Beautifully Appointed 1876 country house with sweeping lawns and an expansive, enclosed bluestone patio that is perfect for BBQs or roasting s'mores in the fire pit.
The house itself is spacious & loaded with charm. The kitchen is well-equipped with a butler's pantry formal dining room that seats 12 and overlooks the landscaped garden. A screened-in porch overlooks the lawns in front of the house. The large living room features a dramatic wood-burning fireplace, flat screen TV and comfortable seating. The master bedroom offers wonderful views of the woods and the occasional deer behind the house where acres of private hiking trails begin.
The large barn, situated by a stream, has been converted into a game room complete with pool, ping-pong, foosball, air hockey, a basketball game, darts, etc. This insures that even if the weather is bad, there is always something fun to do!
Even if a storm knocks out power in Woodstock rest assured our generator would kick in and restore power to everything.
The house is situated between Phoenicia & Woodstock and a short drive from local shops & farm stands.
Hiking Trails: The carriage trails are extensive. We border state land which is approx 150 acres and misc. neighboring land of 600 acres.

This property and its owners have piece of paradise in this home. When they say it’s fully stocked they mean you have everything you could need or want. That said the surroundings were beautiful even breathtaking at times with star filled skies and sunset Mountain View’s. Their amenities were countless. We played we soaked we swam with plenty of room to relax and spread out. Beds were comfy, bathrooms lovely and the decor and ambience perfect.

This house feels like a home..it's warm..and inviting..you'll see fresh cut flowers waiting for you upon your arrival.

Spent much time with my daughter and her 2 boys ages 3 n 6 in the pool..making a fire inside the pool area fire pit.cooking up smorges..Did I not mention the hot tub..Geeze!!! great nite sleep after!! We all enjoyed the jacuzzi wirh added bubbles.

This house feels like a cozy old cabin in the woods. it's fully supplied and within an easy 10 minute drive to nearby Woodstock where you'll find a grocery store with excellent selections of organic groceries and fresh produce. We loved he property that includes an easily hikeable private trail up the mountain (approx. 2 miles out and back round trip). We played croquet in the yard and our teenaged kids enjoyed the huge game room and got a kick out of all the wild variety of wall decorations. It's a great home for families... plenty of space to spread out and relax.

We have a family of 5. We love to explore new towns in the northeast! This property was wonderful! Pool, hot tub game room (barn) nobody was board! It was relaxing and a wonderful place to stay! It is only a short drive from Bearsville and Woodstock with lots of shopping food and live music.
We explored the Ashokan rail trail and reservoir and Kingston as well!

We were looking for a little getaway for our daughter's 25th birthday with family. We wanted a cozy home that could accommodate 5 adults. We wanted to have a relaxing time together around a fire, but we were also looking for some fun as well. The home achieved both, we cooked a couple of meals in the fully stocked kitchen, played some board games, and were able to enjoy the awesome game room. I could only imagine staying during the summer months and enjoying the pool as well. Thank you for opening up your home, and allowing us to create some great memories.

my family and I stayed in Jim's home for my birthday and had the loveliest time. the property is beautiful and the house was clean, cozy, and had everything/anything we needed to make it a great stay. the game room was really fun for the whole family and the yard was great for my dog to enjoy. Jim was always accessible for anything we needed. The whole weekend was so special and a great way to spend my birthday.

We were 3 couples and we had a blast. House was perfect. Everyone was comfortable with their sleeping arrangements. The game room was excellent! A lot of competition going on!! James Reuda was so considerate and friendly and made sure we knew where everything was. Short ride to the town. The town was beautiful. Highly recommend!

We just spend the most amazing 7 nights during Christmas break at this unique home. We cooked Christmas Day dinner and many other meals. The kitchen is fully equipped. We had 8 ppl total & 2 small dogs. We had lots of space. This home has a lot of character and we truly appreciated it for the holidays. Not to mention the best Game room. We spend hours playing pool & table tennis. My family was visiting from Ireland and they all loved it young and old. Jim was amazing host. Will return in the near future.

