This unique, private, and spacious property is 39,000 square feet and offers magnificent ocean, mountain, and sunset views. As one of the largest oceanfront properties on the North Shore, the large grassy lawn is perfect for games, yoga, or relaxing in the sun. Less than 2 miles away is Turtle Bay Resort featuring world-class dining, bars, golf, tennis, fitness center, spa, horseback riding, surfing, and bike rentals.
From the tranquil, secluded beach you can often swim with sea turtles, watch monk seals basking in the warm Hawaiian sun, spot whales breaching offshore in winter months, and catch glorious sunsets. With no public beach access, you are guaranteed a private and relaxing Hawaii vacation.

OCCUPANCY: This booking confirms accommodation and the rate is based upon the number of guests and nights as indicated. ALL PERSONS STAYING AT THIS VACATION HOME MUST BE REGISTERED
(“REGISTERED GUEST(S)”). Any changes in occupancy will affect the rate and must be authorized. If the number of guests is
exceeded without prior written permission, there will be an additional fee of $100 per person, per day. Social gatherings such as
weddings, receptions and other events are not allowed.
CLEANING: The Guest will be responsible for the cost of post‐departure cleaning fee (“Cleaning
Fee”).
RENTAL PROPERTY CONDITIONS AND DISCLOSURES: Guest understands that Property Owner and Agent shall not permit the
rental of the Property to Guest unless Guest understands, agrees to and adheres to the following conditions and disclosures:
‐ Smoking is not permitted on the Property, including but not limited to inside the home or on the premises. In Hawaii we live with our windows open and neighbors do not want to smell smoke.
‐ Pets are not permitted on the Property without prior written approval of Agent.
‐ If you booked a beachfront house condition change year‐round that affect the sand in front of the Property. We cannot guaranty
the condition because weather and ocean swells are unpredictable and do change the amount of sand located in front of the
Property. No refunds will be issue because of these changing conditions of the sand located at the front of the Property. Sometime conditions can make it unsafe to access beach from Property and you might have to use the closest public access.
‐ If any equipment, mechanical device or home feature becomes inoperable, Guest shall promptly inform Agent. The Property,
Owner, caretaker or Property manager will make every reasonable effort to correct any problems, but such condition shall not
change this Rental Agreement or the stated Nightly Rate. We try our best to make sure everything is in working order but
sometimes issue come up and service will need to be scheduled. Service and repair can take up to two weeks. Because we are
on an island parts and replacements can take up to six weeks.
‐Guest must immediately notify Agent of any damage to Property as a result of fire, flood, acts of nature, or mechanical failure.‐ Guest shall promptly inform Agent of any Property items included with the Property that becomes lost or broken, including but not
limited to audio/visual equipment, computer equipment, artwork, decorative items, and appliances.
‐ Guest shall follow the written instructions on the care and use of the home furnished upon check‐in, including the proper use of the
home’s facilities and equipment. Guest may be held liable for damages to equipment such as the air conditioning system or other repair expenses caused by failure to abide by the written instructions given to them upon arrival.‐ Guest recognizes and acknowledges that although reasonable efforts are made to portray the property accurately, specific furniture and interior items and landscaping may vary from photographs of the Property.
‐ Any complaint from the Guest concerning the weather, climate, neighborhood, location or other qualities of the Property
will not be grounds for a refund of all or any part of the payments by Guest.
‐ The Property is located in a residential area, and Guest is advised that excessive noise may disturb neighbors and may be grounds for
eviction. Guest agrees to respect quiet hours from 9 PM until 8 AM. Guest understands that social gatherings such as parties,
weddings, and receptions are strictly prohibited unless Agent gives specific prior written approval in each case. Unauthorized events
may result in partial or full forfeiture of the Security/Damage Deposit and possible eviction from the Property.
‐ Neighborhood construction or similar disturbance would have been disclosed to Guest if known to Agent when booking. Property Owner and/or Agent are not responsible for failing to disclose possible future neighborhood construction of which
Property Owner and/or Agent was not previously aware.
‐ Property Owner or designated agents, such as Property managers, caretakers, and repair persons may enter the Property at any time
during daylight hours to make repairs. Reasonable efforts will be made to provide prior notice to Guest of such visits. Guest is responsible for all keys, gate and garage openers and upon departure Guest is required to leave these items on the Property at
the location where they were presented to Guest. Guest will be charged a replacement fee for lost keys and/or gate or garage openers.
‐ Due to tropical climate and environment, pests such as insects and small lizards may be present on the Property. Reasonable
efforts are made to control pests, but nature’s presence is to be expected on occasion. The property is serviced monthly for pest
control company, but when doors are left open the pest will still come into the house. During certain months we have various insects
that are more prevalent. Examples being termite, ants and cockroaches. This is due the weather climate changes during these months.
Refunds will not be made because of pest.
‐ Property Owner and/or Agent reserves the right to promptly evict any persons who cause damage to the Property or items present on
Property, who violate state, local and/or federal law or who don’t abide by the conditions set forth in the list of rule for the property.

