Additional Information is required to complete your booking.
IDs, a credit card Security Deposit hold, and a signed Rental Agreement are required to complete your booking. You must provide these items via an Owner-provide URL within 48 hours of making the initial booking to maintain your booking. This applies to "Instant Bookings" that may appear to be complete on sites like VRBO.
IDs required.
The primary renter must complete the booking platform’s Verified ID process. In addition, due to local compliance requirements, all adult members of the booking party must provide the Owner with a copy of their valid and unexpired government ID before the day of check-in. This is separate from the booking platform’s Verified ID program. IDs must be clear with everything visible and nothing blocked out. Check-in will not be permitted without required IDs.
Occupancy Limits & Additional Guest Fee
- Access to the property is exclusively for individuals who are pre-disclosed at the time of booking.
- All persons who will be on-site (including children and infants) are counted in the booking party whether they visit briefly or spend the night.
- A maximum total of seven people may be included in a booking.
- Visitors are not permitted without prior written approval from the Host.
- Each undisclosed visitor will cost $100 times the total booked nights. Outdoor video is reviewed to confirm the total number of people on-site.
- Treetop Hideaway's base rate includes up to four people.
- Guests 5-7 are charged an Additional Guest Fee ($20/night/guest as of 6.20.22) which is applied to all booked nights and not prorated per night.
- Infants are counted as guests, this may be different than the booking platform.
- Reservation changes that add guests are subject to Additional Guest Fees.
Noise.
Quiet hours are 10pm - 8am. Treetop Hideaway is part of a historic triplex with residents below. Avoid making loud sounds and please be especially aware as you enter and exit. Also, be mindful of infants in your group who may not sleep through the night.
Security Deposit.
A $500.00 hold will be automatically reserved as a Security Deposit on your credit card by the Owner's credit card processing company 3 days prior to your arrival date. For Airbnb bookings, you agree to provide the Owner with a valid credit card for the Security Deposit via an Owner-provided URL. For direct and platform bookings other than Airbnb, the credit card of the last successful payment will be used. If there are no successful credit card payments, you agree to send $500.00 to the Owner to satisfy the Security Deposit and maintain your booking.
Cancellation Refunds
Guest receives 100.00% if cancellation occurs at least 30 days before arrival;
Guest receives 50.00% if cancellation occurs at least 7 days before arrival;
No refunds within 6 days of arrival.
Credit card and other fees are not refunded
No Smoking or Vaping.
Smoking or vaping is not allowed anywhere on the premises, inside or outside.
No Events or Content Production.
You will not have any gatherings, parties, or events. Further, no entertainment or production is allowed -- for example, live music, filming, web, photo and video shoots, etc. Only personal, non-commercial photography or video with a single consumer-grade camera, and no additional equipment or accessories (i.e. lighting, rigging) is allowed. You agree to disclose your plans to the Hosts at the time of booking. In the event of an unauthorized gathering, party, or entertainment/production event on-site, You agree to pay, in addition to any damages, a penalty equivalent to 4 times the nightly rate in effect at the time, for each night in the booked stay.
No Pets, Service, or Emotional Support Animals Allowed.
We regret that service and emotional support animals cannot be accommodated due to possible shared space health and safety concerns of the triplex’s full-time residents.
Additional Cleaning for Longer Stays.
Additional cleanings are required for stays longer than 13 nights as follows:
14-20 nights — 1 additional cleaning
21-28 nights — 2 additional cleanings
Additional cleanings, if required, will be billed at cost ($300 as of June 2023). If applicable and not automatically calculated in the initial booking, you agree to pay any Additional Cleaning Fees prior to check-in. Cleanings take approximately four hours and will be scheduled at a mutually convenient time, typically 10am-2pm.
Violations, Complaints, Damages.
Violations and complaints are taken seriously. If there are violations or complaints, the Owner will attempt to work with you to reasonably resolve them. However, the Owner reserves the right to terminate your occupancy, including any persons on-site with you, at any time for a violation of this Agreement.
Video Doorbells.
Treetop Hideaway has exterior outward-facing video recording doorbells at all the entrances. Video is used for security and guest count confirmation.
Security Deposit Release.
The Security Deposit will be released in full within 7 days of the end of the rental period if all the property's contents are present, no damage was done, the number of people onsite was accurately disclosed per the Occupancy Policy, there were no unauthorized gatherings, parties, or entertainment/production activities, or other violation of this Agreement. The Security Deposit may be used at Owner's discretion to cover damages incurred by the Owner, other guests, or neighbors. Deductions may be made for, but are not limited to, excess cleaning, excess trash removal, missing or damaged item replacement or repair costs, building or grounds repairs, or excessively disturbing neighbors. The Owner is under no obligation to use the least expensive means of restoration.
Host Entry In Extenuating Circumstances.
You grant the Owner access to the Rental Property for emergencies and will allow the Owner access for maintenance and repair. The Owner may enter the Rental Property at any time for inspection purposes should the Owner reasonably believe that the Guest has or may damage Rental Property or violate this Agreement.
Owner Liability.
Owner's maximum liability related to this Agreement is limited to any monies paid by Guest to Owner. Owner shall not be held liable for any special or consequential damages which result from this Agreement.
Guest Responsibility and Indemnification.
You assume responsibility for the actions of your booking party, including minors. You agree that all persons on the property as a result of your booking do so at their own risk, and further assume all legal responsibility for the behavior of, and any bodily injury to, any such persons, including minors. This includes but is not limited to, any injury sustained as a result of use of the rental property and any loaned equipment. You are responsible for sharing this Agreement's requirements with your traveling group, and anyone else you permit onto the Rental Property by the Guest.
Transient Occupancy Tax.
10% of your daily rate is the rent charged for occupancy of the short-term rental and is therefore subject to the City of Fullerton tax. The remainder 90% of the daily rate pays for parking and/or use of outdoor facilities.
Changes in Writing Only.
Guest and Owner agree that any changes to this Agreement must be made in writing and signed by both parties to be effective.

