I liked the view of the lake and the balcony. The restaurant was excellent. The bed was comfortable. Staff was very nice and accomodating.
There was no hairdryer.had to get luggage up several flights of stairs. They did get someone to carry bags up but we had to get them down. No elevator. The restaurant is one floor below the room and had music most nights. Noise from restaurant and music usually until midnight. We were able to cope, but not the best.

The location, like all properties in Bellagio, is great.
This is not a hotel, it is a number of rooms located above a restaurant with no other facilities. Our room was one floor above the kitchen and was very loud until around midnight-1am, you could hear everything including all other guests coming up the stairs and talking loudly. There was no soundproofing.

The bathroom was nice , the restaurant was ok
There was construction inside and outside . Did not feel necessarily safe. Was outrageous expensive for what it was.

Absolutely fantastic location! so close to the ferry port and the view from our window was incredible.
facilities are old and need updating. The power went out on our first night and had to be turned back on at the switch. the shower also didn’t train properly.

Great location, Great staff
Hotel was under construction that was not mentioned by booking.com in any way, no breakfast capabilities as such due to refurbrishing of various hotel areas, no water bottles in room, no coffee in room, only tea packs...
I personally dont think this a hotel issue but booking.com issue and they should refund atleast 60% of our money back.

Staff very pleasant, restaurant was good.
Renovations all over, should not be open for business at the time.

The location is very close to the ferry and local attractions in Bellagio.
The Room:
The room was nothing particular to speak of, it was clean and quaint but definitely very old. The furnishings must be at least 60 years old if not older. Additionally there were no outlets near the bed and paint was peeling in corners. It felt more like staying at your grandmothers house than at a hotel in world famous Bellagio.
The Incident:
Shortly before my two night stay I was informed that the restaurant would be closed for restoration and I had the opportunity to cancel. Thinking that I would simply eat elsewhere I went forward with the reservation. Upon arrival I was informed that there would be no staff on-site the following day as they all had the day off. I was shown a side door that I would have to enter through and was asked when I planned to leave the following day so that the cleaning attendant could come specifically to my room. Though this was odd, I informed them when I planned to be out and went to my room.
The next morning I woke up to extremely loud construction sounds and the lights flickering on and off and ultimately going out. As there was no staff to speak to about the problem we left early for the day to see the local sights. The following day I was showering and the electricity went out again forcing me to shower in the dark. As this was my checkout day I went downstairs to complain to the front desk staff. There were no front desk staff to be found, I instead gave my key to a member of the cleaning staff. I tried to explain the situation but while she agreed that the situation was terrible she did not have the ability to address the issue.
Following my stay I attempted to rectify the situation through booking.com. The property outright refused any compensation/refund as they felt informing me of the restaurant closure was sufficient. I tried to appeal that the fact alone that I needed to shower in the dark was unacceptable but they continued to refuse.

The room N. 5 is very old, the paint from the wall was cracking, the shower licked all night making a dripping noise, the toilet sit was broken and the Free WI-FI didn't work.

the very very simple hotel, however they get a good score only because of the great restaurant downstairs, really good traditional Italian food and very good service, so the restaurant is really recommended.
room and hotel in general looks really old and outdated, however maybe seams magical look.

Restaurant, Dinner was very nice. Breakfaste was also good. Location is great, next to the Ferry and the old town. The shower had good pressure. That makes a good thing.
The rooms are old, which is not a problem itself. But they are poorly painted, poorly maintained. It was winter and even they had double glazed windows, the windows did not close properly and some air came through them. We had to take one of the mattress against it to keep as much of the cold out. The mattress are stained, which is digusting. The rooms have no acoustic damping, you can hear your neighbors breath and.. you know. There was a shower door missing, so it was a bit difficult to keep the water in. As said, the breakfast food was ok, there was still time for it, but when we arrived there were cleaning the floor with a old stinky cloth, which made the experience very unpleasant. You wait until breakfast is done before “cleaning” up. For 250 EUR per night with breakfast is a bit of a stretch. You can sleep in Lugano or Niza alongside the beach for far less. We wont stay in Bellagio next time, that’s for sure. Its easier to get there on the Ferry, a day trip is enough time for it.