Open and breezy. Furniture was showing some extensive use. Bedrooms nice size and bedding very comfortable. So nice to walk a few steps and be on the beach. Nighttime views were as amazing as daytime.

The property manager Miles was the greatest! Very responsive and friendly. We had a problem with the TV , he replaced with a new one that day We had problem with the washer and dryer, Miles replaced with a new one. Always answering texts quickly and taking care of any problems to make our stay very enjoyable. The house itself is in need of work, back deck has rotting wood underneath and paint peeling above. living room rug is old and curling, there is no air conditioning and we were quite uncomfortable with just the fans going. All the fire alarms were removed, he might have been fixing them. The view was beautiful and we spent many nights looking at the ocean and sky. Once again the property managers were the greatest!!!!

What a beautiful location with a stunning view. The home was clean and well laid out and just a handful of steps to the water. Away from all the hustle and bustle and just what was needed after a couple of years of Covid lockdown. Perfect place to recharge those batteries.

Love the house! It was pretty much as advertised with just about everything you need at home. The scenery was even better than the photos! Also, Myles and Chaney were very responsive and great to work with. The only small problem is the wear and tear have started to show and those windows that labeled "broken" and must to be kept closed should be fixed before the weather warms up when the temperature is in mid 80s or higher. Some rooms can be quite warm if some of windows can't open. Overall, it's a great family vacation home. Never tired of the sunset view from the back balcony!

The location was fantastic! Loved the proximity to the beach. The house did have working windows… though some were marked broken but we have great airflow. We hung out at the back deck daily and loved listening to the ocean waves.
I didn’t see any beach chairs but I didn’t even bother asking. We were having too much of a good time. Locating the entrance gate was tricky the first time and I didn’t read all the check in instructions on how to put in the gate code. But once you check in there is a gate clicker for use in the house. Nice touch that there was plenty of sunblock & beach towels.
Note* there are some minor bugs you have to deal with, tiny ants and lizards/geckos but it’s typical with every rental I have had in Hawaii.
There aren’t many restaurant close to eat and most places close early… by 9pm. Turtle bay is close. Good beach at Kawela Bay right around the corner from the house. It’s not easy to get into the water from the beach at the back of the house due to the rocks and coral… I didn’t want to walk all over it because of sea life. But around the corner there is a good bay or you can go to Turtle Bay.
I loved the north shore being away from the big city of Honolulu. It was quiet and most of our excursions were in the north shore area, which was convenient . Loved it here and plenty of space for the 5 of us with 2 cars! I would love to stay again in the future!!

We stayed for a little over a week. The communication was great. The home was perfect for our needs. The location was everything we wanted. We had a tough time with spotty internet connections, but we enjoyed most of our time on the beach or out and about exploring. The 3 kids are already talking about getting back to that house and the beach. We saw a sea turtle our last morning on the beach. It was pure magic.

The location is amazing. It was like our personal oasis. I loved just sitting on the porch watching the waves and listening to the birds and chickens in the morning. The house is an open layout, which was great. While open there was enough space to spread out and have some space. But the beach is why you stay here. We walked daily on the beach, swam, and just in generally loved being by the water and the sand beach. It is a perfect location. Having chairs and beach toys was great and we made good use of them. I loved having the grill to be able to cook our dinners. Overall, while some of the windows didn't open, there was still a nice breeze through the house keeping it cool. There was all the essentials that we needed, coffee pot, pans, dishes, towels, etc. And thank you for the beach specific items. We hope to come back and I will be sharing the details with friends for sure!

Property is gorgeous and well maintained. The beach was a bit on the rocky side, and kind of steep by the stairs, but you can still swim. Some of the windows didn't open which is a must because the house, like a lot of houses in Hawaii, doesn't have air conditioning. Loved the kitchen and the deck. When the tide goes out you can see fish and crabs in the tide pools. It's perfect for the family that wants a laid back beach vacation!

Awesome location, clean property well equipped - would have loved to have had access to boogie boards and umbrella that was locked up in downstairs storage room.
Due to the fact that we didn’t have AC it would have been nice if the windows were fully functioning - (the cranks were broken). We were still able to get a nice breeze but would have been a beautiful cross breeze with those windows open!
Otherwise great spot close enough to action without the crowds! Loved our visit!

This property is amazing! We had a great time relaxing and enjoying all that it had to offer. The property manager was very helpful and responsive. The lanai was perfect for morning coffee and sunset cocktails. The beach was beautiful, quiet and a great place to lounge all day. We will definitely be back!!! Thank you

This is a great beachfront property. Location near Turtle Bay is great and walking trails near by excellent. The property is open and spacious with direct beach access. The house had everything we needed for a pleasant stay. The large kitchen was a great feature because with Covid we cooked most of our meals. The windows and ceiling fans were efficient in keeping things cool without the need for AC although we would have preferred AC. Excellent property with good communication prior to our trip.
