La vue sur la mer de la chambre avec balcon était incroyable mieux que les photos. La
Hôte Mariagiovanna est très douce et aimable. Le petit déjeuner était bon. En tout, c’était magnifique je n’ai regretté en aucun cas mon séjour dans la
villa.
C’est difficile de trouver un bus depuis la villa à la station de train juste à côté (Seiano). On a dû marcher à chaque fois 25 minutes car les bus n’étaient pas au rdv.

1. the photos on booking.com are misleading. The room was very small as compared to price we paid.

To be able to sit on the balcony of your room and look across the Bay of Naples to Mount Vesuvius is an obvious joy. To wake up with that same view and wander to the terrace for a fantastic breakfast makes for an experience that is hard to top.
We stayed for three nights in Villa Mariagiovanna and it was an absolute pleasure from beginning to end. Our room was spacious and comfortable, Julia and Maria were delightful excellent hosts and of course the location was spectacular. A walk down the hill to Seiano brought us to a restaurant that was fancy, cheap, friendly, large and lively. A rare combination that added to the joy. We would highly recommend this place.
We travelled by public transport so walking along the roads were challenging at first but you did get used to it.

Amazing view, clean and very well maintained property and the hosts are the best Franco, Julia, Vincenzo and the most special Julia’s mom. We had a very good time and feel at home. 11 out of 10 points for us.

The villas were exquisite. Each of the separate units were unique from the other, having been renovated from a very old stone castle type building. She modernized the rooms keeping the original roof lines and arches. The whole château was on the side of a mountain overlooking Mt. Vesuvius across the Bay of Naples. What a glorious experience it was to stay there and meet the woman that had the dream to create this unique place to stay. She made a delicious Italian style breakfast served at a time that good for us. She would also prepare dinners with ingredients from her private garden. Meals were served under a jasmine vine covered trellis with a clear 180 degree tranquil view.

Rooms were tidy and clean. Parking is available onsite but you will have to pay an extra fee for this. The host seemed pleasant enough but spoke little to no English which made some things challenging. Overall experience including parking, breakfast, host, room was a 7/10.

the pictures don’t really represent reality. You only might find such view on top room. be careful when booking room “Deluxe with Balcony”, it’s on the ground floor and not really having view. Breakfast is served till 9:00 sharp. We asked just a coffee at ~10:00 and were declined, referring to “rules”. Strange way being in hospitality business.

The breakfast was simple typical Italian, coffee croissant jam juice. Proprietor is very friendly but speaks no English. Her daughter will translate via WhatsApp. Location and views are spectacular.
I did not have a car and walked the 1.8 km road from small rail station Saiano. I do not recommend this, the traffic is busy and in places no proper sidewalk. You really should have a car to stay here.

This family-owned B&B was run by the kindest, most helpful people. They offered services such as taxi services and tours.
Relying on others for transportation- You really need your own transportation to come and go as you please.

We enjoyed the great view. The garden was very nice particularlly for breakfast. The restaurant Murphys Law next door was also very pleasant.
Very narrow entrance road was terrifing. We could hardly fit in. Fairly simple breakfast. Washing machine available but only upon request and for 12Euro. No English! Wifi very very weak.

We stayed for 2 nights but the local pub was closed for one of those nights, so we had to travel so we could eat. But that wasnt out hosts fault.

Location was OK’ but very noisy with road traffic.
No breakfast served on day 1 even though we paid for it. We paid again for breakfast elsewhere. Very cold in the room, even with the heating on. No hot water on Day 2. Having paid in advance for three days we left a day early after two days. Other guests also told us they were very unhappy with the place. I wrote to the Villa and asked for reimbursement of the day we didn’t stay - no answer.

Amazing view on Vesuvius! Very comfortable bed. The room was a little bit gold at first (December), but as we got the heating working, it was all good :) Staff was very friendly!

We were 3 people but the third bed was not ready. We ask to prepare it but no towels were put for the third person. The towels were not very satisfying for me.
The entrance road is very tiny.
We are charged 10 euro for the final cleaning while we stayed only one night and didn't had time to use kitchen at all. This is a fee that my be applied for a long stay not for one night stay.

The check-in and check-out times. Room was really basic, same for the toilet (no forniture at all). Breakfast was nothing special.
