Room was very dated and in poor condition. There was no toilet roll holder and the sink had a large crack in it.

Great property, the grounds were amazing and we were lucky enough to spend a sunny afternoon onlooking the lake. The bar and food were both cheap but great drinks, food and service.
Staff were kind and helpful.
I wasn’t expecting much as we didn’t pay much however the room was large and clean, the bar area was lovely. We added on the breakfast to our stay and both days the breakfasts were beautiful :)

I was given a Premier double even tho I'd booked a single at no extra cost. i love the walk down to the lake where I swam!

Location was great for me as there's a beautiful walk to keswick, and short walk to Hawes End jetty if doing catbells. On the banks of derwent so had great views. Was a comfortable stay with friendly informative staff.

Good location to base yourself to travel around. Grounds are nice with spaces got walk dogs. Beds were comfortable. Kitchen was a good size. We paid £79 to stay which for the size of the apartment was fair.
The apartment we stayed in was in need of a deep clean and upgrading (we were in the Superior apartment). As soon as we arrived there was a strong smell of fish-and-chip-shop curry which stayed throughout the duration of our stay (even with windows open).
All rooms really need repainting and updating. All walls had lots of marks and stains in most rooms on the walls and skirting boards. Lots of patching up of walls which then hasn't been repainted (or repainted poorly). Stains on sofas.
There are steps into some rooms which are hidden by the carpet which could end up being dangerous (we all missed our footing entering too and from rooms), feels like these should be highlighted.
In the bathroom there was a slight lingering smell of vomit, we only stayed one night otherwise we would have requested a move. The steel furnishings are all heavily rusted and there are marks and stains on the bathroom walls and the wall behind the door is damaged from being hit.
Only plug 2 sockets out of 6 worked in the front room, which was annoying when trying to plug in heaters and charge devices.
Really disappointing as the grounds and hotel look great.
I'd recommend this if you're looking for somewhere to chuck bags down and get a nights sleep (beds were comfortable), I wouldn't have wanted to stay more than a couple of days.

The room was showing its age, broken shower fixture not holding shower head up, carpets stained and was lacking in essential items for a self catering flat. Tea towels, Washing up liquid.

We never got that far as we left 1.5 hours after arriving.
Apartment had not been cleaned alternative offered was a one bed with sofa bed that took up the living room.

Good location, decent size rooms, comfortable, ideal base for exploring the area
Lacked basic cleaning products that would normally be found in every self catering property we’ve stayed in. No dishwasher tablets or liquid so found many dishes in cupboards not washed properly.
Cupboards had grease stains on the shelves.
No hand soap in bathroom.
Building as a whole looked like it needed some renovation work.

Could have been cleaner . Stains on bedding cob webs on windows and walls. Noisy at night could hear other guests. Didn’t sleep to great. Had a leak in bathroom and wasn’t notifyed just turned up back in room with work going on in bathroom

Absolutely loved my stay at this hotel. House keeper was very accommodating friendly and welcoming. Room was spotlessly clean and breakfast was delicious! Would highly recommended to anybody ! Location was also very good!

Accommodation poor, needs updating & cleaning, paper coming off walls, ceilings, cobwebs, bathroom dirty, shower clogged with hair so poor drainage, fire door into living area didn't close properly, no blind at bathroom & we were on bottom floor

The location was beautiful. We had a walk around the grounds after dinner and went down to the lake, which was also a lovely sight in the evening light.
I can't think of anything! The staff, particularly the reception staff were so friendly and helpful.

I had a real issue with the room. Due to the buildings design, and I presume health and safety. There was only one window which was high up and barely opened. The heat in the roomwas oppressive.

We had a lot of options when it came to breakfast and also they had a separate room for those with dogs in which the tables were quite spread apart.

The apartment which we were shown to was dilapidated, dirty, and frankly grim. After we refused to stay there we were put into another apartment which was just about acceptable, The whole place is barely fit for purpose and definitely not up to standard in any way

It was a quite hotel nestled away by Derwentwater lake. We loved the lakeside walk from the hotel grounds.
Fire alarm went off at 3am accidentally in the hotel and we had no hot water for the shower on the first night.
