To help you make a decision on renting my home, view the pictures and then read guest reviews. (Ignore older comments about beach toys and bunk beds - they were removed in 2023. The former kid's bunk bedroom is now an owner's office and storage room. The home is now more for adults than children.) When I began offering F-1 to guests, I adopted the 3pm check-in and 11am check-out times every other rental property seems to have. On January 1, 2022 I changed that policy to a 4pm check-in (with possibility of early arrival) and an 8pm check-out time. That lets you enjoy another day on Hawaii before getting cleaned up, packed, and catching an over-night, “red-eye” flight back to the Mainland - brilliant! I block the day before and the day after every guest stay so my cleaning crew always has plenty of time to thoroughly clean F-1, which I insist upon. Would you want it any other way? Welcome to the land of Aloha for a memorable vacation. As an end unit, F-1 provides privacy, peace & quiet – there is no one above and no one below your place in paradise. Palm trees, flowers and foliage provide fresh tropical surroundings and scents. You'll quickly feel very comfortable here.
This clean and spacious Waikoloa Beach Villas 2-story unit is located in the beautiful Waikoloa Beach Resort area of The Big Island of Hawai’i. You’ll be on the “dry side” of the island as opposed to the “rainy side” – a wise choice. From Kona International Airport (KOA) it is an easy 18 mile drive with stunning ocean views on your left and the mountains of Mauna Loa, Hualalei, & Mauna Kea on your right. The location is perfect; nearby there is plenty to explore and a variety of activities to enjoy. It’s just 1.0 mile to scenic Anaeho’omalu Bay (A-Bay) and a quick 12 minute drive to the renowned Hapuna Beach State Park or Kekaha Kai beach. It doesn’t get any better than that!
In addition to sun & fun on beautiful ocean beaches, there are world class golf courses within the resort area or just a short drive on Queen Kaʻahumanu (Queen K) Highway. You might also:

The Queens’ MarketPlace is just a 5-minute walk across Waikoloa Beach Drive. There, Island Gourmet offers groceries, prepared foods, beer, wine, and sundries. Also included: Starbucks, movie theater, restaurants; plus art, clothing, and jewelry shopping. You can rent quality bicycles at Bike Works Waikoloa Beach & Sports. Also a short walk away are the Kings’ Shops for dining and more shopping. Another market place at Mauna Lani is just a 5 minute drive away including a grocery / liquor store. Kailua-Kona is 24 miles away for many local-themed restaurants and plenty of shopping opportunities. Costco is 20 miles away, near KOA Airport. Finally, you will have quick and easy access to Queen K Highway for island touring.
You can DO as much or RELAX as much as you desire on the Big Island. The immensely helpful guidebook “Hawaii The Big Island Revealed” by Andrew Doughty is in the town home for your reference. The posted pictures welcome you to a well-appointed vacation residence that will feel like home. Central air conditioning and ceiling fans ensure your comfort. Here are room-by-room details and amenities provided to make your stay convenient and comfortable:
• Family room: 2-cushion sofa has a built-in full-sized mattress. (Sleeper-sofa beds from years ago were unpleasant, this modern one is comfortable.) 3-cushion sofa & ottoman with fold-out tray, bar stools, 55” 4K flat-screen TV with plenty of cable broadcast & music channels.
• Bedroom suite on second floor: king-sized bed of rich Mango wood, chest of drawers, end tables, dual sinks, walk-in shower, bathing tub, walk-in closet, hair dryer, and 55” 4K flat-screen TV. A private lanai with chairs & table is perfect for coffee at sunrise. (Marvelous sunsets are best seen from nearby beaches.)
• Bedroom #2 on first floor: queen-sized bed, dresser, end tables, closet, and 55” 4K flat-screen TV. Full bathroom just outside the bedroom door with hair dryer. The advantage of this room? No stairs to walk up and down. (Folks with creaky joints appreciate that.)
• Bath rooms: stocked with bath mats and plenty of thick, cotton towels.
• Loft area on second floor: comfortable swivel chair, solid oak desk, monitor screen with HDMI cable, wireless mouse & keyboard, and an HP printer for laptop computers makes it easy to access speedy 5G WiFi internet service. Several board games are available for indoor fun. 2 sitting chairs.
• Kitchen: Henkel knife set, Mikasa dinnerware, Lenox flatware, 13-piece set of Circulon non-stick cookware, and assorted glassware - all of which are dishwasher-safe. Everything needed for meal preparation is here, including: electric stove & oven, microwave, large refrigerator/freezer, wine & beverage chiller, ultra-quiet Bosch dishwasher, a comprehensive array of cooking implements, 17-piece grilling tool set, toaster, Mr. Coffee, Krups electric kettle, rice maker, blender, crock pot, mixing bowls, casserole dishes, food storage containers, measuring cups and spoons, cutting board, etc.
• Dining room: solid walnut table accommodates seating for up to 8.
• Laundry closet: full-size washer and dryer at the ready with detergent provided.
• Outdoor lanai: a high table and 4 chairs provide another place to gather.
• Garage: no-hassle private parking in 1-car garage just steps from front door.
• Beach gear provided: chairs, umbrellas, colorful beach towels, a handy beach cargo wagon, a small folding table, food & beverage coolers, even “stem-in-the-sand” wine goblets for a great day at the beach. Personal swim gear (masks & snorkels) can be purchased at Bike Works Beach & Sports across the street or at Costco.

