My place is in MidTown Ruidoso WITH AIR CONDITIONING- close to restaurants and dining, family-friendly activities, and nightlife. You’ll love my place because of the views, the location, and the outdoors space. My place is good for couples, solo adventurers, business travelers, families and furry friends (pets).
We just added ROKU TV with all the apps you can imagine. Just enter your check out date and you can use your subscription information to watch whatever you want. The system will sign you out automatically on the day that you leave. If you would like to add the local TV channels, that OPTION IS AVAILABLE! Just let me know when you make your reservation. The rates and rules are the same as for the OPTIONAL HOT TUB which is described below.
The new bed is a queen size platform bed. It's nice and new and super comfortable! We also have a double size futon sofa bed.Come by and check this place out. WARNING you will share walls with other guests. Quiet hours begin at 10:30pm. Please enjoy the peace and tranquility.
Hot Tub Access is optional. I have three units in this building, but I only allow one unit at a time to have exclusive use of the hot tub. If you would like to use the hot tub, here is the fee schedule: 1 night=$35, 2 nights = 45, 3 nights = 60, 4 nights = 70, 5 nights = 80, 6-7 nights = 100, 8-14 nights = 120, 15-30 nights = 200. No partial stay payments are allowed. So if your reservation is for 1 week, you cannot choose to only pay for the hot tub for 2 nights. Reservations are first come, first served. In order to make a reservation, contact me either before or after you make your reservation and I will check availability. If available, I will send you a payment request.
This is a classic Mid-town building that has survived the years right in the heart of Mid-town Ruidoso! Don't choose this if you want to be alone in the middle of the woods. Choose this cabin if you want the ultimate in convenience to all the shops, bars and restaurants of Mid-town Ruidoso while being able to go out your back door and play in the river and enjoy the fascinating parade of wildlife going by.
THE BUILDING: I have tried to determine when this cabin was built, but have not yet been successful. I have seen pictures of Ruidoso taken in the 1950s and it was there then! It was originally built as a hotel with 8 small shotgun style rooms. The bedroom was on the river side and the bathrooms were all on the street side. Sometime after that it was remodeled into 4 one bedroom apartments. That’s the configuration it was in when I bought it in 2007. To be truthful, it was in really rough shape then. It has suffered years of neglect. After a $100,000 remodel it is now a really cool and wonderful place. When you drive up to this building, you can imagine how Ruidoso was in the ‘50s and ‘60s when it became known as “The Playground of the Southwest”. If these walls could talk, oh, the stories they could tell.
Check out the cabin next door. It was built in the late 1800s. That’s a wild thought. When you enter the condo, the living room and the kitchen greet you with lovely colors and a décor that is modern and comfortable. All these finishing’s were completed in 2012. The floor in the living and kitchen area is a beautiful cherry.
The other side of the condo contains the bedroom and bathroom. The bed is a lovely queen and really comfy! The floor in the bedroom is a lovely engineered ash hardwood. In the bathroom it is tile. When bedtime comes, open the window and let the sound of the Rio Ruidoso lull you to sleep.
THE PARKING: Parking in midtown can be a challenge on busy weekends and holidays. We have private parking for our building. I will put a parking pass in the cabin for you. With that you can park one vehicle in front. If for some reason you have more than one vehicle or if friends come over, there is a public parking lot just on the other side of the log cabin on the west side.
MID-TOWN: This is where the action is. Restaurants, bars, shops, it is all within a short walk of your front door. No DUI’s while staying here. You can Rock and Roll at Quarters or Country and Western dance at WPS (Win Place or Show). You can close the place down and walk home.
If late night is not your thing, you have a choice of five of the best restaurants in Ruidoso within a two block walk. If you don’t like to go to restaurants, you have some of the most amazing clothes shops within two blocks. If you don’t like any of the above, then there’s always wine and desert! Yes within one block there is an amazing cupcake shop and a lovely selection of wine to taste and take home. I can go into more detail later!
THE RIVERSIDE: Every coin has two sides and this is no exception. You have all the fun and excitement of Mid-town just steps away, and all the peace and quiet of nature right off the porch. We have a lovely porch with a great view of the river so you can relax while enjoying the wonderful climate. It really is the perfect place to relax after a hard day of hiking, skiing, riding, or shopping.

