and slightly aged condition... Perfect for extended family getaway!