We very much enjoyed our weeklong stay at Jim’s property with our kids (teens) and parents. The house and adjacent game barn provided enough space for everyone and allowed our kids to have a great time, play their own music etc without worrying about being loud. The large gated pool aria has ample seating for everyone and a big grill. Loved the lazy susan built into the table. Hot tub was very actively used by all, especially as it was getting a little cooler out. The listing has a lot of detail about the games in the barn and it’s all true, but does not do justice to how incredibly well stocked the kitchen is, both in terms of appliances and ingredients. Plus, the big fridge and freezer meant we could shop once and just hang out. We also appreciated how many towels were provided, both for the pool and showers. In case you are wondering, we were, plenty of wood to use in the two fire pits.
The location of the property makes it easy to explore the town of Woodstock, is near hiking (with plenty of hiking available kn the property also) and a big super market is just 10 minutes away.

Terrific host available, helpful an unintrusive. We were completely charmed everyday by this grand lady of a home and the property. We will be back.

We spent an amazing week at this wonderful home which exceeded our expectations. Our host, Jim, was friendly, communicative, and accessible-check in was seamless and we had everything we needed (and more) for our stay. The house is beautiful and huge, but cozy, and was very clean. We loved spending time at the pool everyday and enjoying the mountain views from the yard. The property is enormous and beautifully kept. The game room was also a favorite spot of ours and we enjoyed spending time looking at all of the amazing collectibles in both the house and the game room. There is also an amazing and large seating area/fire pit next to the home which can be enjoyed by a large group. The home is just a short drive to downtown Woodstock shops and restaurants which we found vibrant and friendly. I highly recommend this home and if we ever are back in the Catskills area, we would love to book a stay at this home again.

This beautifully renovated 1876 house was the ideal accommodation for all 6 of our family & friends, with a variety of sleeping options and tons of space to spread out. Outdoor and indoor activities were plentiful ~ the pool was pristine, the view from the front lawn was lovely and the game room was mind blowing. We cooked and ate every meal in the well-appointed kitchen. The beautiful landscaping provided a sense of ease and calm, a welcome respite. Would definitely rent here again!

This was by far the worst place we have ever stayed at using VRBO. The refrigerator and freezer were full of old half eaten food containers, Open alcohol containers in the kitchen pantry along with open food. Dead bugs in the house, ant poison on the counter where food was being prepared. The house smelled like smoke really bad, we had to wash everything when we got home just to get the smell out. The sectional in the living room was stained and smelled like wet dog. The house was listed as having air conditioning and when we got there it was hot so I called the owner, here it was window air conditioners that were not installed. he said he would call his guy to have them put in and then a few minutes later called back to see if someone in my party could put them in. Luckily my son in law was with us and he was able to do it but I did not like being put in that situation and had he not been there we would not have had any air conditioning. The bathrooms had half used soap containers, as well as the kitchen sink. The owner stopped replying back to my text messages and when I tried calling it went to voice mail but when my son in law called from his cell phone he answered that call right away. I am assuming because he didn't recognize the phone number. I would NOT recommend this place to anyone! I wish I could attach pictures to this review to show bad it really is. hot tub and pool were also dirty. We found old goggles in the hot tub so it was not cleaned.

Great pool with basketball hoop and hot tub.. house was clean, kitchen and grill more than ample to make meals for our family of six. Updated appliances. Game room in separate building with bocce upstairs was obviously a big hit with adults and kids alike. Only rec would be blinds or shades in the bedrooms, otherwise everything else was really well done.

My family and I enjoyed Memorial weekend in Jim’s holiday home. The location is brilliant-so close to Woodstock, the rail trial, hikes etc. The house itself was so well equipped, comfortable and fun our kids (8, 10 & 13yrs) didn’t want to leave. They spent hours in the games room, exploring the garden, brook and forest and swimming in the pool and hot tub. Plenty of space for everyone to spread out and relax inside. Really well equipped kitchen which is always appreciated when you’re away from your own. We will be back for sure.

I went to this property to celebrate a significant Birthday with my family. It is very private. The house was very clean and roomy. There is a beautiful heated pool and spa. The most exciting part was the huge barn with all of the best games in the world. It is also very close to Woodstock. A wonderful place to stay. The owner is very helpful at all times. We even brought our family dog.

Went up with a group of friends to watch wildcard games. We had a great time. House is great, plenty of room for all of us. Game room is fantastic. Spent hours and hours playing shuffleboard, darts and bocce. Hot tub was perfect. Wood burning stove and big fireplace added to the ambiance. Town is a short drive from the house. Great location. Would definitely recommend it for anyone looking for a break from the hustle and bustle of everyday like

We had an excellent stay over the Christmas break. It was the perfect property for our family. The host was very informative about the property and check in was easy. The location is very convenient, close to shopping and restaurants in Woodstock. Our family enjoyed skiing at Belleayre Mounting, only about 30 minutes away. The home was very clean and equipped with everything we needed. The barn game room was perfect for evening family games. We highly recommend the property.

