About this bed and breakfast
'The Coolest Airbnb in Louisiana' by Condé Nast Traveler (2021).
The Mazant is a historic mansion located in the Bywater arts district of New Orleans - about 1-1/2 miles from the French Quarter (30 minutes walking / 8 minutes by Uber). We have 5,000 square feet of indoor space and 9,000 square feet of outdoor space.
Our home is professionally cleaned and sanitized using properly rated disinfectant for COVID-19, as outlined by the WHO.
Over the past several years we have renovated the property, seeking to preserve historic details including 13' ceilings with plaster medallions, heart pine wood floors, cypress doors, and a 175+ year old oak tree. At the same time, we also updated the layout to more comfortably accommodate large groups:
* 18-person dining room table
* Oversized living room with 75-inch television and Baldwin upright-piano
* 12’ x 24’ heated pool and spa
* Private yard (1/3 acre) with fire pit, six-burner propane BBQ, outdoor table, and hammocks
* Super-fast WiFi (the best tier that Cox offers)
* Front porch (gallery) with historic gas lamps and outdoor seating
* Off-street parking for two cars and ample street parking for overflow
* Viking kitchen appliances
The house has eight bedrooms with layout as follows:
Downstairs
- Bedroom 1: one queen bed (semi-private bathroom - shower)
- Bedroom 2: one queen bed (ensuite bathroom - shower)
Upstairs
- Bedroom 3: one double bed and one single bed (ensuite bathroom - shower/tub combo)
- Bedroom 4: one double bed
- Bedroom 5: two twin beds
- Bedroom 6: one king bed
- Bedroom 7: two queen beds (semi-private bathroom - shower) and pull out sofa bed (double)
- Bedroom 8: one king bed
There is another shared bathroom upstairs (near the laundry room) with a clawfoot tub-shower combo.
The caretaker’s cottage is not available for rent. Our onsite caretaker is available to handle requests/questions throughout your stay.

The house is beautiful, well-appointed, and in a convenient location. We were 16 people, 8 adults, and 8 kids who ranged from 4-18 years old. There was plenty of room for all of us, including an alcove of three rooms for our teenagers and loads to do, including relaxing in the pool and hot tub- even though it was January.

Beautiful renovated property in the Bywater. Great place to stay away from the crowds and busy streets of New Orleans. Try The Joint BBQ down the street, some real nice folks in there.

What a wonderful celebration at the most magicl place! Our good friends suggested Mazant after spending Thanksgiving there last fall. We were celebrating our 50 th wedding anniversary with children and grandchildren and could not have found a more perfect place. We did leave the property for a special blessing at St Louis Cathedral, a visit to the French Quarter for beignets, a little shopping and jazz music, but time at the Mazant was the best part of our stay. The pool, the side yard for badminton, the patios for enjoying homemade pizzas and a shrimp boil were amazing. The house itself is even more beautiful than the photographs. Every room functional and beautiful. Comfy beds and sofas, nice bathrooms and kitchen and formal dining spaces were all appreciated. The books, games, art and historical documentation were enjoyed by everyone!

Came with a large group of friends, and had the most wonderful time. House was large enough that no-one felt on top of each other. Renovation was very well done, and the decorating was very thoughtful. Loved the neighborhood as well.

The Mazant is unbelievable. I cannot imagine there is a better vacation home in NOLA -- It has every amenity you could want, the house is freaking gorgeous (looks exactly like it does in photos) and the property management is extremely friendly/attentive. I would recommend The Mazant to anyone visiting NOLA, especially if you have a large group.

Grandma’s 80th birthday
The house was perfect for a large group. There was plenty of room for everyone. The house is amazing with historical charm! The host was very responsive and gave great recommendations for local places to shop and eat. It’s just a few blocks from local transportation which makes it easy to get around town.
We have rented many houses for our large group and this house is one of the best we have stayed in!!

Great Post-Covid Reunion
The Mazant is a beautiful and charming property that is the perfect space for a large group.
We stayed in mid-July 2021 with a group of 12 adults, most of us friends from college. While the weather was hot and steamy, all it took was a dip in the beautiful pool to cool off. It got cool enough in the evening that the hot tub was also a hit.
The inside of the house is stunning and tastefully decorated. 8 different bedrooms meant that each couple had their own space, there were more than enough bathrooms so that no one was ever waiting, and there were so many different places to congregate that it never felt like we were on top of each other. The kitchen was perfect for cooking for a large group.
Bywater is a vibrant neighborhood with many great bars and restaurants in addition to what the Quarter has to offer.
Jeff was a great host—responsive and clear in communicating.
I highly recommend The Mazant—you will be glad that you chose to stay at this property!

