It was a great weekend in Salida! The location was perfect for our mountain biking adventures. The floor plan was a little curious with the master bedroom being between the bathroom and every other room but it all worked out well for us. We really enjoyed this house!

A mix-match of old furniture, dust in every room with large clumps in BR (and hair clippings in some areas), and an overgrown yard front and back (I had to wade through tall grass and weeds to get to front door upon arrival and every trip back and forth to my car). Ironically, 1 of the house rules was that I was to leave the grounds as they were (I did). The guest instructions were obtuse and left out important information, such as how to work the appliances. Guests needed to go online to get routine information. The experience was symbolically summed up in the cup of stale grounds in the folgers coffee can. On a scale of 1-10 in comparison to the many vacation rentals I've experienced I'd rate this property a 2.5.

Right near everything fun in downtown Salida, it was a perfect spot to enjoy all the Fibark festivities. Host was super responsive and accommodating with requests.

This place is a great location and walking distance to all things downtown. It was roomier than expected. Personal parking in the back is great and convenient. Everything was very clean and easy to use. Plenty of space to sleep 6 adults if needed. It was a little hot at night, a fan would have been nice. But other than that everything was great and we would stay here again!

We had a wonderful time staying here! The home was clean and inviting, our sons enjoyed staying in the front room and loved the location as it was close to the town skate park. The Master bed was comfortable and whole house was very cozy to come back to after a long day on the ski hill. The location is perfect, everything was within a quick walk from the front door. And sitting on the back patio at night with the little fire pit made start watching very comfortable. Will defiantly try and stay here again on our next trip to Salida.

A couple issues/suggestions:
Rattan rug in living room is torn, slippery and it was a nuisance to open the doors over it. A fall hazard for sure.
Dryer did not work and could not find instructions.
There was opened food/snacks left from previous tenants
Can you put instructions on using the shower?

Our house was not clean dirty sheets, floor not clean! Went to rewash the sheets and washer and dryer did not work !

We arrived an hour after check-in and none of the beds had bedding. One bed had all of the dirty bedding piled on it from the previous guests. A pile of dirty towels were on the bathroom floor. The pullout couch was still open. The place was dirty. We called the # provided for guest services and never did hear back from them. Contacted VRBO, they passed us on to Evolve. We were told the property would be cleaned and ready in two hours. We came back 3 hours later and no one had been there, nothing had changed. At 7:30 pm we had to find a hotel in a popular tourist town. We finally found something out on the Hwy. which was not where we were wanted to be located.

The cabin was dirty when we arrived after a 16 hour drive and was not cleaned from the previous guests. The cleaning company came within the hour and cleaned it. I was Told this happens a lot. I could Not feed my kids, bathe them or put them to bed for 2 hours after arrival. The washer/dryer combination doesn’t work unless you run it for over 6 hours. The location downtown was great being walking distance away from everything. Overall the cabin was cozy

1st off the location is 10/10 & they had board games we enjoyed playing as a family. However, I’m not sure if the owner has dogs & stays when people aren’t renting or if someone is staying there that isn’t supposed to be staying there, but there’s dog hair everywhere. The listing says “no pets” & people might book this rental who are allergic to certain animals thinking they won’t be dealing with dog hair or cat hair… wrong!! Lol there’s also dog poop everywhere in the front yard & back yard. Yum! The toilet and bathtub leak so that’s fun. Make sure to lay a couple towels down under the tub to shower/bathe because the floor will flood. The microwave above the stove doesn’t work. I’m assuming that’s why they have a little blue microwave on the kitchen counter… it also sucks. We had to light the stove to get it to work. I called Jennifer (property manager) days before my arrival to ask her what it meant in the listing when it said “fully stocked pantry” seeing as how I’d be staying there with my immediate family over Thanksgiving. I informed her that I would be making a huge Thanksgiving meal & wanted to know the details of the kitchen. She said there’s no food there, but I would have everything I need to cook. I voiced my concerns about the negative reviews I read because I wasn’t smart & looked at the reviews AFTER I booked. She said we would love it, that it was clean, and I’d have everything I need to prepare a thanksgiving meal. LOL there were a number of skillets but only 1 cooking pot so I had to cook almost everything 1 by 1, & light the stove when I needed to use it which took many tries. I wish I would have brought my vacuum because the carpet in the living area is filthy. I doubt it’s ever been vacuumed seeing as how there isn’t a vacuum available. There was dog hair/cat hair in all the corners of the home & under all the tables/on carpet. I did bring cleaning spray/sponges/disinfectant wipes after reading the reviews & I’m glad I did. The tub needed scrubbed & I also found a used razor under the tub. Mmm yummy! The lights in the backyard didn’t work and that’s where we had to park. There’s no street lights in the alley in the backyard either. So if you want to be able to see at night I would ask them to replace the light bulb's. The bed in the bedroom is extremely uncomfortable. It’s a hard mattress with a foam topper but the foam topper is too small for the bed so it’s super uncomfortable to sleep on. No tv in the bedroom.

