About this house rental
The quintessential beach home! On a serene stretch of the Balboa Peninsula but just a short bike ride to the Ferry, Fun Zone, The Wedge, Newport Channel, the Pier and dining! This home offers a total of SIX bedrooms and three and a half baths. The main level provides a beautiful living room and fireplace, dining room, kitchen, and large private patio adjacent to the boardwalk, with direct access to the beach! There is also a two-car garage for parking.
4 Bikes are provided and there is a lock for each bicycle.
Guests will be responsible for the bikes and there will be a $350.00 replacement fee for any bike missing.
DOGS
* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!

Smoking or alcoholic beverages are not permitted on the boardwalks.

Refuse is not collected on the following holidays: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas. If the holiday falls on a weekday, refuse collection will be delayed by one day for the remainder of the week. Contact CR&R for further information: 866-949-9694 [email protected] or their website at crrwasteservices.com. Picking through other people’s trash is illegal in Newport Beach. Please return containers to their out-of-sight location by 7:00 p.m.

Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties.

The house was a perfect pick for our family of 6 ranging in age from 21 to 78! The location on the beach was amazing and fun. The house was very comfortable and exceptionally clean. We were also impressed at the generous amount of bath towels, beach towels, chairs, umbrellas and toys. The local VBRO property manager was in touch with us soon after we checked in and made it clear that she was available should we need anything.

My family really enjoyed our stay here and would definitely recommend this property. We loved being right on the sand and that we could walk to the fun zone and many area restaurants. We would definitely stay here again.

Fabulous beach-front house and completely equipped with lots of space. We had 3 generations of family, ranging from 6 to 81 and house had great gathering rooms as well as private quiet areas. Perfectly located on Balboa Peninsula with many nearby options but a very quiet home inside. Older, well maintained home with lots of character and well decorated!

This VRBO couldn't have been better for our family. We have no suggestions to improve. The family used all the bikes. We really appreciated the kids toys and being across from the beach as we had twin boys (2 years old) here from Switzerland. The bed in the closet was a nice surprise for the boys. The host was easy to contact. The kitchen was well furnished. Plenty of towels.
One suggestion--if possible don't check in Saturday or Sunday as parking is really tricky. We arrived for 4:00 check in and asked the cleaning lady to move her truck over so we park in the garage. (The garage is roomy for 2 cars.) My California families tell me that they are use to difficult parking. Once they were in the lot, they were fine. Easy the rest of the week.

The beach house is oozing with character and charm. From the moment we stepped in there was such a good feeling in the home. We loved the memories we made and the comfort we felt while there. Thank you for an incredible week.

We had a wonderful stay. The home was beautiful, clean, warm and inviting. Location was great, there was something to do for all age groups in our party. It was a much-needed getaway for our family. We stayed 6 wonderful nights. I would definitely recommend this beautiful beach home!

This house is the BEST! Clean, plenty of room and included everything you need for a stay at the beach right down to sand toys for the kiddos. Pat was a wonderful host who checked in with us periodically to make sure we were well taken care of. Our family enjoyed our stay and hated to leave!!!

We appreciated this beach house being one complete house, not separated with a front and back unit. We had a couple of toddlers with us that enjoyed the sand toys. We used the crib and the pack n play provided from the home. The large dining table and living area (with two sofas and two loveseats) were great for family conversations and games. Beds and bedrooms were very comfortable. plenty of bathrooms for our group. We never used the beach cruiser bikes, but there were six on property. There were a few beach chairs, but the two we tried to use were a little broken. We all loved the real hardwood floors in this property. So glad they haven’t really been replaced with something cheap. It’s a beautiful home right on the boardwalk. One thing to note- the sand in front of the home does not have a gradual slope to the ocean. There were two steeper sandy drops to get to the water. Not that big of a deal, but it does not have a gradual transition from the ocean to the sand. We’re hoping to come again with warmer weather.

We had such a wonderful time at this property and can’t wait to return. We stayed here with a few families and all our children. The location couldn’t be better and the amenities provided were so convenient to have. From the beach chairs, beach toys and bikes it made our trip so easy and fun with all the kids. Pat was a great host and very easy to communicate with, always quick to respond. I highly recommend staying here if you are looking for a perfect beach vacation!

