The hotel is owned by a family of locals, everyone was very friendly and helpful. We wanted to go for a hike and proposed to prepare sandwiches for us which was very nice 👍 they went the extra mile to make sure we had a good stay. They also have a nice little patio.
The installation for the hot water in the shower could be improved and be safer.

Great Breakfast, Private Room and walking distance to ferry & downtown.
walkway is a little uneven when arriving at night.

The hotel was clean, breakfast was amazing, and owners are really friendly.
We took the advantage of hotel’s proximity to spanish school (literally next doors) and it was amazing. Hotel is 15min walk to the center, which was resulted in really calm nights
Beds are quite used

Very nice hotel! For the price it’s the best you can get. Bathroom and room were clean, bed was comfortable, the breakfast which is included was amazing and the staff super friendly!! :) had a great stay and would recommend, if you’re looking for something cheap and simple :)

Great price for private room. Breakfast was lovely but you had to be there between 7-8.15
Only 1 bathroom between about 6/7 rooms.

Acceptable breakfast and the people were kind.
There was a lot of mosquitoes, the bathroom was really dirty and smelled really awful.
The mattress was very uncomfortable and the blankets were uncomfortable as well. Also the curtains were very dirty.
There wasn't any parking lot.
The location was not appropriate because it was far away from the downtown and the entrance was not clear at all and it had a lot of mud and not too much illumination.

The owner is extremely nice and helpful and the breakfast was very good.
lots of mosquitoes and very basic accommodations

The place is quiet and the garden is nice. It’s out of the commotion of the town which we appreciated, but you can still walk (10-15 minutes) to the center of town. The room was decent and bed was comfortable.
The shared bathroom was not really clean, and was not maintained regularly. Also, the breakfast time is also a little early for a vacation trip (7-8:30am), but could be fine for someone who starts their day early.

We love this very basic and quiet little family run property. It is a little outside the main town, but right on a nice little stretch of swimmable beach with stunning views of the volcano. We love that breakfast is included. The property features hammocks and a really beautiful garden. The owners are generally friendly.
Free breakfast only runs until 8:30, which is not a time I personally want to be waking up while on vacation. That being said, the breakfast is good! Do not go to this place if you are planning on partying or getting in late, it is VERY quiet location.

Beautiful garden, near the lake, big room, great breakfast and nice owners :)
Don’t expect luxury, it is just a simple, old room, but fine for the price.

-close to the lake
-away from noisy city
-breakfast included
-they cleaned the room every three days
-helpful and friendly staff
-safe and locked place
-too many mosquitos and no mosquito net or fan in the room
-noisy and dangerous dogs that can escape and bite your butt (really happened to a tourist)
-dogs could disturb your sleep as they are running on the roof at night barking
-construction work on the roof, every day even on weekend although it was said it's only weekdays for three hours (sometimes longer) and he told us only after we checked in and paid already!
-the sheets are washed by hand with cold water, so they didn't feel very clean

It was a cheap deal, and the breakfast was good.
There was a lively Rottweiler on the premises, on the first night it was noisily hanging around outside our room, playing with bins and banging against the door. It kept us up from 11pm to 3 am. We had to cross its path to get the bathroom and it jumped up at us aggressively and tried to get into our room.
Though we complained it was there again two nights later and woke us up in the night. The next morning another guest was bitten badly by a brown Rottweiler, which I'm assuming is the same dog. It felt very unsafe and was a stressful sleeping environment. We felt lucky to not have got bitten on that first night! We ended up leaving one night early to avoid any issues with the dog.
Luckily we had brought our own mosquito net, as there many in our room.
The bathroom was also pretty dirty, with the toilet often not working and toilet paper not being restocked.

The owner is nice. I felt welcome. and the space in front of the room is nice to hang out in. Breakfast was actually quite decent.
The mattress was absolutely horrendous and I didn't have internet in my room. The bathroom smelled like it wasn't cleaned in a decade. I guess cockroaches are a thing in Guatemala but I saw a little too many of them while staying here

Great value - tidy room private bathroom and breakfast included.
One Saturday night a month there is some event at a nearby hotel and bit noisy - unfortunately my stay coincided with this event

The owner and the staff were so nice and helpful. The place is a bit far from the center of San Pedro, but it was nice and quiet, I slept great. Also only about 50' from a beach which is great for a quick swim or for watching the sunrise.
Breakfast was exceptional!
I stayed in five hotels on this trip, over six days, and I think this one was my favorite. Strong wifi as well.
It's a simple room: the walls are fairly thin and the only light is a ceiling lamp and the switch is across the room, but the bed is comfortable, it's quiet, and I had no big complaints.
Checkout was at 1030, and was reiterated a lot.
I left my bag there before going on a hike and didn't understand that no one would be there BEFORE 1030 for me to pick it up either, so when I came back (ended up being around 930), I had to wait a bit to get my bag..my fault for not understanding, but FYI if you're staying in the future it may be good to clarify.. or don't check out early if you're worried you'll be close to check out time.

