Imagine being on a lava point jutting into the surf surrounded by beautiful views! You can relax on the 3rd floor private Lanai (balcony) and drift off to sleep to the sound of the waves. Or you can drink your favorite beverage and watch dolphins and whales in the distance. Or look down the coast were the green and brown palms trees meet the blue and white surf.
From the moment you walk in, you are greeted by the ocean breeze and gorgeous views. The layout is romantic, with Japanese Shoji doors opened to expose the queen-size bed. From the master bedroom, the view is only of the ocean. The cable TV is viewable from either the living room or can be rotated to be viewed from the bed.
The second bedroom, private with a set of twin beds (convertible to a king bed if needed), has a smaller view of the ocean and has its own private bathroom.
The kitchen, stocked with everything you need except your groceries, is equipped to handle your gourmet meals and your blended tropical drinks.
The living room has comfortable seating, large screen cable TV, wireless Internet access, Network Printer, DVD player, CD player, radio, movies, books, games and an excellent Big Island guide book.
For your convenience, there is a new washer and dryer, and all the linens and things you need everyday.

We were very happy with the property! Great layout and location. We loved the ocean breeze and sleeping to the sound of the waves. The owner had great communication and kept us updated on anything that may have impacted our stay (normal unit and property maintenance). I highly recommend booking this property!

Fourth of July in Kona!
Another visit to the Big Island and another perfect stay here at this exceptional property! I spent 8 amazing nights here and it was spectacular.
The property itself is perfect.
It’s on the third floor and right on the beach. Listening to the waves all day and feeling the breeze is magical. I have stayed here before. And I always arrive and it is spotless and welcoming and I feel at home. Even the parking spot is perfect!!!
I hope to return AGAIN I would never stay anywhere else!

This is the cleanest condo we have rented and we have been visiting Hawaii for decades. The maintenance is kept up and the remodeling is current. The condo is well stocked with more than we could have imagined.
We enjoyed all of the tourist attractions years ago so we visit to relax at the oceans edge and this condo is right at the edge. We listened to the ocean during the day and fell asleep by it at night. Our stay was from April 22 - May 6, 2024, which is the end of whale season. We were fortunate to see a young whale swim right in front of the condo.
The owners were always available to speak too. They are good listeners, they are honest, and they have integrity. We could not have asked for better owners and a more beautiful and comfortable condo. It felt like home.
I read every review before we rented and every single review is positive. There is not one negative remark and we understand why after staying at Joseph and Monikas Condo.

Beautiful location! The lanai is quite large and is a lovely place to sit watching the waves. The kitchen had everything we needed and is updated - the unit overall is very light and bright. It was nice to have access to beach towels, cooler, chairs and umbrella. We’ve always loved the Alii Villas complex - many of the units are resident-occupied so it has a home-like feel. It has a good pool, well-maintained gardens, and ocean-front access to climb on the rocks or just watch the sunset. We would not hesitate to return!

Very nice place with a great view of the ocean. Did see whales from the balcony. Vert well appointed - chairs, umbrellas, boogie boards, coolers, as well as a well-stocked kitchen. Clean and comfortable. No air conditioning but cools off with the windows open. Close to all the restaurants and shops. Highly recommend this condo.

Stayed at this condo for 12 days with my daughter and my best friend. Location was great. Lovely view out of the lanai, especially for sunset. Could see whales from the lanai as well. Loved the convenience of the reserved parking spot. Condo was very comfortable and well stocked for the kitchen and for the beach. (Was there a pizza pan somewhere we couldn't find?) Only thing we had to buy was more TP. There were very few washclothes for showering, but we always bring extra in case of this. It's made very clear in the listing that there is no elevator and no AC. The breezes keep the place cool and the no elevator wasn't an issue (except when bringing our luggage up on arrival.) :) We would definitely stay here again.

We enjoyed our 5-night stay in Ali'i Villas. The location provides easy driving or walking access to Kona and it's a great location for traveling south. The complex is quiet and the unit had a well-equipped kitchen and loads of water toys (snorkel sets, pool noodles, coolers, boogie boards, beach towels, and chairs). The lanai was a relaxing place for meals or watching the tide. The washer/dryer worked great. The bedroom with twin beds has louvered glass windows, so it was not as quiet as the main bedroom, but the only sound was the crashing waves.
The snorkeling was great next to the Pu'uhonua o Honanaunau Park and at Kahalu'u Beach Park; there was a wide variety of fish at both locations. The surf was too rough to snorkel off Napo'apo'o Beach, but the drive there was gorgeous.

I love Alii Villas and have stayed at more than one condo over the years. This was a well appointed condo with a fantastic lanai right on the waters edge. I stayed there by myself for 2-3 weeks and was very comfortable and content and had everything I needed nearby. In addition, they had great supplies for the kitchen, cleaning and laundry and it was very convenient. My husband and teenage daughter joined for 2 weeks and had a blast. The boogie boards and snorkeling equipment in their "activity closet" went a long way for the teenager and my husband loved the place. Very clean and nicely decorated. High recommendation! Very gracious and accommodating host. Thank you!