If you want a secluded cabin in the woods - don't book this one! Here, you will be close to EVERYTHING. You have private parking for 1 car right in front of the building. A public parking lot is just 1/2 a block away.
You are in a condo here. It's in a building with 3 other condos. Please be respectful of your neighbors. No hoe-downs or line dancing. No DJs or Disco balls. The peeps below you live and work there like normal people. Be a good neighbor.
Initially I thought the first paragraph was enough to write on this subject, but since I just had a guest that thought this was just a recommendation, I'll lose the humor. Quite hours are from 10 PM to 7 AM. When you walk on the boardwalk, and deck, the noise can be heard in the other units. When you walk on the floor in shoes or boots, it is clearly heard in the unit below you. If you come home from a night out in the wee hours of the morning, you need to walk carefully when you enter the deck. When you get inside, you need to remove your shoes and tiptoe.
Pets – yes, your pets are welcome, just please when you leave the property make it look as though there was no pet there. Pick up the waste and clean up any excess fur. We do charge a pet fee ($85/stay for up to 2 pets and $150/stay for up to 4 pets) because they do cause some wear and tear, but we know they are important to you and we want to accommodate your whole family! The fee will be charged as a separate transaction after you make your reservation.
Safety: Property has 4 cameras: 1 located over the front door and pointed at the deck area. 1 located over the laundry room door and pointed at the hot tub area. 1 over the breezeway and pointed at the parking lot. 1 over unit #3 and pointed at the deck area. These cameras will be recording during your stay.
Explanation about the damage deposit: Your reservation may require a damage deposit. If you book via Airbnb, there is no up front deposit, however if there is damage, you will be charged after your stay.If you are booking on my website, the checkout process will be easy. However, if you are booking on VRBO, they will show it as a "Refundable deposit paid at property". That is not accurate. The deposit is simply a credit card hold which is authorized on the day that you arrive and then automatically drops off 7 days after you leave. If you leave with no damage, you will never notice it. If there is damage, I will notify you of what I have found prior to making any type of claim against that hold. I'm sorry that VRBO describes it that way, but I have brought it to their attention, and they say it is the only thing that can be done with their system. I think they are just putting the square peg in the round hole. If you have any questions, feel free to ask.

Property was in good shape, nice setting on the river. Considering the recent fires in the area most everything was open and although the area is experiencing ongoing issues with flash flooding the property was safe and secure from rising waters in the river from recent rains. The property owner is easy to communicate with and very responsive! Would recommend if looking for a quiet, peaceful getaway!

The condo is conveniently located 1/2 block off Sudderth, which is the heart of Ruidoso shopping, restaurants, and nightlife. The apartment is pretty “cozy”, offering a full size bed with little extra space in the bedroom and a tiny shower in the bathroom. There is a a new futon in the living room and a nicely stocked kitchen area. The property is older than some of the new condos I have stayed in while in Ruidoso, but it is very nice and peaceful for the price.

My wife and I and our dog all enjoyed what Ruidoso midtown had to offer. Midtown is very walkable and literally steps from the VRBO. Several great local shops and bars and restaurants within easy walking distance. The Noisy River Winery was a top choice along with the Village Buttery, Downshift Brewing, and Grill Caliente. A couple miles away was Grindstone Lake with a nice 1 mile trail that the dog thoroughly enjoyed. Would definitely stay here again.

Relax Midtown on the River was a perfect spot for my solo stay in Ruidoso with my small dog. The location is perfect for access to downtown with private parking. Reed was great at communicating and making sure I had what I needed. I would definitely stay here again.

Can't beat location. We could walk to everything in town which was great for we love to walk and hike along with our two fur babies.

You would not know you were in town for back deck overlooked river and view of Sierra Blanca in distance.
One bedroom was all we needed with living and kitchen, etc. Perfect all comforts, but with adventure.

This was our second time to stay in this apartment, but we intend to spend many other visits in this place in the future. It is perfect for a couple or for a single if by yourself. It is very clean and stocked with all kitchen needs if you are cooking during your stay. You are in the middle of all the action if you want to enjoy the fantastic places to eat and enjoy the night life instead of cooking. If you are looking for convenience to shops and restaurants, you are right in the middle of the action. The side of the place where the door is for entrance is facing the river in the middle of the trees while the back side is backing up to Mid-Town!! Very quiet and the name of the place is Relax on the River for a reason, it is very relaxing! We believe you will be pleased with this place and your location if you give this place a try. AND, you also will be back to stay here again!

The unit was just as described and located within walking distance to shopping and restaurants. The creek that runs through there was just an added bonus. We opened the windows at night and slept to the sound of the water running from the creek! All basic necessities were readily available, the bed was comfortable, and the host was absolutely amazing. Mr. Reed Helmley went above and beyond, contacting me directly to make sure we had everything we needed. We already have reservations to stay here again in September!

We absolutely loved this property! Great location right behind Main Street, but you’d never know with how quiet and peaceful the property is. There’s a quaint stream you can see from the hot tub, and we even had deer walk by while we were relaxing! Easy drive to skiing and a few minutes away from delicious restaurants and breweries. The apartment was clean, fully stocked and all we needed for our vacation. The owner was communicative and checked in with us to make sure we had everything we needed. We’ll definitely stay here again next time we’re in Ruidoso.

We absolutely enjoyed our short stay in Ruidoso. It was easy to locate the place at night. Check in was a snap. The place was equipped with everything you might need for a short vacation. It was located close to shops and restaurants. Only negative was the shower. It was rather difficult for a tall person to wash hair with the low shower head and the curtain kept attacking me while showering since it was a small stand up one. However, the water was hot with good pressure. Overall, can't really complain. The owner of the property responded quickly to text messages as well. Very relaxing stay. Would stay again.
