Imagine you’re sitting on a veranda, overlooking the turquoise colors of the Caribbean Sea, and suddenly realizing that you’ve woken up in paradise. 6.5 miles north of the bridge to town, this gorgeous fully equipped villa is recommended for couples who want a tranquil tropical escape, or small families wanting to enjoy all the Caribbean has to offer with the comforts of home.
Lounge by your beachfront private pool for the day or take a leisurely barefoot stroll along the beach. Spend an afternoon under the palapa at the end of the pier, enjoying the sea breeze. The villa is on the edge of Mexico Rocks Marine Reserve, a short distance from the Belize Barrier Reef, so you’ll spot tropical fish as they glide below.
The spacious, fully air-conditioned, 3,200 sq. feet villa is spread over two floors, each with separate entrances. Upstairs are 2 bedrooms and 3 bathrooms, open plan dining/living areas, a 55” flat-screen TV with over 100 channels, and a fully equipped kitchen. Downstairs there’s 2 bedrooms and 1 bathroom, and a sitting area with a TV and bar fridge. The villa has Wi-Fi, inside and out with a 40Mb fiber-optic connection. Housekeeping can be arranged in advance and you simply pay the caretaker directly for that service. Request fresh linens at any time. We provide a generous supply of bath/beach towels. Our maximum number of guests is 6 but we can accommodate an additional 2 more for a rate of $75.00USD per person per night plus hotel tax.
If you want to explore mainland Belize, choose from exciting adventure activities like zip-lining and cave tubing. Visit any of a number of breathtaking Ancient Maya archaeological sites or go to the Belize Zoo, where you can get up close with some of Belize’s most endangered species.
If you want to spend some time on the water, we provide three kayaks to guests. Or you can chill out on a sunset cruise, island-hop on a sailboat, or kitesurf. For divers, there’s plenty of underwater fun. You can check out some of the dive sites along the reef or take a trip of a lifetime to The Blue Hole. We do suggest you set a day aside to explore on your golf cart and check out the delicious local food, art galleries and shops dotted all over the Caye. Or, if you enjoy cycling, you can have fun riding one of the 6 bicycles you’ll find for your use at the villa.

From the moment we got to the house we were taken care of. Adam met us outside to help us get all settled in. The home was beautiful and came equipped with everything our family of 6 needed for our vacation. Everything was beautiful from the inside-out. We enjoyed the pool, the dock, and the absolute beautiful views from inside and outside the home. Helen and Adam made sure the home stayed clean, the beach was raked, and pool cleaned every morning. The food Helen prepared for us was some of the best food we ever ate. Adam set us up fishing poles to fish off of the pier. I highly recommend to anyone who wants a perfect and stress free vacation for your family and kids.

This property was fantastic!!!! It was beautiful and quiet - probably the best place we have ever stayed. Located just north of San Pedro it was outside of the hustle and bustle but very easy to access everything.Adam, the caretaker, was very helpful and knowledgeable. The addition of the dogs was just amazing for our kids.The house was amazing. I read previous reviews and understood the first floor wasn't connected to the second floor internally. One of our kids just slept on the pull-out couch as we weren't comfortable having that much separation. The kitchen was completely stocked and the views out the windows were breath taking.We weren't able to swim in the water out by the docks so it was nice to have the pool to enjoy.We would come back here in a heartbeat!!

We couldn't have enjoyed our stay more. First of all, Adam, the caretaker, and his wife Hellen are top notch! Adam made sure we had everything we needed daily. Hellen and her cooking, not to be missed! We were there for almost two weeks and could have easily stayed another two.
Adam and his brother Felix took us out for a day of snorkeling, fishing, watching dolphins and feeding the tarpin. That was by far the highlight of the trip.
The home is equipped for all your needs. The pool is fantastic! Probably the largest pool we've had at a home rental yet. We always bring pool floaties with us but didn't even need them because the home was more than well equipped.

This property was an A+ from start to finish. Simon and Elena made things so easy and were super helpful with every question we had. The on line guidebook is a MUST to read entirely before you travel. It saved us a LOT of time. Alex with Exquistie Eats was the best in home chef we could ask for. Food was amazing. Adam, on site property manager, was great! He was available when needed and checked in each day. He even took the time to show us the four stages of coconuts including climbing a tree! The house was super clean and stocked well. Beds were comfortable. It was such an amazing home. We could see the boats on Shark Ray alley from the house. Only minor downside is stairs to the lower level were outside. If you like the beach, this is not the place for you. There is a lot of seaweed and no swimming. However, EVERYTHING else in this home made up for it. The pool and view were incredible. There are many restaurants close by including Sweet Water and Tropical Escape with excellent food. The golf cart ride is an adventure in itself lol. We traveled all the way to Tranquility Bay, which was a little far to go in the golf cart but we spent some time at Margaritaville which was fun. I could go on and on and on. It was a perfect vacation. We would definitely recommend and return to this property. Thank you for sharing your amazing home.

