The location. It's beautiful and hugely convenient for exploring the area. Lovely little Tesco opposite for essentials, great pub, chip shop and Chinese/Thai within easy walking distance.
Please read the other reviews, they say everything I was going to put. The location and spaciousness of the Ground Floor Apartment were spot on, but with a little care the place would be spectacular. It's extremely basic and given the length of time it's clearly been that way, it shows a "couldn't care less" attitude toward the guests. Personally I was very happy as I am very positive so easily satisfied and happy to be self sufficient, but my travelling companion has higher standards and was frankly appalled. It's ticked a box for me as I've been visiting Mundesley for years and saw the place as a boarded up hotel for a long time, so I'm happy it's being used and I've finally stayed there.

Spacious dog friendly ground floor apartment with access to garden. Close to sea & local shop, amenities and village.Good quality white goods & cooker.Plenty of crockery & utensils.
Comfortable beds & sofas. Good size dining table.
The Italian manager/caretaker - lovely man, extremely helpful & professional.A credit to the establishment. We had an issue with the boiler which he rectified immediately & asked us if everything else was OK & brought us extra towels for our extra night.He was very concerned that the owner had upset me & asked Paul...is Tracy OK.
There was a kind lady in customer services.
The owner of apartment no 4! Extremely rude to us on the phone ref an extra night we had agreed with the manager/caretaker.She said it was not agreed & we had to get out immediately even though we'd payed. I ended up in tears & it marred a lovely holiday & our engagement đź’Ť
There was a few safety issues there...crumbling pillar, some exposed wires.There was also some dirty marks on walls & holes.

The bathroom - shoddy workmanship, Owner can do with a basic fix,1) Add Riser shower rail. Shower head in static position and water spraying right over ones head. New show riser rail cost ÂŁ12.99 at B&Q stores.
2) Need glass shower panes instead of dirty discoloured plastic shower curtain, again cost of this is on ÂŁ105.00 at B&Q stores.
3) Dirty moulded grouting, on bathroom tiles.
4) No bath or basing plugs,
5) No Toilet roll holder.
6) Only supplied 2 old towels for a whole week. If I had warning I would have brought my own.
7) Kitchen - clearly second hand from different makers.
8) No sink plug or drying cloths.
9) Bathroom extractor fan above the door, not suitable for people under 6ft.
10) Noisy - one can hear every footsteps from the fllor above

1) I had to wait a long time outside the property in the cold/rain to get the keys. The host didn't answer the phone.
2) *** I booked an apartment with a balcony, but the balcony was in fact a place for pigeons to poop and generally make lots of noise day/night. So the balcony was inaccessible because of the pigeon poop which covered most of the balcony. It's also a health hazard and so I was very very very disappointed about that. I think this issue must be rectified as soon as possible. I also think I should receive a discount because of this horrible problem. ***
3) the road outside the property is busy and noisy. It disturbed my sleep.
4) a (clothes) washing machine would be more useful than a dishwasher, but not a big problem.

I thought it was a fantastic location and very good value for money in terms of space and bedrooms.
The place was comfortable and easy for 5 people to find space and be quiet for others sleeping within the apartment.
The children upstairs were very noisy and running around on the floor for hours.
The shower should have had a longer curtain and a squeegy mop to push the water back and some bath mats for the stay
A few hooks in the hallway for coats would be nice

Location was superb. Very quiet. Easy access to the best part of Mundesley beach. Local shop nearby. Ground floor apartment in a lovely old Victorian hotel. Ample parking. Plumbing worked well. Appliances all worked well. Security was adequate.
Bed was small and not very comfortable. More hooks are needed to hang clothes etc. No handrail for towels etc. Some fittings eg toilet roll holder, shower curtain and showerhead retaining hook were loose. Kitchen drawers very stiff.

Location was good, very quiet duespite being on a road and the property was spacious.
Kitchen had some significant gaps in equipment, no bowls, jugs or wooden spoons. Would have been nice if there was some tea, coffee sugar, cooking oil etc. Hard to turn down the underfloor heating. Bed was not super comfy but we slept reasonably well. Host turned up but the phone number on the booking reference wasn't answered.

