Great property with lots of space for our family of 9 adults & 4 grandchildren to spreadout yet all be together. Very clean, great views, well equipped, & easy to get to, yet very private. Easy check-in & check-out, with Patrick the host being very helpful with the booking, sharing property & area information, beinf available if needed, & making the whole vacation experience very seemless.
Not only is York a great ME coastal town, but the properties' location was close by where we also had the opportunity to enjoy Ogunquit & Kennebunkport.
Looking forward to staying here again!!

We retreated to this wonderful home for a few days with family. There is a gathering or sitting area for every need - the subdued library, the plant room, group meals in the dining room or deck, the observatory, a media area, the main bedroom with spa - and always a door to the outside and the ocean. Patrick is the best host we have ever encountered, thoughtful, responsive and caring.

House was truly magnificent. Even during a severe thunder storm we all felt very safe due to the very sound house.

We had a great time and a beautiful weekend of fall weather for our family gathering. Accommodations are comfortable and there is plenty of space for everyone to find their niche. The beds and linens are very comfortable, it's quiet and the area is beautiful. We loved being able to walk to the beach area, sit and stare out at the water, contemplating all of our life choices. ;) We found the kitchen well equipped minus a supply of ice (later found in the pantry fridge unit). If you have a person in your party that has difficulty with stairs, please be advised the general living area of the home is on the 2nd level with no elevator.
We enjoyed our stay and would book again!

** see below: property changed hands shortly before our stay
We spent a week at the āCottageā at Passaconaway in August. There were 11 of us, two 3-generation families for an annual reunion. The house and grounds are wonderful with plenty of spaces to gather together and lots of places for quiet reading, or napping, etc. There is a private (stone) beach down a short path from the house.
The location is great ā walking distance to the nearest public beach We walked and biked to York where there is a larger sand beach, restaurants and shops. Lobster is available prepared in every possible way everywhere! We also cooked home several nights in the large kitchen. Ogunquit and Kennebunkport are nice side trips.
We booked the property the prior January, but the house changed hands about a month before our arrival, so we ended up dealing with different owners than we had booked with. Unfortunately, this meant the the new owners, with a calendar 100% full of pre-booked renters from the previous owner, did not have time or opportunity to make repairs and needed improvements at the property. The prior owners had obviously left the property in less than ideal condition. The new owners were, however, kindly able to deal as much as possible with issues that presented themselves and very receptive to our concerns and suggestions for things needing attention.
Coming from California, we were looking for a typical Maine Coast vacation, which we absolutely had. Though the house itself is large and quite grand, the area and available activities.
We look forward to seeing the improvements when the work is finished and the website more accurately reflects the property.
Thanks Patrick! Keep us posted.

This property is a great find for families that expect an enjoyable Maine vacation with plenty of room to enjoy. The home owners recently acquired the home and I look forward to seeing the upgrades which the home needs brings to this great estate. They are great hosts and look forward to staying at their home again.

For a very nice house with substantial weekly cost, everything should have been perfect. It was not. Screens not installed in windows (they were stacked inside) so we could not enjoy the evening cool air in Maine. We had to use window AC units. But the "wings" on some of the window air conditioners did not cover the window openings so hot air came in. One AC unit was left on the front deck which we had to install. One lower level bedroom had no AC. Half bath on the main floor flooded, which the owner said had happened two prior times. Two different door handles came off in our hands. The master bedroom security alarm beeped most nites and also had a bright lite that had to be covered. The wine frig was broken. The lever wine corkscrew pushed corks in-- just a host of items. The owners bought the property in June and rushed to put it on the market rather than address various issues. This is my first negative VRBO review ever I am sorry to say.

Perfect for a large group
My family of 6 adults and 1 child(4 years old)had a wonderful week in Ogunquit and York. The house has 4 large, comfortable bedrooms and 2 small bedrooms(which we didnāt use). The en-suite bathrooms need to be updated. The large, open family room/kitchen area is ideal for relaxing and preparing food. We went out to dinner every night, but the appliances, cookware etc. were certainly in abundance. There are many outdoor spaces to sit and eat but most of them are worn and not comfortable. The grounds are spectacular and the tennis court was great! It is a short walk to Cape Neddick beach, but we spent most of our beach days at Ogunquit Beach. We were lucky that we had beautiful weather but the one day that it poured we hung out at the house and played games, read and did puzzles. It is extremely comfortable for that. There is one tv in the family room, but it needs to be updated. The house was just sold a month ago and Nathan, the new owner was wonderful. He answered my questions promptly and communicated that certain areas will be updated in the off season. We look forward to staying in this beautiful spacious house next summer!

