The house has some definite wear and tear to it, the space however was good for our stay with 12 people. Good space for vehicle and trailer parking. Unfortunately, we won't find this spot again because of a few reasons, mainly the amount of wind really made it difficult for us to do much outside. The back door we had to prop a chair in front of because of the wind. Some of the siding was coming off because of the wind or he back porch. Overall the set up was great within the home and the beds were very comfortable. Due to some of the wear and tear we did have some intruding critters that made their way in somehow which ended in us having got dispose of one of the mice caught in traps placed in our 3rd day of our stay. It didn't ruin our trip, but did dampen our experience since we were then worried about potentially taking some home with us considering we saw multiple and only caught one. For the nightly price, it was not worth that worry and frustration of some of our guests.

Four families shared the house for a week of motorbiking. Beds, couches and other furniture were comfortable. Bathroom set-up downstairs with double sinks in the open and 3 separate small rooms for a toilet and 2 showers meant hardly any waiting for the 13 of us staying downstairs. Adequate towels, toilet paper, dish soap, laundry soap, hand soap, bath soap, shampoo & conditioner provided. Appliances could use updating as the oven wasn’t working properly. Linens on one bed were stained. Hot water wasn’t working properly when we arrived but was promptly fixed. General maintenance & a thorough deep cleaning are needed, but overall this home worked great for our needs.

Location was great, and unit very functional. Basic cleanliness was OK.
However, unit needs a thorough, detailed cleaning. Overhead BA fan filters and drawers had not been cleaned for a very long time. TP was the cheapest possible and there was no Kleenex. Was shocked to find four trailers in the parking area with people living in them.

The place was very clean. The house and yard will very well-kept. The swamp cooler was not sufficient to cool the downstairs in addition to that the builder not enough bathrooms downstairs the master suite was very nice. The two front rooms and dining area was very nice.

It was a nice big house for all 20 of us to enjoy. However, the kitchen was not clean— knives had food on it, pans were dirty and peeling. The TV never worked so we used our own streaming service since they couldn’t fix it. Only one grill had any propane and the shower drain on the first floor was extremely slow. The front door would not lock even when they came to fix it twice. We enjoyed the location but expensive for a place that wasn’t cleaned and needed repairs.

This was my second time staying in this house. We love the location and the parking for vehicles and trailers is some of the best we have found in the area. There really needs to be more attention to details with this house which I will detail:
1. The side patio was collapsing. Literally, the whole thing was at an angle and no one felt safe walking on it.
2. The door locks had dead batteries. We had to go buy batteries and had trouble getting in the house because the locks were dead.
3. The cleaning staff did not leave any paper towels. Not a huge deal but I would expect at least one roll on the dispenser when we arrived. There was nothing.
4. There are multiple cosmetic issues. The cabinets in the kitchen looked like they were going to fall off the walls. There was also a lot of dust on the ledges and window edges.
Overall, I like this house for our visits and would consider staying again. I just feel that for the price there should be more care and atteintion paid to the house.

This place provided everything we needed perfectly. Nice open location away from crowds, plenty of comfortable beds for all 17 of us, well-stocked kitchen, and bathrooms, even extra blankets. We hope to stay here again someday.

This property was perfect for our visit to Moab. South of town so out of the hussle and bustle of Moab. Parking 6 rigs and OHV trailers was easy.

The house was perfect for our group of 24.
We had two 40 foot trailers
3–24 foot trailers
2-20 foot trailer
1-16 foot trailer. We had no problem parking all of them, and leaving our sxs’s unloaded. ( make sure you leave room for the neighbor kid)
The house was full stocked if you want to cook your own meals. As far as pots,pans,etc….
Makes sure you crack the windows down stairs if you want the ac to work properly.
The space in the backyard was my fav. Every night after we got done sxs riding we could sit around a campfire, drink a cold beer and tell stories about the day, DONT GO BARE FOOTED!!!!
Cons…. We bought way to much food before we got there and the fridge couldnt hold it all.
The house could use new flooring on the main level. I would totally rent this place again.
We rode from the house on sxs to every trail we rode for the entire week. And yes the gas station is close and you can ride to it. Bring beer it’s expensive in Utah!!

We were a little surprised when we pulled up. Thought there was no way our group was going to fit. The 27 of us ended up fitting very nicely. However, the house is in need of a deep clean. It looked like all the cleaning crew does is sweep and replace towels. The house also smelled like an animal dog/cat was living on the premises. While it did fit the group I was disappointed in the quality. When it came time to check out there were zero instructions. When I got home today I saw they had emailed me yesterday regarding check out but I’m not on my email on my Moab Vacation

We have been spending time in Moab for many years. This rental was accommodating for our group. The only real hiccup was when we went to leave the door would not lock. I called and someone was there in about 5 min. They fixed the issue but the next day when we were checking out we had the same issue. They could use some more pots and pans but all in all great stay.

The place was spacious for a big family , it holds 33 people , although we were16. We were disappointed as the place was very dirty. Below the couches and living room rug was very dusty; some of the linens in the rooms weren’t washed, we found pieces of hard toilet paper between the linens and the mattress covers were dirty as well, in one of the rooms we turned on the fan and a cockroach fell on the bed.
There were ants on the kitchen’s countertops. We found a dirty plate between a clean one so we had to wash all the plates as we found this disgusting.. In the bathroom the towel holder fell off and almost hit my foot, the basement had an strange odor. This house really needs to be cleaned professionally.
The house is beautiful, just needs deep cleaning and repairs.