Perfect location for exploring Bellagio.
The staff were friendly.
Lovely lake views from balcony
Hotel is very run down and the lobby area smells terrible. I had asked the hotel some questions and they never replied until after I had arrived. Its in a perfect location but just needs some tlc to make it a bit more comfortable for guests. Our bed felt like it was going to collapse.. was hard to actually sleep there.

Luigi was fantastic, friendly and helpful with all our questions
great views do the lake, and great location in town.
wouldn’t recommend taking a car if you don’t hav to.
had dinner both nights in restaurant, a lot of places where closed but the food was amazing and service by Luigi and staff was excellent.
no elevator - missed that. rooms need some repairs and they could be amazing

everything else.. staff were rude and we even felt a hint of racist vibes. our sink was filling up and unusable, bathrooms weren’t very clean - glad we only stayed a night

Wonderful Staff, location, breakfast, price. Helpful, and friendly- had a nonworking hairdryer that was quickly replaced!. The breakfast hostess was great.
The location value was unbeatable for strolling, more serious walking, catching a ferry or boat,
An indoor/outdoor restaurant at the hotel was a big plus!
The hotel could do with some cosmetic updating. My room was spacious and clean, but..... quite dated.
Also, the lack of an elevator created limitations-- my suitcase was heavy and difficult to get to and from my 3rd floor room.

The location is beyond perfect! The restaurant is one of the best in town and has a gorgeous view from the upstairs terrace. It is quaint and charming yet comfortable. I am a travel writer and will be including this hotel as one of my favorite!
it is hard to find things to not like about this hotel! A couple things you should be aware of, however is that the hot water in the shower takes quite a bit of time to get hot, however it really comes in when it comes in and the shower has excellent water pressure. Another thing to keep in mind is the band is pretty loud on the weekend and goes late. However I loved the music and found it rather charming.

The staff was very helpful and very nice they moved us to a room on a lower floor because my husband had difficulty walking up so many stairs. The restaurant is very good and has a great location, the patio dining area is super and looks over the lake.
There is no elevator here and the stairs are very difficult to take luggage up. The rooms are very basic and the shower is very small, but there is a kettle and supplies. You do hear street noise if you take a lakeside view room.

location was great and it was clean
no aircon or a fan. we managed but it would have been uncomfortable if we were staying earlier in the season

Location was great.
The restaurant was booked out for private parties twice during our stay, which was one of the main reasons we booked the hotel. No one helped us carry our bags up the stairs to our room, the hairdryer didn’t work, bag storage didn’t seem secure - they were left in the hallway. When I made a reservation at the restaurant over the phone, they lost my booking or write my name down wrong (they didn’t even ask if I was a hotel guest), and so when we turned up for dinner they said we didn’t have a booking - it was sorted out eventually but was quite annoying. All parts of the hotel other than our room and the restaurant seemed dusty and old. On our last night the private party in the restaurant made A LOT of noise well into the night. It seemed that other bars and restaurants in the area had a policy of closing early to not disturb hotel guests, our hotel did not.

The location of the hotel is very close to the ferry docks.
Room was dated, and very disappointed with the room window facing another window. Lack of privacy. No elevator to the second floor.

Horribly rude staff! And the room had a leaky air conditioner which leaked water on the floor, requiring me to continuously mop it up. Then last night at MIDNIGHT a staff member knocked on my door (multiple times, wouldn’t stop) waking me up, because she wanted to mop up the floor again! Why not do it earlier or tell me earlier??
Finally, the mean woman manager tried to tell me I hadn’t paid and attempted to double-charge me until I showed her my email receipt. I would never let any friend stay here.

Is as described, nondescript hotel with a good location in Bellagio. Above a restaurant and the staff manage both. Air con not really working but other than that fine and as advertised.
