Great property, 2 minutes walk to the sea, 10 mins to the centre of the resort. Pool was amazing, very nice place to stay. Very spacious property, 6 sub beds, outside table, outside sofa, the same again inside. 100+ TV channels if needed.
Used the beach at the end of the road, lovely restaurants and water sports there, good value. Great for snorkeling.
Villa has three bedrooms, all with bathrooms plus downstairs WC. Towels supplied but bring your own for the sunbeds.
Exactly what we expected and came away very relaxed.
Pool cleaned twice when we were there.
As some have said, the property is a little tired in the bathrooms. Our shower head was held on by duct tape which gave up while we were there. Not good enough really but La Mer Homes were contacted on WhatsApp and came and replaced it withing a few hours, so all good in the end.
The showers curtain in the master bedroom is a bit rubbish so we took the mop up with us.
Don't believe the quiet hours bit. The villas around are not owned or managed by the same company. Its pot luck on who you get, we has a sleepless night on the first night thanks to a group of young males on a 4 day AirB&B rental two up from us. Although a few villas up the road seem to be lived in permanently.

We loved the privacy, the huge pool
Apologies this review is so late.Unfortunately the agent didnt inform the owners that we had late check out so they turned up prior to us leaving however they agreed we could stay and we shared the villa with them. They were lovely we had a nice talk with the gentleman and got to know each other a little. We loved and enjoyed our time here and will definitely return. The gardens were well kept and the villa had a very homely feel.

Location is pretty good, not too far from Protaras main strip, about 10min walk to the bottom end.
Pool is nice, and seems pretty well looked after - pool guy came every few days to clean it out, check chemicals, etc. Pool needs cleaning with net at least once every day and a net is provided - this is because there are lots of flowers and leaves blowing around from the plants/trees/flowers. We swept the patio areas at least 3 times to try and minimise these going into the pool!
What we hadn't realised from the photos of the property is that all 3 bedrooms had ensuite bathrooms, which was great for our kids (2 girls and a boy) so they didn't have to share bathrooms!
Villa is looking a bit "tired". Various maintenance issues with shutters that don't fully shut, patio doors that don't lock, one of the bedroom air con units failed during second week of stay meaning my son was cooked for 3 nights until they brought a temporary air con unit for last night. Had a cockroach problem which freaked the kids - to be fair, within a couple of days they'd sent the pest control guy out to spray them, but preventative treatment should have been done earlier according to owner's son. Provision of cutlery was a bit odd - too many forks but barely enough knives and a lot of the glassware and cups were chipped. Kitchen knives were so blunt we struggled to cut lemons and limes with them!
The photos are very misleading as there are at least 2 different villas shown against this property - we were in Villa Penelope, which is the one with artificial grass around the pool, has pink flowers. It shows a built in BBQ which is misleading - is isn't functional and couldn't be used or you'd set the hedge alight! Instead, a pretty rubbish free standing small BBQ is provided.
Was expecting more refinement for the money, but overall we enjoyed our stay.

The villa was spotless and very well equipped. perfect location with an excellent pool area and outside kitchen. Fantastic communication with the staff.
We didn’t bring pool towels, thinking there would be some. It was fine though as we picked up some fun touristy ones! maybe an additional bonus to this fantastic property would be to supply some.