We were visiting our daughter and son-in-law who live in Fullerton and found the Treetop Hideaway only a 10 minute walk from their apartment. Worked perfectly for us and the house and neighborhood were wonderful. It was very possibly the nicest VRBO home we have stayed in and we have been renting through VRBO for over 15 years. The owners were wonderful and we enjoyed eating dinner on the patio - even had a jazz band playing across the street on Sunday evening! We definitely will return!

Sharron and Ken were amazing hosts and their home was an amazing experience. The amount of detail and quality they put into this house was absolutely superb! From decor, furniture and color pallets, you can tell a lot of thought and attention was put into the design and layout! Sharron and Ken also thought of everything and this home had everything we needed and more! The kitchen was fully stocked with everything you would have in your own home and so enjoyed cooking in the space! The location was great and the space of the home was perfect for our family! We so enjoyed being in the home and hope to stay again soon! Thank you!

We truly enjoyed our stay at Treetop. Wish it could have been longer! Shannon and Ken maintain a beautiful property in a quiet neighborhood. There were so many personal touches in the home which made it cozy. They even left us a themed welcome gift. So sweet! I would definitely recommend this property and would love to stay there again in the future.

I loved everything about our stay at the Treetop hideway. Ken and Shannon were amazing hosts and every detail of our stay was incredible - from the ecofriendy cleaning supplies to the complimentary toiletries. The property was impeccibly designed and clean. We loved the area with everything just a few minutes drive away. Highly recommend staying here!

We came to town on a long delayed Disneyland/Universal Studios trip. The owners were fabulous in their communication from start to finish.
The house is mid century modern with elegant, yet eclectic updates. The moment you walk in, you are immediately washed over with a sense of comfort and peace. The house was immaculately clean - top to bottom. No "surprises". It was totally stocked for a person seeking a long term rental, and every square inch was perfectly decorated with all the creature comforts of home.
The owners provided a guide to several local establishments for dining, and we ate at a few of them. Everything you need is within minutes. Groceries, fuel, food, Disneyland. Our commutes were blink-of-an-eye quick.
I honestly can't say enough about how much we enjoyed our stay. I am so grateful that this property completed what was a perfect trip for a kid who deserved all the best that southern California has to awful. I would give this property SIX STARS if it was allowed, and I'm not one prone to hyperbole.

Nice house!!
We are a family of 4 to stay in this house. The house is clean, well stocks (very impressive), and nice design. You can see the home owner has put in alot of hearts to design the house. Home owner is always available and check on us. The beds are comfy, much much better than a lot of hotels and Air B&B. We will definitely come back and stay here again.