There is an exercise facility with a variety of work-out equipment. Well-maintained outdoor gas grills are available for any Grill Master to conjure up cooking magic. Please note - this town home and property are totally smoke-free and pet-free.
• Views: a rugged lava field is behind the building with Kings’ Lake and a golf fairway in sight. We all would love an expansive ocean view – but those places are limited and come with a steep price tag. The solution? Stroll over to “A-Bay” and the shimmering, wide blue Pacific fills the horizon.
Charges, Fees, and Taxes:
Rental rates compare favorably with the big, name brand hotels nearby, especially considering the square footage difference, getting a fully stocked kitchen, and a dedicated garage. See the calendar for availability and the rates in effect.
A refundable $300 deposit will be billed. Additional charges per rental are: $275 cleaning fee (my cleaning crew charges me more than that), $59 for property damage coverage (back into the garage door, no charge - it happened!), local taxes, and VRBO's fee. Roughly 50% of the total charge due upon reservation, the remainder due 60 days before check-in date. Officially, SKW's policy is no refunds which put an end to "customers" booking my home who continued shopping around and then cancelled their reservation within 36 hours; after I did a lot of up-front work to welcome them as guests. In practice, I am not strict. If you must cancel and give me a reasonable lead-time, I'll refund what you paid minus a $500 cancellation fee.
Resort hotels quote a nightly rate, but then add a daily “activity fee” and a nightly parking charge. Be alert to these add-on costs when comparing your options. And, to be fair, a hotel's room cleaning service is typically included in the room charge whereas my check-out cleaning fee is a one-time charge. I insist on maintaining an exceptionally clean property and have a professional cleaning crew do a thorough cleaning after every guest departure. Would you want it any other way?

We thoroughly enjoyed our stay at Marc's condo. He is extremely organized, thoughtful, and proactive which made the whole process easy. The condo is very nice. Perfect for my family of 4. The 8 PM checkout was a unique and beneficial feature which allowed us to be well refreshed and clean for our overnight flight home while still having a full day of adventure for our last day on island. I highly recommend this condo.

A beautiful property and centrally located to so many sights on Big Island. The host couldn't have been more helpful and the on-location manager was easy to liaise with too.We didn't use the pool but the facilities looked excellent. We did use the cooking facilities and they are just what you need to make a home-cooked meal and there is a grocer just across the road to get supplies. If you book this property you will not be disappointed.