The location was amazing. direct access from the back to the beach
The building could be beautiful (bit spooky but romantic) with a bit of TLC could be a grand hotel/ apartment building
caretaker was quick to fix any problems
radiator was leaking, windows/ balcony doors did not seal so it rained in, oven did not work, washing machine did not work, no washing up equipment was supplied and everything just felt a bit old and unloved. with a bit of care and tlc it could be an amazing place

Spacious although bedrooms were quite small but good for two small families or group of friends.
Very limited kitchen equipment e.g. no jug, Pyrex , smaller oven dishes, serving dishes, or just about anything.
Lots of things didn't work or were poorly installed e.g shower curtain, all of downstairs bathroom apart from toilet.
Very noisy from apartment above.

The building itself was once a lovely old building with a grand staircase and great views of the sea
The building has not been maintained.
They gave me a different apartment to the one I booked, without saying anything, hoping I would not notice.
The one they gave me stank of sewage. It was so bad my daughter could not even stay in there. They then made us wait an hour while they cleaned the apartment we actually booked (on my insistence that they move us). The oven in the apartment we stayed in had not been cleaned, The tray was covered in burnt food so it smelt when we turned it on to cook in it. The beds were very uncomfortable with springs digging in.
The agent and owner (I spoke to both) were extremely rude and not prepared to help at all. They refused to give me any compensation regarding the fact that:
1. they gave us a different apartment to the one we booked and were not upfront about it until I queried it
2. the apartment they tried to give us stank of sewage - it was impossible to stay in there for more than 10 seconds
3. the apartments they moved us to had an oven which had not been cleaned
4. the beds were extremely uncomfortable
5. the lights in the bathroom did not work and flickered the whole time we were there

it was close to the beach
lots of things broken about the property, door lock broken, tv broken, sink blocked, heating broken. furniture very tired and old and living room area very small where the tv worked.

A quick phone call and the caretaker came to the door and showed me to the room and explained the wifi etc.
The bed was not to our liking. I'd say a new mattress would help a great deal.

Breakfast was not included, it was an apartment... The place was having work done on it , there were no pictures to make it feel welcoming in the reception area ect we didn't see any one during our stay cleaning. The place it's self could be absolutely beautifully done with the right people to do it.
The apartment we stayed in was ok but needed a bigger bedroom as we had to squeeze around the bed , the wardrobe needed taking out.

The interior architecture of the grand entrance hall was amazing. The apartment is very spacious and has tall ceilings and large, elegant windows with sea views in two directions. The cliffs and beach were easy to reach via the back door. The apartment has many power points and very good lighting.

The bed in the main bedroom was not comfortable. The bedding was poor quality and when I stripped the bed on departure, I found the duvet was torn and stained.
It would have been useful to have a mirror in the main bedroom and also, a second bedside light.

Room had an odd smell, drains in bathroom smelt especially in the morning. Bedding clean but old no extra bedding if needed. Not enough cutlery or crockery, tea towels etc. No iron or ironing board noise from room above.

We loved the holiday here great for a quick walk to the beach even the steep steps didn't bother us modern layout inside beautiful views and lovely hotel.only down side was the showers where not great kept flooding the floor and the tumble dryer didn't work after we had a load of wet washing but the owners took our wet clothes and dried them for us,the sofa upstairs was broken and the down stairs smelled like damp but we enjoyed our stay in a brilliant location.

Code to the main door was given after some communication issues. The apartment door was open with key on the table.
The apartment was quite roughly decorated and appeared not to be professionally finished. The furnishings were worn and not matching. There was a problem with drainage in one of the showers and no ventilation was provided in the bathrooms. The kitchen wasn’t dirty, but the crockery and cutlery needed cleaning before use. The dishwasher worked but wasn’t too affective even after running a deep clean solution through it.

EXTREMELY DISAPPOINTED AS I BOOKED A GROUND FLOOR APARTMENT WITH A GARDEN AND WAS ALLOCATED A FIRST FLOOR APARTMENT WITH NO OUTSIDE SPACE.
Extremely disappointed as I booked a ground floor apartment with a garden and was allocated a first floor apartment with no access to outside space.

The location was great. Dog friendly, kitchen had fridge freezer and dishwasher . The apartment we had was number10 big enough for 2 , it was clean and had a walk in shower. Luxury accommodation it isn't, but it has all you need and we enjoyed our five days there.
Bedroom a bit small even for 2. But we felt it was good value for what we paid

lack of any wear to hang clothes and towels (especially in bathroom) shower untainted hanging on and not long enough. no coat hooks in entrance. cupboards in kitchen hard to use. lack of kitchen equipment. Worst was curtains that did not hide any sunshine at all. need to be thicker. sleeping past 5.00 was difficult
