CROOKED RUN is just a stone's throw from the historic village and the thermal spring that gave the village its name. This charming three bedroom, three bath home is the perfect getaway spot in Warm Springs. Enjoy walking to restaurants, galleries, spas and more just steps from the front door!
The old farmhouse was built in 1900 and has been completely renovated and updated but is still cozy and warm with original hardwood floors and woodwork, large spacious rooms and wonderful decks to enjoy the sounds of Warm Springs Run as it tumbles through the backyard. Adirondack chairs can be taken to the fire pit or the stream - the perfect place to read a book or catch a nap. All the amenities from home are included - WiFi, Satellite TV, a well-appointed kitchen for anything from snacks to gourmet meals.
The house is easily accessible for guests of all ages as well as those with mobility challenges. The main floor features a living room with large flat-screen Smart TV. The living room is open to the large kitchen and dining area. The kitchen has a breakfast bar with seating for four and a dining table for six. Off the kitchen are two exits to the deck overlooking the 'crooked run'. The main floor also includes an additional bedroom with a Queen size bed and a full bath with tub and shower as well as a laundry room.
Upstairs there are two bedroom suites, the Master with a King-size bed, flat screen Smart TV and its own Juliet balcony - a great spot for early morning coffee or cocktails under the stars. The second suite has a Queen size bed. Both ensuite baths include showers.
At this prime location in the village of Warm Springs, one can enjoy a day of pampering at the Warm Spirit Spa located on the corner of Old Mill & Old Germantown Roads where you will enjoy arguably the best Hot Stone Massage anywhere. Across the street is The Waterwheel Restaurant, a fine-dining restaurant in a century old gristmill which also houses the Simon Kenton Pub - the smallest bar in the Commonwealth and one of the "best four seats in Virginia". And just up the street is the Warm Springs Gallery featuring fine art, the Garden Room gift shop and the seasonal Garden Café with fresh salads and sandwiches, grab & go appetizers and meals. There are miles and miles of hiking trails nearby, some within walking distance of the farmhouse. Warm Springs is the County seat for Bath County where you will find the County Courthouse, a public Library, and the Bath County Historical Society Museum. Less than a mile away is The Tavern at Warm Springs Inn and the Milk House Market at the Old Dairy. Hot Springs and The Omni Homestead Resort are close by, 4 miles south of Warm Springs. Just a short drive away are Hidden Valley Recreational Area, Lake Moomaw , Back Creek Recreational Area, Douthat State Park and Lake Moomaw and miles and miles of the George Washington Forest and Nature Conservancy Warm Springs Mountain Preserve for every outdoor sport you can think of - hiking, biking, fishing, hunting and more!

Check in and out seamless. Historic charm abounds. Modern heat, AC, kitchen and appliances. Ample bathrooms.Weekend Wedding stay with sisters and their husbands. No tack on fees which was refreshing. Bring towels, sheets, and blankets.

House was as described. It is close to the main road, so light sleepers might want to bring ear plugs (though the road was not heavily traveled at night). The rooms are spacious and comfortable, and the kitchen is well appointed. Management was a pleasure to work with. Looking forward to the next visit!

The night before our stay, our son was admitted to the Children's Hospital.
The next morning we contacted the property manager, Beth, to let her know we wouldn't be able to make it and to give the owner a chance to list the property and hopefully find another family to take it that weekend.
Beth explained that given that it was the same day it would unlikely be rented. However, she was very compassionate and concerned about our son and generously reassured us that we could visit once he was better at no additional cost other than the cleaning fee.
We are touched and impressed. Now that our son is better, we can't wait to take Beth up on the offer. What incredibly generous and considerate owners and property managers. Thank you.

The kitchen in the home is incredibly well stocked . The furniture and beds are very comfortable. The yard is fantastic and so big. We actually walked along the stream to eat at the Water Wheel restaurant and to have a hot stone massage. Both places are tops! We enjoyed the huge deck where one could be in the sun or in the shade. We ate many meals outside. We do wish there had been a gas grill; the little charcoal one in the yard was not what we needed. The only drawback is the busy road during the day. Cars drive very fast so backing out of the ample parking or walking down the road to the "town" is difficult. The location is so near the renovated Spring bath houses and we had great take-out from the Dairy cafe. The Homestead resort is just a short drive away. We recommend this vrbo!!!

This was our 2nd stay at this home. Another niece got married, and this has been our "wedding retreat!"
The space is perfect for our family.
Everyone has a bedroom and a bath. Very clean. Beautiful well stocked kitchen with a view of the babbling brook running across the back of the property.
We enjoyed our stay very much. Only one thing that is annoying...it is a pain to bring all the linens for 3 bedrooms and 3 baths. I wish there was an option to pay a little more to rent linens. I wasnt sure we could get everything in one car with 4 people and luggage. Also the sofa in the den area is very uncomfortable. We didn't spend much time there because of wedding festivities, but it would not be a place that would be nice to sit for long.
Check in and out are quick and easy.