Stayed for 7 days over the Christmas Holiday and thoroughly enjoyed our time. Property did not disappoint with a central location for all of our day trips. Resort property had 2 nice pool areas and a quick drive or even a walk to the beach or Lava Lava. The pictures did not due justice to the beautiful and functional indoor and outdoor spaces we enjoyed. Marc was excellent at communication and providing recommendations and guidance. We loved or time!

This place was amazing. Marc is a great host and we had an amazing time celebrating my wife’s birthday with our small children. The photos truly don’t do the place justice. It is amazing and located right on a golf course and is a great central location to a few of the top beaches on the island. Walk to Lava Lava Beach club for dinner on the beach (a bay) or drive 10 minutes to Hapuna. Kona is 15 minutes away as well. We loved the location and Marc was awesome. There are a lot of amenities including stove, coffee pot, beach chairs, towels etc. A private garage is also included. We would stay here again and would recommend anyone coming to the island to stay at this place!

Couldn’t imagine a better location for our trip to the big island. Everything you need is walking distance. Centrally located for trips to beach or day trips to sights around the island. The condo has everything you might want/need and is super organized. Marc is an amazing communicator and he made our arrival and stay super easy. We’ll look forward to staying here again on future trips to Kona. Mahalo Marc and Barb!!

We had a perfect time at Marc's place. I don't have much to say other than it was exactly as described and perfect in every way. Marc is an incredible host and I feel very fortunate to have chosen this place for our wedding anniversary celebration and I hope to visit again soon.

The townhome we booked for our stay in Hawaii was perfect! Clean, beautiful, modern and with lots of extras like a cooler, beach towels and chairs, and even soaps and shampoo/conditioner in the bathrooms. It was perfect for our family. Highly recommend!

The place was perfect for us. 2 couples stayed and never felt crowded. The owners were super helpful in providing local information that helped us have a near perfect week. If the chance ever arises we will definitely stay here again.

We absolutely loved our stay. House was well stocked with dishes, basic kitchen supplies and lots of towels and linens. Great location with tons of shops only a short walk away. Our kids loved that the pool was only a quick walk as well. We hope to be back again someday!

For us, this was a staycation. We had family come in from Cali and we all stayed in Waikoloa. Our location was the best! The location, the condo, the supplies in the condo was all perfect. Big mahalos

Great location for close proximity to multiple beach, restaurant and shopping (Kings & Queens) options.
The resort and condo premises is immaculately maintained.
Plenty of sleeping options for a family of 5 including (3) teenage boys.
Kitchen fully stocked with everything required for preparing your own meals, including some typical seasonings. Grill is a short 1:00 walk away, next to the pool (couldn’t find grill utensils in the condo).
Condo stocked with board games for at-home days.
Condo has all you need for a beach day… towels, chairs, soft side cooler and wagon (we brought our own boogie boards and snorkel gear).
Owner was very communicative before and during our stay at F1.

The Hawaii State Beaches now charge $10/car and $5/person. Our family of (5) cost $35 per beach day. In 2020, it was $5/car.
The Big Island currently only sells SPF 50 in tubes and SPF 30 in spray cans, due to local county laws (due to coral impact of certain minerals). We should have brought our own SPF 15 and 30.

We really enjoyed staying at this condo. It was lovely and spacious inside, with plenty of room for our family of 5. My girls loved the bunk room! (But I think the owner is in the process of changing up the furniture and the bunk room isn’t staying.) The kitchen was stocked well, one of the best I’ve used on a vacation. The garage also had plenty of beach gear and we really appreciated it! We liked walking to the restaurants and checking out the nearby petroglyphs. Mauna Loa erupted when we were there and it was quite an experience to be able to see it not far from the condo! Overall we were really happy with the condo and location.

We were pleasantly surprised by the spaciousness and location of the unit. We did experience a broken fridge and the fix was already in motion when we arrived. Communication was great! Marc is wonderful to work with—detail orientated and committed to a positive customer stay. Definitely recommend and plan to book future stays at this property!!

