***Beach Notes***
All beaches in Grand Cayman are technically public since the Queen owns up to the high watermark. Be advised, the beach or water entry behind your property may vary slightly from the images displayed due to weather. The next-door beach is also always available for your use.
***Ocean Debris & Sargassum Seaweed***
Beaches in Grand Cayman may also experience floating ocean debris and sargassum weed seasonally. Sargassum is a generally harmless floating seaweed that has increased in frequency in recent years. Although sargassum is an unsightly nuisance, it is largely seasonal in summer. Our owners do make efforts to remove heavy sargassum and will have the beach raked prior to your arrival.
Should sargassum be extremely heavy behind your property, we will reach out to the owner for alternative solutions which may include a partial refund or relocation. We try our best to work around mother nature.

First time to GC and found this amazing house! Absolutely perfect for 6 adults (can accommodate 10) who were looking for some R&R away from the tourist areas on the island (SMB). This house was magnificent and in a wonderful location in Old Man Bay on the North Side (easy to drive back to SMB for a day trip and not that far). We did rent 2 cars - very reasonable and easy to drive on opposite side of the road! There were plenty of restaurants nearby, local places as well, and right between Chisolms and Fosters for groceries. Jacques Liquor store is next to Fosters & there is one next to the Welcome Center (where there is a very nice gym). Also, house is located only 10-15 minutes to Rum Pointe and Kaibo - both are a MUST! Three rooms in the house upstairs each have a queen bed and full private bathrooms, as well as a fourth room downstairs with 2 twin bed next to a powder room. The pool is not heated but you don't need it to be - so refreshing! And the VIEWS out back - indescribable! The small "beach" area out the back is rocky (bring water shoes) but was perfect for launching the 2 kayaks. The kitchen was very well-equipped for all of our needs, very clean, and we also used the BBQ out back too (you may need to buy some charcoal). The whole process of checking in at the Welcome Center was so easy and they are so friendly & helpful with picking up snorkeling gear for everyone in our group! I would totally recommend staying here and would love to return some day!!

This is perfect if you want to be away from crowds. The location was great and some of the best snorkeling was right by the property. We enjoyed the privacy and the pool as well. Couldn't have asked for anything else.
4.7
The house was perfect for our family of 5. We arrived on the island a little early and contacted Juanita. She had everything clean and ready for our arrival. The view from every part of the property was beautiful. The pool was a perfect place to begin and end each day.
4.7
We had the most wonderful time during our stay. We had 5 adults & enjoyed our week in paradise!!! We would highly recommend it!!!!
4.7
It was very nice place. Several things outdated but we were not there for esthetics. It was very hard to get into the water. It was very rocky at the two points of entry. We did have few problems with seaweed most I blame on storms out at sea. You are on the north side so quite compared to 7 mile beach.

Great home for family trip. We like getting away from the crowded areas, and this was perfect!

The Christmas Palms house was located on a beautiful part of Grand Cayman. Our property manager was a 10😊 She was so helpful with making sure we has a wonderful stay.

Beautiful Home Overall!
We loved the home & all the amenities. The kayaks & equipment on hand for swimming was really nice, gorgeous beach paradise & the snorkeling right behind the House was phenomenal! Kitchen was well equipped & home was nice overall. The only complaint we have was the HVAC constantly resetting to 79 degrees when doors were opened or you left. It made the house constantly hot & very uncomfortable the biggest part of our stay since it takes hours to cool back down. It was a constant battle & we felt like for spending $4500 a week we should at least be able to be comfortable during our stay. The upstairs unit quit completely our last 2 nights stay so it was very unpleasant sleeping or showering. If it wasn’t for the hvac I would rate this home 5 stars. It’s really a beautiful setting & otherwise a very comfortable home to stay in. We were a group of 8 & had plenty of room. Loved having 3 master suites! I do understand that electricity is expensive on the island but with this home being in the luxury accommodations price point guests should at least be able to be comfortable during the stay.

Wonderful stay!!
Had a great week at this fantastic property. Very quiet and secluded. Great snorkeling just steps from the house. A 15 minute drive west to Rum Point and 10 minute drive east to Foster's IGA Express grocery - everything you need for shopping and entertainment is close by. We will definitely be back!!

