Loved this cottage! It was exactly as described, close to the beach and walking distance to shopping and restaurants. We rented bikes at Newport Pier, about 4 blocks from the house. They do have a small garage but we parked on the street. My husband and I stayed with our 2 teenage kids.

After we booked this property, Kristin contacted us directly to give us all the info we needed. We scheduled our arrival and were allowed to come a little early which was nice. The Location Is Great. A short walk to everything. House was clean, and we will definitely come back in the future.

If it had been cleaned well--including sweeping the dust and sand and grime and grossness from pretty much every corner of the place, I'd bump the overall rating up from 2 stars to three 3 stars compared to the 10-15 other beach houses between 25th and 32nd street in which we've stayed over the past 40 years. The layout is just really awkward, with a single bathroom at the center of the house (with no windows or fans or ventilation). Master bedroom needs a smaller bed...just too narrow for the king. Light bulbs all need replacing to calming tones and dimmable switches, instead of surgical grade bright white. One socket was actually sparking when jostled so we had to unplug everything from that and move the TV at the owner's suggestion (no electrician ever showed up however). Garage is so so so small and narrow. I mean, it's a parking spot, but don't plan on getting bikes in and out if you have a car there. The access to the back alley/garage/garbages is very poor. You can access it through a narrow and spider-webby accessway or you can walk around the corner and access it from Balboa Blvd. Toaster is broken....stuck on bagel setting, so your toast will be bad. Kitchen doesn't have nearly enough dinnerware, other than cups...it has a ton of cups. Kitchen is also so narrow as to make it almost impossible to use. All that said: Pros are the location. Can't beat the location in terms of access to the beach, grocery store, some restaurants, etc. Internet worked good.

We really enjoyed our stay. Everything was perfect. Very nice n cozy cottage just a few steps to the sand n waved. Very clean well stocked. Kristen was very nice and quickly answered any questions.. will definitely plan another stay-cation using this cottage. Super easy check in and check out. No problems at all

Small home steps from the beach, grocery store, shops, restaurants and bars. Didn’t have to drive from the moment we parked the car. Adequate kitchen for our needs, we cooked most meals there. All the normal pantry supplies, utensils, cookware. Direct communication via text with the owners who responded nearly immediately.

The hosts were great and quick to respond. The location was fantastic, several houses down from the sand, close to shops and restaurants. I initially booked this property because I planned on bringing my dog. That plan got canceled and I’m glad. The house smelled of dog pee and the tub had throw up in it from someone previously staying there, that we had to clean. I notified the owner and they said they would speak to their cleaning people. The other issue I had, were there were spots in the floor where if you walked over them it felt as if you were going to fall threw. Especially near the main bedroom where the floor was loose and I stubbed my foot several times. The overall house was nice.
