Located in Little River, CA on five wooded acres facing the Pacific Ocean, our Guest house with tower (total 550 sq. Ft.) is the perfect retreat. Appointed with original local art and a hand-woven rug, this vacation rental oozes charm and sunlight.

We offer a full living room equipped with a pull out bed (for one person), a bedroom with king bed (in the tower), a kitchen, and a two sink bathroom. We have reliable TV and internet. With our new 3,000 gallon water tank, there is no water shortage here.

To access it, put the wifi password into your phone. Then go to settings. Select phone. Select wifi calling. You can make and receive calls. Our internet is reliable
•Unlimited TV channels; we offer basic channels only.
•All on one level: The king bedroom requires climbing the sturdy Irish ladder. The alternative is the pull out sofa bed in the living room. It is very comfortable with no bar in the middle.

Perfect stay for 3 days of a writers retreat. The loft ladder was a little too steep for my comfort, but the fold out couch downstairs was very comfortable. Would stay again.

We love Little River and Mendocino so much that we make it an annual escape. Until now, we have stayed at the Little River Inn. But our regular room was booked (and getting pricey) so we tried this nearbt Vrbo for the first time. It was cozy, and the host was fabulous! Close to town and our favorite shops, beaches, and restaurants. Tip: You need to climb and descend a steep ladder to the bedroom. As long as you're ok with that, it's perfect.

JoAnne’s annex cottage is a perfect respite for two. Cozy, with everything you need, including a spacious bathroom and ample firewood for the wood stove. Private location close to all the wonders of the Mendo area. A lovely stay!

Perfect stay for a long weekend in Little River. Communication with host was very clear, and easy. The annex has all of the things you’ll need to have a comfortable enjoyable stay on the beautiful Northern California coast. I’ll hopefully have an opportunity to come back in the future.

Such a cute property, with a lovely garden and woods behind it. We enjoyed having coffee outside in the mornings to breathe in the fresh air and look at the beautiful surroundings. The annex had everything we needed for a nice weekend stay. Bed was large and comfy in the loft which wasn't too hard to navigate up and down the ladder. Kitchen supplies were great, although I wished there was a gas grill to use. Our favorite was the wood stove which was perfect for taking the chill off in the morning and evening. Thank you for sharing your little slice of heaven.

The stay at this location was everything which was desired for my vacation. Joanne was a great hostess, provided quick responses and delivered exactly as presented.
The location was specifically away from Mendocino to allow for a quiet and private retreat. Getting to town was a mere 2.5 miles, and nothing was missed.
The appointment of the cottage was tasteful, clean, comfy, and more than met expectations. The outdoor area was the perfect place for drinking wine, reading and sleeping away an hour or two. Lovely grounds surrounded with lovely landscape.
The view of the ocean, although not oceanside, was perfect!
The trip up the ladder for the bedroom was perfect. Every morning a great view out the front window was present.
Thank you Joanne for sharing your prefect little treasure during my vacation. I could not have asked for a more comfortable perfect spot.

This annex was perfect for my wife and I. Cute set up for the two of us. The cottage was very clean and the amenities are as described. The gardens are very nice as well, in the mornings you can hear the seals and there are 2 owls around the property. Very quiet, highly recommended.

Property grounds were quiet. The annex is a converted garage with a little tower which houses the bedroom loft. The loft requires you to climb a ladder to access. The kitchen area was cute and well stocked. Bathroom was roomy and clean. Furniture was a older.

My friend and I enjoyed some much needed time together at Little River. The place was clean and comfortable with great natural light and views of gardens, a peaceful home base for activities in Mendocino and Fort Brag.

First and foremost, I want to acknowledge, our host, JoAnne. She is a delightful person and very knowledgeable about the area. Unfortunately, for her, she was ill during our stay but still always was available to answer all our questions. The grounds are beautiful and represent a passionate gardener and lover of nature. It is a perfect location for exploring the coast, North, South and in between. My husband and I will definitely return. It is a lovely spot for any season.

