The apartment was really nice and cozy.
As you can read in some other reviews, I unfortunately also have to say that there are few options for storing clothes.
We lived out of a suitcase for a week...that's fine too, of course, but a few hooks and hangers or shelves would be really good.
The balconies are a bit small or narrow, but we were outside all day in October anyway.
Otherwise everything was great! It's a 10 minute walk to the city, the key (3 pieces because you have to unlock three doors) is stored in a key safe.
There was enough space at the table and sofa for the five of us. The stove (gas) and dishes were enough for us, but we only had breakfast and only cooked twice.
There is a lot to discover in the apartment: hidden rooms, hidden water heaters and cupboards and glasses here and there. ;)
A coffee machine would be great, of course we made do with the espresso maker on the gas stove. ;)

We enjoyed our stay but had some issues
The location was great. Beautiful views out the windows, parking available, and a charming path through the woods and past the stream to go into town.
The place is rustic (like most flats in a ski center)- more so than appears in the pictures, and the kitchen and bath areas are a little cramped but very useful. There are NO spices, dry goods, etc. in the kitchen - you have to bring everything with you to cook, but there is quite a nice selection of dishware.
Our biggest problem was getting in to the house. The managing company sent many emails in advance asking us to register (passports etc.) and the instructions we received to find the keys were perfect. But USING the keys was a different story. I think its common in Europe (but not in the US) for door locks to click several times before the door opens. That was not explained. The instructions just said "if you have trouble with the key push it inside the lock.", and I think that was referring actually to the 2nd door of three that had to be unlocked to get into the unit - we couldn't open therein door to the building. We couldn't get the door open. Our cellular service wasn't working. We went into town and searched for a pay phone (wasn't working). Finally found a neighbor from down the street and asked if they would call the property managers - they did, and spoke to them in fluent Italian, but the connection was horrible, and they didn't learn anything new from the property manager, and ending up hanging up. Fortunately the neighbor was able to manage the key. Turns out that you needed to turn the key three complete revolutions, until you heard three clicks, and then you had to push against the very strong resistance (I had to use two hands) a fourth time, and then the door opened. It would have been helpful if this was part of the checkin instructions.

Fantastic apartment in nice area of Cortina
We loved both Cortina and this property! It is well laid out and great for a family or a small group of friends. The flat is well decorated and fully functional, and within walking distance of the centre. Cortina is an amazing place to visit in the summer with all the hiking and restaurants!
I would highly recommend Cortina and this property!

Beautiful Property, close to town, Great Property Owner
My husband and I stayed in Luca's property for 1 week earlier in July. The pictures are very representative of the property. There is gorgeous wood floors, ceilings, and walls (it feels very Tyrolean!). The furniture is in good condition and offers plenty of space to sit and relax. The mountain view out the front of the apartment and the side are lovely. As Luca mentioned, the balconies are older and a bit worn, so although we didn't sit out there much, we liked having them to dry our laundry and to step out onto for fresh air.
Another great feature of the apartment is it's proximity to town. There is a shortcut path at the end of the road leading to the property that gets you into town in about 5 minutes. We walked each day vs. taking the car and trying to find a parking spot.
Luca responded very quickly during our initial rental search and also when I emailed him shortly before our trip. He provided us with lots of information regarding his favorite hikes, restaurants, and other tidbits. He is a friendly, welcoming, property manager.
In summary, we really enjoyed our stay at Luca's apartment and we loved loved loved hiking around Cortina. It's such a stunning setting. The town of Cortina also has many good restaurants from which to to choose.

We had a very nice week in Cortina. The apartment offers everything you need to enjoy an easy and relaxing vacation. We stayed in the apartment as a family of 4 + grandfather, and we especially liked how my dad had his own room with bathroom and the four of us had our bedrooms close together with a shared bathroom. In addition there were lots of common space to hang out! The beds were very comfortable. The apartment has a nice balcony with a great view. The gondola to the beautiful Faloria ski region is within walking distance which we took advantage of (there is even the possibility to rent a skibox at the top of the gondola for 1 Euro, which makes the hike up to the apartment more enjoyable)! The bus station, the skipass office and the city centre with different shops are also within short walking distance!

Very cosy apartment within easy reach of town and slopes
The apartment was very cosy for 5 of us and the beds were extremely comfortable. The kitchen and bathrooms are not large but perfectly adequate and the views from the windows over the mountains are stunning. It’s an easy short walk into town and the drive to the Socrepes piste area was quite straight forward. We thoroughly enjoyed our stay and would definitely return.
The only comment we would have would be there needed to be more hot water for showers after a day on the slopes.

Lovely Apartment in a Beautiful Place
My Sister and two friends stayed at Luca's beautiful apartment for a ski trip. We loved the apartment and Cortina is a really special place. Luca's apartment is in an excellent location, just 5 minutes (downhill) from the main town and we found the skiing exceptional too - we had so much snow we even skiied down from Luca's apartment to one of the lifts which is super close (Faloria) one day(!) I would highly recommend staying in Luca's place - it is excellent value and a lovely, charming apartment and place. We can't wait to go back! Thanks, Luca.