Everything as expected.
Property was as advertised. Very quiet and peaceful. Only complaint is pool lights are on a timer and don't come on until 9:30 pm well after dark.

I would love to give this beautiful property a 5 star rating but there were some problems with the rental. First, I want to say that the house is lovely, with 3 big bedrooms, a good kitchen, and great outdoor space. The pool is small, but the view couldn't be better. Our one major complaint was the lack of privacy between Christmas Palms and the two houses built next door. We were unaware when we rented that there were new homes being constructed, as the pictures clearly show a beautiful buffer of lush trees. We were expecting a quiet, isolated home, but found construction still being completed and absolutely no buffer at all. The homes are quit close together. The workers were relatively quiet, but outside during our entire vacation. We have rented many Caribbean homes, and have always had the privacy we enjoy. This would have been fine for some, however, the pictures and description of our rental was not accurate. I would certainly have taken this into consideration prior to booking. The booking agents were very good up to the point of our submitting an email expressing some of our concerns. At that point, we were made to feel like we had not followed "our contract" by not making them aware of our concerns. The air was not working the first night, but after contacting the manager, it was fixed the following day. The agent implied that we needed to let them know. We felt we were being courteous by emailing them, but that was not the case.
Also, as a side note...be aware that there are no beach chairs provided to use at local beaches.....we had never encountered that before, but were told we could rent them! Also, the cleaning people arrived at the home at 8 am although we were not required to leave until 10 am. They were very pleasant and did not enter the home, but they did sit outside by the pool making it uncomfortable for us to relax on our last morning.
Again, the home itself was basically well equipped, with an amazing view of the ocean and lovely rooms. We felt the representation of the house was not accurate in terms of privacy.

There were only 3-1/2 bathrooms, not 4. We could not get into room with water toys due to humidity from rains in previous weeks. Lights in pool did not come on. Kitchen not as equipped as previous rentals. Also, there was no sandy beach as the photos showed.
The bedrooms were very spacious and the beds comfortable. The outdoor area around pool was wonderful. The pool was small, but very good.
There was nothing major that would have kept us from renting again, however it wasn't our favorite overall.

My husband and I just returned from a week at Christmas Palms. It is a lovely vacation home, wonderful view of the water. The house is well maintained and very comfortable for not only 2 but for large families. The bed and pillows were very comfortable. The air conditioning system is wonderful. The entire house is cool. A great surprise. The patio and pool area were wonderful. The pool was bigger than expected. The only people we saw were a few divers, a few dive boats and occasional person fishing off the shore. It is close to Rum Point, which has the best beach for sitting. We found snorkeling to be a disappointment. The other beaches nearby while easy to get too are NOT great for long easy walking. If you want to go to Georgetown will take you about 30 minutes one way. Restaurants near by are Over the Edge, The Lighthouse and the Restaurant at Rum Point.
There was a constant breeze (sometimes real wind) so bugs were not an issue, which we loved.
I would recommend this home but as with all vacation rentals there are the cons. There is no beach giving easy access to the water. The only sand is on the property. The area below the house is very rocky and not easy to walk. While there is a small water access area to the right of the property but with the surf, gaining access is difficult to go snorkeling. My husband did and found it hard to get around in the water due to waves and rocky areas.
I would recommend you get the beach shoes from the local dive shop. While expensive made beach walking and dealing with some of rocks easier. The house is very close to the road but the traffic noise was not an issue.
There is no housekeeping provided with this rental. We wanted the sheets and towels cleaned and the floors swept. We treat the house like it was our own. Cost is $90 US for 3 hrs minimum. A bit pricey but she did a good job. We have rented many homes on different islands and only one other time did we have to pay for housekeeping at this price range. I guess this is the Cayman way.
Overall it was a great get away and would recommend Christmas Palms.