Our family spent Thanksgiving in Jim's home. For years we have gone to Buck's County Pa. but tried this location this year. It was Great! Home was well equipped and comfortable. Jim was super as a host. Helpful and easy to reach. If I would say anything the pictures do not really show how nice the home is. We spent a lot of time in the dining room which was large and inviting. Kitchen large and had all we needed to make our Thanksgiving meal. Bedrooms and beds large and very comfortable. Proximity to Woodstock also good. Really can not say enough about our experience here. Thanks, Jim.

The 1876 colonial home and the 36 acres of gorgeous land allowed our family to fully enjoy the long weekend mini vacation. We had the best of time competing against each other inside the barn game room till the wee hours of the morning. We did a beautiful day hike up to Overlook Point which was only a few miles from the property. Wish we had more time to enjoy the area and all the things that the house had to offer. Great time.

From booking to arriving, this charming and secluded house was beyond our expectations. The fully equipped kitchen and bbq area to the heated pool, hot tub (towels and toys included), and the oh so comfortable beds.
Trails for hiking, two fire pits, and a barn full of games all set on this stunning property.
Close to towns of Woodstock and Phoenicia, although you never need to leave this slice of paradise.
Jim is always a text or phone call away and if time allows for an early check in or a late check out he is very flexible.
Our family cannot wait to return.

Our host was very helpful and responsive. The property is unusual and quiet. The kitchen is well equipped. The beds were comfortable and there was plenty hot water. However there were no curtains or blinds in bedroom. The garage has been converted into a large playing room with ping pong, snooker, mini basketball game. The walls and shelves around the property display many different and unusual collector items. The stairs were steep and, with all the collectibles, I wouldn’t recommend this house to families with young children.

I’ve said it before and I’ll say it again. THIS HOUSE IS THE PERFECT ESCAPE! This is our second time renting Jim’s property and we’re all still as captivated as we were the first time . Although it’s close enough to town for shopping and a night out, there really is no need to leave the property. From the marked hiking trails out back to the extensive game room, in-ground pool (heated for an additional fair cost), hot tub (and jacuzzi tub), comfy large couch and MORE, there’s something here for everyone’s leisure pursuit; making this property unmatched to any other. Being PET FRIENDLY is a huge bonus. Beds are comfortable and the fine touches to the home make you feel as if it’s your own. Jim’s communication is impeccable; along with his generosity when it comes to early check-in/out if time/availability permits. The property is CLEAN and WELL MAINTAINED! Recent upgrades have transcended this property into something more than I thought possible. We will be back for a third time. ***HIGHLY RECOMMEND!!***

From the moment we arrived we were able to relax. This house was amazing! Exactly as advertised and more. The pool was great, clean and had all the water toys needed. Tons of pool towels in the laundry area. The game room is beyond words! WOW/super fun! We were there every night. We cooked most meals at the house both in the kitchen and on the grill - everything worked well and easy to use. The kitchen has every pot, dish, utensil you would have at home. The grill was perfect for a nice bbq - also with all the utensils needed. We enjoyed some time in the living room watching TV - tons of selections/networks to choose from. One night a tree fell across the street and knocked out the power/cable. The generator kicked in immediately but no cable - between the board games and DVD’s we didn't skip a beat. The cable was restored over night and we were back in action. Honestly, this is the place to stay if you want to come up to the Catskills/Woodstock area. We travel all over the world these people know what they are doing. A+ Thanks for a wonderful vacation!

Woodstock Getaway
Well maintained and full of amenities. The pool, hot tub, and game room were great to have. Very comfortable and plenty of space to be together or some time alone. Location was close to so many things: Woodstock, hiking, biking, fishing. We really enjoyed the nearby Rail Explorers. Jim was an amazing host, with excellent communications. Highly recommended.

Wonderful family vacation
We are adults 27 to 72 and 1 infant - 7 of us looking for a destination to relax , and also allow for individual activities like biking and hiking. This home was perfect. We enjoyed the local activities in the morning and came back to relax pool side all afternoon. The house is very comfortable , allows for cooking and grilling, which we enjoy. The host was very available , easy communication, and even helped us out w a couple of extras. Highly recommend this property.
