Front desk staff was very friendly and helpful from when I came in and when I checked out very early in the morning. Hotel location is awesome, very close to the CDB and most tourist attractions around Dunedin. Wifi worked great
As a whole, the hotel is in rough shape. It's above a pub and if you want to get in after 8PM, you'll need a password. After 8PM, the elevator will only work in limited floors, so you might have to carry your luggage through some stairs. The entire place crackles at every step you take, so you can hear a lot of people walking around in other rooms (to be honest, not many issues with it after hours). Also had an issue with getting the room door to actually lock.
Shades are not great at covering sunlight. The bathroom is very dated and really needs some retooling. Shower curtains are horrid. One of my towels had a orange-ear-wax like spot in it. Amenities, such as shampoo and soap, came in some very hard to open packets. Cleaning team changed the towels and amenities, but left the bed unkept and used cups at the sink.

Have stayed here before on a number of occasions and was shocked at the quality drop of the room. Peeling paint and rot in shower and parts of room.
We're in a room where neighboring guests created excess noise and partying.

Older heritage building really close to town and intercity bus stop which suited our needs.
Bar downstairs was nice to have a beer which served Chinese food and bar snacks
Workers don’t appear to have strong English speaking abilities which made communication really difficult.

Cold shower,limited sound linsulation so unsettled night .
This is a lovely old venue,but really shows it's age.

Great location. Very friendly staff. Loved the step back in time - felt like an old English pub. The fireplace in the dining room was lovely, the public bar was great, and the restaurant food was excellent.

Location is very good, and it is great to have parking available on site. Will definitely stay here again, and recommend to friends visiting Dunedin.

The whole place is pretty cozy, a local pub downstairs and very reasonably priced restaurant as well. Room service every day. Its two blocks to the Octagon, you can't get much closer to the city centre. Even though there are just three floors, there is an elevator.
The bathroom was small and the shower was extremely narrow - I couldn't stand there facing the shower head without touching my shoulders on the walls. If the 10/15 cm thick wall separating the shower from the rest of the bathroom was replaced with just a glass wall, it would utilize the space better.
Also, the windows didn't close properly - there was a small breeze through the windows (both in the bathroom and the room) even when they were closed. I bet new windows would significantly reduce the utility bill of the hotel in the winter, I had to have the heater fully on constantly.
Last, it seems to be some NZ thing because I've seen it all over both Islands: you can't open the room door with one hand, the lock is maybe 30 cm from a separately operated door handle, so with one hand you have turn the key and with the other the handle - even from the inside.

The location of the hotel was very central in the city and made it very easy to get to places. The room was bright and airy - they also provide a heater and a fan to adjust temperature to your liking. The bedding is super comfortable and warm. The hotel restaurant serves up wonderfully sized meals - you definitely get your values worth, and the meals are delicious. The staff are all friendly and very helpful.
It would be nice to have some laundry facilities onsite to reduce the amount of luggage needed as the nearest laundromats are not close.

The hotel is right in Dunedin so we were able to walk to the shopping centre and local tourist sights. The pub downstairs was great. We ate one meal in the dining room and it was fantastic. Our beds were really comfortable and the rooms were warm (we travelled in winter). The bathroom was clean and airy with a big window which opened. This was a neat hotel which I would describe as "art deco" but this could be the wrong description. They also had free parking for hotel guests which was MUCH appreciated!
Some of the items around the hotel could use a deep clean (lampshades, chair covers) but overall the place was clean.

The hotel is in very easy walking distance of concert venues in the city centre so it's an ideal place to stay when you're from out of town and don't want to drive to and from Dunedin on the same night. My room was very basic and small, but it met my needs.
There was a minor problem with car parking arrangements when I first arrived at the hotel. The car park was full. I was advised at the reception desk that parking was available on a 'first come, first served' basis. Not what I expected to hear after a couple of hours driving. I'd expected that hotel guests would be able to park safely on the hotel's premises. After a conversation between the person working on the reception desk and another member of staff, the other member of staff moved her vehicle and I was able use to the space where her car had been parked.