Not only was the property as pictured, it had everything you might need - a huge relief as there is nothing more annoying than having to run to the grocery store after a long day of travel to have to pick up necessities.
Location: Great street/neighborhood and centrally located. Feels safe and street quiets down in evening for a relaxing quiet stay.
Cleanliness: 5 stars. Clean and newly renovated by the looks of it
Kid friendly? Maybe for other kids yes, mine, no. I was glad we came alone!
Beds: Comfortable (not too hard, not too soft).
The vibe is retro as pictured - we appreciated the details to make this a unique visit / home.

Disneyland Vacation
We wish we could have stayed longer! The pics online don't do this beautifully decorated and comfortable rental justice. Super clean with all the amenities, quiet neighborhood, close to the freeway, about 8-10 minutes to Disneyland which is great after a long day. Great restaurants nearby! We look forward to our next stay...

My family and I are so glad we chose the treehouse for our Anaheim trip. The property is beautiful, exceptionally clean and well appointed. Amenities such as toiletries and complimentary socks made the already beautiful space feel like we were staying in a resort. It is conveniently located near restaurants and attractions but far enough that you can decompress after a full day of activities.

Perfect Disney Stay
We had the most wonderful stay and enjoyed this property so much! There were thoughtful personal touches everywhere throughout the house and communication was extremely fast and helpful. It is a beautiful place, very clean, in a great location, and we would love to come back!

Sparkling clean, charming & spacious!
This listing is 100% accurately pictured and described. 4 adults stayed here for a Disneyland trip. We felt we had plenty of space and it’s absolutely immaculate. Lots of covid cleaning measures. Wish we had time to take advantage of the nearby hiking trails. Next time!
There were many thoughtful touches like new cozy complimentary socks to pick out, toiletries, popcorn for movies with the big screen TV(all major apps included), coffee and filtered water pitcher in the fridge.
The boiler had turned off accidentally so my brother took an ice cold shower the first night. But! the owners responded quickly and let us know how to fix the issue and then we had VERY hot water shortly after. I mention this because things can happen and the owners are around and responsive should you need anything at all. They’re wonderful thoughtful hosts!
It gets very chilly at night (at least to me, I’m from Hawaii) and early morning in this older building. Plenty of extra blankets are provided in the closets- we didn’t notice any heating or remote controls for ac units (didn’t want cool air but warm) but there very well could be.
Check out is at 10am sharp. So be ready because cleaners/owner will be there at 10am to turn the home over for next guests. It’s a decent size space to clean with covid measures. We were running15min behind after a very late night at Disneyland but they were very kind and patient and waited outside for us to do our last sweep of the home.
As one review mentioned, yes you have to provide a copy of ID for every person who is staying in the unit. This is also new to me - I’ve rented many vacation rentals - and hopefully they shred the information afterwards. They seem very responsible and just want to be sure the people they’re renting to are also. We didn’t find this to be a deal breaker.
This listing is exactly as pictured (I think even better in person) and extremely clean, it feels way bigger than pictured too. We had a comfortable two night stay and would absolutely return. I would definitely recommend staying here. Enjoy!

Wonderful hideaway!
We LOVED Treetop Hideaway so much! We stayed for the week of Thanksgiving and went to Disneyland for two days. It was an easy drive and coming back to a cozy home to relax and unwind together was great. This is easily the nicest VRBO we've ever stayed in. The finishings in the home are top notch and every little detail was thought of: cozy socks waiting at the entry to have a shoeless house, a nice orchid and welcome note, travel size toiletries and even spare batteries if the remote died (it didn't)! Book this for your next family getaway - you won't regret it!

Shannon and Ken operate a super clean and professional VRBO unit. Everything about the home was tasteful and comfortable. The neighborhood is a collection of historic homes and Tree Top fits that’s description well. But the owners have updated their home so that the kitchen, bedrooms, and bathrooms do not have any of the inconveniences of an 80 year old home. Thumbs up, and I look forward to my return stay.

