Sunrise Barn has a rural setting complete with a private hot tub, yet is under a mile to the sandy beach.. 1 step to entrance. Ground Floor: Living room: 46" Freeview TV, DVD Player, French Doors To Garden Kitchen/dining room: Electric Oven, Gas Hob, Microwave, Fridge, Washing Machine Bedroom 1: Super Kingsize (6ft) Bed, 40" Freeview TV Ensuite: Cubicle Shower, Toilet First Floor: Bedroom 2: Super Kingsize (6ft) Bed, 32" Smart TV Bedroom 3: 2 x Single (3ft) Beds, 32" Smart TV Bathroom: Bath With Shower Over, Toilet. Gas central heating included.. In a peaceful rural setting just ¾ miles from the glorious sandy beach at Chapel St Leonards, these three beautiful, detached properties offer a superb base for holidays at any time of year. Commanding views over pastureland, adjacent to the owners’ small working farm, they boast a high quality of contemporary décor and each cottage enjoys a widescreen TV and a TV in every bedroom. The cottages enjoy their own gardens with a private hot tub. They have also been featured as ’The Editor’s Choice’ in the Country Lifestyle and Leisure magazine in 2017. Fantasy Island theme park is only 3 miles and the Sealife Centre at lively Skegness is 7 miles. Locally, there are nature reserves for bird and seal watching as well as opportunities for horse riding, cycling on quiet country lanes and coarse fishing nearby. Lincoln’s lovely medieval streets and designer shops, and the vintage emporiums of charming market towns in the Wolds are also easily accessible. Golf 5 miles. Shops, pubs, restaurants and takeaways are under 1 mile.. All properties: Gas, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair. Laundry room with freezer and coin-operated tumble dryer (shared with other properties on-site). Enclosed garden with patio and garden furniture. Grass area for ball games (shared with other properties on-site). Barbecue (shared with owner and other properties on-site, available on request). Hot tub (private). Bike store. Private parking. We arrived at the barn and were met by Sally, who after a welcome brief left us to unpack and settle.
The barn is beautiful, very well appointed and nice and cosy with the underfloor heating.
The beds were all comfortable and the kitchen well equipped, including the essentials like washing up liquid, dishwasher tablets etc.
The hot tub was a very welcome luxury after walking the dog at the nearby beaches, all of which were lovely.
We would definitely recommend the Sunrise barn and hope to return again soon

Absolute beauty of a place .
Absolute beauty of a place . Gorgeous property which is very spacious and well equipped. The hot tub tips off the holiday. We have been twice now ( stayed on the Roosters ) previous and we will def be going back and want to stay in Mill Stone next time . Sally and Neil are amazing hosts and left a welcome pack with bread chocs and cake ... also treats for our dogs. He beaches are close by ( 5 to 10 minute drive ) and are dog friendly.
Lovely little towns close by for all you need to stock up with foid . Brilliant . Would highly recommend any of the properties at Mill Farm Cottages 100%

Went with 5 other ladies. Had a girly weekend. The barn is beautiful, really clean and fresh. The beds are SO comfy!
Downside, the owners seemed a bit to nosy. Always checking on us. Which we went to relax, but felt like we couldnt because we was being watched. The owners are lovely though. House was full of flys, but cant be helped as its bang outside their working farm. Id defo recommend for families. The kids will love waking up to the animals.
No taxi drivers knew where it was, we had to direct them where to pick us up.
Overall a good stay but wont stay again due to feeling a bit un easy with the owners nosying.

Nice touch with the welcome tray on arrival. The owners were very helpful and friendly but not in your face.
Sally - Only comment I would make is a coat stand under the stairs would be great.

WOW what a stay we had at Sunrise Barn. The owners at Mill Farm Cottages are Sally and Neil and what a place they have created here. several properties from a small bungelow to the barn conversion we stayed in. all are private have a hot tub and loads of space. We have stayed in many high class properties with blue chip holidays but this one is way out in front. Our grand kids just loved all the farm animals whick are all around the property to feed if you wish so I found myself making many trips to the local supermarket for vegetables the the grandkids could feed the donkeys chickens ducks geese and the massive pig. I contacted Sally before hand to ask about horse riding for our granddaughter and she gave me a number for a riding school just up the road when I rang him he said she was a bit young at the age of 4 but he arranged for someone to take her out on a little pony and boy she loved it.. anyway this place is amaculate and spotless and just the best place to relax just wish you could score higher than a ten... we were gutted when we had to come home BRILLIANT

Lovely holiday in good surroundings. Shame about the amount of flies though. To be expected on a working farm I guess. Apart from that the house is great and the hot tub amazing.
Recommend The Trafalga for really good, safe, pub grub.

This is a lovely property.
This is a lovely property. . Sally is very friendly and helpful and she always leaves you little extras to make your arrival comfortable. This is a lovely quiet location with close access to everything you need in Chapel St. Leonard's. There is a good size Co-Op lots of take aways pubs and a lovely Italian. The beach is dog friendly and had a huge promenade for easy access and walking or you can walk for miles on the beach.
We would have given 10's across the board but the DVD player and TV's in the bedrooms are now very dated / small. The bed in the upstairs mater bedroom is quite squeaky when getting in and out.
Please don't let this effect your decision on booking though as it is a spotlessly clean well appointed property, we have only highlighted these minor points so that it is a fare level review and so Sally may like to pick up on them and take her property from very good to out standing.
To finish off, we would book here again with out hesitation it is a lovely property with so much going for it.

This is a lovely property. . Sally is very friendly and helpful and she always leaves you little extras to make your arrival comfortable. This is a lovely quiet location with close access to everything you need in Chapel St. Leonard's. There is a good size Co-Op lots of take aways pubs and a lovely Italian. The beach is dog friendly and had a huge promenade for easy access and walking or you can walk for miles on the beach.
We would have given 10's across the board but the DVD player and TV's in the bedrooms are now very dated / small. The bed in the upstairs mater bedroom is quite squeaky when getting in and out.

The property has clearly been invested in and is of a high standard throughout ! Very tasteful!
Great sized garden for my large dog and a large safe play area in front of garden for children.
Hot tub wonderful too! Area lovely with beaches ten mins away in the car ...great for exercising our dog! Anderby Creek was our Favourite.
Children would love it here as there are cows ,sheep, donkeys ,ducks ,chicken and a friendly pig that you can feed leftovers too!
It also suited couples,like myself and my hubby and our dog ...for some peace and quiet !
So it's an all round Great property and place to stay for everyone !