Great for family retreats
This is a beautiful home with spectacular views. The home changed hands to new owners five days before we arrived in June and based on our experience with them, they were very responsive. Would want to confirm a couple things we discussed with the new owners:
1. Because the downstairs bedrooms are not air conditioned, ceiling fans would be huge help on warm days
2. Blinds have been installed in the room windows. It gets light there early
Given new owners will be freshening select areas, having an updated instruction manual for home would be helpful.
We would definitely stay there again!

Delightful
Our stay at The Cottage at Passaconaway was everything we hoped it would be and more! This amazing house, the beautiful grounds, and the sweet owners, Nancy and Dave, all combined to make our trip so special. I could go on and on, but suffice it to say, no one could be disappointed by this delightful place!

Loved staying here
Wow! We had a marvelous week at the Cottage. Nancy and David met us at the porte cochere and gave us a detailed history of the property, as well as a tour of the house. Itās much larger than we expected, and very spacious, so that everyone had their own private space. We ate on the beautiful deck overlooking the ocean most nights, and watched the stars āļø come out. This morning, we woke at 6 am to watch the sun rise over the ocean... incredible. We were close to beaches, hiking, kayaking, the art museum in Ogunquit, restaurants... something for everyone. We went running along country roads, played tennis š¾, bocce, and even watched a movie in the downstairs theater. We hope to stay here again.

Great family vacation spot
We had a wonderful vacation here in Cape Neddick. The house was palatial with many amenities and the outdoors was full of surprises with many decks, gorgeous gardens and a tennis court that served as a play area for the children. The stone beach on the property was a short walk from the house and the children were delighted to explore it. The public beach, a short walk away, is small with no bath houses but it worked well for us with small children. You wonāt be disappointed if you vacation here!

The Cottage
A spacious, beautiful home with many amenities including decks, porches, tennis court, home theater, and gardens. A short walk to a private rocky beach or a sandy beach. Also, a pleasant one mile walk to Short Sands Beach and downtown shops.

How can delightful be over-whelming?!
The home is a masterpiece. Ocean view is perfect and a number of conversation corners in several levels of outdoor decks make the most of it. The children had places to play without disturbing the adults and we could visit with our family and local Maine friends in peace. Beautiful gardens, too.

Family getaway
We had a wonderful family stay at the Cottage. Nancy and Dave were great hosts- they gave a very detailed tour of the home so we knew where everything was and offered advice for places to eat and things to do. They live next door to the property so are very responsive to questions/concerns.
The location was great. Close to many activities - you can walk to the beach and to town. Short drive to Ogunquit. Portland is approximately 40 minutes away and Salem is about an hour. Tennis court was nice to have on site. There are plenty of outdoor decks, fire pit and a private beach ( the beach is rocky but beautiful). The gardens are lovely.
Keep in mind that the home does have a fair amount of steps which could be difficult with children and older adults. There is also no bathroom with a shower for two of the bedrooms. There is an outdoor shower.
One big plus for us was that dogs were allowed. Everyone had plenty of space to stretch out to do things as a family or by themselves which made for a relaxing stay.