How do I describe this beautiful rental? Amazing in every way is what it is!!! The pool! The house! The view! Adam the caretaker! Everything surpassed what we expected. From Simon the manager to Adam the amazing caretaker who was there and willing to help us with anything we wanted and always with a cheerful and welcoming smile and positive attitude and energy.You are the best Adam!! San Pedro is full of such friendly and helpful people. It sure made for a fun and exciting time. We fell in love with many of the places we visited and formed some great new friendships. I just can’t say enough positive for it all. If you want excellent food have Helen make meals for you. You will be so pleased!! We are planning a return trip soon. Can’t wait to return!!! Had a great time! House had everything one needed. We were three couples, and there are four bedrooms. The only complaint is the downstairs with two bedrooms is more like a cabin in the woods, rustic. Had everything except kitchen. Does have a refrigerator and microwave though. Just separated, washer dryer upstairs.
Caretaker is superb, can make anything happen including wonderful meals if one wishes. There is a fantastic boat available which we had a great time utilizing. Snorkeling coral reefs, the most beautiful I’d ever seen. All in all a great trip❣️

The house was fantastic. It was in a quiet part of the island which we enjoyed, but easy to get into town. The ocean directly behind the was beautiful and we loved having a private pool and access to kayaks. We would definitely stay here again!

The caretaker, Adam, was such a delight. He made a typical vacation that much more special by being so accommodating and friendly. We couldn’t have asked for a nicer, upstanding person to help us enjoy our stay. With him living on at the property, we had no worries and felt very safe. On a side note, we loved the upstairs, however the downstairs area was not very inviting. My 16 year daughter ended up sleeping on the pull out couch because she didn’t feel comfortable sleeping downstairs for a few different reasons. It wasn’t laid out to make guests feel like they felt could just hang out down there. It felt very disconnected from the rest of the house. Also, the pillows could have been better quality. They were flat and hard.

Anil Mar is a great location and beautiful. Adam is wonderful and very helpful. The sargassum is all over the beach, but there isn’t much we could do about that. Ambergris Caye is a wonderful place to visit.

We had several cancelled flights both trying to get there and get back to the US and they were so helpful getting our flights to and from the island changed and accommodating us. Stayed with two couples, fantastic experience. Booking company was a tremendous help and helped to arranged everything from transportation to flights, to excursions; the house was terrific great layout and well equipped. Only partial issue we had was that the house was much further north than we realized at the time of booking. In the end was not an major issue as much as an inconvenience. Adam was a tremendous help and did everything possible to make our stay as enjoyable as it could be. We traveled in October towards the end of the rainy season, mosquitos are definitely an issue island wide, more so than we realized, back insect repellent

Añil Mar is a beautiful beach cottage on an even more beautiful beachfront property. The pool was a great way to begin and end the day, and driving the golf cart to dinner each night was an adventure. My favorite was coffee (generously provided by the host) on the porch each morning. The only negative is the sargasso grass covering the beaches, and unfortunately, we could not use the pier because it was being replaced during our stay. I suspect that is the best place for coffee in the morning and drinks in the evening! I gave a 4 on accuracy of posting because we were unaware of the pier construction until we arrived, and we had selected this house over some of the others because of the private pier and its palapa.

This place more than lived up to our expectations! Beautiful and very relaxing home, pool, and view. Both the managers (Sunrise Property Management) and the caretaker (Adam) were very helpful. Snorkeling with Lil Alphonse was the best, followed by swimming in the pool, and relaxing on the porch!

Adam, the caretaker, was amazing. We were well taken care of, and the property was well taken care of every single day.
The pool was absolutely perfect.
We were a bit surprized by the distance to town. A few miles is a long way to go on a golf cart. We were also surprized at how the sargassum has impacted the entire shoreline where the house is. Swimming at secret beach was the only beach option without chartering a boat..
Snorkeling at Mexico Rocks, right off shore from the house was amazing, but it was necessary to go with a tour operator.
Even though kayaks are available at the house, they are not allowed in the marine reserve.
We did go in June, which is in the rainy season, and mosquitos were everywhere. We were a bit late in realizing bug spray is a must before stepping outside....
Would definitely recommend the house and property for a great vacation getaway and as a jumping off place for great fishing, snorkeling, diving etc. but it's not in a location where swimming in the ocean or walking along the beach is possible.