Joanne has furnished the cottage with quality appointments and it is very comfortable. It is private and you can see quail and bunnies frolicking in the front yard. Enjoyed our stay and would gladly come again. The ladder climb to the loft may not be for everyone, but it’s worth it … cozy and nice up there,

The annex was just as described on a beautiful, quiet property. The host was responsive and kind. The kitchen is stocked and the annex was spotless. Our favorite part was the sleeping loft with a great view of the ocean and a super comfy bed. We hope to visit again when we are in the area.

Close to Mendocino. On Friday, we drove South to Point Arena taking in the scenery as we drove through Elk, Irish Beach and Manchester. Nice places to stop and wander. After returning to Little River, we drove North to Westport for dinner at the Westport Hotel. The day was bright and sunny Our host Joanne was a delight. Joanne's property is a gardener's delight.
The accomodations met our need. It has been a long time since I spent the night in a "bedroom loft". I recomend staying at Joanne's place. We had a delightful weekend.

My husband and I are regular visitors to the Mendocino coast and like to try different locations for our stay. This is a delightful property sufficiently set back from the main road enough to not hear car sounds and still enjoy the ocean view and soothing tones.
The garden was interesting, beautiful and well-kept - we only wish the weather had been more cooperative to enjoy sitting outside!
We are mobile people in our mid 60's and quickly adapted to the use of the ladder to get to the spacious bed and bedroom upstairs. We are also fireplace users, so had no trouble using the wood burning stove that is the best and primary source of heat for the property.
The owner was responsive to our needs for internet access, and even though she was remote, she quickly took action to resolve our problem.
We'll be back again.

Love this place.Its such a gem.Its quiet which gives us peace.We would sit out on the chairs in the front and soak up the afternoon rays and watch the ocean.There are a few spots around the property you can lounge and enjoy the view.The bed was comfy and a view from upstairs to enjoy.All the comforts of home.We

This was a very nice place to get away for a few days. Highly recommended is Buckhorn Cove that is walking distance from the property. Operating the wood stove was an important part of keeping it cozy - so keep that in mind when staying in the cold months. While it has electric heat in the living room and bathroom, the wood stove really puts out the heat and adds a little romance. The bed was very spacious and comfortable but climbing up the ladder was not great for people our age. There is an option for a hide-a-bed downstairs (that we did not try). The bed upstairs is better no doubt and worth the climb. The host is lovely, very helpful, and communicative. She has good taste in decorating and wall art choices. The bathroom and kitchen (which seems newly remodeled) are very well done. I really liked the bathroom vanity. The dishes are vintage corning ware and the knives are sharp. The outdoor spaces are also very nice and spacious and Adirondack chairs strategically placed to take advantage of the limited but nice ocean views. We had the whole property to ourselves when we stayed.

I found the cottage to be very clean and well-organized. I liked the layout of the place, and appreciated the kitchen, since I make all of my own meals. The house sits well back from Highway 1, so is very quiet. It's also very close to the beach at Little River, another attraction for me. I would return there the next time I choose to stay in Little River for a few nights.

Quiet, cute cottage in a great location very close to the to the town of Mendocino. Beautiful sunsets from the lovely front yard. Comfy king bed and all the kitchen amenities. Definitely would stay there again.

We stayed here for our 4 day trip to explore the the coastline and the redwoods. The location was so convenient! In addition, the landscape around the property was just beautiful and the house itself was so comfortable. JoAnne has thought of/provided many items that made the stay so comfortable. We also liked that many of the items provided in the house were eco-friendly/sustainable products. Communication was great. We will definitely stay there again! This is a lovely property for two guests. House is beautifully decorated with many pieces of original art. Convenient to Little River Inn, Mendocino and numerous walking paths. Wineries along Route 128 through the Anderson Valley are an easy day trip.
