The cottage is located on the countryside (farm) in the middle of nature, thus who is targeting the experience but has very low expectations on the accomodation side of the story should be fine with this choice. In our case, we were looking for a good overnight place, and we picked the cottage based on Booking's rating - which we can honestly say that is just a bad joke in this particular case.
Cleaning service needs a big boost. In this regard, it's worth mentioning that the mirror on the stairs was stained as if somebody spitted on it. Similarily, the hardfloor/parquet hasn't been cleaned/mopped for a long time so walking bare footed in the cottage proved to be a challenge not having slippers in your luggage, not to mention the snails that were crawling on the floor and on the stairs when we checked-in. Seemed more like an abandoned cottage than one that is suitable for guests.
On top, the entire cottage featured a very bad and odd smell (probably from the old furniture) which isn't a nice if you are seeking some confort after a long drive.
However, the most annoying thing were the spiders - we found them in every corner of the cottage. Nobody bothered to vacuum their webs for a very long time, therefore we had to kill more than a dozen in order to sleep without the risk of popping some unwanted visitors on our faces.
The refrigerator was a total mess, the door was left wide open and inside we found unfrozen icecream/chocolate boxes (probably leftovers from the previous guests). All the kitchen equipment is ancient and needs total replacement.
Moreover the water pressure in the bathrooms was very low, presumably the pumps are insufficient as the water comes from a local spring and not from the public system. Mold was present in the ground level bathroom.
Kid's playground was poorly mantained, ping-pong balls were unusable, as were some other toys.
The only good thing about our stay were the linings which thanksfully were recently washed and smelled fine.

The location
It was very sparce not very homely. Damp smell needs updating. A winter duvet in summer, with no other options (blankets etc) no information about area. Not very clean.

Limited cooking facilities, only two pans which were old and very scratched, no basics like salt, pepper, cling film, tin foil, the BBQ was not clean, with a rusty grill and cigarette butt's in it. No vacuum cleaner and a very small amount of spray kitchen cleaner, so limited opportunity to keep things clean. Lack of towel rails in bathrooms. Upstairs king size bed very hard.

The lay-out of the accommodation suited us perfectly, (2+2 upstairs with bathroom and 2 downstairs with small en-suite shower). Good sized lounge and fairly well-equipped kitchen with dining table.
No measuring jug, no clothes horse or washing line, dog poo in the garden!

The complex of cottages is peaceful and relaxing. The location is great; close to some lovely towns and villages. The beds are super comfy. Has a pretty gatden.
The cottage is in need of some TLC! The whole place smelt 'musty' as if it hadn't been aired for months. The smell never went away for the 3 days we were there despite having windows open. The general cleanliness was below acceptable. The dishwasher still had the previous guests' dirty dishes in it. Under the sofa seats was filthy. Bathroom and kitchen need upgrading, particularly the toilet which is hardly fit for purpose. Cobwebs everywhere. There was no guest information for nearby shops, restaurants, things to do; taxis etc. And no contact number for the owners if needed.

We stayed in Shippen Cottage. A very good location with a great view over the Sid Valley. Plenty of space (for 3 of us) and comfortable. Peace and quiet at night. A friendly cat on site too!
Some additional cleaning is needed, I found a number of cobwebs without looking for them. A few slightly dirty corners on the floors and windows. The cottage sleeps 6 people, there were only 3 of us so the following were not a problem for us but they might be for you - there were just 2 (mismatched) wine glasses and 4 dessert spoons. With a little work this would represent good value for money and get a 9+/10.

The games barn, the stunning views and the access to walks around the grounds make this place really special. We enjoyed breakfast in the courtyard. The beds were really comfy and the cottage had great character. We felt immersed in this beautiful bit of countryside.
Kitchen floor probably needs a mop. Water pressure is a little low but this is explained in the house and is fine as long as you’re not washing up whilst running a bath!

Location was great. In the country, near a pub and 10 minutes, to beaches, 10 minutes to Sidmouth. Great value.

Self catering, I fridge and a fridge freezer, microwave, double oven/grill, dishwasher and a laundry room!
King en-suite, super king and twin family bathroom, private garden with table chairs and a bbq.
Then Magic, a 22 year old black cat that adopted us. We will be back soon!
We should’ve stayed longer!

A very clean and comfortable cottage set in beautiful countryside. The cottage was very spacious and having 2 bathrooms was great !. It had everything we needed and a lovely private garden.
There was nothing we did not like . The only thing that could be better is the Wi-Fi - we did not manage to get any and when we did it kept cutting out . It was no prob as we were out all day but needed it in the evenings .

Lovely peaceful location and easy access to Sidmouth and the coast. I am sure during the summer it would be stunning with the doors open etc.
There was no heat left on for arrival and it was absolutely freezing and it really didn't get warm in the downstairs living areas during the whole stay.
It would've been useful to have information on how the heating works and where to find things like the heated towel rail in the bathroom and kitchen heating switches.
It was clean but not spotless. whenever you moved anything (behind bedside cabinet in downstairs bedroom) to plug something in, it was clear that it hadn't been cleaned for sometime.
Stained mattress etc in the twin bedroom which wasn't a nice surprise when we stripped the beds as requested.
The kitchen and bathroom could do with an update.

the beds were comfy, the house was nicely designed and comfortable for 4. with enough places for us all to sit and relax I would say even though it could accommodate 6 I would say this as big enough for 4 adults and two children rather than 6 adults. the master bedroom was downstairs which I also liked with it’s own small shower room. the little garden was lovely with a great view over the fields. it was also about a 10 min drive to the seafront so a good location for a visit to Sidmouth. and we could take our dog! which is not always possible. he had a great time!
I think they were short staffed as the floors on the ground floor could have been cleaner. also the wifi when we arrived wasn’t working which we panicked about as my daughter was having to work BUT as soon as we reported it someone came to sort it out. it was quickly resolved so all good. he had to restart the router. and that did the trick. in the downstairs shower room there could have been a hook on the door for robes and a small shelf about the sink would have been good. there was no really anywhere to put your tootbrush. fine for one or two days but if staying for longer thats inconvenient.

The location was excellent. It was a few minutes drive from Sidmouth sea front yet felt completely rural and unspoilt. The cottage was very welcoming with none of the annoying endless list of rules you sometimes get and visiting pets were clearly considered welcome with a meadow to exercise them in. It was clean, comfortable, environmental friendly and very peaceful.
Phone signal was sometimes weak but perhaps this was better in the business centre. I think this may be a problem that the owners had done as much as they could to resolve.

What a fantastic place! Just what we needed, in a complex of other cottages, but never felt on top of eachother. Cosy and beautifully decorated.

Location, location, location! Beautiful spot close to places to visit and the coast but peaceful. Lovely setting and comfortable cottage, well-equipped and spacious. Good walks on the doorstep, proper recycling available (not always the case with holiday lets). A lovely place to stay.
Not a problem more a disappointment: the upstairs bathroom needs some tlc. Appreciate the water pressure problem (downside of having your own spring) but I suspect the shower wouldn’t be much fun in the cooler months!

This is not a “luxury” cottage as it is marketed.
Some of the basics were not there:
- WiFi not working properly
- could not lock one of the doors to the outside
- Faulty Fire alarm went by error at 7am which can happen, but it was impossible to contact anyone in the numbers provided to come and help
- Awful pipe noise in the bedrooms
- Unlike other farm cottages, these do not have a common part to do activities like paying games etc