Nice Size - Needs Love
Would have rated higher if it was actually cleaned and looked like it was taken care of. The place was large enough for our group of 12, but it was still kind of tight, especially when we’re all upstairs eating meals. Broken blinds in the main bedroom bathroom, all blinds are caked with dirt, cobwebs in every corner, any shelf and fan was also covered in dirt. The floor upstairs between the dining area and living room has a large lift where multiple people in our group tripped over. Had to eventually move a rug over it to prevent any more falls. Initial walk in smelt like someone had just sprayed an odor eliminator or strong cleaning products. We loved the fact that it had 6 rooms, but one room is only bunk beds and there is no door, so one couple had no privacy. It’s a nice home but really needs a thorough cleaning for over $650 a night.

Moab Spanish Valley
We loved the location. House worked well for our group of 17. Overall, very nice but we are from Texas and not used to swamp coolers...would be better to have someone actually show us would have been nice. We had an issue with water hose that came apart and water seeped into carpet through window well. Maintenance came right away after I called it in. Views were great. We realize only 3 bathrooms but nice surprise that 2 showers downstairs just wish it had an extra commode too. We

Moab family reunion
Dirty! Blinds broken and missing slats, lots of spiders and bugs, crumbs and screws in cabinets and drawers, trash under beds, some televisions missing cords so did not work, the vent to the furnace has not been cleaned for months, the a/c very inadequate for the size of the house, box fans left downstairs for circulation and only one worked, lots of dust on the upper ledges of the living room and kitchen. Needed to check out by 10 for covid cleaning but do not think I would consider the property cleaned.

Good house - needs better A/C
House has great spaces, good kitchen, great parking, was clean and well kept.
Issues: house has one swamp cooler and no central air conditioning. It worked fairly well at night to cool the house but not well during the day, and you can’t close room doors or completely close window or they get super hot.
Gas stove had a faulty knob that resulted in a gas leak. We had to turn off gas to stove. Manager responded well and refunded some money for inconvenience.

Great house for a large group. House was clean. Only down fall was water pressure was not very good. Lots of parking for all out UTV's and trailers. A little bit far out from town but we were able to get around. If we had a group that big again we stay in a heart beat.

Very spacious and comfortable
Lots of room, lots of comfortable furniture. Doesn't look like much from the outside, but was very clean and inviting inside. Large kitchen with 2 coffee makers and 2 large toasters. My only real complaint was that the water pressure in the showers is pretty low. The entry code we were given worked on the front door but not the back door.

Lots of room and parking!
We had four families stay, and had plenty of room. We had trucks and trailers with ample parking. A few miles out of town, but close enough to hit all of the major activities. Very clean, and two gathering areas. There are three bathrooms, but the tub and shower are separate downstairs, making it more convenient for the rooms down there. Temperature was kind of all over the place, but overall was a great stay!

Moab dirt biking.
This place is great for a big group. The only 2 down falls is that the water pressure is bad which makes showering difficult and the other is that there is a nice shop by the house that is not available to use. The shop would have been good to use for working on your machines.

Nice open spaces for a large group
The home had good spaces for a large group including an extra long dining table. We spent most of our time in the family area which provided a great ability to converse and play games. There were lots of comfortable beds for our group of 16, although the bedrooms are a bit small and difficult to house a pac n play for babies. There is only one bathroom downstairs where most of the beds are so that takes some coordination if you have a large group. Some of the downstairs bedrooms do not have heating vents, or at least I couldn’t see them so may have been covered up by dressers, so the rooms were rather cold when the doors were shut. The location is about 8-10 minutes out of Moab so we will probably try to stay in town next time, but if you have a large group there aren’t many choices and this place is satisfactory.

Perfect location for our family Christmas weekend!
We have a large family. Some from northern and southern Utah. The location near Moab was perfect. The house was just outside of city limits which was great for our family gathering. The house was very well stocked with everything we needed. Plenty of towels sheets, beds for everyone. We had one minor issue the last night, and the owners and staff dealt with it promptly and went above and beyond to make it right. I would stay here again! Thanks for making our Christmas holiday possible!

Amazing experience
The house was exactly as pictured. Plenty of rooms, seating, and space. Everything was exceptionally clean. My only, and very tiny complaint is the lack of toilet paper provided. This place was amazing!

Great for a large group
We had a group of 12 people and there was plenty of room for everyone. The kids were able to enjoy themselves downstairs while the adults talked upstairs. Down fall the house wasn't available when we showed up at 4:30. They were still trying to clean it from past tenants. We found a couple of personal items from past clients around the house and we were trying to find toilet paper for all of the bathrooms as some didn't have any.

Great for large groups
We rented this house for my wife and I’s private wedding in Moab. We wanted a place big enough for both of our immediate family’s, and this place was perfect. We had 10 adults and one infant with plenty of room to spare. I really enjoyed the downstairs media room and fire pit in the backyard. Would recommend for any large groups traveling to Moab.
