About this house rental
If you've been to Park City, Utah then we don’t need to describe how fantastic it is both winter and summer…and fall is truly one of the most beautiful times of the year. But if you've never been then come experience it and stay in this beautiful home! This luxury town-home is outstanding and compliments the beautiful scenery it is surrounded by.
It was the actual 'model home' for the exclusive community of the 'Last Sun at the Cove'. The furnishings and decor are therefore exquisite and well-adorned as well as being comfortable and family-friendly. It consists of over 4000 sq ft. featuring 4 bedrooms (including dual master suits), 6 bathrooms, game room, 8 person spa, 3 stone fireplaces, luxurious gourmet kitchen, state-of-the-art audio/video system including an Ipod docking station, vaulted ceilings, a BBQ deck and beautiful craftsmanship throughout.
Guests will have access to entire home and it's available amenities. Some of the space may be closed/locked off in which case these areas are not accessible to the renters.
NEW TRANSPORTATION: Park Meadows Bus Route! 20Tan line will pick you up right on Meadows Drive! There won’t be transit stop poles in the upper Park Meadows area. Instead, riders can wave down the bus anywhere along its route in Park Meadows. For route and time point info, visit parkcity.org/departments/transit-bus/routes-schedules. Riders can also download the Transit App to track Park City Transit Buses, view upcoming departure times and plan trips.

Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a normal neighborhood environment. Home owners across the city are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
Breach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Guest or someone in the Guest’s control seriously threatens to inflict personal injury, or inflicts any personal injury upon the Owner or other guest; (b) Guest or someone in Guest’s control intentionally inflicts damage to the premises; (c) Guest has vacated the premises and the person in possession is holding possession contrary to item 2 in Rules and and Regulations herein that prohibits subleasing the premises to another or allowing another person to occupy the premises other than the occupants named as guest in this agreement, and the owner has not knowingly accepted rent from the person in possession; (d) guest or someone in the guest’s control commits any act which is outrageous in the extreme; (e) Guest or someone in guest’s control does knowingly violate the Policy, Rules and regulation herein. (f) Guest uses the premises for a purpose other than vacation rental.
Drugs/ Alcohol: There should be no use of illegal drugs by any Renter, Occupant or Visitor in or on the grounds. There should be no consumption of alcoholic beverages of any minor under 21 years of age.
Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.
City Ordinance/State law: Tenant shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.
Falsified Reservation: Any reservation obtained under false pretenses; will be subject to forfeiture of advance payments, deposit and/or rental money and the party will not be permitted to check-in.
Written Exceptions: Any exception to the policies must be approved in writing in advance.
Rental Rules and Regulations:
1.Occupancy: The maximum occupancy for this Rental Agreement shall be 10.
2.No Subletting: Only Tenant and their guests listed on this Rental agreement shall occupy this vacation home.
3.Age Restrictions: Primary Renter must be 25 years or older.
4. NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This neighborhood is made up of mostly full time home owners. Therefore this property has a ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. Music that is audible past the property line. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from your residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside your home. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and tenants if there are repeated calls for noise violations to one address. Tenant will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees.
5.Smoking: This is a non-smoking property, both in or on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage.
6.Damages: Tenant will leave property in good order. Sheets, Blankets and Comforters damaged from, but not limited to, tearing, food, blood or other bodily fluids will incur full replacement value charges. If excessive cleaning is needed, you will be charged $100/hour, or actual charges, whichever is greater.
Missing or damaged items will be charged at full replacement cost.
If area carpets are excessively dirty during your stay you will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.
7.Kitchen: Cooking at high temperatures sometimes results in strong smell that permeates throughout the house, For example but not limited to popcorn and fish. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an extra cleaning fee will be applied.
8.Pets: Pets are not allowed including those belonging to visiting guests without prior consent from the property manager.
9.NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to maid service after you depart. If you would like daily maid service it can be arranged for an additional daily fee.
10.Upon Vacating: Please follow Check-out Procedure.

We had family ranging from small children to parents and grandparents. The home was beautiful, well maintained and the location was perfect; close enough to restaurants and Park City amenities and pool and addl hot tubs on site across the street. Beautiful view of ski-resort runs and Park City, hiking trails within walking distance as well.

Upon first entering this home, we knew we picked the right place to stay for our ski trip in Park City. From the cozy, mountain chic interiors, to the spaciousness, cleanliness, and beautiful views, this house had everything and more. Fully equipped kitchen makes breakfast time a breeze, hot tub is clean and perfect after a long day of skiing. The house isn't too far from Main Street. We used Uber to get around. Will definitely be back!

This home is everything you see, which is beauty and comfort in very close proximity to Park City! I have zero complaints. The hostess, Cindy, could not have been any nicer or more available and responsive. Very professional and nice people. She even found me a number for a recommended local orthopedist when I hurt my knee skiing. I wouldn’t hesitate to stay here again.