Review of the Christmas Palms in Grand Cayman:
We stayed for 5 days at the Christmas Palms in the Grand Cayman. The home was in excellent condition with 180 degree view of the ocean. The four bedrooms, four bathrooms home was what were needed for a family of five. The home had all the amenities of your personal residence while being on a beautiful tropical beach. The pool and patio area were great for sitting and watching ongoing fishing boats while relaxing with a drink and dinner. The privacy was great while being nearby to two of the major resorts within a five mile radius.
We took tours of the bay, and snorkeled at the edge of the reef just to find that the best snorkeling was in the back yard of Christmas Palms. We saw Sting Rays, Barracudas, Lion Fish, eels, and all the variety of Caribbean species.
The location was close to many gourmet restaurants, or if you wanted to buy groceries and create your own meals the store was five minutes up the road.
The home is centrally located with famous rum point beach five miles west of the location. We made a day of it, the resort at Rum Point has restaurants; water sports equipment rentals, and a full functional beach.
The home is about eight miles from George Town and Seven Mile beach great areas for tourist type activities.

This house is simply beautiful, and exceeded our expectations. The picture don`t do it justice. We were {3} couples and we all had a king size beds with balconies over looking the ocean. We spent most of the time, outside taking in the views and sunsets, by the pool. Very relaxing. House was immaculate and kitchen and entire house was well equipted. Beach was a litte rocky and rough, for swimming and snokeling. Rum Point is only about 20mins away and has every kind of Water activities, Diving, snorkeling and Stingray city trips, a must do with you with any visit to Grand Cayman. Overall one of the best places, we have ever stayed at, and one of the best R&R`s we have ever had.

10 day stay at C. Palms
This is a lovely house. There is a small pool out back with fun pool toys. The kitchen is well-equipped and there's a large tv in the living area. You'll definitely need beach shoes for anyone going into the ocean as there are many sea urchins in the ocean behind the house. All the rooms have great views which is very unusual. The home is in a well-secure location and we felt safe taking walks, biking, and riding around. There are many good restaurants on the North Side and you are very close to the stingray sandbar which is a MUST visit for all in your party. The home is about a 30-40 mile drive to 7 Mile Beach and in a laid back area. You will really love this house!

beautiful property!
If you don't want to stay in a busy condo on a noisy road on seven mile beach (not to mention share the pool with hundreds of other people... eww), stay on the northside! Christmas palms is so beautiful and quiet. Three couples can share this house easily. the property is easy to find and close enough to rum point and east end on the other side (both about 20 min drives) and seven mile beach is not as far as it looks... we never minded the drive. you can't see your neighbors (unless you start walking down the beach far enough, obviously) the beach is full of coral but if you get out on the sea kayak you can get to mediocre snorkeling. take a trip out snorkeling on the east end with a boat, it's worth it!! the pool is great- doesn't have any harsh chemicals in it. warning- no modern grill! the grill is actually a small fire-pit with grate. we made it work just make sure you buy some charcoal. the pictures of this house are very accurate- we'd stay here again!

Exquisite vacation getaway!
This rental property is absolutely fabulous. It's beautifully decorated, very spacious and has all the needed amenities. It's located directly on the beach - only steps away from a memorable snorkeling experience. It's an approximate 30 minute drive from the airport to its location on the North side. There are plenty of restaurants within a 5-10 mile radius - all of which provided us with a wonderful dining experience.
If you're looking for a little seclusion and/or to getaway from the hustle and bustle of Georgetown this is the perfect location!!!!

Spring Break retreat
My wife, two teenage daughters and myself spent a week at Christmas Palms during the spring break of 2012. The house was designed perfectly for this secluded spot on the beach on the North side of the island so that there are fabulous views of the Carribean from every point in the house. The back veranda around the pool and beach is about as private as one could hope to find anywhere. The house can comfortably accomdate 10 people and was perhaps more than the four of us needed but we really enjoyed the extra space and the quiet times spent around the house reading, cooking and lounging about. The location is well off the beaten path and the traffic on the North Island road is next to nothing at all hours of the day; however, you are located only minutes away from the Lighthouse and Rum Point, two of the islands best restaurants. There are vacant wooded lots on both sides of the house that provide a secure sense of comforting isolation. The kitchen is well equipped for cooking your own meals and the screened-in area by the pool is great for serving meals. We found snorkling on the beach to be a challenge as the reef at this particular location is a bit of a swim and the surf is high near the shore. This is really a fantastic place and we hope to return one day.

a week in Paradise
Christmas Palms and the owner were perfect. Everythign was in order when we arrived. Very clean and equipted. The location was in a perfect part of the island where we got the best weather. Gentle breezes every afternoon as it got hotter in other parts of the island, we stayed very comfortable. Close enough to the action but remote enough to feel private. It was one of our best vacations ever.

