***UPDATES COMPLETED - New tiled master walk in shower with rain head, hand held unit, clothes line for those wet bathing suits, wainscoting and being painted light blue. New very comfortable living room sofa, new outdoor dining furniture on a new balcony, two new living room chairs that turn into single beds!! Let's not forget our new beach!! And new balcony sliders and bedroom window to be installed 4/25. More photos coming!

Topsail Reef is a complex with 8 buildings, each shaped like a V. Our condo is a point unit in Bldg 5 – absolutely amazing view, nothing obstructs your view from seeing up and down the beach from 3 stories high!

When you are not on the beach, you will most certainly be on the balcony because of the incredible views: you can watch an amazing sunrise/sunset, dolphins playing in the surf, sea birds and Ospreys from Camp LeJuene flying past the balcony...and what a site when there is a full moon! Even though there is an eat-in kitchen, you’ll probably enjoy dining outdoors more, on the balcony with new table and chairs..

Our air conditioned/heated unit has an open floor plan, with a full size eat-in kitchen and living room. There is seating for 4 at the island - each person can view the ocean while dining inside or out! It has all the appliances you need while on vacation - a Dishwasher (who wants to hand wash dishes while on vacation), a stackable Washer/Dryer (no need to carry laundry to the laundry building), electric range with self cleaning oven, over the stove microwave and a full size refrigerator with ice maker. The kitchen is equipped with dishes, pots, pans, 2 coffee makers (including Keurig), blender, toaster, etc. There is even an on-demand tankless hot water system and filtered cold water from the kitchen sink and one for the ice maker!

The living room has a comfortable new sofa and two chairs that turn into single beds, a new 42" Smart TV, new DVD player. Spectrum Cable and Wi-Fi is also included.

The bedroom has a large closet and triple dresser to hold your clothes. The queen-size bed has a memory foam topper for a great night’s sleep! And there is cable TV in the bedroom! Linens are now included!!

We picked North Topsail Island because it is a family community with clear blue-green waters surrounded by sand so soft... a quiet island with clean, uncrowded beaches to kick back and enjoy some family time and get away from the worries of the world!

While a quiet island, it's not far from the action... for short excursions and shopping, the quaint village of Snead's Ferry is just over the bridge with shopping, restaurants, a spa and a country club for those who want to play golf. Surf City is also nearby with plenty of touristy activities to do.

We had another Great week as always! We have stayed here ,twice a year for several years.We just love the owner of this property and call her friend! She always makes sure that you’re comfortable, and will take care of any unforeseen problems right away! I love having a washer and dryer in the unit and the new walk in shower! This was our first ever visit to Topsail Island, and our accommodations were wonderful!! Just enough space for the two of us (but a small family would be comfy, too), all the comforts of home, and the feel of being right on the ocean! Our one disappointment was we did not originally know it is stairs only to the 3rd floor. But all other expectations were met and surpassed. Fran is a great host!

This is a great little condo right on the beach with everything you need! We have stayed here twice now and really enjoyed glasses of wine on the deck overlooking the ocean and the short walk to the North Topsai Market and Tiki Bar, which is a hoot on karaoke night! Close to the Seaview Pier and the North River inlet if you enjoy fishing!

Comfortable setting with an outstanding view of the ocean. Within walking distance pf the North Topsail Tiki Bar where the locals go to cut loose and have fun. Good restaurants nearby and place to walk, collect shells and fish. We will be back.

My husband and I had a very relaxing stay. The best part of this rental is the view! The balcony is literally on the beach. Fran was very quick to respond to any questions we had and was very nice to communicate with.

First, Fran was the best condo owner I have ever had the pleasure of speaking with!! Fran treated me like family during this stay! I consider her a great friend now. The condo is immaculate!! All of the furniture, appliances, and location are top-notch. The view from the deck is AMAZING!! On top of it all, Fran even had fresh beautiful flowers waiting for us in the condo! I had mentioned to Fran that I was going to propose to my girlfriend during our stay and Fran added the perfect touch with the flowers for me. Overall, this is the perfect condo to stay in all of Topsail Beach if you are looking for a quiet and romantic vacation. I can't wait to bring my new wife back to stay here again next year!! I highly, highly recommend it! Thanks for everything Fran!

The property was great! It is in a great location with amazing views from the balcony, which overlooks the beach. Super quiet at night. It was an amazing vacation for me and my boyfriend. We didn’t want to leave. If you’re looking for a quiet getaway, with amazing views, this is the place. :-) C&D

We enjoyed our stay. Condo is small but had everything you need. The little things made me happy, water filter, ice maker, night lights, remotes for the lights, the duel coffee maker big hit for me! The bed rattled but mattress was comfortable and slept well. You can not beat the beach view and access to the beach. I did not spend anytime cooking but there seemed to be everything you woud need. I was also a fan of the shower and it was nice having a washer and dryer. If you have trouble with steps or have a large crowd this wouldnt be the place for you... otherwise i think it was a great rental.

We stayed again for another glorious week in this beautiful clean condo. Fran was fantastic she was upfront about the balcony removal and possible replacement during our stay. Owner was honest in making us aware that balcony was being replaced by HOA. We were given the opportunity to back out from renting the property. We chose to continue with our plans. We had a wonderful experience and would rent this property again.

I have to start by saying the owner of this condo is the sweetest most pleasant person I have ever had the pleasure dealing with . She goes above and beyond in assuring your stay is a fabulous week, from the time of booking until your last day. I have booked this condo twice a year for two years now and will continue to come back year after year as long as I am able to climb 3 flights of steps! She has a new cleaning lady now who had the place so neat and clean, that is very important to me. I love topsail island and the abundance of sharks teeth I find on the beach here, and watching the dolphins pass by everyday. Thank you Fran for all you do to make it such a wonderful experience! This condo is on the water front so you can hear the waves all day and night. Each building has a set of stairs to access the beach. A small patio is furnished with a nice table and chairs that provide an excellent location to enjoy refreshments with a view. Although there is no central air, a breeze keeps the unit comfortable and two wall units can remove moisture when humidity is oppressive during the hottest part of the day. Best suited for two adults. The sofa bed may be okay for children but can’t recommend it for adults. If you are sensitive to fragrance or odors, give this one a second thought as there are multiple Fabreze canisters to mask a strong mildew odor that is likely caused by venting a clothes dryer into a closet - the odor escapes when the cabinets under the kitchen sink open. Over all, there is much to enjoy in this very small unit.

The property is very nice. It’s clean & meant& everything works. It’s not like a 4 stAr hotel, but it’s very comfortable & has everything you need, kitchen & fridge, good seating, AC, nice bathroom, and that incomparable view from the nice deck w furniture.