Beyond Fabulous
My family and I had an amazing stay at The Mazant. Such a beautiful home. Every detail was thought of and more and it was well worth every penny spent. I highly recommend staying there.

Great house for an adult group to visit NOLA
170yr old house that has been refurnished very well. Great for large groups. Centrally located and within walking distance to several eating establishments. On the edge of a ‘nice’ neighborhood just be sure to go towards the river when walking. Quite a little oasis in itself. Beds were great even for xxl people. (We were all former college football players). Very little parking and we had decide to use Uber for transportation. Excellent property management, very responsive and helpful. Amenities were not lacking. Well stocked kitchen in regards to dishes and tools. Most bedrooms are on 2nd level so not conducive to people with mobility issues. We would stay there again.

The best house on the block !
This house is just amazing it is way better in person! The house is well kept and clean, I love that the kitchen was well stocked and had just about everything I need it. The house was spacious and the bedrooms and bathrooms were great as well it was the perfect amount of space for me and my party of 10. Jeff is an awesome host he responded and answered my questions in a timely fashion. The house manger Kevin was just so sweet and nice and answered any questions I had during my stay. Also they just added a pool and jacuzzi in the yard. We were able to use the jacuzzi which was a perfect add on to the stay. Overall this house is great I will be booking this house again!

Enhances the NOLA experience
The house was absolutely gorgeous. The pictures online don't do it justice honestly. The beds and couch were very comfortable. Kitchen was easy more stocked with pots, utensils, spices, etc. than we thought it would be. We had a very big group (16 people) so we were concerned it could get a little sticky if people wanted to take a nap or watch tv and other ppl still wanted to party but the house is so big this was never an issue. If you are looking for a place that gives you the historic feel and vibe of new orleans this is it.

Flawless
This property couldn’t have been more perfect! From the first second that we stepped in, we were in awe. From the decor, to the size, to the multiple outdoor spaces, and extra touches...everything was perfection. 12 of us stayed here for 4 nights and we were still discovering things the last days. The owners do a great job of making sure guests have everything they need, including bug spray, extra towels and wash clothes, coffee and more. I’ve stayed in many properties in Nola but this one by far tool the cake. Can’t wait to come back again.

Incredible house, professional hosts
This house is unreal - one of the best VRBO houses I’ve ever stayed in. The house has a lot of New Orleans charm but seems to have been recently remodeled with no expense spared to treat its guests to modern conveniences. We were a group of 12 and each of us were in awe of the size and scale of the house and property. One of the best things we did was organize a crab and shrimp boil for the outdoor picnic table. The outdoor spaces are incredibly well maintained so highly advise using that! A big thank you to owner and property manager Jeff and Kevin for the hospitality

Bennett Granddaughters Retreat 2019
Thank you, Jeff and Kevin, for opening up "The Manzant" and accommodating my family and I while we were in New Orleans for our Bennett Granddaughters 2019 Retreat. Your beautifully spacious and updated mansion helped us to truly enjoy our stay in your city. My family continued and continues to say how well-stocked, magnificently updated, and awesome your home was. You had every convience that we needed and the cupcakes and wine, were a very welcome gift. We can never stress the amount of fun and great memories that were made while in your home. You were a gracious and magnificent host and we throughly enjoyed ourselves. Once again, thank you from the Bennett Granddaughters Retreat 2019 for hosting us in New Orleans! We are looking forward to coming again and visiting "The Manzant" and New Orleans!

Great property and management
House is fantastic, kept in excellent shape, and the owner/property manager have worked hard to make sure it's easy to use and has all the conveniences you may want during your stay. See the property description to learn more, but dimmers on all the lights, modern appliances, speakers in many rooms, and a ton more.
Property manager was quick to respond with questions, and had good suggestions for stuff to do around the city.
Would go back again!