The size and amenities at this unit was a pleasant surprise. It had everything we needed and the beach chairs, wagon and coolers made a day at the beach just that much better.
For most this Location, I would say you need a car. Grocery, beaches, day trips to Hilo or Volcano national park was easy to get to. The late check out was the best for the red eye out of Kona. It allows for a relaxing end vs rushing to pack and leave then figuring what to do the rest of the day with your luggage in the car.
Would definitely recommend and go again when the opportunity arises. Also sunset at the local beach is considered one of the best in the island.

These pictures don’t do this house justice!!! We were really shocked by how beautiful this was. The place is spacious, high ceilings, plenty of rooms/beds/bathrooms, and very well stocked. The garage has everything you need for the beach and MORE! The pool and hot tub were warm. We all loved Hapuna Beach! Beautiful big beach with great white sand. We also visited Greenwell Coffee Farm in Kona for a free very informative coffee tour with samples. The land around is also worth seeing, lava fields, huge ranches, and beautiful views. I wish we were there Tues/Wed so we could’ve toured Parker Ranch. I’d highly recommend booking here. The owner was amazing, very responsive to any questions I had.

Excellent location, within walking distance of lots of shops and restaurants. Lots of fantastic beaches within 15 minutes. Large place with good furniture. Kitchen has everything you need for cooking. Gated community. Access to two beautiful community pools with hot tubs. Owner was very responsive to a request we had. I'd stay here again in a heartbeat.

owners were great with booking, communications and welcome letter. accommodation was better than pictures.
kids loved having own rooms and bathrooms (so did parents!). queens marketplace and kings shops are 2 min walk which is very convenient. restaurants are typically busy so earlier is better and most are first come first serve.
most activities are a drive, as expected, as we went all around the island so location was great. viewed volcano and lava tunnels, waterfalls and choc farm tour in hilo. went snorkeling in Kona and on boat with manta rays, (2steps beach is great for snorkeling), surfing south of kona for kids at kahaluu, scuba diving with big island divers, hiking to south to green sands and north to popolu black sands were amazing. the beach walking distance from here has great sunsets and just north of here hapuna and mauna kea beaches are beautiful. my son also did a tour with hawaii forest and trail to mauna kea summit which he loved and recommends.

Waikoloa Beach Village
Marc's townhome was the perfect location for our family of five. It was close to everything, very clean and gave us plenty of room inside. The beach amenities he has in the garage made it so easy to enjoy our time at the beach. I would definitely stay here again and recommend this property. Marc was very responsive through the whole process.

Complete comfort by the beach
Our visit to the Big Island was made even more enjoyable by this wonderfully comfortable and well equipped property. An excellent location, with a complete kitchen and all of the beach amenities you could possibly desire. Awesome experience with owner
My family and I (spouse, 2 young kids, and my father in law) just stayed for a week at this property. The condo itself was great - perfect space for our family and had all the things we needed for a comfortable stay. I had my 1 and 3 year olds and loved that there was a pack n play and high chair for the baby. Everything was as described in the listing and well stocked. Marc was super responsive and helpful before and during our trip. We had an issue with the washing machine one day and the local contact, Grace came out to help and got a repairman there within a couple hours. Overall we loved it and would stay again!

Perfect!
This rental lives up to the listing. It is clean, kitchen is well appointed, plenty of "spaces" for our family to spread out and also gather for meals and games. There are 3 very comfortable lanai's that we used everyday. The beds are comfortable and the office loft was perfect for one of our guests who worked remotely for a week.
The location is great with the Queen's Market and King's Shops nearby for food options and shopping. The beach is within walking distance and has a great trail for hiking. We found many day hikes and beaches under an hour away.
We highly recommend it.

Marc and his agent grace were amazing
The property was amazing clean and just as advertised upon arrival we happened to meet grace who had just got done checking the property to make sure it was ready she could tell we were all a little stressed from traveling so she offered to run to the store for us and bring back some items had a few questions through put our stay that she answered very fast. We will be coming back highly recommend.
