This is our second stay at Mayan Lakes (different properties). We really like having an entire house with a private pool for our family. Having the ability to use the Mayan Palace for the gym, pool, or other amenities is great. It is a short drive to the resort. Great place!
4.6
Property was nothing like the pictures and is way far away from anything in the middle of an ugly desert. No nature preserve with water, pools were filthy, sheets were dirty, smell of awful chemicals and no AC!
4.6
The map pin in listing is way off. It looks like the unit is right at the golf course, which is why I chose it. The unit is actually in the Mayan Lakes complex, which the listing avoids mentioning. The unit is somewhat run down and needs maintenance. It was not cleaned very well. The rental manager was unresponsive.

This is the second time we stay at this rental. We enjoyed it the first time and again this time around. Will definitely stay here again.
4.6
The property was very clean and quiet. My family of six fit comfortably. We had a short drive to the beach resort with full access at Mayan Place!
4.6
The property was great. The hot water heater broke the last day we were there, but didn't affect us at all. We were worried for the owners, because we know it's a pain. We were happy we were there to let them know.
It's an interesting experience. You are in the gated community pretty much by yourself. All of the homes and apartments were empty. I personally felt like that was more of a positive than a negative. We had everything to ourselves. There is a post apocalyptic vibe to it as if you were the only of your neighbors to survive a nuclear holocaust. Again, hard to see the downside to having it to yourself. Pools at the house weren't really usable, because they were not heated. I imagine that is different in the summer.
We had to drive to the Vidanta, but we didn't feel like that was a huge inconvenience. We usually drove there after breakfast and stayed until dinner and then went back to the house for dinner. Played at the gorgeous golf course and pretty much had it to ourselves as well. Felt too good to be true.
4.6
My family enjoyed their stay from start to finish. We had access to the Grand Mayan Resort to go over and enjoy resort amenities, which was a treat! I will be coming back to stay and recommend this home to friends and families.

We had a great experience with this house. From booking, to the stay, to check out. The house was clean, AC worked great, water was hot, kitchen was awesome. We didn’t use the pools at the house because we went to the Mayan Palace daily to hang out, as it’s a short 5-8 min drive away. It was nice to be able to escape the resorts for a quiet crowd free evening at home. We had a great time. Hosts were very available to answer questions before and during our stay. We will stay here again.

Carmen was very responsive with any questions related to the property and made checking in easy. She provided clear instructions to get there and arranged a Chef and bartender to prepare dinner our first night. The fresh food and drinks were topnotch and the highlight of the trip.
The property was very clean, very cozy and my family enjoyed themselves very much. We walked the property and observed a lot of wildlife. At night you could hear the coyotes and it was really great having a fire place up on the rooftop deck to watch the sunset.
Getting into town was very easy and just less than 30 minutes. The Mayan Palace resort is a quick 3 minute car ride. The resort is beautiful, resort grounds maintained, beach is breath taking and the staff very polite and welcoming. The Christmas Day brunch at the resort was delicious and well done.
My family and I are already discussing our return for next year. Thank you again Carmen for making our stay so special!

We stayed for Thanksgiving week and it was the perfect get away. The house was perfect for our family if 4. We spent most to all of our days at the grand Mayan resort beach, wich was absolutely beautiful. The property itself felt very safe. There is always a guard on post. Don't stay anywhere else! This place is perfect.
4.6
The home was absolutely perfect. We had 6 total (3 adults and 3 kids) and we had plenty of space. The only issue we had was slow draining sinks in the master bathroom. We had no issues gaining access to the Mayan and it was only a 4 minute drive to the beach. We really enjoyed our stay
4.6
The two pools were awesome!
4.6
the home itself was very well kept and spacious. However when you arrive to the house is looks as if it is something from a horror movie. The properties around the home is unfinished and looks awful. When we checked in no one at the resort or property rental had any idea of where the home was. Once checked in the house had no hot water and even after they came to fix was extremely limited and had to have the shower turned a specific way. The ocean and resort are about 10-15 minutes from the actual house. This is not ocean front property. As much as I was hoping for a better stay I would not recommend this property to anyone or ever stay here again. Please also keep in mind that this house is at least 30 mins from the actual town and is a journey if you are wanting to be near night life or any life in general.