Wonderful!
It was an absolute delight to stay at this property. Communication with management was exceptional. They helped arrange everything we needed and were extremely prompt in answering any questions we had. Adam, the on site care taker was the best! He went out of his way to make sure we were good to go. His insight on everything from the history of the island to food and sightseeing recommendations made a huge difference in our stay. The villa was delightful and the location was perfect for us, quiet and serine but close enough to anything we wanted to see. We highly recommend this villa!

Great SHORT stay!
This property was ALL that we expected it to be. INCREDIBLE location, VERY clean and BEAUTIFUL grounds. The interior is decorated differently than the photos show but we believe this is due to improvements being made by the new owners. Finishes in home are outdated BUT the cleanliness makes up for this. It truly is a beautiful home.
We can't say enough about Adam, the caretaker. He was AMAZING! Our pool was cleaned each morning (before we woke up). He was onsite to help with whatever we needed. Our first morning he cut down fresh coconuts for us to enjoy and our last night his lovely wife prepared the most delicious meal of the fresh fish we caught earlier in the day. We all felt to have found a new friend and look forward to keeping in touch with him.
Simon at Sunrise Management was incredibly responsive to our requests & any questions we had. He took care of our arrival & departure transportation as well as booking requested excursions and onsite activities.
Although there are very firmly stated Covid Protocol procedures, and to which we followed, our trip was cut short (by 4 days) due to being exposed to a positive Covid Case by an individual brought onto the property for a requested spa service - this being NO FAULT of Simon or Adam!
My only recommendation would be that if an outside company is providing services (with extended service times) to international travelers it would be nice for them to be rapid tested before providing those services.
We look forward to returning to Anil Mar one day!!!!!

Beautiful property
Property and house were well maintained. We enjoyed fishing off the dock and kayaking. The best part of the vacation was Adam. He netted us bait for fishing and kept the pool clean. He assisted us when our golf cart blew a tire and made sure we had a new cart as soon as possible. Normally we rent a different house each year in Belize but we all agreed that we are returning to Anil Mar.

Perfect stay at Anil Mar
My family and I loved our stay at Anil Mar! The property is gorgeous. It had absolutely everything we needed to enjoy our stay. The best part was Adam. Such a great guy and helped whenever we needed it.
The set up was perfect for my family. Two big bedrooms (with bathrooms) upstairs along with comfy couches an additional bathroom and huge kitchen upstairs. This was perfect place for us all to hang out together. The downstairs was great for my daughter and son-in-law to have their own space with an additional bathroom and bedroom.
We hope to stay here again!

Amazing vacation
We had such an incredible trip. Adam was a wonderful caretaker. Any questions or requests we had he took care of immediately. We really enjoyed a snorkeling trip that he took us on. The house was very comfortable and we enjoyed the private pool at the end of the day. The house is about 30 minutes to town with a golf cart. The ocean is currently experiencing Sargassum grass(seaweed), which is happening everywhere, which Adam raked the beach daily.
We will definitely be back!

Anil Mar Home Away from Home
Anil Mar, Adam and Simon were all top notch. Communication with Simon, our reservations both on Anil MAr and with Tropic Air were seamless. Adam, who is like McGyver, was spot on with everything. Whether it be taking us spear fishing for lobsters, taking us by boat to Caye Caulker and Secret Beach, fishing from the dock under moon light or showing us around the island from the boat, Adam was awesome. I do not hesitate recommending this home, management company or Adam to anyone.

First of all let me say , the house is lovely – beautifully maintained and exactly as described. The location too is great if you like privacy and don’t mind being a little remote , which is what we wanted. However, there is a huge problem with rotting seaweed being washed up on the beach in front of the house every day. The smell of rotten eggs was unbearable - so much so that we couldn’t sit outside at all. After a couple of days my husband and I were both feeling unwell and my silver jewelry had turned black. This is because the hydrogen sulfide gas was being released in large quantities, the water was a disgusting brown and in the end we left a third of the way through our holiday.
This is a problem all over the Caribbean and Mexico at the moment so not unique to this house, but it is a real problem and the locals say it has been going on for months. Adam the caretaker( who is lovely) tried his best to keep the beach clear but it was a losing battle . The owner will not issue refunds so you should consider this issue seriously before you book.

My husband, two boys (ages 6 and 9) and in-laws stayed at Anil Mar January 24-29. Adam, the caretaker, was so friendly and helpful. My boys loved playing with his 4 dogs. The house is very well kept and you cannot beat the beautiful pool and private beach. By golf cart, it does take about 45 minutes to get downtown from Anil Mar so you need to plan shopping/food accordingly. Much of the drive is a dirt road with many potholes so it's a bumpy ride.