I have stayed at a lot of rental properties over the years, and this place is hands down the absolute best! The owners have gone to great lengths to decorate it beautifully with quality finishes, and stock it thoroughly to include anything you could possibly need for your stay. Treetop Hideaway feels like you're a guest in someone's home. The furnishings and finishes are really lovely, and make for a really comfortable stay. The kitchen appliances are so beautiful, and the kitchen is amply stocked with anything you'd need. There are plenty of towels and thoughtful little baskets of toiletries in the bathrooms. The beds are very comfortable and each bedroom is lovely. We especially loved the sitting room in the master bedroom! The views from the windows really make you feel like you're in a treehouse. And the lovely outdoor patio has a sectional, rocking chairs and a dining table with charming lights overhead. There are so many beautiful areas inside and out to sit and enjoy! You have a private parking area just outside, and the neighborhood is lovely and walking distance to downtown. The owners Shannon and Ken were super responsive, helpful and easy to communicate with. I can't wait until we can come back and stay in this lovely property again!

The Good. The Bad. And the Ugly.
The Good. The apartment has been remodeled, is nicely furnished and well stocked.
The Bad. The apartment is not secure. There is a coded lock on the outside door, but there is a second door that leads to a common stairway and hallway that is shared with the downstairs apartments. It’s an interior door with a basic turn lock. Anyone from downstairs could enter your apartment with minimal effort.
The apartment is loud. There is a lot of street noise and a train whistle blew at 12:45 a.m. and it sounded like the train was coming through the apartment. There is also a lot of noise that comes from downstairs. A family was staying downstairs while we were there and their child started running back and forth yelling before 7:00 am. The owner contacted them, but the noise never stopped. The next morning, we heard a whooshing noise in the living room and discovered it was coming from a large vent, hidden by a painting. The vent leads to a bathroom downstairs and we were hearing a blow dryer. We could also hear every word that was said in the bathroom.
And the Ugly. We booked this apartment the night before our arrival date. After booking and paying the rental, fees and security deposit, we received a document stating that we had to provide copies of the driver’s licenses of all adults staying in the apartment. We sent a copy of my husband’s ID and then had second thoughts about giving complete strangers our personal information. We let the owners know we were uncomfortable sending a second ID. They said they totally understood but wouldn’t change their policy. I said since we are uncomfortable with your policy, and you won’t modify it, we should probably look for a different rental. They said that was absolutely fine. Oh, but they would be keeping ALL the money we’d paid, except for the security deposit and cleaning fee, because they have a “no cancellations” policy. The owners certainly can make up whatever rules they want, but those rules should be disclosed in the listing, which they weren’t. The whole thing felt shady and coercive especially since all fees and a security deposit had been paid and providing copies of IDs wouldn’ give the owners any relevant information unless they are visually screening renters. We have rented dozens of times through VRBO and have never been asked to provide IDs. We also have never been asked to meet the owners to get the door code, which is what these owners asked. Neither of these are a VRBO requirements.

Amazing Treetop Hideaway
This is a phenomenal property to stay at. Ken & Shannon have done an amazing job providing a wonderful place that is relaxing, convenient, unique and memorable for us to use on our trip. The vintage decor adds to the specialness of the place. Everything is perfectly appointed and taken care of. Shannon & Ken are easy to communicate with and they follow through on every detail. This place is worth looking at did your vacation travel needs.

Awesome property
The house is fabulous and the location is amazing!! We stayed during a family trip to Disney. The location was ideal for us. 15 min drive to Disney, but walking distance to a really cute downtown. I can’t say enough good things about the house. Super clean and super cute! Very well appointed kitchen and the decor is fabulous! We will definitely stay here again on our next Disney trip!

Restful retreat!
This was a wonderful way for us to unwind after a day at Disney. We made breakfast daily in the wonderfully appointed kitchen, and the location made it easy to eat at the fabulous local restaurants. The beds were so comfortable, and the parking, space, friendliness of the owner made for an amazing stay. Will definitely go again!

Excellent place
We stayed in this rental for 9 days in May 2019. We were very satisfied with the comfort and convenience of this retro-chic 3 bedroom home in Fullerton. The owners were very welcoming and we will love to stay at this property for our next Cali trip!

Great location
The home was clean and very well stocked! The owners provided the rental with some nice extra amenities as well. This home is nicely renovated and and looks like new. The beds were very comfortable! I recommend this home!