Wonderful, oversized Maine Beach "Cottage"
The Cottage at Passaconaway is a very unusual rental property ...it was built in the early 1980's by the current owners and it was built in the style of grand old cottages, but includes many modern amenities. We stayed here for a week in late June 2021 and we were joined by our 3 adult daughters, their partners and 2 dogs! It is a great place for family to converge and enjoy the beauties of southern Maine. Each couple (4) had their own bedroom and bath and there were even rooms for each dog! The entire house is curved with many outside decks to avail occupants of the ocean views. The main living area is the second floor of the house, which is accessible only via a large spiral stair case off of the round foyer. This main floor includes a huge gourmet kitchen, semi formal dining area and living room, a smallish den and the master suite wing (bedroom, huge walk-in closet and massive bathroom) plus a creek porch). As nice as it all was, there are a few issues to note...the decor and technology is somewhat dated (our daughters and partners WFH for 3 days and the internet could not accommodate their needs, so they rented a conference room at local hotel for 2 days). The main TV viewing area is small, given the size of the house. The main dining area and living room are quite formal for beach nature of the location. The house includes a "theatre" room in the basement , but the technology is dated..but it works. There is also a "gym" but the it lacks equipment. All of the couples bedroom use queen size beds..there is no king sized bed in the house (even though the rooms can easily accommodate) Also note that the accessible beach is beautiful, but entirely stone covered and swimming is very risky. There is a public beach that is a 15 minute walk from the house. The Cape Neddick golf course is a 15 minute drive...a real fun option for golfers.
I must say that the owners could not be more pleasant and accommodating...they actually live next door. My only complaint is that Nancy really didn't respond to my email questions prior to arriving, but she readily picked up the phone when I called. And the fact that they welcome dogs is very unusual and appreciated. All in all, it was exactly what we had in mind and we are so glad that we had the opportunity to use this property for the week. And, its really an excellent deal for the price! Enjoy

Beautiful setting and weather in early June in Maine!
This home provided a beautiful setting for our June 2021 getaway! Cape Neddick is a beautiful town and love the accessibility to York and Ogunquit! The owners were very attentive (maybe too present at times as they live next door) to any questions or issues that arose. We enjoyed the area and our stay!

Family reunion friendly
Great spot for our family gathering for ages 2-70! Loved the great room and outdoor decks. Nice to get back into tennis too. Short and easy walk to both pebbly beach and sandy beach which we loved even in the rain! Amazing gardens and landscaping and the fire pit was a treat in the evenings! We hope to make this an annual event!

Could not have been happier at our resort like stay.
We planned for months for a big holiday with our entire family. The "cottage" is everything you want it to be; from the perfect layout, to the views, to the theater and basketball court. We are very thankful to Nancy and David for being great hosts on a wonderful compound.

Views, beautiful grounds and plenty of space.
What a treat to get away from it all and stay and this beautiful property. We wanted a place that we could go to and still socially distance and get like we had our own private bit of paradise. So much to do. Awesome location, stunning views and wonderful hosts. The house has everything and was perfect! Loved the hammock even on a rainy day!

Relaxing Getaway
This home served as a wonderful getaway for our family during this unusual COVID summer. It's roomy, with nice indoor and outdoor spaces, has a nice tennis court which sealed the deal for us, is within 10-15 minutes walk of two casual lobster restaurants, less than 10 minutes walk from a small sandy public beach and a 5 minute walk to a beautiful private rock beach. The house had everything we needed, and Nancy and Dave were easy to work with and very responsive. Just what the doctor ordered!

Magnificent
We had a magical visit & the home was PERFECTION! There were 9 of us sleeping in beds all very comfortably. Plenty of room to spread out & distance. Decks & patios were fabulous for gathering. Access to secluded beach was just what we desired. Beach was amazing even w cold water, we still swam. Kitchen was well equipped, every single appliance & utensil available. Tennis court was an awesome & important part of our time, we LOVED being able to play anytime. Garden was lovely. Views outstanding. No complaints whatsoever. We are so so grateful & feel so blessed to have had the opportunity to have stayed in this phenomenal home.

Excellent house and location.
The house is well maintained, and the owners keep the house clean. Cleanliness of kitchens can vary - and this house has a nice open, clean, airy kitchen. We split our time between Long Sands (York) and Ogunquit. The house is about 5 minutes from York and 10 minutes from Ogunquit. It is situated on a quiet street whereas many similar houses are right on Shore Road which is a busy street. We brought our dog and enjoyed walking her on the quiet street. This is the 4th house we have rented between Oqunquit and York, so we have a few others as comps.
We did not use the entertainment room or the little gym, so no comment on their utility.
There are bedrooms on two different floors. Put late sleepers upstairs as the noise from people walking on the floors can wake people on lower floors.
Overall - great location, clean sunny kitchen/dining area, everything in working order.

Great Place to Call HOme
Nancy was very generous in providing us an amazing experience at Cape Neddick. The location, privacy and amble space is great for family gatherings. It's a short walk to a public beach and there's a small beach accessible through the back of the property. The house was well stocked and includes everything you need for large lobster/clam bakes. Enjoy yourselves!

