Nice enough.
Beds not really comfortable… pillows too big.
All single beds, and different sizes that would not fit together.
Stairs very steep to second floor, and basement.
Bathtub bottom slippery.
House lovely, and in a nice location.
Well supplied.

House was nice but there were constantly ants crawling around that we had to kill and some stuff that was shoved under the couch that we werent too happy to see.
They charge a high cleaning fee for a place that wasnt cleaned that well

We enjoyed our visit. The property was as advertised. We had a minor issue regarding trash and a few other things. The property management was very responsive and helped resolving them.

Served basic needs, too many spiders!
When we originally looked at this house, we reviewed closely and felt comfortable that we would be able to park our 25ft boat/trailer and our cars off the road. The property advertised "fully equipped with all the comforts of home. step into vacation mode from the minute you arrive". We knew seating was a challenge based on pictures, so we brought an additional folding table and chairs. We chose this location as it was on a cul-de-sac. It was so QUIET compared to the last property we had been renting for the last 11 years. It was Peaceful. Besides that, the property was overgrown and we called the property manager, and although an odd request, the manager was able to get owner approval and had the trees cut back the next day so we could park boat and cars! Garbage cans on the deck filled and stinky with baby diapers, we could not move as it revealed a hole in the deck. AC's were blasting AS WELL AS the heat. Why? There was an overpowering mildew/musty smell. Window sills were dirty and filled with dead bugs, and dirt.
Spiders, ants and silverfish (BUGS) everywhere. For the entire month that we rented the house, we were killing spiders daily. My husband ended up getting a few spider bites.
There were NO cleaning supplies except for dish soap for the kitchen sink and dishwasher. We purchased hand soap, laundry detergent, cleaning supplies, paper towels, and toilet paper. The house advertised "prepare in the fully equipped kitchen! Stainless steel appliances and helpful kitchen tools are sure to make your lobster dinner a success! Bring the feast to the deck and dine al fresco." HA, I had to boil pasta in 2 pots as there was not one big enough for a box of pasta. Then the deck furniture, 2 of the 4 chairs you could not sit on as the webbing to hold the cushions were broken and the cushions are fabric and did not dry out daily and were green and smelly.
Outdoor shower still does not work. Plenty of outdoor hoses, but no running water outside. All we wanted to do was rinse off sand and coolers outside. House rules require no shoes, but how can we clean ourselves off with no outside facilities? We would say this served our basic purpose to sleep and enjoy the outdoors, but recommend much needed cleaning, pest control, and overall maintenance. Expensive for the condition and issues. Would we stay again? Yes, if all issues were resolved.

Needs some TLC, but good location
The good - comfortable house for 6 adults, close to the beach, but not walkable. Nice to have the deck attached to the kitchen. Kitchen was stocked enough with plate and dishes.
Improvement opportunities - the house is managed by Evolve and there is a local property manager. You can tell it’s a management company that manages the property. A few things that need to be improved:
Need new outdoor furniture and new cushions
The outdoor shower doesn’t work
Cleaning - the windowsills were not clean, dead bugs.
Upgraded bed linens - if you like nicer linens you should bring your own. The sheets were very thin.
Some things that I wish I knew (should be added to listing):
There is one bedroom on the main floor.
Both bathrooms are on the main floor and one is en suite. There isn’t a bathroom on the second floor.
Beach towels are not included in the rental.

Great stay in Falmouth for a family
The house is great location for a young family. It is situated at the end of a cul-de-sac. Washer and dryer in the basement. Easy to get to all our day trips.

Good space, but missed the mark
We arrived at this house last week for a 5-night stay, and at first look, we were very pleased with the location as well as the house. Checking in was a very easy process. This is where things went downhill somewhat. The house is a great space, lots of room and has provided a lot for guests as far as items within the house. However, we had several issues with cleanliness, which during a pandemic is definitely concerning. First, there were dead bugs and dust all over the windowsills. As we were exploring the house, we also found the basement to be in disarray, with a huge puddle, a pile of dirty rags on the floor, the ping pong table looked to be covered in stickiness from whoever played drinking games there last, and there were solo cups stacked on a workbench. As we moved stuff in, we had more issues with cleanliness, including finding blood on a comforter, and the stainless steel fridge in the kitchen with streaks where it looked like someone halfway cleaned it. In addition, the beds were stripped for linens and we didn't see any linens to put on the beds, and it took a call to the property manager to figure out where they were. There were also dirty dishes left in the dishwasher, presumably from whoever stayed there last. We took pictures of all of these things, and sent them to the property manager, who thankfully was quick to respond, although it was mostly to turf us over to the group responsible for cleaning the house so we could air our grievances with them about the clear issues with the cleaning of the house. We decided to let things go for now, and settled into the house. The first night, we thought we saw a mouse running around the kitchen, but were too tired to follow up on it. Later on in the trip we clearly saw the mouse running through the kitchen. Again, we contacted the property manager who responded, and said she would bring over traps and/or try and get an exterminator to the house ASAP. Late afternoon the next day a young guy showed up without warning and knocked and said he was putting traps in the kitchen. We saw the mouse again, but we were leaving so we really couldn't do much. Overall, a nice house, but having it rented through a company makes it seem like no one takes ownership. No one also reached out to "make things right" or offered any further follow-up for our stay. If the rental company can get in there and assure quality, this house would be a wonderful place to stay on vacation.

It was very quite nice cozy home.
My experience was great and my family and I really enjoyed our stay. The only thing that could have been a little better was the cleaning of the house the counter top was very sticky floor were not sweep and the laundry was still in the washer not even in the dryer. I had to do a good clean mysel when I got there.

Lovely cottage on quiet street. Big hiccup delayed our stay by 2 hrs.
It served its purpose. We ate all meals out except last breakfast. (Usually we prepare and eat meals the rental.)
The hot water is excellent and cottage is designed thoughtfully. Bathrooms could be updated as well as outlets for lamps and chargers.

E. Falmouth cottage
Sweet house on dead end road. Quiet surroundings. Perfect size for small family. Nice deck. Need to drive to beaches but walking distance to water if you like a good walk or run. Overall, nice house and experience.

Great property, but management company needs to be more on the ball
We had a great week staying in this property as a family of five. It has a deceptively large amount of internal space, including a basement, that was ideal for our trip. The kitchen is well equipped and we ate in many nights. Five minutes drive away are huge stores like Wal-Mart and Shaw's where you can stock up on groceries. Falmouth is a nice town and it was a good base for exploring much of the Cape by car.
On the downside, the listing promised air conditioning and the property had just one solitary window a/c unit which meant the place was incredibly hot. After raising this with the management company over a couple of days they eventually brought round units for each room and we were able to live in a comfortable temperature for the remainder of our stay. Hopefully future guests will benefit from the new units.
There was also a leak from the dishwasher and a curious puddle of water that appeared in the basement each day. Neither was a particular hindrance to our stay, but after reporting both, nothing was done apart from someone coming out to "have a look" while we were out for the day.
Overall though, a great place for a holiday. I wouldn't hesitate to re-book if I was heading back to Cape Cod.

Cute house
We enjoyed our stay but feel a better description would have been helpful. It was too far to walk or even bike to beach access. We had to drive everywhere but it was an easy drive to downtown Falmouth, shopping and the ocean. There is also no air conditioning which was never mentioned. The upstairs bedrooms got very warm. The kitchen was well stocked but we would have appreciated better and more towels and linens. Beach chairs and an umbrella were provided which was appreciated since we flew in and couldn’t bring our own.
