The views were absolutely incredible!

Atitlan
It wasnt the experience we paid for! Atitlan is amazing, the hotel has amazing views but is an old house that they made it as a hotel. There were no energy (electricity) for the entire weekend. The owner knew the situation but she didnt care and they did nothing to make our stay more comfortable. She left saturday to a vacation that she had in another town in Guatemala, and left us there with no electricity. The next day, another couple arrived to the hotel, and they said to them that they had a problem with the electricity, but that in some minutes everything would be OK! Same thing they told us 24 hour before.

We stayed at room number 1 which was amazing, spacious and clean and the bath with the view was incredible. Dreamy place, wonderful staff.
Private deck to the lake where we enjoyed having breakfast in front of the amazing view
The owner of the property wasnt there so we had to talk by phone regarding a question we had. She made us feel uncomfortable at the beginning as she wasn’t very serviceable (she apologized afterwards and gave us breakfast on her account but we were very surprised by her unpleasant approach).
Breakfast is very good, though basic.
You should know that the place is 5 minutes drive by taxy boat from San Marcos (last one at 5:00pm) or 15 minutes drive by tuk-tuk so its quite and beautiful but you should bring everything you need.
There were 2 spiders in the room (they are common in atitlan) but they didn’t move the whole weekend so they didn’t bother us.

Beautiful lake view, well designed rooms, good breakfast (extra pay).
Were upgraded for the first night because our booked room was under maintenance.
Overpriced and rude hospitality.
Far from the village - must take speedboat (last one at 5:30 pm) or TUKTUK (not very pleasant while raining outside).
Also there is no staff to help during evening and night. at our first night we didn’t know how to get out of the property (around 07:00 PM) it was totally dark with no light neither signs or staff to help - luckily we had the number of the tuktuk driver who sent us location.
During all our stay were flies and insects in the room.
Especially at the second night when dozens of red ants appeared from the toilet (probably because of bad maintenance of the pipes).
When telling this to Dita the owner (Which was not in the property during our stay) we received free breakfast as compensation but were blamed that this is our fault because we had gelato (which was not true) and coffee (we had it in the morning, not night) and because of the rainy season.
So if you stay here and dozens of red ants appear in your room in the middle of the night don’t expect for sympathy (and I’m sure Dita comment here will be rude and blame me again for drinking coffee in a very expensive room)

The location was spectacular - our room (and I believe this is true for all of the rooms) had unobstructed views of the volcanoes and massive lake views. Very easy to navigate by boat, tuk tuk or walking if you don't mind unpaved roads and a little dust. Dita, John and the staff were awesome...felt like we were at home but in paradise. It's a great place to relax, enjoy a day in San Marcos and/or Panajachel. We went to Santiago by boat for a few hours and if you're lucky to go on market day, it's very colorful and intriguing.

This little hotel is absolute heaven. I have never stayed in a place quite as extraordinary. The view is incredible, the entrance is hidden off the road down a gorgeous forest path, there is a boat dock out front to take you wherever you want on the lake.... I did not want it to end. I know I will definitely be back soon!
It takes some planning to get into town and you can get stuck after the boats stop running but that just takes some getting used to and now that I've figured out how it works I'll have it figured out better next time.

From the food to the view to the footed bath everything was exceptional. Dita and John are so welcoming and nothing is to much trouble. Great location only a short walk to San Marcos or boat ride that picks you up from their personal dock. Thank you for wonderful hospitality will definitely stay here again!

The view is spectacular and it’s worth staying here for that alone. The host said they often have engagements there and I believe it. The bed is very comfortable and you can watch the sun rise through the floor-to-ceiling windows. It is quiet at night. It is very quick and easy to get to the different towns from the private dock (5Q to San Marcos) as long as you can wave at the drivers and climb in and out of the boats, but it is far enough to be quiet, peaceful and safely away from other people during Covid. There is a yoga mat, a hammock, two sun loungers and a sofa on the terrace so it’s great to watch the sun go down. It feels very safe because it is private, secluded, and “guarded” by 5 adorable rescue dogs.
Breakfast was very basic and expensive for what it was (250Q / 32 USD per day for two eggs, bread, a bowl of watermelon and one cup of espresso) and also a little difficult to arrange so I would recommend not adding it to your booking and instead taking the short trip into town in the mornings. I had added dinner to my booking; it was not available either day but the host was not clear about that at the start of either day so it got a bit frustrating because I came back from town and had to go back out again even though the last boat back is at 5pm so the time to eat was limited. Prices for drinks were not displayed so indulging in a bottle of wine stung me at the end (800Q / 101 USD for one bottle and I had to pay in cash so I didn't have any left for tipping the cleaner) Paying in general was also confusing and stressful in the middle of my stay so on the whole I would say communication with the host made the experience of an otherwise perfect location disappointing. I would still recommend staying here for the views but just be clear what and how you are paying at the start to avoid frustration later on.

Dita and John were brilliant hosts. The property is stunning. I will be back for sure.