Perfect getaway
We thoroughly enjoyed our stay at the Christmas palms, it was a beautiful house and well equipped. We loved the tranquility and privacy of the home, and our kids spent ours in the pool and then snorkelling near by. We especially loved the 'outside' dining room. We were very happy with our decision to go there- and would highly recommend it to anyone. We were also very happy with the level of service and info provided by Jim, with Caribbean Rental Villas. A++

The Cousins Vacation at Christmas Palms
Our annual cousins vacation was held at Christimas Palms in June 2011. We were a bit skeptical about the timing of our stay, but the weather was perfect. The house was well appointment and extrremly comfortable. The pool right outside the living area was a great place to gather after a hard day of water sports and we totally enjoyed the snorkeling right off the backyard. The kayaks were a nice touch. Linens and kitchen applicances where great. If were to supply any suggestions it would be that we needed more hooks, hangers or ways to store clothing in the bedrooms/bathrooms. All in all it was a fabulous week!

Beautiful, Private Home!
This house was perfect for our girls getaway vacation. The property was immaculate and the housekeeper, Villa, was always there for anything we needed. There is a great snorkeling area right behind the house and the property was very peaceful and quiet. Rum Point is a short 5 min drive, where you can enjoy watersports, snorkel trips, sunset cruises, etc. The house was wonderful and we would definitely recommend it to anyone planning on visiting The Caymans.

Fabulous property - great location!
We stayed at Christmas Palms this past July. The house is beautiful - spacious and very well equipped. The common area is open and the screened in porch made for a number of lovely dinners while watching the sunset. The pool is big enough to really swim in and its location right on the beach is very special. Each of the bedrooms was beautiful - and each has its own private deck. The bathrooms are spacious with great showers. Even though the owner was in England she was very responsive about a couple of questions we had. The housekeeper, Villa, is lovely and helpful. This is the fourth house we've stayed in on the Northside and it's by far the best. Ocean kayaks are a plus and the outdoor furnishings were also comfortable. Nothing but positives from us.

J & J
We travelled with 2 other couples this summer to Grand Cayman. We travel together every year[college friends for almost 40 years} and we are picky. Christmas Palms was great-3 nice in-suite bedrooms and nice layout. The best part is the ocean as your backdoor-the snorkeling there is the best! We ate at Over the Edge 3 times, Vivienne's for lunch, also Lighthouse and Tucca{all Fabulous} Location of the house is perfect if you like laid back and quiet[and we do].Great house!

Great house - amazing location!
This was our fourth trip to Cayman and the house was the best we've stayed in yet. We always rent a house on the Northside as we like the quiet, privacy, and the ability to cook our own food. This house wants for nothing. It is beautiful and spacious with a great open floor plan. The kitchen is well equipped and comfortable to cook in. The screened in dining room was perfect for meals by candlelight with the sunset as a backdrop. The bedrooms are all very spacious with comfortable king beds, each with their own bathroom and great views of the ocean. Each also has its own private deck which was wonderful. The pool is a great size - enough to not only cool off in but also to do some real swimming and having it directly overlooking the ocean was very nice. The beach is small but adequate (if you're looking for a place to take long walks, this is not it). But, we found it more than adequate for our needs. The two sea kayaks are a great addition and we ventured out toward the reef in them more than once. The owner was away in England but answered our questions almost immediately when we wrote to her which was greatly appreciated. From the listing, it almost seemed too good to be true but it was all that was advertised. I would definitely recommend it to people who want to be on that part of the island - peace, quiet, but easy to climb in the car and go places. Over the Edge restaurant is very close as is Rum Point; as always, Chisolm's grocery store is right down the road. I'm very glad we found Christmas Palms and hope to return in the future.
