Third time to stay. Always fun.

The house was great. Attractive, clean, spacious, up to date, roomy, lots of windows. Bathrooms looked brand new. Kitchen had a large work area, pantry, ice machine, extra freezer and necessary equipment.
The outside patio was large, and had plenty of chairs, and was covered with large trees. The river was great for swimming. Plenty of water in the area near the house.

House was perfect, fully stocked kitchen, sized to spread out. Water was also amazing. Great snorkeling, swimming and scenery. Our Dailey walks and jogs through the property in the morning seeing the wildlife was the best way to wake up and get moving.

property and river access were awesome. And Eric was so helpful...he even helped a family in our group fix a flat tire. Plan to go again and make it an annual trip.

We brought the folks that work at our business and their spouses and kids for a pre summer getaway for the third year in a row and we loved it as usual. This place has it all, hiking along the river or up hills, a shooting range, the picturesque Nueces River with its crystal clear water, trails to explore if you have a truck, clay throwers and a clay shooting range, outdoor cooking area always has someone hanging out, pool table, awesome kitchen, and just chilling in the house is great. Eric the ranch hand is always on the ball if you happen to need anything or have questions, and Cathy the booking coordinator is very friendly and a pleasure to work with. We shall return!

You can read my older reviews to see how much I love this place! I brought a group of 10 guys again for a weekend of dove hunting at Brewster Bird Hunts in Batesville. We had a great time at such a beautiful place. We will be back again soon! Thanks Cathy and Eric!

This is our second time having a family reunion here. Particularly enjoyed hiking on the property, swimming and relaxing on the porch while enjoying the views. Having a golf cart to explore the property was also an added bonus. I'm sure we'll have a third one in the not too distant future. We're thankful to Eric for his help in providing for a memorable stay.

This was our third stay here. We had a group of 23 people, and it was wonderful as usual. Cathy is great with the booking and check in, and Eric the ranch hand always is so helpful. I've already booked it in October for our next dove hunt. I love this place!!!

The place is just beautiful. We hope to stay there next year around the same time. It is a great place far out of town to rest, see all the stars at night, and swim in an amazing river.
The company who runs the place is second to none.
Blessing,
Chris

WE HAD A GREAT TIME , ERIC WAS SO GOOD AND HELPFUL. WE THOUGHT THAT SOME OF THE FURNITURE WAS LOOKING BAD IN THE LIVING ROOMS. WE DID FIND SCORPIONS SEVERAL TIMES ON THE FLOOR. PRICES ARE GETTING A BIT HIGH FOR US BUT WE HAVE BEEN GOING 7 YEARS NOW. MAY HAVE TO FIND SOMETHING MORE AFFORDABLE FOR US. THIS YEAR IT IS A $2000 INCREASE FROM 2022-23

Favorite Summer Vacation
This is the second year in a row our family has stayed at this property. We absolutely love it. Plenty of room for everyone to spread out. The river access and privacy is what sells this property though. The kids love jumping off the cliff after walking down the 60-70 steps. Love the new hand rails, especially when climbing back up. We spend our days down a bumpy road to the most beautiful water we’ve seen. You’d think you are in the Caribbean! Working with Cathy is wonderful and Eric is ready to help when needed. (Like bringing us some flour so we can make gravy!) Ready to book our summer 2023 trip!

Great family get together
This place was beyond wonderful. We had 3 generations of family get together and loved the ranch. Very clean and huge. A few amenities listed on site not avail but still had a great time in the river we floated and canned and fished and waded in. The house had plenty of space to get together in groups to chat and play and eat. Would defiantly return

Always a great stay
About 15 of us stay here every year for an annual dove hunt. Always a great time. Eric, the property manager, is top notch and always extremely helpful. House is great, back patio area is great and the river access is great! Only one comment is I wish they would go back to two night minimum.

Better in person!!
The house was/is more beautiful in person and big enough for the entire family plus some. The pictures really do no justice.
While we where there, we had 4 points of access to river. One behind the house which is unsuitable for elderly guest, 2 in which you can back right up to, and the last is a short walk over the bedrock. Kids enjoyed the use of the rope swing, jumping off 2 big builds in the water, and being able to kayak the whole river. Eric, which is your contact person on the ranch is terrific, always willing to help. Cathy the host, was a pleasure to work with and very responsive.
Thank you Cathy for allowing us to enjoy your ranch. We’ll definitely be back.

Fun on the Nueces
From Eric (ranch foreman) meeting us at the front gate until our departure, everything was great. Eric gave us a thorough orientation of the house an amenities. The house is very nice and well equipped with kitchen cookware and cooking utensils. There was plenty of room for the 24 of us. Outside, we rode our mountain bikes, went swimming and hiked. Exotic wildlife was fun to see too. The Nueces swimming “pool” below the house is fantastic and you get your exercise in too (73 steps to the landing). The water is clear and cool….very refreshing on a hot summer day. Overall, it was worth every penny. We plan on returning next year.

Lifetime Memories
Our family had the best time at Living Waters! Eric met us at the gate and he was always available when we needed him. He is a great asset to the property. The house is perfect for a large group. The kitchen has everything you might need and the living room areas are huge! Some of the bathrooms were a little small, but we made it work. We loved the backyard and the steps down to the river were a bonus. My grandchildren had a blast jumping off the cliff. The ride down to the river is a little rough. Thankfully, we had 4 wheel drive trucks because the properties golf cart wasn’t working. I really wish they would allow us to bring our own ranger/side by sides, but….however you get down to the river, you will see the most beautiful water you’ve ever seen!! We set up a tent at the waters edge and watched the kids snorkel, fish, kayak and paddle board. It was perfect. We will be back!

Incredible Property
We held a family reunion and birthday for a long weekend. This place is incredible. Extensive available waterfront. Great trails throughout. We spent hours mountain biking. This is one instance where the pictures do not do the property justice. It is amazing and will appeal to outdoor activity (running, hiking, mountain biking, bird and animal watching) or just sitting on the water. It has one of the prettiest riverfront areas I have seen in Texas. We ran out of time before we ran out of things to do. We are looking forward to going back.

Favorite VRBO hands down !
Second time to stay at Living Waters Ranch. We bring kayaks, paddle boards , floating tubes , mountain bikes, fishing poles and running shoes and use them all a lot ! This time we brought 10 of our daughters college friends with us. Everyone had such a great time! Plenty of room to spread out and plenty of activities inside and outside to keep everyone entertained. Many memories made here. We absolutely love it and look forward to coming back. Worth every penny.

River is beautiful
We were a group of 20 and plenty comfortable in this very large house. The best part of this property is the "almost" private river access. The water is turquoise and even prettier than the photos. The river is deep by the house, but just a half-mile downstream, we played dominoes while sitting in the water. We also brought kayaks and used them in the river. We enjoyed our stay!

Family getaway
This place is amazing! Need to update your description about the sandy beach and rope swing BUT that was the least. Our family enjoyed the whole place with out that. Perfect river access. Plenty of room and soooo much to do. Drinking coffee and watching the hummingbirds on the patio was a highlight! Definately will be back.

Second Visit, Amazing Time with Friends and Family!
We love Living Waters and hope to return with this group many times over. The weather and internet did not cooperate this time, but we still had an amazing time unplugging and exploring the ranch!
