Location and river access excellent. Neighborhood was quiet and beautiful.
Older home well equipment with comfortable beds. Clean but did have an oder. We enjoyed our stay very much- kitchen well stocked. It was perfect for our outing.

Had to evacuate from Freeport stayed at the River Rose Property. Great location beautiful scenery. The river was awesome kids and fam enjoyed every bit of it. Definitely gonna plan again for next summer . The river was very cold but it’s perfect for 100+ deg weather. Beds are very cozy and comfortable. Got to see a wild cat on the back lawn some type of bob cat or similar. Very relaxing We loved it ! The only downside of this stay was the late check in and early check out. Must recommend 2 night stay minimum in order to really enjoy.

Location was perfect. Water was cold. House was comfy for a group of 6 (4 adults and 2 kids). Kitchen was decently stocked with kitchen needs.
Would have given it a 5 if the house was cleaner and dusted. The floors and rugs were stained. The water pressure/shower head in the larger bathroom was terrible and the coffee maker didn't work, so we had to buy a new one. There wasn't a broom to sweep, although there was a vacuum cleaner that didn't work too well.
For the cost, would've expected it to be cleaner.

The property was not cleaned very well prior to our arrival. There was a lot of hair and dirt on the floors. The ac works well in the living and master bedroom; however the bedrooms are warm. The outside is lovely and very accommodating. You can sit in the river in lieu of floating if you like. Overall, this property is simply “okay”.

This was our second visit to this location! We love it so much, we will definitely be back in the future. The water is freezing cold, but it feels great when it’s 102 outside. The waterfront is so peaceful and was perfect for young kids to play, it was waste deep for adults! The kids enjoyed taking their tubs upstream and floating down the little waterfall over and over again! They also loved fishing with nets, catching baby minnows and frogs.

This was a perfect place for a weekend getaway. The house was roomy and very clean. The best part was the river in the back yard. The cool water was a great way to beat the heat. We will definitely be returning!

Check in and out process was very easy. The house was beautiful decorated, our bed was beyond comfortable, the couch super comfortable, the property had everything we could possibly need. The view from all the decks/seating areas was breath taking and there was wildlife everywhere. Mornings were the most amazing, drinking coffee looking over a foggy river, cool breeze even though the afternoons were in the 100's. We walked up the river to the damn, we walked on the nature trails across the river from the property, we kayaked all the way down to the waterfalls and jumped off the falls and kayaked back up. We enjoyed our 4 days tremendously and were sad to leave. The owners were amazing and helpful with information for the surrounding area and the property manager was very responsive if we ever needed to contact them. Our 3 boys had the best time. We look forward to coming back.

The River Rose exceeded all expectations. The location on the river was terrific, very peaceful and tranquil. The local restaurants were great, we loved Granny D's and Mima's tacos. If you are into shopping do not miss Karmic Juju, it's an unbelievable shopping experience. The house is not new and not big, but just right for a long weekend. It will get you outside to enjoy the magical views. Thank you River Rose!

We met and celebrated my 60th birthday. The property was really nice. Great location and very nice house. View is amazing. River is so pretty and cold. Trees are majestic. Close to Wimberley so we could go in afternoon to shop and have a meal. Plan to come back someday.

River trip
We loved our stay here. The house was perfect for our group of 6. The location right on the river is exactly what we wanted. The back patio area was perfect for sitting and hanging out after a long day on the river. The house was great for our cooking and hanging out. We will definitely be back.

Relaxing Birthday Weekend
It’s a very cute house - definitely a 70s update, but done well. The rooms are well furnished and comfortable and nothing was broken or difficult to deal with on the property.
We really enjoyed the back yard - one thing you may not be able to tell from the review is how great the tree cover is there. We were outside during on of the hottest Junes on Texas record and it was super tolerable because of the shade.
The hosts were perfectly fine - we didn’t speak much after booking but I prefer it that way! I had no issues, so I had no reason to call :) but I had information clearly posted to be able to reach them if I needed to.
Thanks for everything! We would definitely stay again.

Nice Getaway home
We had a great weekend away at River Rose. There were 8 of us & for the most part plenty of room for us all. We loved the large sectional couch & extra chairs, which made for a nice setup for playing games around the coffee table. The fire pit was a hit, we enjoyed s'mores & hanging out around the fire on the cool nights while listening to the river flow. The river was beautiful, so nice & peaceful to sit out on the deck & take in the beautiful scenery. I can imagine it would be quite different in the summer with the river full but being on the water with the easy access would be very nice. The house is obviously older with some renovations, there were a few kinks we had to work through, it would be nice if they were addressed for future renters. The main thing was the electrical, some of the outlets didn't work in the kitchen & the outlets in the bathroom did not work at all. We kept tripping breakers when cooking which was kind of annoying & the fact that one wall had nonworking outlets made it hard to spread out the load. The kitchen was cute, but small & had just about everything we needed to cook our meals. We do wish they would have added 2 additional chairs to the dining table, would be nice to seat the number of people it sleeps. We just used some fold-up camp chairs we brought & stuck them on the ends so that we could all eat together. The other thing worth mentioning is the 4th bedroom is actually not part of the main house, it has a window unit and small heater. My kids were pretty cold out there the first night, it would have been nice to have extra blankets in that room, we used one from one of the other bedrooms. Also, the lighting out there is weird, only lamps by the bed so if it is dark out there you have to fumble your way to the bed to turn it on....would be nice to have a light by the door if you cannot have an overhead light. Very cute addition, but it should mention this room is not part of the main house & you actually have to enter the house to go to the bathroom. One of the other issues with that room is the barndoor style door would not stay shut unless you stuck something behind it. The other door that had issues was the door into the bedroom with the bath in it, the one off of the kitchen. We had to fight this door to open & shut it each time. The decor is very cute and overall the house was perfect for our getaway but the reason for 4 stars is all of the above. Communication with the property manager was great!