We really enjoyed our time in Peñasco at Mayan Lakes Villa 52. The property itself it’s spacious (to me, it felt more spacious than the pictures) clean, comfy, AC worked great (it was pretty hot outside so it was nice coming back to the house after a long day). However, there’s something that I was not aware of, which is that the vision for Mayan Lakes looks super awesome, but it’s still under construction, so the surroundings to the house are not as pretty. This did not affect our stay, nor it’s the owners fault. I’ve seen what the design for Mayan Lakes community looks like and it’s beautiful. The community is extremely safe, multiple security checkpoints. The property is far from the city (which we were aware of, 32 minute drive), so plan accordingly. Our schedule was the following Day 1) We arrived explored the house to see what was available to us, then, went into town to eat, made reservations for later activities, went grocery shopping and later enjoyed the Villa’s pools. Day 2) We spent the entire day at the resort, beach by the resort, and having a dinner date (hubby and I later that day). The resort is $$$ so expect to spend some money there. Day 3) Went into town, went jet skiing, ate local coco locos, ate local seafood -went back home to relax- then took a sunset cruise later that night. Day 4) Woke up late, relaxed, ate breakfast, checked out at the resort (to return towel cards and others), check out the Villa and (my parents) went back into town to eat locally again.
Things we missed: the estuary tide was low so we could not go kayaking, but that looks super fun if the tide was high. Also, next time we would love to go parasailing!
Side notes: Peñasco is haaaut (hot)! During the Summer, so if you are not used to this weather, I would recommend going when it’s a little cooler.
Hope this helps others.

Wonderful Family House
The property was fantastic. Close to the resort and yet able to have quiet evenings. I highly recommend this house to everyone with a family.

The property is at 3 to 5 min drive to the resort and is very private with guards and is a very peaceful and picturesque setting. We had a great time at their pool with a great view.

Exclusive & private getaway! Perfect for families!
We enjoyed every minute of this property and throughly enjoyed how quiet, exclusive, safe, and faraway we were from downtown Rocky Point (30 minute drive). My husband and I traveled as a family with Grandma, a teen and tween and our two chihuahuas. We planned and stopped at Sam’s ahead of time (much advised to stop before going to the house to avoid drive time) and we made guacamole and had fresh fruit available. We enjoyed the estuary on the days there was a high tide and the kids caught small crabs. We enjoyed the pools outside and the outdoor shower. It’s pure luxury for Mexico (safe water, flushable toilets, 24 hour security) and we also enjoyed having resort access to the Mayan w/ a swim up pool bar, lazy river and a beautiful beach. We found this house to an absolute, hidden gem and we are incredibly grateful that the owners rent out their home for other families to enjoy. Note for families with toddlers/small children; there is a winding open staircase to the roof (awesome for star gazing, tweens/teens and adults!) and the sliding glass doors open up to the outside non gated pools (two pools! 😀), but the yard is fully enclosed and fenced in. This home was a perfect place for us to relax and spend quality time together as a family. I also loved being able to do our laundry. It may be helpful to know that we were able to use our credit/debit card and cash with no issues at all and most everyone spoke English. It’s a 30 minute drive, but we LOVED eating at Santo Coyote Ocean Cantina for dinner. Note that this is in another hotel and reservations are required (they give you wristbands), so call ahead of time, but we celebrated my birthday and it was the most special birthday celebration I’ve ever had at a restaurant. They performed a private, birthday ritual for me that involved my entire family at the table. Very special and unforgettable. 🥰

Great comfy home
Had a great vacation stay at this wonderful rental. Enjoyed the open kitchen area for family dinners and made us feel like at home!