Crooked Run was a wonderful weekend retreat, we were sorry we couldn’t stay longer! The house was sparking clean, Beth was an excellent host, check in and out a breeze. The house was well equipped and very comfortable - the kitchen was well stocked with all the pots/pans/dishes/utensils we could have wanted. We cooked at home all weekend s we have two hungry teenage boys. And from the grill to the fire pit to the stream to the short walk to warm spirit spa for a massage - the house and location were perfect. We’re already dreaming of our next trip.

The house was comfortable and clean. The back porch was relaxing with a nice view. We saw a mother deer with her offspring several times, numerous birds including Eastern Bluebirds and enjoyed the spring run on the property. The kitchen is fantastic.

The house was five minutes from the rehearsal dinner at The Inn at Warm Springs and the ceremony and reception at Oakley Farm for our son's wedding. The house was clean, comfortable and had a well equipped kitchen. The stream behind the house was great to wake up to each day. It was the perfect place for this special occasion.

Nicely decorated and comfortable home in a picturesque valley with a small stream running through the yard. Home was very comfortable with everything we needed. The owner obviously wants guests to feel at home. The home has plenty of space. The full baths in two bedrooms are a real bonus. Everything nicely done!

Very convenient to food in the town of Warm Springs. Only about at 15 minute drive to Tomahawk Farm and the Jackson River. The home is very comfortable and homey, with all of the necessary amenities. Not to mention Warm Springs Run babbling through the back yard!

The house is extremely clean and well kept. We enjoyed everything about it -- beautiful grounds with spring, decks all around, nice bedrooms and bathrooms, beautiful kitchen with plenty of room, and close to restaurants and shopping in Hot Springs.

We loved this home. It was fully stocked and very comfortable. It was located perfectly for hiking different areas. We used the fire pit and small grill, and enjoyed the deck. We did not have any noticeable noise from the road.

Crooked Brook is a perfect amount of space for any family getaway! So charming!!
Bigger than the photos show! Spacious layout with great gathering areas. The bedrooms are very large with their own charm and two have their own very clean bathrooms. Loved the decks/porches and the calming sound from the beautiful brook. I even found my favorite flower in the backyard (Forgetmenots) and we’ll never forget our weekend stay!

Stay by the highway
The backyard location by warm springs is beautiful. But there are no places to sit by the creek or in yard and not even one umbrella on the deck (as was in ad picture) so you could enjoy being out there from 11-6. I was told to bring sheets and towels, not a blanket. There were none. The noise from the road of constant trucks was overwhelming.

Beautifully Restored Home with a Lovely View of Creek
Our family attended a wedding in Warm Springs for the weekend. This was a perfect home for us while not at the festivities. Three large bedrooms with comfortable beds and 3 baths gave us all our own space. The kitchen and breakfast area was complete with all we needed...upgraded and with a view of the creek. We took a nice hike up a mountain...Flag Rock Trail... the trailhead was only 1 mile from the house. Steep climb up, but excellent views at the top! Close to a couple of restaurants and a country store. If you are a TV person, the TVs are large and reception good. Furniture in the living space could be a little more comfy, but otherwise the house is PERFECT! Thanks for a great weekend!

Great weekend get away
We were a 3 generation mother daughter group and we explored from Warm Springs-Hot Springs To White Sulfur Springs. This location was quiet and a very pleasant experience! The house was stocked as if someone lives there permanently which was awesome! We look forward to coming again in the fall!!

Sprung Break
We had a great trip to Warm Springs! The house was lovely and well equipped. It was nice to have 3 bathrooms for our group. We used the fire pit one night and took a day trip to The Greenbrier one afternoon.

Beautiful and Peaceful
The property and the area were perfect for our long weekend. The house is beautiful and in a great location--quiet but close to things to do. The yard was amazing with a cared-for lawn sloping to the stream and small waterfall, surrounded by wildflowers and the mountains in the background. We will definately stay again!

Loved the Creekside Location
We loved staying at Crooked Run! The house was wonderful, all beds were super comfy, and we loved our stay...... but our very favorite part of our vacation in warm springs was sitting in the creek out the back door for our afternoon happy hour.

Piece of Heaven on earth
After my mom passed, I need a some time to catch my breath. I could not have asked for a better spot. The house is beautiful and the creek in the back makes a beautiful view. My boys, 3 & 5, spent a long weekend here. The front sun porch was their favourite spot after the deck and yard. I look forward to returning again soon.