Great outdoor space and location.
Great location and beautiful views of the Guadalupe River. My wife is a nature photographer, so she loved all the birds that visited the property and how close many parks and hiking trails there were. We even a random goat that visited us and my wife thinks that it might be a local celebrity hahaha . If you’re looking for luxury, this isn’t it. This is a beautifully updated old, quaint Texas, Hill Country home. The house could use some more updating from what they have already done, but we were very happy with it. When you first walk in the house, it’s obviously an add on and has a bad odor, but once you get past the second front door into the original house, it’s all good! The kitchen is beautiful and perfect for renters because of the open shelf’s. The living room/dinning room is spacious and cozy. We really enjoyed making s’mores at the firepit and the cafe lighting really set the mood. There is a grocery store nearby to get all the groceries that we needed and firewood. The house did have firewood but it recently rained and it was too wet to burn.
We will definitely be back in the summer!

A perfect place to stay if youre going to Whitewater for a concert. Beautiful view of the river and the house has everything you need. The water is really cold since is coming back from the dam. But on a hot day its perfect!!

Great place but not flexible
House and location was just as described/shown on listing and served our family well. Right on the river w nice big back yard and deck to sit on overlooking the river. Also and very important was AC worked well. Only issue I had was the lack of flexibility from the property management firm on a reasonable request we made - was a bit disappointing.

Girls Weekend Getaway
Great updated house with wonderful river access in the back yard. We floated (61/2 hours) from backyard to the beginning of bridge. Easy to check in for arrival and check out for departure. Management company reached out to make sure property was ok. We did have one problem with back door not locking and it was fixed the next day. Would highly recommend house to friends for a stay and we plan on returning again too.

Perfect 4th of July getaway
Fabulous fourth getaway! Perfect location. Beautiful views!! Plenty of room everyone. The house was great. The river was pristine and quiet even over the holiday weekend. The water is COLD. Like we were looking for wetsuit rentals in July. We eventually got over it floated and kayaked. Overall it was wonderful. Highly recommend.

A nice place to relax! Some reviews speak about the smell and it's there for sure but may just be part of the sewer system set up. It's not overwhelming and is only in the bathroom. The place needs a new coffee pot but 7 of us made do and very much enjoyed our stay. The location, decor, number of beds, and overal property make it well worth visiting again!

My husband and I took our parents (all 80+ years old) for a weekend away now that everyone is vaccinated. River Rose turned out to be a perfect spot. Exceeded our expectations. Lovely spot.

Great Stay on the River
We had a great weekend on the river! The water was cold, but we had a Kayak and took it out on the river and up on Canyon Lake too. House was nice, kitchen well stocked, and we loved the firepit and when the neighbors longhorns came past on their explorations. :) Only down side was the dirty sheets with hairs on and between them. Sheets should be washed & changed between visitors. We slept on towels we brought and it was fine.

Loved this house. The river is so peaceful and serene. The house was so cute and comfortable and very clean. We had some questions and the management company, skyrun, was great and super helpful. We plan to come back this summer. Thanks for letting us stay.

Very tasteful decor and clean but the kitchen sink drain and bathroom sinks need to be cleaned. There was a smell emanating from both. One of the bathroom sink was clogged. The kitchen trash can needs to be washed as well. The rest of the house was v clean. The house also had a musty odor, maybe locked up for a long time?? We aired the place. The most disappointing part was that we were not informed of the burn ban before the booking. Also, false advertising of the outdoor firepit ( pictures) for the moment due to the burn ban. That was one of the MAIN reasons we booked the place. VRbo really needs to check drainage and sinks on their properties. Also no false advertising and do indicate when there is a burn ban. We felt cheated. I would not recommend this place especially for the price we paid!!

Beautiful outside areas
The house was nice , but the property made it great. It’s right on the River not far from the dam. If you are a rainbow trout fisherman, you are not far from the spot at the dam where they stock some of the trout. The deck close to the river is a great place to relax and listen to the river.

Quiet on the river
Excellent property right on the Guadalupe. Loved waking up early and sitting down by the river. Even though it was in the 100’s during our entire stay we never in the house. We cooled off in the nice cold river or under any of the big shade trees.

Loved it! The home was perfect for us - can’t wait to visit again. The only thing that we were misinformed on was the time to float to the bridge at the horseshoe - it took 6 hours (not 1)! However, it was a fun float - just prepare for a long day.