Location was amazing, ocean view is incredible. Unit was clean, beach accessories were provided. HOWEVER, the mentioned trade winds and fans provided were NOT adequate for Konas heat. The unit reached 80 degrees inside without much wind flow. Using the high powered fan took away from the ability to hear the ocean waves which was one of the reasons why we picked this unit. Overall if your ok with sweating while you sleep, you’ll enjoy this unit. Yes, we did see that there was no AC when booked, but we have stayed on other islands where trade winds did keep us cool at night. But with the angle of the unit, it seemed like it blocked a lot of the wind coming off the ocean.

We loved our stay! The condo was clean and comfortable with nice appliances and well-stocked with beach chairs, boogie boards and more. The condo complex is older but the grounds are impeccably maintained with beautiful and fragrant plantings. There are nice clean barbecues at the pool area. We loved hanging out and enjoying meals on our lanai with its spectacular ocean view.

The condo is truly in the perfect spot, close to town/restaurants/shops and even <15min from the airport but also tucked far enough back that there's no noise but the ocean waves (and wind). It's on the main road so easy to find and easy to head north or south depending on destination. There's not too much in close/immediate walking distance but I chose that to stay away from the night noise. The pool was small but nice and warm and the complex felt very safe and the residents came out to cheer the sunset each night :)

The condo was extremely clean, and the view out the double slide outs were spectacular. Everything was in excellent condition, we enjoyed chess and of course the supplied beach gear, the coolers came in handy to pack lunches while on trips around the island. Have to say the MB shower was the best!! Access to the lava rock shore and swimming pool was used and a favorite for us and our two boys!
Communication with the owners were quick and they answered all of our questions.

Quaint, quiet, and the lanai facing the ocean. Truly a gem above other rental properties. The condo itself is clean and efficient away from the tourist area. Keep in mind no air conditioning but, with the screen doors open the ocean breeze keeps the temperature at a satisfying level of comfort.The kitchen is stocked with amenities so all you need to do is grocery shop for your stay. A plus for families. Parking and the overall property itself is safe, providing a peace of mind at night. This location comes highly recommended. I look forward to staying here again.

We had an incredible time with our 2 children. Everything is perfectly functional and well equipped. We had no trouble finding and accessing the property. Monika made sure we had all the information we needed. The property is perfectly equipped and everything is very functional, with the little details that make all the difference. There are all the accessories you need for beach and snorkelling activities. Above all, the view is incredible, and the memories of breakfast on the balcony will stay with us forever.

Condo was as we expected it to be, host was easy to communicate with. Beautiful location with amazing view of the ocean on the lanai. Great that there were beach chairs, umbrellas and boogie boards for the beach. Lots of spices and condiments for cooking. We knew there would not be air conditioning and the breeze off the ocean was awesome, but it did get quite hot, especially in the back bedroom.

We really enjoyed this property. It was as advertised. I slept in the queen bed and it was perfect and very much like my bed at home. My daughter said she felt that the twin bed needs to be replaced. I also thoroughly enjoyed the shower in the master bathroom. A great spray with lots of pressure. We saw lots of fish and one day a monk seal was on the rocks. We also spent time at the pool which we all enjoyed. Sunsets were fantastic everyday. Everything worked as expected. I would stay here again! Mahalo

Couldn’t be happier with location and condo. Very nice and best stocked Vrbo I’ve stayed at. Had all the little things that you would want and a little more. Great for a more laid back stay, if you are looking for party atmosphere, this is not it. The pool area is more calm, so don’t plan on a boom box, cases of beer or kids going crazy with inflatables jumping etc. With the location you are close to all sorts of parks, beaches etc. if you are a good snorkler you can dip right off the lava rock. Go out on the lava rock at night and look in the pools, all sorts of little creatures. Can’t wait to go back and we will look at staying here again, fair price and great

We were blown away by the way the owners have equipped this fantastic vacation rental. You will find everything you need to enjoy your stay. Kitchen has cooking basics - spices, oil, kitchen tools of every kind, plenty of glasses, silverware, plastic rap, etc. You actually can cook a meal here without having to go buy every single ingredient. The apartment has a washer and dryer- and detergent and dryer sheets - full size too. There is suncreen, games, books, snorkel gear, nail polish remover, aloe, hair spray- I could go on and on!! The beds are firm but comfortable. The wifi and TV work properly. We didn't use the printer - but wow, how great that it was available.
Then there is the location - close enough to downtown that it's not a hassle to go if you want to eat out - but far enough away that you don't feel like you are staying in a tourist trap. The highlight of course is the view - A++ we set our computers on the patio table and worked and enjoyed the scenery every morning and then went out every afternoon to various sites and places. I think a car is pretty mandatory on the Big Island and having reserved, spacious parking spot was an added bonus.
The pool is clean but a bit too quiet for our taste - and there is no shade at the pool. So we preferred to head to the beach where there was shade trees (we liked Beach 69 - which is a bit of a jaunt - but it had bathrooms, shade, paid but available parking, white sand and enough people to make it interesting, but not overly crowded. There are so many options for beaches - so explore and find your beach! An all day drive to the Southern most point of the US - stopping at Hana Hou for lunch then Volcano Park and then to Hilo for dinner is recommended. Anyhow it's a great location and the fact that you can swim and BBQ on property is a big plus! Only suggestion is updating the instructions on the wall on how to get into the pool as they did not match the instructions given in the check in info. The ones on the wall were not accurate. But most of the signs in the unit were accurate and helpful.
Note this is on the third floor and there are only stairs to the unit. Top floor so you get premium views and breezes - which is good as there is no AC. We were fine with sliders open and ceiling fan over the bed on.
This is a GREAT place to stay for a family or 2 couples as there are two full baths. We would gladly book again.