The home was clean and tidy when we entered. We quickly discovered that the shower was non-functional, with one of the components on the floor under the bath. We chose to fix this ourselves, as the property manager had not responded in a timely fashion to previous messages, prior to our arrival. The drawers in the kitchen fell out upon opening - they were not properly installed on the runners, so we also fixed this ourselves.
The kitchen itself could use some attention: no scissors, no wine glasses, and no small saucepan to make soup.
The worst offender was the back yard / driveway - overgrown with weeds and loose tree limbs, and covered in cigarette butts and trash.
Overall, it was our view that the property manager could spend a little more time inspecting the property and fixing obvious issues.

Most awkward award goes to this place
The location is great, about 100 feet to Tres Litros brewing and a block from the river. The house is beyond weird. All of the men in our group were too tall to stand in the kitchen, the outside is overgrown and covered in dog poo, the house layout is crazy. The bedroom is actually a hallway with doors, you have to walk through the bedroom to go from the living area to the kitchen. The bathroom is off of the bedroom as well, so let's just call it what it is... a hallway.
There is one window air conditioning unit in the middle living area and it is not functional to cool the entire space. The plug in fans didn't work and the property manager did nothing when I requested help and told her the fans were broken. It was blazing hot inside of this place.
The bathroom has a sliding barn door (minimal privacy) with no lock, massive claw foot tub and a broken small window that looks straight into the hostel next door.

The location and house was super cute however there were dirty dishes in the dishwasher and dirty sheets on the bed. I tried to call the person listed as in charge of the property and they didn't return my call. It would have been a lovely experience otherwise.

Single dwelling not a family affair
First the place was clean and location was great. That's where it stops. We were lucky to run into the cleaner when we got there as the communication with property manager/owner was awful. We never received any instructions on how to get into property and again not sure how we would have gotten in if not for the cleaner. We requested more towels as they only had two and they never showed up even after confirmation manager would drop off. Property is laid out very strange as you have to go through main bed room to access bathroom. Would only recommend for couple but not for family or multiple people.

Like the house and location. But there was a fence down making it almost impossible to get from the back of the house to the front. Very clean inside but from the outside it looked like it had been vacant for a year due to lack of landscaping maintenance