Wonderful weekend! The house is roomy and has everything you need for entertaining. We had a great Mother’s Day dinner here. The location is beautiful. Loved the hot tub, bar, pool table and so many games! It wasn’t cold enough for the fireplace but there are three. The cabin decor looks a bit dark online but the home has high ceilings and feels open and light. Much better in person than in pictures. The view is stunning.
Some wires got crossed with the cleaners and the house was not ready when we arrived. Cindy responded promptly and offered to buy us dinner while the house was being cleaned. We were so grateful as we just had bought groceries and had planned on cooking. We went to dinner and everything was perfect when we returned. I thought this was an awesome way to handle the situation. Stuff happens but Cindy totally made it right. I will stay here next time we are in Utah.

The house was perfect, accommodations were just as described.
The hot tub was wonderful, tons of room. Plenty of shopping and restaurants within a couple miles. Also the group saw the first snow flurries of the season, a treat for southern girls.

Beautiful home and a great location. Unfortunately the mountain was closed down the day we got there because of Coronavirus. We only stayed two bites and Cindy was wonderful to with. She will only charge us for the nights we were there. We’ll be back!

The property is luxury home stocked with all the amenities to make one feel at home. The house has a spacious kitchen and dinning area. The bedrooms all nice and with attached bathrooms. There were plenty of games and puzzles, a pool table and a seven person hot tube. The neighborhood is great for walks and 7-10 minutes from the Park City ski lifts. The home is in a lovely hillside setting with easy access.

Cindy was extremely responsive throughout the entire process and the place was better than advertised. Lots of nice extras are included and we didn't find ourselves wishing we'd brought all of the little things you often wish you had. We had a group of 8 adults and the place was perfect. Lots of great entertaining space, games and tons of bathrooms.

I rented this house for my children and grandchildren. It was so comfortable and accommodating. It had so many toys and games for children of all ages, the grandkids never got board. And the big kids enjoyed the pool table, ping pong and hot tub. The house was beautiful. The location was close to everything needed. Cindy was a pleasure to deal with while booking and prompt with the return of the deposit. We like to go out for a couple of meals and like to cook at home for a couple. Kitchen was very equipped. I would highly recommend renting this house for families with children. You won't be disappointed!!!

I have been renting VBRO houses and I have never had a better equipped house. The bedrooms were clean, quiet, and comfortable, the kitchen was fabulous and we cooked a lot since we had young grandchildren with us. We loved the ping pong, videos, games, and books. The pool was wonderful after an afternoon hike. The location of the house was perfect.

We stayed at this property from February 3-8, 2015 and thoroughly enjoyed our stay. Cindy was a wonderful host and had everything prepared perfectly for our arrival, including a fridge stocked with snacks! The house was very clean and comfortable and had all the amenities you would want for a luxurious winter getaway. We were in Park City for our wedding reception combined with a ski getaway with a group of friends. Eight of us stayed at this property comfortably with plenty of extra room for dinner guests. There is lots of entertainment to take advantage of at the house: excellent sound system, hot tub, pool table, plenty of games and movies, and of course, proximity to amazing slopes! Naturally, we took advantage of all of them! The neighborhood is lovely and the views are spectacular. We highly recommend this property for anyone looking for a rustic and cozy, yet well-appointed home away from home!

We have enjoyed staying in this lovely town home twice! The views are spectacular during the day and the lighted trees around the properties at night are beautiful. The location is wonderful and easy to get to all skiing, shopping, and dining. The owners are exceptional to work with and make sure all details are covered.
This property is always well maintained and well appointed for cooking large meals. We love to cook and there are ample serving pieces and wonderful appliances to do so.
The town home offers a lower level with games, pool table and ping pong which is great for kids, while the upstairs family room is cozy and comfortable with nice furnishings, and gives a separate place to relax and unwind. We enjoyed a roaring fire each night!
The hot tub was wonderful after a day of skiing and was warm and ready when we arrived!
There is great bedroom space and the beds were very comfortable with attention to nice linens.
We were able to use the garage to park our car and the entrance to home off garage offered a very nice space to store ski gear, coats and shoes.
We travel to Utah often and love the skiing here better than anywhere in the US. The tour of the Olympic Training facility is beyond awesome. I would recommend that everyone visiting this area take a half day to visit the museum and tour the facility! Museum is free and tour is $10. Kids will love it! There are lots of fun shops in Park City and great restaurants! We especially love Maxwells! Great for casual dining with kids. The Heber valley area is beyond beautiful and fishing is this area is world class. So much to do while being so close to Salt Lake City and the airport only 30 minutes away for easy travel.

