About this house rental
This 4 bedroom cottage is cute, cozy and centrally located - just 300 yards away from Cape Cod Bay and only 2.5 miles to the center of Wellfleet. The kitchen, dining and living areas offer room to relax and the four bedrooms (2 with queen sized beds, 1 with a full sized bed and 1 with 2 twin sized beds) offer plenty of privacy and comfort. One of the bedrooms even has a door to the upper balcony with beautiful glimpses of Cape Cod Bay over Indian Neck Beach. With added amenities such as WIFI, flat screen TV with HD cable service, Blue Ray player, unlimited national calling, gas grill and an enclosed outdoor shower, this cottage is a favorite! Non-refundable $250.00 fee (includes administrative fee and damage waiver assurance) plus applicable state and local taxes. Linens not provided. Guests may rent linens or bring their own.

This cottage, built in 1955, is in a very sweet neighborhood with a short walk to an almost private bay beach. The beach is a short walk to the oyster farms, and there are tons of clams and oysters to hand harvest along the beach at low tide, if you feel adventurous! (Get a permit.)
The house is relatively clean (kitchen was spotless but bedrooms were dusty, and furniture is very old). Our family is happy with a “rustic” feel, and we like the old knotty pine. And frankly, if you want a house that is walkable to the bay, this cottage is a bargain. The upstairs deck was a lovely place to enjoy coffee in the morning, or a drink in the evening — if there is a nice breeze from the bay, there were few mosquitoes. Great propane grill, great outside shower, lovely flower garden, and a yard big enough to set up badminton!
The AC in the downstairs bedrooms worked to cool the first floor on hot, humid days, and the many available fans helped circulate the cool air. Washer and dryer worked well, as did the electric stove and coffee maker.
All in all, a sweet spot, but I strongly recommend some new furniture. Also, if you are a real cook, bring your own seasonings and a larger pot. There is a lobster pot!

The house is in a great location. The entire backyard is overlooked by the house next door with many people walking across the front throughout the day so if you're looking for privacy, this isn't the place. The A/C units were unkept. One smelled like mold, the other was so noisy the room was not a sleeping place. The washer rust stained my towels.

Excellent home, location and value
Wonderful home - good size for our family of four, well-equipped & clean. The entire area/neighborhood can be a bit buggy so bringing bug spray, candles, and even a light for indoors could be helpful in the summer. We would definitely go back!

House was very clean and comfortable. Favorite place to sit was the second story deck overlooking the ocean. Short walk to a beach which we walked a lot. Sleeps quite a few people but the one downfall is the one bathroom. Location is perfect to visit most of the beaches and a short drive to Wellfleet Center. Definitely would stay here again with the most of four people.

My family (myself, my wife, 2 adult sons and their partners and one friend of theirs) stayed at 40 Samoset for a week. It's a little tight for that many people: there's only one bathroom which does make for complicated logistics, but both the house and location (location, location, location!) make it a great Cape vacation. It has great views from the balcony and from the corner of the property. Both the property and the house next door have wonderful flowers and birds. There's a short path down to Omaha Beach, which is a wonderful bay beach that's perfect for small children, but offers good bay swimming for adults at high tide. At low tide, the beach is delightfully walkable - make sure to chat up the oyster fisherfolk, this is where your oysters come from if you're on-cape and they're doing us all a service by providing for us and setting out shellfish that help clean our waters.Place itself:* Beds are comfortable, bedrooms are small, but good value, air conditioning is good.* Nook for eating indoors seats 6 comfortably and is light and pleasant.* Plenty of seating outside for get togethers with friends and meals.* Grill is in a nice location and is the way to go if you're entertaining (make sure you go to Hatch's for the bluefish)* Comfortable sitting inside in the living room with decent-size TV and internet if you are chilling in the evening.* Kitchen has 4 burner stove and oven, good dishwasher, if small, same for the fridge.* Laundry works - dryer is in a shed outside, ironing board hidden behind mirror by bathroom.Did I forget anything? It's not a mansion, but a good value for the money.

Honestly I don't want to say too much because I want the place available for me! Great house for a family, quiet neighborhood and short walk to one of the best beaches for kids you'll ever find. Our second summer at this beach but a vast improvement in value compared to more expensive properties slightly closer to the beach.