Relaxing
Had a brother and sister reunion, 13 of us and plenty of room for all. House is gorgeous and well kept. Plenty of pillows and towels. Easy access and not alot of instructions for exit. Nice guys to work with and very helpful for info on attractions. New Orleans is a place to have on your bucket list, a must see.

A Hidden Treasure
What an amazing home I truly enjoyed our stay from the easy booking with Jeff and the warm welcome back from Kevin. This was my second time at the property and the changes are beautiful. The new yard is a perfect setting for a wedding or small party. I was told that even more changes are to come and now my family and I have decided to come back next year. I am looking forward to utilizing the separate cottage as well it’s so intimate. This property is perfect for family friends and couples getaways. I highly recommend this location. Thanks for making our Essence experience Great see you guys soon.

Exceeded Expectations
I have been in the hotel business for 20 years so, I can have a pretty discerning eye for service quality, and for businesses that provide the little extras. Even in a city that prides itself on service and hospitality, The Mazant should be held up as a gold star example. Their communication, help, and attention to detail, even the small things, from the soaps in the bathroom, to Alexa in the kitchen, are outstanding. We reserved the house for the family to stay while we were in New Orleans for my wedding. The photos on the site do not do the beauty of this property justice. When we arrived, we were amazed by the great condition of the house, the cleanliness of the entire property, and the small items they included. There was 15 of us and more than enough space for everyone! The bathrooms were all medium to large sized, which is rare in an older building. The bedrooms were well appointed, and the beds were obviously new and well maintained. The little gift of pastry and local beer was a nice touch as well. I could go on but, I really cannot recommend this property enough! It's close to frenchmen st, and the Quarter as well. Everyone in the family agreed we need to try to make it a yearly vacation and book the mazant again!
Thanks for a wonderful property and a wonderful time. Matt and Lindsay

amazing wedding locale/beautiful house/excellent hosts
We had our wedding reception here March 31st, and it was perfect. We live in San Diego and were doing all the planning from there so we were a little nervous that the pictures of the place might be more complimentary than reality....but this is a beautiful house. Gorgeous. Massive too. The yards are beautiful...the big tree is beautiful...the porches...the interior decorating is beautiful (who did the interior decorating??? whoever you are, you nailed it)...the bathrooms even...I can't think of anything bad about the place. Maybe the kitchen? It's pretty small and has escaped remodeling, so if you're planning some big cook-off, that would be a problem. We didn't do any cooking really because why would you when you're in New Orleans?! Anyway. We put a 30x45 foot tent up in the yard (make sure you get a permit from the city of New Orleans!!!), had a dance floor, set up tables in the side yard for cocktail hour and appetizers - there was so much space! We only had about 57 adults and 19 children so keep that in mind. We also rented the place (including the cottage) for a couple of days before the wedding, but ran into a problem in booking it the day after. I would recommend you pick a weekend that allows you to book the next night after your celebration. Sunday morning after our wedding, we had to wake up at 6 am to take down decorations and clean up so we could be out of there by 11 am. It was awful. You really need that next day to dismantle (and nurse your hangover). Jeff and Kevin were super helpful with everything though and very communicative. I would totally book this place if you haven't already. It's better than whatever else you're looking at ;)

Perfect House for Group Gatherings
This beautiful house made our trip! It is wonderfully appointed and the owner is very helpful. New Orleans is a great city and our group loved exploring it from Bywater. Make sure you enjoy the outdoor patio and fire pit too! What a wonderful space! Thank you again for the wonderful memories!

Gorgeous Property
I really didn't know what to expect so therefore I didn't go in with high expectation just wanted it to be clean. Well this property surpassed my expectation, everything was clean and update. It was 20 of us that stayed at this property. There was never a problem of us feeling overcrowded, so much room. We was a little hesitant about the neighborhood once again not sure what to expect and not familiar with New Orleans. The neighborhood was nice and safe, we walk to the neighborhood restaurants and bar. I must say everybody and I do mean everybody had a great time. I do plan on renting this property again. Jeff is awesome, whenever I text or email him he always got back to me in a timely manner.

Beautiful, comfortable home and gracious host!
This was the perfect house for our family gathering of 14 adults. The house was beautifully decorated and had plenty of beds and bathrooms for all of us! Jeff was the best host ever, made us feel right at home. Easy Uber rides to the quarter. We would go back in a heartbeat!