This house is in a perfect location on the beach and just close (but not too close) to the Balboa Ferry and the restaurants on the Peninsula. Our family thoroughly enjoyed the house and all the amenities (especially the bikes!). We had a couple of small issues like a missing iron which were resolved within in an hour so could not have asked for more. And oh what a sunset every night!

Beautiful property and wonderful location. The first floor bedroom and full bathroom was perfect for my beloved father-in-law who wanted to spend his 90th birthday “on the beach”!

Loved our 5 night stay at this property. Description in the listing is very accurate. Accommodated our group of 9, and everybody easily had a place to retreat in the evenings. Location was perfect-Within walking and biking distance to great restaurants and shopping. We hardly needed our car. The beach house was so cozy, with so much natural light, and has everything we needed. Instructions in the home were clear and informative. Pat was very responsive and pleasant. Went above and beyond to accommodate us when our flights were delayed and canceled on the day of our departure. Totally recommend! Hope to be back

Family Forever Memories
Everything about staying at this property was wonderful. The owner Pat made it especially wonderful with her attention to detail and mission of making this house a place for families to create beautiful shared memories.
Highlights: Swimming with the dolphins jumping next to you on the beach right in front of the house, our three young adult girls biking the boardwalk, walking to Balboa pier and having shakes at Ruby’s, taking the ferry over to Balboa island - all quick walks from the house. Other favorites, hanging out in the chairs facing the boardwalk & talking for hours with family members, playing board games until late at night, and putting our feet up and sinking into the comfy couches. Beds were heaven to sleep in too! Views from the top two bedrooms in front were a dream. A perfect house for everyone to have a special personal experience but also enjoy family. We will be coming back! Five stars from the Le Piere family from Vegas ⭐️ ⭐️ ⭐️ ⭐️ ⭐️

As former vacation home owners, I know what it takes to deliver a quality vacation home experience . It takes a lot of attention to detail to do it right. Our family of fourteen people had a great time. Communications was terrific. The location was perfect. The home had all we needed, particularly in the kitchen. We would definitely return to this 5-star home.

The house was immaculate. The renovation was beautiful. The house was everything that was advertised plus more. . Great location. The sand was 10 from the front porch so we could sit on the porch and watch the kids. Beach toys and bikes were great. The owner was more than great. Overall a great experience.

A Nice Gathering Place
I would have appreciated the kitchen better stocked with spices and utensils, matches or fire starter for the fireplace, some throws for the main room, never could find the "manual" for instructions for the house. Pre-knowledge of the floor plan would have been nice. Having the bikes, beach chairs and toys was. nice. Three houses were rented somewhat close to one another, and we had a wonderful time seeing and eating at favorites from several years past. Thank you for an opportunity to enjoy another wonderful family vacation.

A fun trip to celebrate my hubby's 60th BD with family. We had 10 adults (2 generations) who stayed at the house and a few that popped in. It was a perfect setting for us. Would love to make it a yearly tradition.

Great Beach House for a Large Family Gathering
This beach house is wonderful for a large family or group vacation. It easily accommodated my husband and I and our 3 adult children, their partners and our Pomsky; giving all of us much needed private space, an office space (for our remote worker) and ample “together” space in the living/dining rooms and on the front patio. The house is well equipped with everything one would need at the beach; plenty of towels, beach chairs, beach umbrellas, bicycles, sand toys for children, etc. The internet and cable services were good and reliable. We had a few hiccups in the beginning of our stay that needed to be fixed and Pat (and her crew/Tony & Antonio) were very responsive and got everything taken care of for us ASAP. We had an incredible family reunion and the location in Newport near the Balboa Pier was a little more peaceful and quiet (than the main Newport Pier area) which we greatly appreciated. Pat was a wonderful and attentive host and made sure our stay was thoroughly enjoyable.

We enjoyed our time at the beach house . There are a few things that need addressing . The refrigerator leaked into the wood floor also need window screens because the air doesn’t work well and needed to pen windows for cooler air especially upstairs .