We returned for another stay!
This property is simply stunning. My extended family has rented it two times in three years because the house accommodates our large group so well. The owner, Nancy, is kind and thoughtful. Iām guessing weāll be back!

Gorgeous!
My family and I spent a week here this summer and it was wonderful. Nancy and her husband were so nice, helpful and easily accessible. The house itself is perfect for big familyās; lots of bedrooms, bathrooms, open concept in main living floor, big deck, wrap around porch and stocked with anything you will need. The house is beautifully furnished and itās grounds are beautiful in a secret garden way. Location wise itās a 10min ride to short sands beach and the heart of York. Cape Neddick beach is less than a half mile walk at the end of the street. This beach is very small, rocky, and no facilities. It is very fun at low tide especially with little ones as it goes out very far creating lots of tide pools and ability to walk out far. The path lead private beach mentioned is a bit of a fete to get to. The āpathā is a walk through some heavy mosquito poison ivy laced vegetation to a beach that is all rocks and huge pebbles. Itās a beautiful spot to appreciate the Maine coast but not a beach in the traditional sense. Overall, we enjoyed our stay and look forward to another visit.

Unique and Beautiful
Our family of 7 adults and 5 children stayed for a week in mid July of 2017. The house and gardens are absolutely stunning. Many unique features in the house including a gym, theater and tennis court all of which our young grandchildren especially loved. The owners were very nice people and responsive to our questions. The beds were all very comfortable and bathrooms featured great showers. The house was perfectly clean. The kitchen, located on the second floor, is very well equipped for cooking. All groceries have to be carried to the second floor. There is a screened porch plus a number of decks for sitting outside. The atmosphere of the neighborhood is quiet and peaceful. Great bird watching if you're into that. Two things to be aware of: there isn't a wide open view of the water because the trees are in full bloom in July. I imagine a better view in late fall or winter. Also, while the owners went to great lengths to childproof the central stairwell and decks, there is no substitute for strict adult supervision with little ones. There are also lots of beautiful things in this home. We took pictures of the rooms on day 1, then used those pics at departure to return the items we had moved for safe keeping. Not sure we got everything exactly right but nothing got broken which is a small miracle with 5 grandchildren ages 4 months to 4 years. The location of the house is close to restaurants, beaches and the golf course. This is the owners primary residence and the house is equipped with all the amenities of home. Air conditioners (both Central Air and Window Air Conditioners) were provided and needed as the house can get very warm. We were not able to hear the ocean even with the air off...a small tradeoff for a beautiful home.

Perfect for Large Group
Three generations of family - ages 12 to 84 - really enjoyed this spectacular home. The extremely well-stocked kitchen was open to the large living/dining/TV area, which was IDEAL for celebrating Thanksgiving all together. The interior is super accommodating for group time, but also offers nicely appointed bedrooms and private spaces. The kids, in particular, got a huge kick out of the theater room and gym.
The house is in a beautiful location with sensational ocean views. Even in mixed weather, we loved playing tennis and football and - each day - took long, shoreline walks.
The owner, Nancy, was very accommodating: she walked us through upon arrival, had pre-made pullout beds, and had a turkey pan and warming trays ready for our use. Quite a thoughtful and gracious host.
I would highly recommend this rental property. Every single family member had a great holiday weekend and this gorgeous, one-of-a-kind house was a big part of that.

Magnificent Maine Home
Our family frequently visits the Maine coast and over the past several years we have looked to rent a home to accommodate our group.
The Cottage at Passaconaway features a beautifully appointed home - we met Nancy upon our arrival and she provided a personal tour showing us the expansive living space and the beautiful manicured garden and grounds. The private tennis court was fully utilized and provided a great convenience.
The views from the home/many decks were stunning - we enjoyed our coffee and watched the sun rise several days during our stay. We also had access to a private beach where the kids and adults alike were able to skip rocks in the ocean.
Dealing with Nancy was a true pleasure - her professional approach and availability were first class. As noted above; we are frequent visitors to Maine and Nancy was kind enough to provide some dining recommendations which we tried and enjoyed.
Would highly recommend this property - our experience was terrific.