Our family of 4 stayed at Joseph and Monika's condo and it was everything we hoped for and more. This condo is equipped with all the beach equipment you will need, the kitchen is stocked with all you need and more. They really didn't forget any detail one might need on a vacation from snorkel gear, and sunscreen, to spices, a good book to read, thumbing through a magazine, sipping wine on the Lanai, or listening to music enjoying the amazing ocean sounds and view! We will be back for sure!!!

All I can say is that this is a perfect place to stay if you love Kona, the ocean, and a beautiful place to stay. When I arrived, I recognized immediately how clean the property is, and all of the extra details and supplies included to ensure that you have the best and most comfortable stay. The best treat for me, was that the master bed was on the lanai side. Breeze and waves and best sleep ever!

The condo was in walking distance to town which was great! The Condo was well stocked with spies, condiments, beach chairs, beach towels, and pool toys! The view from the Lani was wonderful! The only drawback, was, because we enjoy TV in evening, the TV had blown speakers and so it was very irritating to watch!

My family and I had a magnificent week staying at this property.
The condo was immaculate, with a truly wonderfully appointed kitchen. Making daiquiris w/ an ice-crushing blender and Mai Tais w/ the shaker-top cups was a joy, and I can honestly say I've never seen such a responsive electric stove. All appliances other than the TV seemed practically brand-new.
Leaving both the front and lanai storm doors open gave a cross breeze such that we never thought to miss having A/C at all. The front security screen door was even durable enough to just keep the storm doors open all night. Loved the baby kettle-bell as a door-stop. :)
The southwest-facing view gives a perfect sunset with dinner on the lanai. And the lanai's bamboo ladder was ideal for hanging wetsuits and SCUBA gear out to dry. The beautiful constant surf on the lava rock shore was not only lovely to watch and fun to dip our toes in, but gave a steady background white noise such that we rarely heard anyone outside.
The property has easy access to town (~1 mile), and the standalone, pull-through parking spot was a surprisingly delightful luxury in an otherwise somewhat tight and twisty parking lot.
We will absolutely be coming back to Kona again at some point, and when we do, I can only hope this property is available again.

The owners equipped the place with everything needed for your stay. Kitchen had everything, beach supplies there for your use. Laundry supplies also. Appliances are new.
The only issue which we knew going in was no a/c.
Opening the doors to enjoy the breeze solved the a/c issue. Loved the breeze.

Pros:
This place was so easy to find, and the parking was excellent. The property is serviced by property managers, and it is beautiful with blooming shrubbery. The pool and BBQ which are shared among the property owners were both great assets to this rental.
The rental is basically right at the ocean allowing you to hear the waves and see the gorgeous sunrise and sunsets. and star gaze at night. The balcony/lanai was nice for eating and ocean watching. The beds and furniture were comfortable, and the kitchen was well stocked with oils, vinegars and spices. There were a lot of fans available because it is hot and humid in Kona all the time and there are not many places in this area with AC. There are two bathrooms which was convenient as there were 4 of us. There were pool noodles, coolers, ice packs and beach towels at our disposal here. It was great to be able to use the clothes washer and drier too. Since we were here for about 8 days, it was also nice to have access to the vacuum and cleaning supplies for some mid-week cleaning.
Cons:
The fridge was an older appliance with some staining around the handle which made it appear not so clean and that is why I put the 4/5 for cleanliness, otherwise, the place was nice and clean. This fridge is likely a non-issue as the hosts were contacted on this and they were coming to the rental in mid-November and likely will change out this fridge.
The hand-held component of the shower of the one bathroom was older and broke during our stay. This too has likely become a non-issue as the hosts stated that this too will be updated.
We had the balcony/lanai windows open at night and unfortunately there is no lock on the sliding screen doors. Realistically, it would be very difficult for an intruder to reach this 3rd floor though.
Overall, we were very satisfied.

The condo was right on the ocean on the top floor, so you got the salt air and crashing waves 24/7. The surf was high until the last day, or we certainly would have tried the little swim cove next to the complex! As we were leaving, it was finally calm…darn it. The trade winds were very calm all week, so be prepared for warm nights without AC. The grounds and pool were very nice and was seldom more than 3-4 others in the pool. This is a best-kept secret and the condo was well stocked!