Terrible property manager! Wasn’t cleaned!
Hmmm where should I start...first want to say Jennifer is a terrible property manager. She is not responsive at all! I made the mistake of not looking to see if they had A/C prior to booking, when I realized that there was not going to be A/C over the 96 degree weekend we were staying there with an 8 month old, I checked out the reviews during the summer months to see what people said. Many people mentioned no window coverings. I was concerned about this so I contacted Jennifer, she never responded to me. I then had to take my time to get in touch with evolve so they could get her to call me back, which she did, 3 days later. The place ended up being pretty hot, I wouldn’t book it during the summer months unless you are able to sleep in 80 degree heat. The place is cute and updated nice looking kitchen and bathroom. The coffee maker is really nice. What was extra terrible and gross was that the sheets had sand in them (clearly wasn’t cleaned) and the towels were in the wash dirty so we only had three hand towels between myself, my husband and my 8 month old daughter. I text Jennifer to let her know and she said she would drop some off ASAP and would contact her employee about the issue. Jennifer NEVER dropped the towels off. I again had to take my time to contact evolve so they could contact Jennifer so she would drop off towels, which she did do, 19 hours after she said she would drop them off ASAP. Jennifer made this property look terrible! And given that COVID is going on, I would expect it to be scrubbed clean between guest (because I have a baby I bring disinfectant wipes most places with me and was able to wipe down touch surfaces). I am just glad that we brought our own pillows. On Sunday when I returned home. Jennifer text me and said she wanted to chat about my experience and refund me the cleaning fee, she asked when a good time to talk was. I let her know I was free on Monday. She never text back and never called. I did get a refund but was for only half of what the cleaning fee was. I have been vacationing through home vacation rentals for YEARS only way I travel and I always have a fantastic experience, probably because I book premier partners and 4+ star locations. This experience doesn’t meet the expectations of a primer partner or 4+ stars. I will never book this property again... keep looking there are other properties out there just make sure Jennifer doesn’t “manage” it.

3 days 2 nights in Salida
What a wonderful property and location! We were traveling with 4 teens and we all had a great time! Slopes shut down so we weren't able to ski but we ended up hiking and visiting the Royal Gorge! What a beautiful area and location. The only problem we had is we verbally agreed to cancel our 3rd night since we couldn't ski. Still waiting on the refund for that. Otherwise everything was perfect!

Adorable Mountain Digs
Salida is an adorable town and this was the perfect place to call home for a long weekend of skiing, snowmobiling and hanging with friends. It within walking distance of a ton of great restaurants and bars, and a short drive to skiing, snowmobiling and hot springs. My friends who live in Salida were all in love with the place and wished it was their own. The only downfall was the bathroom was in the bedroom and the barn door (although adorable) didn't provide a lot of privacy. We made it work though and had a truly lovely time. Thanks so much!

We had an excellent stay with our family of 5! The house was just the right size for us, with everyone getting their own bed. Right downtown meant all the shops and restaurants were a very easy walk, and it's 1/2 block from the river and park. Small and cozy, but we liked it and would stay again. The pictures don't show them, but the exterior windows on the sleeping areas do have curtains or blinds. Our only suggestion is one more set of curtains in the windows between the living room and front room so the front room would be easier to darken down for younger kids earlier bedtimes.

My husband and I stayed at this property back in July and loved it. I just stumbled upon it and had to write a review even though it has been a good 5 months. We loved this property because it was super clean, smelled fresh and walking distance to downtown. Jennifer was who we contacted to see about checking in early and she was great and allowed us to get in early, not to mention very nice. We would love to stay here again!!

Things to Consider
Hands down the location was amazing, however...it was hot! The owner provided a couple of fans, but after a hard day of playing it just wasn't enough. I would highly suggest an A/C unit. The cottage was clean and the linens smelled fresh. The interior was adorable, but the weeds were tall and unsightly (both in the front and the back of the house). I would not consider the front porch to be furnished as advertised. There is a glider that is staying together with a strap and not comfortable at all. It did feel refreshing to go outside to cool off in the evenings since the interior was so warm. I would warn against all of the nails and screws in the driveway out back. I picked up a bunch, but there are many more. I would hate for someone to get a flat tire. I appreciate the easy access to both the front and back doors, however, the smart home "stuff" was a bit too much. I always felt like I was being watched. Motion lights would come one, google would speak even when no one was talking, kind of creepy! The clawfoot tub was gorgeous, but I would suggest some towel hooks or something in the bathroom I really do not think I would stay here again, or possibly shorten my stay at this particular unit (stayed 5 nights), as after doing some more research I believe it is a bit over priced considering some other units that have A/C, stocked pantry (coffee, cream, sugar, shampoo, hair dryer, etc...), comfy outdoor seating, basically better amenities. I tried to reach out to the property manager a week before our arrival to see if we could dump off our gear a bit earlier than the 3:00 checkin time. Not to enter the unit, but just drop off some stuff. I never did hear back from anyone. The owners have worked hard and it really is a cute place, but it just wasn't for me.