Nice apartment, good and convenient position above Cortina. Luca is responsive.
Overall very good chalet-flat. Well positioned. Two key sets, easy walk down to Cortina, two balconies. Responsive host, teething trouble with WiFi but good 4g in area. 4DU handle Check-in and out, Luca will chase them as required. Good.

Highly recommended Cortina apartment
This apartment is in a great location for a visit to Cortina as it is in a small hamlet just outside of the main centre of the town. This means that there is no problem with access or parking, but it is only a 5 minute walk to the main street of Cortina on a pedestrian track that starts almost outside the main door of the apartment block. The apartment itself is exactly as shown in the photos - a typical charming alpine home, but with lots of mod cons, e.g. a dishwasher and very comfortable beds and living space. It had everything we needed for a two week stay. The washing machine is small but we just used it more often - it beats wasting time at the laundromat! There is a west facing terrace with table that captures the afternoon and evening sun and another south facing terrace that is shaded in the evening. Both terraces offer good views of the mountains. For shopping you can head into the centre of Cortina and shop in the Co-operativa on the main street or walk a little further to the Kanguro - the range and prices vary at both but in the end we found the Co-operativa the better option. Additionally there are two Alimentari on the main road heading north out of Cortina that are only a 5 minute drive from the apartment and which offer better parking options than the Kanguro (my tip if you want to shop at the Kanguro with a car is to be there at 8.30am on a Sunday morning to beat the crowd to the six or so car parking spaces available). We spent two weeks hiking in the mountains around Cortina and found the location of the apartment to be good both in terms of hikes we could do without taking the car and for easy access to hiking areas that we had to drive to. There are maps in the apartment that can be used for hiking. Contact with Luca, the owner, was excellent. A highly recommended apartment!

Perfect!
We stayed at this apartment last week and had a thoroughly enjoyable week. The apartment is well organised and comfortable. W are a family of six and we spent the week hiking and doing amazing via ferata in the beautiful Dolomites The apartment is only a short walk (10 mins) from town, and we could easily shop without getting in the car. Great views of Tofane from the balcony and main room windows. Would definitely recommend this apartment!

Great place. Horrible WiFi service.
The property was great, and Luca, the owner, cares about his guests. Unfortunately, the property had no WiFi for the majority of our stay as they only buy a few gigabytes a week and prior guests had used it up. We had 6 guests with no internet, ability to respond to emails, make calls etc, without high data charges. That should have been disclosed. But the place was in a great location very near town and was great otherwise. If it had reliable WiFi we would stay there again. Thanks Luca!

Cosy apartment close to the centre yet with great views too! Helpful owner
I came here with my family and had a lovely few days: the property is well laid out, in a nice traditional style, and in a nice building. Location is great as just outside the centre but only 5 mins walk from it (so no parking problems!).
The bathrooms and bedrooms seem to have been recently re-done, and the kitchen has brand new appliances, and seems to have everything we needed.
I loved Cortina and our stay at the property!

Apartment in Pecol, Cortina D'Ampezzo
We loved the location, traditional ambience and cosiness of Luca's apartment. A walk down the hill to nearby reataurants was a pleasure, as were regular deer sitings in the garden. The living/dining area was convivial and has awesome views; bedrooms are characterful and comfortable. Communication with Luca was prompt and helpful. This is an apartment we would return to.

Perfect base for exploring
We had a lovely stay at the apartment, which has amazing views of the beautiful mountains. We enjoyed coming home to this cosy space after a busy day on the slopes. Luca was great, answering our questions both before and during our stay. The apartment is close to town, where there are many nice places to eat.
We would recommend this apartment as a great base for both summer and winter activities.

Charming apartment in great location
We would highly recommend this apartment, and this location. We came for the hiking - Cortina is well-situated for summer hikes of all abilities and the trails are simply beautiful. The apartment was easy to find and is located just outside the main town in a quiet residential area with stunning views onto the surrounding mountains. Only 5 mins on foot into the charming resort of Cortina with plenty of places to eat and relax.
This is a well-maintained apartment, furnished to a high standard. It is spacious too - we were a group of five and the apartment felt a good size for our group. The bedrooms were very comfortable and the bathrooms were newly refurbished.
The owner was very helpful - we had a minor problem with the window blinds and he arranged someone to come and fix it straight away.

Perfect summer holiday retreat in Cortina
Apartment in Cortina was indeed cozy and perfect for our summer holiday in the Dolomites. The owner is prompt in responding and genuinely wants you to enjoy his love of Cortina and experience it's beauty. The views of the mountains from the apartment are breathtaking and beckon you to explore. So many walking treks to choose from and too little time. Cinque Torre with Rifugio Nuvolau set you on top of the view while Lake Sorapis trek start point is just a few km up the road and should not be missed for the perfect Alpine lake with milky turquoise waters. If you have interest in fly fishing, set up a guided trip with Angelo Piller of Flyfish Dolomiti in Tai di Cadore. Lago Scin Restaurant is just a few km up the road and provides excellent food with a cozy atmosphere. This apartment and this town should not be missed with your time in Italy.