This small family run hotel is located 10 minutes from central San Pedro and 1 minute from the lakeshore and is surrounded by small farms. It is quiet and secure. Both Felix and Rosa are great people who looked after me well. Internet and water pressure are good and the complmentary breakfast hits the spot in the morning. One of my favorite things is the short walk into town and restaurant district along the lakeshore path passing through the small farms, and just sitting down by the lake taking in the view is priceless.
There are a lot of tuk-tuks and motorcycles in San pedro

The rooms are spacious, wifi works perfectly, it's very quiet and they also have a very nice garden. The location is bit farther from the centre, but it's easy to walk there.

The breakfast was nice and the garden excellent.
The sharded bathroom was below standard for Guatemala. The pillows were chopped foam. Great for hippies from the 60s.

Felix was an incredible host- super welcoming and friendly and always helpful when needed. The breakfast was excellent and we also bought guacamole that was so good!
The garden area was beautiful and there is a bit of a view of the lake.
The wifi was great!
The location was quiet at night as it is a bit far from the main dock.
The location is a bit far from the main dock- about a 20-30 minute walk but we stuck to tuck tuck at night. Nice and quiet though!
The bed was not comfortable and the room is about what you would expect for the price!

The gardens were well kept.
The host is a nice man.
Breakfast was included.
Beds are terrible- it's like laying on a bag of springs
The pillows are equally bad- they are just a bag of cotton wool balls
No bedside
lamps in the room
The place isn't that clean inside the rooms and bathrooms
There was an awful noise from an all day rave at Wachalal Lake Lodge, close by. The music went on till around 1.30am and shook the building. Then the party people all walked past the hostel talking at the tops of their voice, this then set off the dog who barked at everyone going past (including us during the day). Apparently this happens every full moon. If you want sleep, don't stay on a full moon. The next party is the 18th Feb. This is not the fault of the hostel, but it becomes your problem when you don't get a night's sleep.
It's a budget place, but wasn't really value for money. It needs better beds and a better cleaning schedule. We went camping a few days later and the sleeping arrangements were more comfortable.

The host was so lovely and helpful. breakfast included which was tasty and big portions. The setting was beautiful and the room was spacious. A max of 20 min walk to main strip but was past bars shops and restaurants so was good for us
The shower wasn’t powerful but for the money this place was amazing!

I loved the location, the walks on the beach and the silence. I also enjoyed the breakfasts and the private affordable rooms with real hot water.
They have a Beautiful garden and hammocks . It all I needed and I ended staying for 3 weeks.
They have a dog on the roof top of one of the buildings. As an animal lover it was painful to see him always there. He is just 3 years old and he needs to run and be outside. Please, take the dog out sometimes. Please.

Great, quality breakfast options, room was nice and even had a desk I could work from, wifi was always working at both locations, by the rooms and by the kitchen / dining area. Lovely hammock just outside the room and free water :)
I felt the owners / managers were a bit grumpy sometimes. My shower broke and instead of an apology I was almost made to feel that it was my fault, and told that I mustn't take long showers... it malfunctioned after my first shower which wasn't more than 5 minutes. This was actually an inconvenience to me as it meant I couldn't go out and had to wait for the guy to fix it after buying a new shower head (of which he complained about). Also when I arrived I felt it was a bit strange to be told by the lady that I may not put my suitcase on my bed (I wanted to unpack...?) The other thing was they have a huge breakfast, lunch, dinner and drinks menu on their wall but if you order a meal for lunch or dinner they aren't really willing to oblige and complain that they are too busy to make it. Rather scratch those options out that you don't offer then. Or I suggest hire 1 extra person to help out when you can't as there is only one person on duty for most of the time. I probably would have extended my stay here had I felt a little more welcome.

Love the location! It’s a very quiet spot close to the lake and a nice 15 minute walk to the city via the beach. Private room is spacious, beautiful garden, hammock in front of the room, the breakfast is good and great hosts.

I loved the short proximity to the wonderful little lakeside beach. The breakfasts that Felix serves are just perfect too.

-amazing, quiet location next to the beach. 15 min walk to the Center and the peer but also next to a Spanish language school.
-very good breakfast with 5 different choises.
-very Kind and helpful host, although non English speaker.
-absolute value for money.
-only one power socket with pretty bad connection
-wooden sliding windows which couldn’t be closed properly so we had some mosquitos

I like the quiet location near the beach for views and walks. It has a beautiful garden. Breakfast from Felix at 7 is filling and tasty. Great prices. Comfortable rooms with a TV in some.
I like the location for peace and quiet, but some people might want to be closer to the downtown.