We had a great time at the villa. Did not run into any of the issues mentioned in previous reviews. Several roads are dirt but that seems to be the norm for the Rocky Point area. While a car would probably be fine, I was thankful we had an SUV. Having resort access to the Mayan Palace only a short and easy 5 minutes away was the best! Nice beach, pools, lazy river and service. We planned ahead and brought everything we needed as we knew town was about a 30 minute drive away, but the resort also had a little gift shop that had a decent selection of kitchen staples, food, drinks, and toiletries in case you forget something. Would love to go back!

This place was awesome for our trip. Loved having an entire house to ourselves in a small community surrounded by open land, all while having access and use of the Grand Mayan just a few minutes away. The special golf rate is nice and the course is outstanding! The only bummer was high tide didn’t bring any water near the house this time (guessing because of the time of year?). Overall a great stay and nice accommodations!

We thought the place was nice when we arrived. However, one of the AC units was not working and 2 of the 3 bedrooms were 84 degrees. We called for repair and then our experience went from good to bad. They said they came at 10 pm to fix and we did not hear them. Since our guests were sleeping on the couch because of the inability to sleep, if this was true, we would have heard them. They expected us to sit home all day and wait for repair. We did not go there to sit in house. Needless to say the property management was poor. In addition, many things were not working like the microwave. There was no garbage can or any where to put garbage. No refund was given for not being able to use 2 of the 3 bedrooms. Felt ripped off!

Beautiful secluded stay
Very clean, amazing views, and the space was amazing. Beds were comfortable and the rooms were spacious. There are two small pools attached to the property so it’s great for a secluded get away. It is not close to the resort it is connected to though. It’s a 30 min drive to town and a 15 min drive to the resort it gives you access to. The owners were easy to get ahold of and very nice but the management company on premises was not. Everyone on site was so nice and had an eagerness to help. We felt very safe at all times. Lots of space to entertain and have fun with friends. Side note we were told that the resort had jet skies, kayaking and other water activities and they did not so make plans outside of the resort if you are looking for those activities. Also note plan accordingly to outdoor temperatures as none of the pools are heated. Overall an amazing stay we just wish it was closer to town.

Great place to stay, quiet and remote.
Wish we had a longer stay. The property was very clean, had plenty of room, with great sleeping arrangements. A little too far from everything, in my opinion, so be sure to research.

Beautiful property
This house is amazing, with the 2 pools even though it was still alittle chilly to swim in them. Very spacious, and comfortable. The house had everything we needed for cooking. The outdoor shower was fun as a few of us took showers outside. Having access to the Mayan was a huge bonus. We would definitely stay there again.
The showers took about 5 min for us to get warm water but we didn’t mind that!

Great family getaway’
Our stay at Mayan Lakes was exactly what we wanted; privacy and seclusion of a home with all the resort amenities nearby. This beautiful villa was our home away from home and had every comfort of home. We’re looking forward to our next visit!

This property was excellent, it was wonderful to pull up in the driveway and enter a place like this. So much better than traipsing miles and miles at the Mayan resort to get anywhere. There are 3- bedrooms , each with comfortable beds and their own climate control with exit to the well manicured outdoor space, and a huge kitchen with anything you could need. The best feature was the master bathroom shower which had a sliding glass door that exited to the outdoor shower by the pool. Top of the line appliances including a convection oven and washer/dryer made our trip easy. We used the grill a couple of times, and we took the kayaks onto the estuary right behind the house. We used the two pools at the house daily and loved the view of the tide-filled estuary from the roof deck with our morning coffee. We used the fireplace on the roof deck in the evenings, did a little star gazing, and made some smores. There is even a sink up top, so you can wash your hands after eating a sticky marshmallow. We also used the large Mayan Lake pools as well as those at the Grand Mayan. The restaurants/bar at the Mayan we top rate; later, we were surpised to get a 15% discount at check out. Woohoo!
Love this place.....we'll be back.