Amazing pretty much sums it all up. From the time we walked through the front door, I knew it was going to be an awesome stay. This rustic chic townhome was elegant, yet cozy, comfy, and basically our home away from home, but far nicer!! There were 2 families, both with kids and with the 3 different levels, you never felt like you were on top of each other. I don't know how much time the owners spend here, but the place is totally dialed in. The huge open kitchen was equipped with enough pots and pans to cook an 8 course dinner (if you're not too tired to cook after a long day of skiing) and stir up a warm yummy breakfast before hitting the slopes. There's an extensive movie selection to tailor to everybody's taste, along with multiple large screen tvs throughout the house. Therefore, adults could watch March Madness on one screen while kids can watch Monster University on another and a tv show on yet another screen. We were 10 minutes away from the state liquor store to stock up, grocery store, tons of great restaurants and shops, as well as a handful of America's top ski resorts (Deer Valley, Canyons, PC, etc.). The hot tub is a must and so relaxing at the end of each day skiing. You never know what you're going to get with a rental, but this one is very clean and a nice size. The bedrooms are huge with very comfortable beds and bathrooms are also large and clean. The bunk beds were a hit with a couple of the kids, which also had it's own full bathroom. Everything was in working order from heater, water, electricity, etc. The last thing you want to deal with while on a vacation where there's snow is utilities going sideways. Super high reliability factor that comes with the price of this house. Would definitely come back with or without kids and recommend my friends stay here too!

Three couples spent the week for skiing and relaxing and it couldn't have been a better choice. With the bedrooms on three levels each couple had privacy but lots of comfortable space to gather. The kitchen was the best equipped rental we have ever experienced. It was almost as good as being at home! Appliances are top quality and plenty of cooking equipment from spices to great selection of pots and pans and plenty of glassware. Pool table and hot tub plus Wii. Fireplaces everywhere. Amazing we got any skiing in, but we did. Covered Canyons, Deer Valley, Solitude and Alta. Last two were 45-60 minute drive but worth it.

I would highly recommend this home for everyone. The home is fabulous, surrounded with beautiful, inspiring mountain views, and high quality throughout the home. It was spacious and comfy, with bedrooms spread amongst all floors so that everyone could have their own privacy. Cindy had every type of amenity, games and supplies (including an abundance of food, drinks, and quality cooking supplies such as olive oil and spices) for us to use. The garage is also filled with appliances, extra dishes, snowboards, bikes and etc. for use. I now have a cherished video of my 1 yr old grandson as he fell in love with the John Deere tractor that was just his size! Every drawer we opened had every type of misc item that might be needed. This home was the perfect place for us as we observed the annual Feast of Tabernacles, which foreshadows the soon coming millennial reign of Christ, when He returns to usher in a time perfection and harmony for all. This well-apointed property was the perfect location for an extended family ski trip. The pool/ping pong table was a huge hit with the non-skiers, and the hot tub was enjoyed by all. Multiple fireplaces make the house cozy, and most rooms are equipped with TVs, giving people the opportunity to have a little privacy and quiet away from the common rooms. The kitchen had absolutely everything an avid cook would need. Highly recommended.

We recently spent almost two weeks at this ski house. It was large and spacious enough for a big group, everyone had enough room to spread out and be together when desired. It's cozy and close to everything you'll ever need for a trip to Park City, but the views make it seem like it's further out than it is which is even better. It's lovelier than the pictures imply. The property is clean and well maintained with an amazing kitchen space. The owners are fantastic and very accommodating and friendly. I would recommend it to everyone - we were there for work, but I look forward to getting some families together to ski!

My girlfriend and I stayed in this house for 3 weeks recently (January 2 - January 23). Everything about our stay was exceptional. The house is in a great location, centrally located to downtown Park City and all 3 major ski resorts (Park City, Deer Valley and the Canyons). Greg and Cindy were very gracious hosts and provided us with tons of recommendations of their favorite restaurants, bars and things to do. Their home is beautiful and unfortunately, the pictures on this site really do not do it justice. It's wonderfully furnished and decorated and everything you would imagine a luxury ski lodge to be. Needless to say, we highly recommend this property!

This property was perfect for our weekend, we had 8 adults (4 of whom ran the Mid-Mountain Marathon) with every couple having their own beds and bath accomodations. The owners could not have been more friendly or helpful...their home is beautiful, comfortable, enough room everybody could spread out, great kitchen, fun downstairs and hot tub area, and amazing views of Park City.

The pictures do not do this house justice; it is gorgeous! We had a family reunion this summer with 7 adults & 2 kids & had plenty of room. The house is centrally located to both downtown Park City & Kimball Junction, making it easy to explore the town. The kitchen has every appliance you could dream of. We loved the amazing views from the deck while sitting out reading or enjoying a meal. Our son was crazy about all the toys, board games, movies, etc. Having a portable crib, booster seat, etc. available at the house was super convenient. The owner is incredibly responsive & easy to work with. Would definitely recommend & look foward to returning.

Thsi is the nicest ski house I have rented. It is clean, luxurious and well maintained. There are high end kitchen appliances. The hot tub worked great.The deck overlooks both Park City and Deer Valley resorts. Minutes from downtown and skiing. The owner was a pleasure to work with. She was very friendly and responed immediately to our questions. I would love to stay here again.

This house is great - plenty of room for our four adults and two small children to spread out and relax. Very nice finishes throughout and convenient location. The owner could not have been more hospitable. Our family hopes to return next year if not sooner.
